The latest Dublin office review from DTZ Sherry FitzGerald confirms last weeks record returns reported for the sector by IPD.
Dublins central business district (CBD) office market has entered a new phase in the recovery cycle, according to the DTZ report, as a shortage of space is fuelling double digit rental growth up 33 per cent so far in 2014.
Occupier demand within Dublins CBD strengthened during the third quarter of 2014 as office leasing activity rose to its highest level since the final quarter of 2007, says Marian Finnegan, chief economist at DTZ Sherry FitzGerald.
Total take-up in the CBD stood at 83,600sq m in the year to date, up 93 per cent on the corresponding period in 2013. A further 21,800sq m was signed and is awaiting occupation.
Demand for office space in the capital remains largely concentrated in the CBD with lettings in this area in the year to date accounting for 47 per cent of overall take-up in Dublin. This compares with pre-crisis levels of 33 per cent.
There is an acute shortage of available Grade A office space in the CBD market capable of accommodating large scale office requirements, says Ms Finnegan. The last remaining large office building measuring in excess of 10,000sq m [Grand Canal Square, Block 5] was reserved during the third quarter.
Further analysis of the figures shows there was 57,350sq m of Grade A space unoccupied in the CBD, but 73 per cent of this is either signed or reserved. This highlights the critically low levels of top Grade A1 accommodation available in the city, according to the report, and could potentially compromise Dublins attractiveness to corporate occupiers, both domestic and overseas.
Meanwhile, there is just 22,500sq m of new office space under construction in the CBD at the end of September, equivalent to 1.3 per cent of overall stock. As a result, its of little surprise that DTZ is reporting that rental growth accelerated in the CBD area during the third quarter of 2014. Prime headline rents in the CBD stood at 468 per sq m at the end of September, up 33 per cent since the beginning of the year. Rents are forecast to rise to 520 per sq m in 2015, according to the agency.

Office leasing rises to highest level since 2007
After the Corporation approved construction on a new applied math building, designs are being finalized and foundation work is kicking into full swing over the next few weeks.
The Corporations Committee on Budget and Finance gave the go-ahead at its meeting this month for construction to begin. The structure will be built in the parking lot next to Barus and Holley close to the current home of the Division of Applied Math at 182 George St. Construction is set to begin next month and finish December 2015, The Herald previously reported.
Architectural Research Office, the architecture firm responsible for the Friedman Study Center and the Institute for Computational and Experimental Research in Mathematics, will design the building, while landscape architecture firm Gustafson Guthrie Nichol will map out the placement of the new structure and ensure the landscape design of the site match(es) with the design of the University campus, said Stephen Maiorisi, vice president for Facilities Management.
The new building is currently undergoing a design build process that allows construction to start before the design is complete, Maiorisi said. Foundation work is set to start within the next month, while the buildings exterior and interior designs are still being finished and will then await the Corporations approval.
The driver was the engineering building, Maiorisi said of the new applied math construction.
At the moment, some of the departments faculty members and graduate students are located in two historic houses that must be torn down to clear space for the new engineering building, Maiorisi said. Construction on the new engineering complex will begin once the faculty members and students settle into their spaces in the new applied math building.
Collaboration between University administrative teams involved in the building plans and the Division of Applied Math has been key to the efficiency of the designing and planning process, Maiorisi said. We work very closely with the faculty to make sure that whatever is being proposed is something thats going to enhance their program.
Hongjie Dong, associate professor of applied math and head of the undergraduate program, said the new building will offer more benefits for the graduate program than for the undergraduate program.
I think for graduate students, they will definitely benefit from the new building because it will be a much more renovated building, Dong said. They will probably get more space for their offices, and the common room will be a bit larger than the current one.
Though the new applied math facility will have a modern aesthetic, its design will contrast with that of the engineering building, Maiorisi said. The scale of the buildings are very different the applied math building is planned to be 13,000 square feet and the engineering building over 90,000 square feet so the designs must take this into consideration, he added.

