    Watertown Urban Mission gearing up for groundbreaking - March 9, 2014 by Mr HomeBuilder

    The Watertown Urban Mission's food pantry already serves hundreds of families, but may soon be able to help out more. That's because major renovations will kick off at the non-profit's building next week. Our Elizabeth Jeneault caught up with the mission to discuss their excitement for the organization's future.

    WATERTOWN, N.Y. -- Although the Urban Mission has served locals for decades, their ability to help out others greatly improved in 2004. That was when they moved into their first building. But even then, they knew everything wasn't perfect.

    "It was apparent on day one that this building had several issues. We have safety concerns, we have inefficiencies, both weather wise and also with work flow," explained Urban Mission's Executive Director Erika Flint.

    As those issues became more apparent over the years, and the community's needs grew, the mission decided to launch its first capital campaign.

    That, was two years ago.

    "We were at a place with a new strategic plan, some new leadership and the timing was not only necessary, but it was the right time," said Flint.

    And now, with the project's $2 million worth of funding in place, the non-profit is making preparations to break ground.

    Those preparations include moving part of the thrift shop. It'll be relocated to the food pantry's current waiting area.

    Both the food pantry and thrift shop will remain open in the building during construction, while some other services will move.

    Lake Nona's Medical City opens new stage of development with town center - March 9, 2014 by Mr HomeBuilder

    Lake Nona's Medical City is embarking on its next stage of development an ambitious lineup of office, hotel and retail buildings that will support the community's medical school, hospitals and research centers.

    The Tavistock Group, which is developing Lake Nona, expects to start work on the first phase of its town center in May, with completion by mid-2015. More than $150 million worth of construction will be underway on the project, which is near the University of Central Florida's College of Medicine.

    The town center will include a hotel, office building, restaurants and parking garage. An apartment complex is planned, too. But the office space won't be limited to health care. Pushing beyond the Medical City label, developers are open to leasing space to technology companies and other non-medical businesses.

    The commercial boom has been long awaited at Lake Nona and its budding Medical City. The project captured national headlines in 2006 when it landed what is now the Sanford-Burnham Medical Research Institute. UCF built its medical school there, and the Nemours Children's Hospital opened in 2012.

    Construction delays have stymied its biggest anchor, however the $656 million VA Medical Center, which is two years behind schedule and is expected to open next spring.

    While the gleaming medical centers have risen at Lake Nona, services to support them have been slower in coming. Researchers at Sanford-Burnham, for instance, would have to drive four or five miles for a sub sandwich.

    "I look at the cup as half full. It's a shame the VA is late because there's so many people in need," said Jim Zboril, president of Lake Nona Properties Holdings. "For us, though, the delays have let us get our housing program into full swing and get all of our builders more ready for this activity."

    Lake Nona ended last year with by far the largest number of single-family housing starts in the four-county Metro Orlando area 441 for the fourth quarter, according to MetroStudy. The next busiest project, Sawgrass Plantation in Orange County, had fewer than half that number.

    New apartments have emerged as well. Developers last year completed the $40 million Watermark apartments, with 278 units. In May, contractors will start on a 300-unit apartment complex next to the initial phase of the town center at Tavistock Lakes and Lake Nona boulevards.

    The city of Orlando is reviewing plans for the town center, and the project is on track to get started in about two months, Zboril said. Anchoring the initial phase will be a long-discussed 200-room hotel building that will house both a Marriott Residence Inn and a Courtyard by Marriott.

    The $500,000 expansion of Newark Archbishop John J. Myers already substantial rural retirement house has drawn the attention of Catholics across the region as much for its lavish details as for its timing, as Myers asks parishioners to contribute to his annual appeal and to a $100 million capital fundraising drive.

    Almost no notice has been paid to the living quarters of the Most Rev. Bernard Hebda, whom Pope Francis named last year as Myers prime assistant and likely successor in what many Catholic Church observers say was the new popes most significant early appointment. Hebda was seen as a prelate who personified the popes desire for a humbler clergy that shuns the ostentation that has sometimes marked the church hierarchy.

