    Highland Row Developer Applies for Building Permit - October 12, 2014 by Mr HomeBuilder

    Indianapolis-based developer Milhaus Ventures is preparing to move forward with the long-stalled Highland Row project near the University of Memphis.

    The company has applied for a $20 million building permit through the city-county Office of Construction Code Enforcement for construction of a four-story apartment building at 387 S. Highland St., the first piece in the $61 million Highland Row project. Wakefield Beasley & Associates is the architect and Jordan & Skala Engineers is listed as the engineering firm.

    The mixed-use Highland Row development will include 354 apartments, 35 townhomes, a parking garage and 26,000 square feet of retail space. Memphis-based Poag Shopping Centers originally planned to develop Highland Row, but those plans were shelved following the recession.

    Michael Lightman Realty Co. is moving forward with an expansion of the Fieldstone Apartments.

    Lightman applied for six building permits totaling $6.4 million through the city-county Office of Construction Code Enforcement for 66 new apartments in the 901-unit complex at 3333 Hacks Cross Road. Patton & Taylor Construction Co. is the general contractor.

    Earlier this year, Lightman acquired 24 acres near Tournament Drive and Hacks Cross for the expansion, which will take place in phases and include a total of over 300 units.

    Constructing a house, rather than buying an apartment, is a dream for many. A house with a garden can be within your reach if you invest in a plot ahead of time.

    Plotting the dream

    Once you own a plot, building a home is not very expensive. Construction costs vary depending upon the location and the material used, but it averages 1,500 to 2,500 per sq ft for mid-range houses. So you can construct a 1,000 sq ft home with a car park for under 30 lakh.

    You must, however, invest in a plot early in your career by taking a land loan. And, based on how infrastructure develops in the area, you can decide on a suitable time to build.

    It typically takes two years for you to build a house, including the time spent in getting the required approvals for building and the actual construction.

    During the intervening years, you can fence the plot and plant trees, which will help secure your land. By building a home, rather than selling off the plot to buy a flat, you can retain the land value over a long term.

    Buying to build

    There may be a few differences between buying the land as an investment and buying with an intention of building a home. For one, if you plan to construct in a few years, a prudent choice may be to buy a plot where the social infrastructure, such as hospitals and shopping, are well developed.

    This may be more expensive than buying in a far away place, but it may be safer and make every day living easier.

    Also, plots close to the main road appreciate more compared to those that are a little far away. However, this may not be the best choice if you prefer peace and quiet. Instead, it may be better to buy in a street that is slightly away from the main road.

    Yakima council offers peek at downtown plaza design - October 12, 2014 by Mr HomeBuilder

    YAKIMA, Wash. The conceptual design for Yakimas proposed downtown plaza unveiled Monday night features a small canal, sprinklers for kids to splash in, space for concerts and outdoor movies, shade trees, sitting areas, outdoor patios behind Yakima Avenue restaurants and a long, covered porch to shade outdoor markets.

    The flexible design could host an ice rink in the winter, one big festival or lots of small events at once, said lead designer Kathryn Gustafson.

    Gustafson, who was raised in Yakima and is now a world-renowned landscape architect whose designs include the Diana, Princess of Wales Memorial Fountain in London, told the crowd this design was inspired by the importance of irrigation to the community.

    Reaction to Gustafsons presentation was largely positive among the 50 people gathered at The Seasons Performance Hall.

    I think this is an incredible opportunity for our city and our future, said Bridget Russel, whose remarks were followed by a loud round of applause. A man who said that the design team did a good job listening to residents concerns and mitigating potential problems got a large round of applause as well.

    Gustafson will present the final design plan to the Yakima City Council Tuesday evening. If it approves it, the next step would be to seek bids on a contract for the engineering work necessary to construct it.

    But the plaza discussion could continue for up to a year before any construction gets underway. The City Council previously approved putting the final design to an advisory vote in the August 2015 primary elections, although some council members have hinted they want to renege on that plan.

    Under the plan unveiled Monday, the plaza would be constructed on the parking lot across South Third Street from the Capitol Theatre. The location has been controversial, with some residents and business owners concerned about lost parking and traffic to nearby businesses.

    But, the designers and the city say theyve found a solution. By switching parking on adjacent streets from parallel to angled spaces, more than 100 new parking spaces can be built to replace those lost. Within a one-block area, parking spaces would be reduced by just one from the current 417 spaces.

    Calgary power outage caused by fire could take days to restore - October 12, 2014 by Mr HomeBuilder

    CALGARYA fire in an underground electrical vault has left customers in a large section of Calgarys downtown core without power, and officials say it could be days before the electricity can be restored.

    The city says the fire, which happened in a manhole Saturday night, completely destroyed the electrical infrastructure inside.

    More than 100 buildings, including apartments and office towers, are affected.

