    Amazon's architects offer some details on towers, skybridges - March 28, 2012 by Mr HomeBuilder

    Amazon.com's proposed three-block high-rise office complex in Seattle's Denny Triangle could take as long as eight years to finish, a project architect revealed Tuesday night.

    The blocks would be developed in phases, one block at a time, with two to four years between each phase, John Savo of NBBJ told the city's Downtown Design Review Board.

    Amazon's proposed timing was among the new details that surfaced at the review board's first meeting to consider the preliminary design of the complex, at 3.3 million square feet the largest development ever proposed downtown.

    The block closest to downtown between Sixth, Seventh and Westlake avenues and Virginia and Lenora streets probably would be developed first, he added.

    More than 100 people crowded into the Bertha Knight Landes Room at City Hall to hear presentations from Savo and Dale Alberda, another project architect.

    No Amazon official spoke.

    While most attention so far has been focused on the tower of up to 37 stories that would be the centerpiece of each block, Savo and Alberda said each block also would have shorter buildings up to six stories that would be linked to the tower on that block by one or two skybridges.

    On the block likely to be developed first, a small bridge would link the tower to a 40,000-square-foot auditoriumlike building seating 2,000 that Amazon plans to build along Lenora Street, Savo said.

    The online retailer's current Seattle offices lack such a meeting space, he added. It would be "more like a ballroom in a hotel" than an auditorium, Savo said, and could be broken up into smaller spaces if needed.

    Amazon hasn't yet decided whether it would be open for noncompany events, he added. But the 50-foot-wide courtyard between the tower and the meeting building would serve as a public passage between Sixth and Seventh avenues and a "pre-function" area for auditorium events, Alberda said.

    dumb decision : 3/27/2012 Constructing a new Dillons store is fine, but closing the one at 30th and Plum is the stupidest thing I heard. There is nothing wrong with that dillons! They are spending more money to make a new one than to keep the one they got. They could make more one their food than wasting money on a new building. Theres also nothing wrong with the location of the one on 30th and Plum Why not put a new Dillons on 17th and keep the one on 30th and Plum. I agree with the comment that says its out of the way for west siders in Hutch.-Rankan... My biggest disappointment is 30th and Plum getting removed. -Disappointed Customer Report abuse

    Construction is underway on the TownePlace Suites in Vernal, part of a building boom the city is seeing after a two-year lull. City officials say most of the construction is taking place in the retail and commercial sectors.

    VERNAL When people mention the word "boom" in Vernal, they're typically talking about the state of the oil and natural gas industry that drives the Uintah Basin's economy.

    But a new kind of boom is under way, and it has folks like Kyle Ashworth dreaming big.

    "With the opening of City Creek, which made big headlines in Salt Lake, the focus will now move east to the Uintah Basin, to Vernal, of all places in Utah," said Ashworth, a realtor with Coldwell Banker Aspen Brook Realty.

    City Creek Center a $1.5 billion mixed-use development that features more than 80 stores and restaurants, along with office space and condominiums opened March 22. It is expected to provide a huge economic shot in the arm for Salt Lake City.

    Vernal City officials hope the same thing will happen when the much smaller Vernal Towne Center the project Ashworth is working on with The Gardner Company as well as other retail and commercial projects are completed in the coming year.

    Allen Parker, assistant city manager and planning director, sees the projects as means of diversifying the area's economy, which will offset the "boom-bust cycle" that is commonplace due to the region's reliance on the energy industry.

    "What we're looking for is something that will expand upon the development and utilization of natural resources," he said, noting that most of the new businesses coming to town are tied to major companies, "although we've had quite a few small-business owners start up here."

    The new growth has led to a staggering increase in the amount of building permit fees the city has collected this year when compared with the fiscal years ending in 2010 and 2011, according to finance director Mike Davis.

    The landmark downtown Joske's building this year could see the start of construction that would return retail to the space for the first time since 2008.

    The New York-based company that owns Rivercenter mall plans to divide the department store space into smaller retail spaces and restore the building's original faade. Interior demolition could start in the year's second quarter.

    We hope to start construction midyear and be 70 percent leased at that time, said Joe Press, senior vice president of Ashkenazy Acquisition Corp.

    Ashkenazy also will remake the Blum Street pedestrian corridor between the mall and the Menger Hotel into a set of fast casual restaurants with outdoor cafes.

