Builders guard sales gadgets that help market new homes - March 9, 2014 by Mr HomeBuilder

The new home sales center, once a supermarket of paint colors and cabinet designs, now sells something more, something less tangible than granite countertops.

Condensed in tricked-out double-wide trailers with free coffee and scones, the American ethos of opportunity -- and tennis -- oozes from carefully designed showcases worthy of an Epcot exhibit and so secret that developers are often loath to share the details.

Sunrise, Fla.-based builder GL Homes politely declined to discuss, or demonstrate, its super-charged, proprietary technology that allows buyers to manipulate visions of their potential home on a touch-screen model of the community, even though the public can freely wander its sales centers.

A Colorado designer said she was barred for years by a developer from taking pictures of sales centers she set up for fear the competition would copycat. The builder relented recently, defeated by shared images on the Internet.

From the wattage of the lights to the scents in the air, sales centers for new homes have evolved, orchestrating a feeling of not just what your new home will be, but who you will be when you buy it.

"The building side of the home industry wants to make buying a home a journey where you are creating the dream," said Lita Dirks, CEO of the Denver-based design and consultancy firm Lita Dirks & Co. "It's an atmosphere where the buyer can make it happen, in the spot they want it to happen and at the moment they want it to happen."

Developers have jumped back in the home-building business in the past two years, buying up land and gussying up sales centers that were quiet during the recession.

In January, GL Homes debuted its sales center at Valencia Cove, a new 55-plus community west of Boynton Beach, Fla.

National home builder Toll Brothers has also been revamping its sales centers.

The introduction of technology has been the key change in home center design, said Linda Cohen, vice president of marketing for the Horsham, Pa.-based Toll Brothers.

Inside the walls of swanky 15 Central Park West - March 9, 2014 by Mr HomeBuilder

Fifteen Central Park West is New Yorks most exclusive address, an aerie of hedgefunders and celebrities, where a penthouse costs $40 million and a wine cellar costs $80,000 more.

In researching my book, The House of Outrageous Fortune, I learned that F. Scott Fitzgerald was right: The rich are different.

Heres a peek inside the $1 billion building:

A small army waits on 15 Central Park Wests residents.

There are seven concierges, six doormen, eight white-gloved lobby attendants, three package-room attendants, eight porters, a maintenance man, four security guards, 12 part-time engineers and an administrative assistant. Six people man Fifteens lobbies by day, two each for the doors, concierge desks and lobbies. Three more work the package room, and four porters and one or two engineers are always on duty.

Working at a building like 15CPW can be lucrative. Some titans of Wall Street tip very well.

The staff was excited when Sandy Weill, former chairman of Citigroup, handed out about $90,000 in his first year. But they were disappointed after that.

In 2008, he was very generous, says a former staffer, but the second year they cut their tips in half.

An ex-staffer recalls another early move-in, a former Goldman Sachs partner. It was December 2007 and he arrived bearing gifts, Christmas tips for everyone on the staff, even though hed just met them.

McKenna Distribution a family affair - March 9, 2014 by Mr HomeBuilder

REGINA McKenna Distribution Ltd. of Regina, a 30-year-old flooring, tile and building supplies company, was the winner of the 2014 Family Enterprise of the Year Achievement (FEYA) award at the Regina chapter of the Canadian Association of Family Enterprise (CAFE Regina) gala Thursday night.

Were proud to be recognized by the community, especially as a family business, said Steve McKenna of McKenna Distribution. Were very much a family business.

The business was founded in 1984 by Steves father, Bruce McKenna, as McKenna Flooring Supplies. Steve started working at the business at a very young age and worked his way up from the warehouse to sales to general manager. In 2011, Steve and his wife, Alyssa, started a new company called McKenna Tile and Stone, a tile distribution company, which Alyssa managed until November 2012.

At that time, Bruce McKenna retired and the two companies, McKenna Tile and Stone and McKennas Flooring Supplies, were amalgamated under the business name of McKenna Distribution. The companys product line now includes glass, porcelain and ceramic tile, luxury vinyl tile, flooring supplies, and building supplies, and serves Regina and other communities in southern Saskatchewan.

Following the award presentation, the McKennas talked about growing and growing up in a family business. I started working at the age of seven or eight. I have memories of going in and helping tidy up on the weekend, while my dad did paperwork, working for a Slurpee, that type of thing, Steve said.

After purchasing the company from Steves parents, Steve and Alyssa decided to amalgamate the two business into one. It allowed us to diversify our product mix. The purpose of starting a separate company in the first place was that we wanted to branch (off) into more finishing products, like tile and stone. We felt there was an opportunity to import some really unique products ... that were being missed in the marketplace.

McKenna Distribution currently has 11 employees. We also own Luxury Granite, which does countertop fabrication and installation. We have another 12 employees there.

Steve sees good things for McKenna in the future. Theres definitely strong growth opportunities here, especially in the business were in, being directly related to residential and commercial construction and aligned with the right partners, a lot of the successful builders.

As for passing on the family business to his four-year old daughter, that would be a dream. Steve added.