    Hebda lives in a dormitory room on the campus of Seton Hall University. The contrast between the two residences may serve as a marker in a church at a crossroads.

    In all its glory, Hebdas quarters in Xavier Hall includes a living room, a bedroom and a study, he said in a recent interview.

    I thought it would be a good idea to live close to the seminary give me a chance to meet future priests. Also, I enjoy being around college students, said Hebda, who did not comment directly about the expansion of Myers retirement home.

    Seton Hall students said theyve seen plenty of Hebda around campus watching the seminarian basketball team at practice and attending nightly prayer circles in his dorm.

    Alex Pierlott, 22, a senior from Camden County, said she joined about a dozen other students after a recent Saturday Mass to have lunch with Hebda and discuss the campus ministry.

    Jessica Kalto, 18, a freshman diplomacy major from New York City, said she hoped Myers had a good reason to spend as much as $500,000 on his own retirement residence in the woods of Hunterdon County. And contrasting the archbishop and Hebda, who was appointed coadjutor archbishop of Newark last year, she said, At least not all our bishops are like that.

    Finances criticized

    The cash-strapped archdiocese, which has shut 78 Catholic schools since 2000, is financing the 3,000-square-foot addition to Myers house, which will include new amenities like an indoor exercise pool, three fireplaces and a fifth bedroom. Myers has faced a flurry of criticism in the wake of media reports about the upscale dwelling.

    BNSF will be making record infrastructural investments in North Dakota, including in the Minot area, to improve rail transportation in the state.

    In a letter to Sen. Heidi Heitkamp, dated Tuesday, Carl Ice, BNSF president and chief executive officer, said, "We at BNSF are disappointed that we have not met our customers' expectations in North Dakota and across the network. We know that many customers have been significantly impacted. We are working closely with them to ensure that they have a transparent view into when their service will be improved and predictability will be provided to the service that they receive."

    He said BNSF undertook a record capital program last year in its northern corridor including both capacity expansion and the maintenance required to ensure the safety and quality of the physical plant. He said those investments can slow down traffic. He also said the new capacity struggled to keep pace with the sizeable volume growth, including crude oil and grain movements, that BNSF experienced in the fourth quarter of 2013. There also was the extreme weather this winter that caused setbacks.

    "In 2014 we plan to make our largest, single-year capital investment in our company's history. Our investments of capital in expansion and maintenance in North Dakota will be a critical part of efficiently, and safely, facilitating the growth from the state, in particular, crude and agriculture, and growth elsewhere on the network," Ice said.

    Ice said BNSF's maintenance investment grows as volumes grow. "In North Dakota this year, BNSF is spending $125 million to keep the existing tracks and facilities strong. Last year set a record for replacement and maintenance spending in the state $112 million."

    He said replacement capital expenditures in North Dakota and elsewhere have also been growing since 2009. "Our planned expansion and efficiency capital will be more than $900 million in 2014, of which $265 million will be spent in North Dakota. This spending is part of a three-year capital expansion plan for North Dakota. We plan to spend $396 million over three years on the Glasgow subdivision alone that will result in over 100 miles of double track and the construction of three critical sidings. This investment will be important to successfully facilitating the growing volumes of freight trains of all kinds, as well as the Empire Builder," Ice explained.

    "With the great increase in rail transportation in North Dakota, BNSF needs to make significant investments so the line can meet the many needs of our state," said Heitkamp, in a news release issued Friday. "Whether it is for rail safety, improved agriculture shipments, or Amtrak delays, our businesses need to know their products will be transported efficiently by rail and North Dakotans must be able to have reliable passenger rail."

    To address issues specifically in North Dakota, BNSF notified Heitkamp that it will:

    - Spend $162 million to double track the rail line from Minot to Glasgow, Mont., to help address major congestion issues for westbound traffic to destinations in the Pacific Northwest.
