Opportunity To Be Part Of Christchurchs Most Dynamic Neighbourhood
A new office development in Christchurchs burgeoning commercial and industrial precinct is available for lease urgently needed in the city after so many office buildings have been destroyed or demolished after the earthquakes.
The modern low-rise office building on the popular Lincoln Road in Addington is slated for completion in 2013, offering floor place options ranging from 400 square metres to 5,500 square metres.
The suburbs of Addington and neighbouring Sydenham have recently been dubbed SOMO South of Moorhouse Avenue and were described by iconic travel guide Lonely Planet as the citys most dynamic neighbourhood.
The three-level building has been structurally engineered by leading engineering consultancy Ruamoko Solutions, to create a structural steel design which complies with the newly created Christchurch seismic standards.
Designed by leading architectural and planning consultancy Jasmax, with construction by well-known Christchurch company Armitage Williams Construction, the offices feature flexible working spaces with high levels of natural light, energy efficient features, and green landscaped areas. Upon completion, the offices will be supplied with all essential services including access to fibre optic cabling.
The ground floor of the building has been created in a way to allow for a caf as well as retail tenants.
The office space is for lease by Bayleys, and is being marketed by Bayleys Canterbury salespeople Stewart White and Chris Frank.
Mr White said the space would appeal to business owners seeking to position their business to maximise the revitalisation of the Addington area.

The new owner of the former Fayetteville Museum of Art has begun revamping the property to build a weddings and events center.
Justin Pearson, a Leland wedding photographer, bought the property in December for $250,000 and announced plans to open the center by May.
But after he began studying the property more closely, meeting with city inspectors and talking with several local wedding professionals, he said he realized he would need more time to complete everything.
The center will be called Vizcaya Villa, after an Italian Renaissance-style estate and mansion in South Florida.
Pearson, who is managing the project, said architectural drawings, landscape plans and building permits will be filed with the city soon. He hopes to announce next month a revised opening date.
"We will feel confident that we'll be open before the end of the year," Pearson said.
The privately managed Art Museum at 839 Stamper Road closed permanently in 2010 because of funding problems. The museum was founded in 1971, and its home behind Eutaw Village Shopping Center was dedicated in 1978.
The museum board put the building up for sale for $1.2 million in 2008 to help settle debts and prepare for building a larger home at Festival Park. Those plans never materialized. The museum board settled its debts, liquidated its assets and dissolved at the end of last year.
Although the 7.5-acre property has been deeded to Pearson, he said he has several private investors who believe Fayetteville needs another venue to hold and photograph weddings and special events. The property has a pond and gazebo.

SARASOTA - It's a job that, in these relatively slow times, roofers drool over: a space the size of 10 football fields.
Sutter Roofing of Sarasota is wrapping up work on the thermoplastic roof for a 600,000-square-foot warehouse owned by Publix in Lakeland.
The $2.5 million roofing effort was begun in December and is expected to be completed this month.
"The size of this project was massive, about 13 football fields of roof area and 100 truckloads of material," said Doug Sutter, the Sarasota company's president.
"The project is going great with the production and labor budgets both exceeding our expectations."
The roof is expected to be an "energy star" project and LEED-certified, a rating created and governed by the U.S. Green Building Council.
The roofing system is a thermoplastic roofing membrane that temporarily changes from a solid to a semi-solid state when heated sufficiently.
That allows sheets or panels that are overlapped to be fused together and return to a solid upon cooling, forming one continuous membrane.
Sutter, a fourth-generation commercial roofing company, has worked with Publix for more than 15 years.

There's a milestone to report in downtown construction. A new office building was topped out Monday - and it's also leased out long before it opens.
It's steel and concrete proof the BOK Center has done something for downtown, even though it's taken years to materialize in new development just across the street. The 5 story Northwestern Building reached its peak Monday.

The building will be a regional headquarters for Northwestern Mutual Financial, filling the top two floors. The bottom two floors will have shops and restaurants. And smaller firms, including Check 6 from Jenks, are moving into this building.
The developer says it's meeting demand for first quality office space downtown.
"Some of the companies who want to be downtown and want Class A, it makes sense for them to be here," said Bob Eggleston, One Place Tulsa developer.
Even though there's empty office space elsewhere downtown, the developer says all the office space under construction is fully leased. He's got more announcements coming on which tenants will go into the buildings.
"And this building is a perfect example of why I can speak so purely about the renaissance of our city," said Tulsa Mayor Dewey Bartlett.
An even larger building is just behind the Northwestern Building - a new 18 story office tower. The overall development will have more than one million square feet of space, including a hotel. That's enough room for 700 people to work on what was only a parking lot before.