    It is expected that the majority of customers power will be restored in about four days. However there will be some areas that will not be restored for a week, a statement Sunday on the citys website said.

    Calgarys mayor, Naheed Nenshi, is urging people to make arrangements to temporarily move to another location.

    Police have set up a security perimeter around part of the affected area, but say people will be allowed in and out.

    Matt, a cook at Lord Nelsons Bar and Grill which is just outside the affected zone, said his 16th-floor apartment has no power.

    I feel like, what the heck? I feel upset. This is Canada, its not in Africa. Why is it four to seven days before the hydro can be back?

    He said emergency workers and roadblocks were everywhere when he left work Saturday night, and that it looked like an action movie. When he finally reached his building, he had to wait half an hour before security guards would let residents enter.

    He took the stairs because there was no power to run the elevators. There was still no power when he got up Sunday morning, and the water for his shower was starting to get cold.

    Underground fire in west downtown Calgary forces thousands to leave home for up to a week - October 12, 2014 by Mr HomeBuilder

    A "freak" underground fire downtown has sparked power outages for thousands of residents, snarled traffic, injured an ATCO employee, and even cut water pressure for some in a large swath of downtown.

    An estimated 5,000 Enmax customers and 2,100 area businesses will be without power for as long as a week.

    "For those of you who are planning on cooking Thanksgiving dinner today in that area, well you'll have to make other plans, I'm sorry to say," Mayor Naheed Nenshi said Sunday morning.

    Gianna Manes, president and CEO of Enmax, said crews have to rebuild the affected electrical system and it's expected power will be back on sometime between the evening of Oct. 15 and Oct. 18.

    "The electrical equipment that has been impacted by this fire has had significant damage," she said.

    For much of the morning and early afternoon, residents of the area's condo towers and apartment buildings could be seen hauling belongings out of their homes in suitcases, grocery bags, and trolley carts. Others sat on the curbside, waiting for suburban friends or family members to pick them up.

    Many of these residents had spent the night in their powerless apartments, fully expecting life would be back to normal when they woke up. It was only Sunday morning, as news began to trickle in, that they realized it might be a good idea to find another place to stay.

    Taara Smith sat outside her Calgary Place apartment building, waiting for the friend who has offered to take her in for a few days.

    "We all really thought it was going to be a two or three-hour thing," Smith said. "It was only this morning when Mayor Nenshi said 4 to 7 days then everyone freaked out."

    (CNN) -- The latest in a string of powerful storms to hit Japan -- Vongfong -- weakened from typhoon to tropical storm as it made landfall in Okinawa prefecture early Sunday local time.

    At least 33 injuries related to the storm were reported across Okinawa, Kagoshima and Miyazaki prefectures, officials said.

    At least 60,000 across Japan were without power.

    Japan's four main islands were expected to receive between 50 to 60 centimeters (19 to 24 inches) of rain.

    Despite its weakening, authorities took steps such as stopping bullet train services because of flying debris and issued landslide warnings.

    The storm comes on the heels of Typhoon Phanfone, which swept over southern Japan last week, washing three U.S. airmen out to sea on Okinawa.

    U.S. and Japanese search crews found the last airman's body on Wednesday, according to a news release issued by authorities at Kadena.

    Boom in Pandora moths a bust for pines of far northern Arizona - October 12, 2014 by Mr HomeBuilder

    FLAGSTAFF -- The lab countertops at Northern Arizona University's School of Forestry are covered with ponderosa pine branches that have several Pandora caterpillars munching away on the needles.

    Richard Hofstetter, a forest entomology professor, is studying a population boom among Pandora moths in the northern reaches of the Kaibab National Forest - the most seen in the past 20 years.

    It stems from a bumper crop of caterpillars last summer, before they burrowed underground and spent a year turning into moths.

    "It's important to understand our native species, and especially one that has such a high abundance and can outbreak like this," Hofstetter said.

    It's especially important, he said, because as caterpillars the insects are prodigious eaters. In great numbers they can seriously damage a forest, as was the case last summer, when 1,000 acres of Kaibab National Forest north of the Grand Canyon wound up completely defoliated.

    Shayne Rich, who with her husband owns a gas station near Jacob Lake, said that during a peak in August hundreds of moths would swarm the lights each evening.

    "It was crazy. As soon as the sun went down and lights came on the moths came out. By the morning a lot of them had died," she said. "The whole base where the cars drive was covered in moths. It took a couple hours to sweep up."

    It's thought that the Pandora moth's population surges around every 20 years due to a virus that controls its numbers dying off.

    When there isn't a surge in population, Hofstetter said, over the span of a year researchers will catch 50 to 100 moths. These days their traps are catching 16,000 moths every three days.

    Hofstetter said these moths have already laid eggs.
