Mixed-use development anchored by Metro Market planned in Shorewood - March 29, 2014 by Mr HomeBuilder

Fox Point-based real estate development firm General Capital Group plans to build a mixed-use development along Oakland Avenue in Shorewood with an 80,000-square-foot Roundy's Metro Market grocery store, 80 upscale apartments and 15,000 square feet of additional retail space.

The development is planned for two blocks on the west side of Oakland Avenue between Kenmore Place and Olive Street. It would replace the current Pick 'n Save grocery store there and the vacant former Schwartz book store and Walgreens buildings.

The Metro Market store will be the first phase of the development and is expected to be complete in the fall of 2015. It will be a two-level grocery store and will be the flagship for Roundy's Metro Market stores. Parking will be available for shoppers with 360 spaces on four levels.

The second phase of the project will be a mixed-use building with 80 upscale apartments and 15,000 square feet of retail space. Construction is expected to begin in the fall of 2015 and be complete in 2016.

Oakland Avenue in Shorewood has attracted several multi-story mixed-use developments in recent years, including Mandel Group's LightHorse 4041 development, and WiRED Properties' Ravenna and Cornerstone developments. All of those projects have apartments above first floor retail space.

"(General Capital Group's) development is another example of Shorewood's vibrant growth and ability to successfully blend its residential and commercial district landscape," said Shorewood Village President Guy Johnson. "We are fortunate to have such an experienced team working together to make these plans a reality."

For Sale: A Historic Place to Call Home - March 29, 2014 by Mr HomeBuilder

Marco Forsters historic home is on the market

For prospective homebuyers looking to grab a piece of San Juan Capistrano history, an early 20th century home, formerly occupied by one of Orange Countys most prominent families, is now on the market.

After 11 years, Christopher Zell and his partner Matthew Jacob are selling their home, the historic Durnford-Forster House, located at 31319 Andres Pico Road, in the Mission Hill neighborhood.

The 2,214-square-foot home, which is listed at $1.25 million, was built in 1928 by Fred Stroschein for Marco Forster and his young family. Marco, a former city councilman and member of the former San Juan School Board of Trustees, was the great grandson of John Don Juan Forster, one of the largest landowners in California during the 1800s and whose family owned and lived in the Mission before President Abraham Lincoln deeded it back to the Catholic Church in 1864.

I love telling that story, Zell said, that we have that connection not only to the Forster family but loosely to Abraham Lincoln.

Zell and Jacob were drawn to San Juan Capistrano by the Mission and would make the short drive down from their home in Coto de Caza on the weekends to walk through its courtyard and gardens.

It was more spiritual than religious, Zell said. Its such a special place, and it just pulled us in.

The couple first opened a salon business across from the Mission, Christopher Perry at the Mission, which was sold five years ago and is now Brush Salon.

Leadership San Juan donates new laundry facilities to McCormick Elementary School - March 29, 2014 by Mr HomeBuilder

HISTORY OF LEADERSHIP SAN JUAN Class is one of more than 2,000 programs

Leadership San Juan is a class offered through San Juan College. To enroll in a class, participants must first to fill out an application. Applications are currently being accepted. The deadline to apply for this year's class is 5 p.m. May 1. Applications are available online at sanjuancollege.edu.

Beginnings: Leadership San Juan began through the efforts of James Henderson, Marjorie Black and Nancy Shepherd at San Juan College.

Nearly 25 years ago: The first class of Leadership San Juan began in September 1989. The class graduated in May 1990.

Albuquerque: The program consulted Leadership Albuquerque for advice when it formed. Leadership Albuquerque started a few years before Leadership San Juan.

Goal: Each leadership program in the country focuses on the unique needs of the community it serves. Leadership San Juan focuses on increasing awareness and knowledge of local issues.

FARMINGTON When members of Leadership San Juan toured McCormick Elementary School last fall, they noticed a small room at the school with a 15-year-old washing machine and dryer.

The members learned Griselda Jaramillo, a nurse at the school, uses the machines to wash dirty uniforms some students wear to school. Because McCormick Elementary serves a number of low-income students, sometimes children arrive at the school in uniforms that need to be washed, school staff said.

And that inspired this year's Leadership San Juan class, which adopted the theme of helping children, to make one of its projects remodeling the little laundry room.

Doug Hatfield, a Leadership San Juan member, shows off a pair of shoes donated by K-Mart as Brent Jensen, the manager of Sam's Club, looks on at the school in Farmington.
