Part of Dublin Rd is getting a facelift with the creation of apartments. (Richland Group)

Regent's Gate will be created by property developers The Richland Group and changed into 58 stylish one and two bedroom apartments, and two cafs on the ground floor.

Construction of the new development is expected to begin in January 2015 and finish in the summer of 2016.

It is estimated that the project will provide up to 200 construction jobs. When the complex is up and running, a further 20 long term commercial jobs will be created.

A free bicycle or one year travel pass will come with each apartment, and in the basement of the apartment block, there is a special storage area for bicycles.

According to an independent report carried out by Cogent Management Consulting, the Regent's Gate project will initially inject over 4.4m into the economy via the construction phase with a further 266,000 per annum from the commercial activities.

Richland Group Chief Executive Gary McCausland said that the project represents a significant step forward in the continuing regeneration of Belfast city centre.

"The Dublin Road scheme is a ground-breaking project for Belfast, based on a Tokyo / London concept that provides high quality, affordable, contemporary accommodation in strong and up and coming locations.

"As one of the first major privately funded construction projects in the city since the recession, it signals that Belfast is once again open for business and will see the regeneration of a rundown part of the Dublin Road with an iconic building providing quality accommodation and commercial space for people to live in, work in and enjoy.

BURLINGTON, Vt. -

At least 20 people have been left homeless after a fire in Burlington early Tuesday morning.

At 3 a.m., Barbara Adams woke to the sound of smoke detectors as her third-floor apartment filled with smoke.

"I ran on my porch and ran down the fire escape telling everybody to get out, get out now," said Adams.

Fire crews say the fire began on the second floor in the multi-unit apartment building at 238 College Street.

"It moved through the floor and up and through the walls, so it was a lot of work opening the walls up and finding hidden pockets of fire," said Joe Keenan, assistant fire marshal at the Burlington Fire Department.

"Seeing that fire, all that smoke coming out of these windows, and then my kitchen being lit up... that was too much, way too much," said Adams.

The 20 residents inside got out safely and waited for rescue crews to arrive.

"Everybody was saying, 'Get out, get out! Get out!' I just ran out in my boxers and then we started taking video when the fire trucks pulled up," said Jeff Abir, one of the displaced residents.

"Just looking at it, I'm like I can't believe its happening, number one and I'm like, I'm gonna be homeless, number two. I wanted to move, but not his way," said Pancho Trotman, one of the displaced residents.

CHIPLEY - 11 architectural firms attended a pre-site courthouse planning session Monday, hosted by members of the newly formed courthouse committee.

Washington County Attorney Jeff Goodman welcomed those who represented area firms hoping to snag the contract for the new courthouse construction project.

Goodman stated the committee hopes to make a recommendation on the selection of an architectural firm to the Washington County Board of County Commissioners by the end of July. Currently, the plan is to rebuild on the current courthouse site, but architects are expected to help the county find an alternative site should the current property prove unfeasible with the new design.

Goodman also advised candidates, Washington County doesn't need a "flashy building," and the entire $9.2 million allocated for the courthouse by the state doesn't need to be spent.

"We want to be good stewards of this money," said Goodman. "We want to give the people of this county something to be proud of, but we also want to be efficient and maximize our dollars while still planning for future growth."

Architects were told the building's size is planned to be around 25,000 to 30,000 square feet, that improved parking and security measures were a must, and warned there are abatement issues to be addressed, such as demolition of the old jail and the cleaning and remediation of old gas tanks.

"Those issues shouldn't be too difficult, and we are already working with the West Florida Planning Council to obtain grant money (for the removal of the gas tanks) and with the Chipley Revitalization Agency to apply for a grant for the demolition of the courthouse and/or old jail," advised the attorney.

Both Goodman and Interim Clerk of Court Harold Bazzel gave candidates a piece of advice regarding what many consider to be one of the new design's most desired aspects.