LAPU-LAPU CITY, Philippines Though still working to get back to his old shape, former WBO world super flyweight champion Marvin Sonsona pounded out a remarkable win Saturday night, staying on the right track in pursuit of another world crown.
Sonsona hit Dominican Republic's Carlos Fulgencio with a right cross then a left uppercut, sending the latter to the canvas in the fifth round of their scheduled 10-round non-title bout at the Hoops Dome here.
Fulgencio took time to recover but when he tried to get up at the count of nine, he was waived off by referee Tony Pesons to the cheers from the hometown crowd.
"I'm quicker now but still not yet in my old fighting shape. I think I'm just 70 percent back," said Sonsona after scoring a follow-up to his win over Mexican foe Carlos Jacobo last October.
"I will continue training. I'll really be serious in my comeback bid," added Sonsona, set to climb back to the ring in May before undergoing a rigid training in Sampson Lewkowicz camp in Oxnard, Californa.
Froilan Saludar pulled off a unanimous decision over Mexican challenger Alejandro Morales to retain his WBO world youth flyweight championship in the other main event of the Pinoy Knockout fight card presented by SGG Promotions, Sampson Boxing LLC and AKTV.
Mark Anthony Geraldo stripped Jerwin Ancajas of the WBO Asia-Pacific youth superflyweight championship while Adones Cabalquinto beat Dan Nazareno for the vacant Philippine junior welterweight title.
The Cabalquinto-Nazareno bout turned out to be the fight of the night as the two fierce warriors figured in a virtual brawl.
The fights will be replayed on AKTV tomorrow night.
Sonsona punished Fulgencio with body shots before sneaking in with his knockout combination to improve his fight record to 16 wins, one draw and one loss.

The name signifies "Trinity of the Rest". "Rest" refers to the place and the shade thereabouts. The church was constructed by Empress Mentewab in the late 18th century, apparently using as construction material for doors and roof a gigantic sycamore fig tree that stood at the centre of a slight elevation, now the centre of the church. Narga Selassie is fully decorated in the local style. A relief on the main entry portrays the Scottish explorer James Bruce, who visited the capital, Gondar, in the late 19th century. Narga Selassie was constructed in the classic round architecture of the churches of Lake Tana, with the notable contamination of the use of stone both in the perinaeum around the church and in the compound walls. It is accessed from the lake through a port constructed in 1987, which is connected to Bahar Dar and Gorgora by a state-owned ferry service. The access is in itself a beauty spot with a huge sycamore with long aerial roots descending to the lake and a door tower which forms part of the original construction.

BREMERTON The walls came down before. Members of a Bremerton church were looking to knock down some more Sunday.
Bishop Larry Robertson of Emmanuel Apostolic Church led a march around property anchored at Park Avenue and Eighth Street to ask God for help in raising money to build the Marvin Williams Recreation Center.
The walk is a re-creation of Joshua's escort of the Israelites around the walls of Jericho. The biblical account says the walls fell on the seventh go-round.
Church members made that first walk in about 2004 with hopes of buying the land for the center. It took five years and the specter of watching the city plan a municipal court building, but in 2009 the land became the church's.
This time, Robertson said, he thinks their Sunday march should yield results much faster. He's hoping for construction on the center to begin by the end of this year, ahead of the church's most recent goal of August 2014.
The recreation center is designed to satisfy a need apparent in West Bremerton. "We just felt there needs to be a gymnasium and there needs to be a facility that can facilitate the little educational and wellness appetites for the kids that are in this area," Robertson said.
The basketball connection fits well with the name on the building. Williams, a Bremerton High School graduate and NBA player with the Atlanta Hawks, was given that honor for his support of the church and the community center project.
Besides the basketball court and exercise equipment, the center will have meeting room space and dining facilities. "People in this area don't have a lot of money to put behind the health and wellness issues," Robertson said.
The pastor counts the YMCAs in Silverdale and Bremerton and the Youth Wellness Center planned for East Bremerton among "the beautiful things happening in Kitsap County." He said he doesn't want his church's center to duplicate anything but to be part of the community's improvement.
A second phase of the campus Emmanuel plans will have room for a retailer that Robertson said will be there to sell something that fits with the community and offers Bremerton youth an opportunity to learn how to be smart economically.

ELKO The permitting of two new buildings in the Rabbit Brush Run apartment complex helped boost the City of Elkos February fees for building permits up roughly six and a half times what they were a year ago $283,887 compared with $44,505 in February 2011.
The two buildings amounted to a total of 14 permits issued, at $2.2 million in valuation, according to figures released by the City of Elkos building department.
The residential is whats helping us at this time, said Building Official Ted Schnoor.
The number of permits issued in February was 146 nearly double the 75 permits issued during the same month last year.
The 146 permits had a valuation of $4.1 million, compared with 75 permits with a total valuation of $1 million in February 2011.
Single-family dwellings amounted to $1.4 million in permit valuations, and $81,627 in permit fees for the city.
Fifty-six permits were issued for the construction of eight new homes. Five new houses in Brookwood Estates were permitted, as well as three in the Spanish Gardens II subdivision.
The residential growth is not expected to slow down anytime soon, as Schnoor estimates March will end with similar results.
The trend is continuing. ... It looks like were going to be issuing quite a few residential permits.
With a higher than average number of applications coming through, there is at least a six-week wait on permits.