Part 2 of this Flat Roof Repair Guide: What to do when your flat roof starts to leak
Whether your roof just started leaking or the water has been coming in for some time now, we recommend that you take a hard look if you should repair or replace it!
For decades flat roofs in New England have been posing problems for home and building owners. Harsh climate, outdated roofing technology, and very often standing water, are the major factors affecting the lifetime and performance of flat roofs. The majority of these roofs were not designed to withstand leaks or to be properly repaired. The best you could do to repair a flat roof was to pour some tar on the leaky spot. In fact, tar was pretty much the only feasible option. Unfortunately, after a short period of time, you had to fix it again, as tar would dry up, crack and let the water in. New leaks would form elsewhere. As you see it is a constant repair cycle until a new leak begins and more money is spent.
When your roof starts leaking, repair is the first option that comes to mind. In this situation, you begin to think about the costs of repair, and ways to minimize them. Depending on the severity of the leak, this cost may be just a few hundred dollars, or a few thousand dollars. Here is why: when you begin to see a stained ceiling in your bedroom, it is the last stage of the leak. It means that your roof has been leaking for some time now and finally, after the last heavy rain, it showed up on that ceiling. It also means that the water had to completely soak the insulation, roof deck and rafters before you could see it on the ceiling. Therefore, if you choose the cheapest and most common solution, which is patching the flat roof, you will leave behind the moisture trapped under your roof. This will cause the rotting of your deck and rafters, since there is no way for that water to escape.
Such repairs are a perfect example of sunk costs which cannot be recovered, and the fix lasts only a short period of time. After a series of these repairs, the owner gets sick and tired of it, and gets a new roof. The homeowner may get a different type of a flat roof, which unfortunately would have the same inherited problems as the old one, but would carry a different name and would be made of different materials. This seems like a very sad situation for somebody with such a roof doesnt it?
As an alternative to repair, many homeowners consider building a pitched frame roof with asphalt shingles on top of their flat roof to stop the leaks. However, there are two problems involved here. First such an upgrade is very costly and you would still have to re-shingle your roof every 12 to 15 years. The second problem is more complex. Adding a sloped roof on top of a flat roof, might be a pretty straight-forward process if you have a small rectangular house. However, that is not always the case. Many homes have odd shapes, multiple levels and a mix of pitched and flat roofs. Now, if you have a 200 x 100 factory, that task becomes extremely difficult to implement, and I will not even try to guess the costs involved.
Repairing a flat roof in Massachusetts can and often will cost more than you anticipate (in other parts of the country, market conditions may be different, but the following prices should be just about right). Let us see what goes into the price of flat roof repair.
Above are your direct costs of a flat roof repair. Lets also consider the indirect costs, which most people do not pay attention to:
Cost of Your Time. When your roof starts leaking, you do not usually wait until the weekend to take care of it. You grab a phone book and start calling local roofers, or someone in the trade, whom you know already. You set up the earliest time for the roofer to look at your roof and to give you the price. You may get a few more people to look at your roof leak, but since it is more of an emergency, you need to fix it NOW. Therefore, you typically give the job to the first reasonable and seemingly professional bidder. Unfortunately, leaks usually start when it is least convenient during the week, at night, or when you are away. As a result, you have to take a day off at work to meet with the roofer, thus you have to use your sick or vacation day. If you make $20/hour, then you just lost $160.
Do the math. Let us be conservative and use the low numbers you are looking to spend at least $300+250+160 = $710 in direct and indirect sunk costs, which you cannot recover.

ST. LOUIS As Bill Miller stepped out of a cab on Monday afternoon at Lambert-St. Louis International Airport, he paused to examine the shiny new roof over the check-in area at Terminal 1.
Looks like a new penny, Miller said, before rushing to catch a flight.
If Miller were to return to St. Louis in a year, he might not recognize the copper top on the terminals famed vaulted concrete roof.
By then, the metal is expected to have turned a burnished brown, one of about a dozen color stops on an odyssey of oxidation that, in 25 years or so, is destined to end in a soft-green patina.
Workers have installed the solid copper roof on three of the terminals four distinctive domes that were designed by Minoru Yamasaki and completed in 1956. The re-roofing is expected to be completed by years end.
The previous roof was also made of copper, and it held up pretty well, airport spokesman Jeff Lea said Monday. At 60 years old, it was well past its life expectancy. And it did have leaks. A cost-benefit analysis found that it was too hard to maintain and its life had expired.
The $6.7 million replacement is part of a $70 million face-lift at the airport.
The roof work started in April when the old copper covering was removed, along with insulation and a subdeck of rotting wood.
The new material is called CopperPlus. It was developed by Heyco Metals and features a core of stainless steel that is metallurgically bonded with two layers of copper.
Its a high-tech, architectural metal that we expect will outlast the previous roof, Lea said.