"Anything of historical value you can implement stylistically, or by salvaging parts of the old courthouse and reusing them in a neat way, would be appreciated by both the board and the citizens," said Goodman. "Nobody likes change, but that building isn't old; it's sick," said Bazzel. "We want to incorporate the old in with the new, and I think we can do that beautifully."

Part of Christchurch's quake-barren CBD is about to get a facelift with construction starting on a new retail building.

The building will be made with seismic base isolation, one of the most powerful and commonly used ways to protect buildings against earthquakes.

The base works by separating the building from the ground and acting similar to a car's suspension, taking the weight of the building and letting the foundations move during an earthquake.

Sitting in the triangle formed by Colombo, High and Cashel St, work is due to begin August on the Triangle Centre, hosting 1700 square metres of ground floor retail space and three floors for offices.

Consultancy firm Beca has signed on already as has ANZ who has also bought naming rights to the building.

Ryan Geddes, head of office leasing at Colliers International, says the development of the building is a significant step in giving tenants the confidence to return to the CBD.

"This announcement is exactly the sort of news that tenants eyeing the CBD have been waiting to hear," says Mr Geddes.

Christchurch CBD gets new quake-resistant building

The developers of a $135-million shopping center near the famed Huntington Beach Pier face an unusual challenge how to embrace the city's proud identity as Surf City without descending into surfing kitsch.

Sure, they hope to attract tourists in town to take in the beach scene, but the builders also want Orange County locals to feel comfortable at the Pacific City shopping and dining complex under construction on Pacific Coast Highway.

Signs made of surfboards, woodies parked by the valet stand and large surfing movie posters in the parking garage were considered and rejected, said Linda Berman, executive project director for developer DJM Capital Partners.

Figuring out how to communicate to visitors that they are in the "Surfing Capital of the World" without relying on cliched props has proved daunting.

"Surf culture is more attitudinal than it is aesthetic," she said. "You run out of imagery pretty quickly."

So the developers are trying to give Pacific City a laid-back beach house vibe by using natural materials such as wood and stone, accented with drought-resistant plants.

Locals will judge for themselves whether DJM hit the right notes when 11-acre Pacific City opens in summer 2015.

Work on the mall's two-level parking garage is well underway, and construction of the retail portion is scheduled to begin shortly.

The design aesthetic for Pacific City envisioned by architects Jerde Partnership and SMS Architects is a modern, craftsman-influenced beach bungalow. Restaurants there will have outdoor patio dining with ocean views.

Movies some of them surf related will be shown on an outdoor screen. The design will include what DJM calls "hang out" spaces intended to encourage people to stroll and congregate.

FY15 FIRST QUARTER VS. PRIOR-YEAR PERIOD

COMMENTARY In our first quarter, we had strong growth in revenues, which were up 18 percent, and earnings per share, which were up 50 percent. In addition, our backlog grew 28 percent, or $83 million, from the prior-year period, said Joseph F. Puishys, Apogee chief executive officer. That said, our good results were somewhat impacted by the severe winter weather that led to contraction in the Canadian commercial construction market, resulting in a first-quarter loss for our Canadian storefront acquisition rather than the expected profit.

The severe winter weather early in the first quarter impacted the profit of the entire Architectural Framing Systems segment, he said. This earnings per share impact was offset by the final distribution for a previously discontinued European business, reported as other income.

I am pleased that revenues grew in all four segments, and backlog grew for all of the architectural segments, said Puishys. Operating income improved significantly in our two largest segments Architectural Glass and Architectural Services, which each had healthy conversion rates. In the Architectural Framing Systems segment, we saw improved earnings in the window business. The Large-Scale Optical segment delivered a 20 percent operating margin after investing for growth, including for capacity, new products and new market sectors.

With our significant first-quarter backlog growth, solid operational performance and a stronger outlook for Architectural Glass, combined with growth in our end-market sectors that appears sustainable moving ahead, I expect an exceptional year in fiscal 2015, he said.