    It will be like a promenade, said Michael Alpert, president and vice chairman of Ashkenazy.

    And as soon as it signs a lease with a new tenant, it plans to continue renovating the lagoon area of the mall to add more upscale restaurant space, similar to the Brazilian steakhouse Fogo de Cho, which opened in 2009.

    The changes will help move the mall more in the direction of being an entertainment and dining hub, aspects considered more important at Rivercenter than at traditional suburban malls.

    But general manager Chris Oviatt said the mall must continue to balance the retail and dining needs of local shoppers (about 45 percent of mall customers) while serving the 55 percent of its visitors who come from outside Bexar County.

    It's not a large mall in terms of leasable space. We have to be really careful about how we segment that in terms of the type of retailing we go after, he said.

    The mall has about 565,000 square feet of leasable space, and the changes to the Joske's building will add more than 100,000 to that, he said.

He expects to leave the Group after completing a handover in due course. The search for a new Finance Director is underway.

    Jonathan Freeman has been appointed to Board as a non-executive director. He will be Chairman of the audit committee and be closely involved in the recruitment of the new Finance Director.

    Corsicana County Commissioners got an update Monday on the status of the Texas Historical Commissions grant offer to restore the Navarro County Courthouse.

    Navarro County was at the top of this years grant request list based on a scoring method for restoration applications, said Sharon Fleming, who helps oversee the Courthouse Restoration program for the Texas Historical Commission.

    Navarro County has been offered a grant of about $4.5 million to proceed with the project thats about half of what will be needed based on latest estimates.

    On a practical level, youll receive a building with all new systems, Fleming said, noting that electrical, plumbing, mechanical and data systems will be brought up to modern standards as a part of the restoration.

    The historical integrity of the building is maintained, she said.

    Fleming and Susan Gammage, who will serve as Navarro Countys project reviewer, also said the local community will likely see some benefits from the renovation in the form of the creation of local jobs, and construction and payroll dollars spent in the local economy.

    (Contractors) will be using local people as much as they can, said County Judge H.M. Davenport Jr.

    Fleming said the county chooses and hires the contractor for the restoration work.

    Gammage also told commissioners that after the restoration project, what she called Heritage tourists would bring new tourism dollars to the area.

    In addition to deciding how to proceed with the restoration, the county still needs to consider an alternate facility to serve as courthouse during the work, and identify which county offices may not be returning to the courthouse after the restoration work has been completed. It is likely a few offices will have new homes at an annex or other location after the proposed project.

    More than a year and a half since the City Council approved the remodel of the former Fagianis bar in downtown Napa, owner Steve Hasty has started construction on the historic structure.

    Were back to work, Hasty said Monday. Were going to push hard to try to open in July.

    Hasty is remodeling the building and adding a third story to the structure, formerly home to Fagianis Cocktail lounge. Fagianis operated as a bar at 813 Main St. from the 1940s until the mid-70s. It closed soon after its co-owner, Anita Andrews, was found dead inside.

    In September, Hasty announced that AvroKO, a New York restaurant design firm, had signed a lease to convert the long-defunct tavern into an eatery.

    Hasty estimated that he will spend $800,000 to $1 million on the remodel, including the seismic upgrade. AvroKO is responsible for the build-out of the restaurant, he said.

    They will spend probably what I have put into it and then some, Hasty said.

    This past week, construction workers removed the old tan tile from above the first floor to reveal the framework of the building.

    To Hastys delight, there is enough framework left to be able to accurately recreate the old clerestory row of windows along the ceiling of the first floor.

    I was very happy with what was left, Hasty said. I can replicate the old windows back to 1909 when it was originally built.

    STATE COLLEGE, Pa. (AP) -- Bill O'Brien is still living out of a hotel room nearly three months after arriving at Penn State to take over the football program.

    At least O'Brien is back in his element at work with spring drills finally starting for the Nittany Lions.

    The start of practice Monday allowed the first on-field glimpse into the transition to the first new head coach at Penn State in nearly a half-century. O'Brien made his presence known during a fast-paced day of drills.

    O'Brien is slowly leaving his own mark of the program, from a remodeling of the weight room to an overhaul of the offense.

    The late Joe Paterno ran the program 46 years before his ouster in November in the aftermath of child sex abuse charges against a retired assistant coach.
