The Miami Marlins home opener of the 2015 season is Monday, April 6, the start of the fourth season at the 37,000-seat Major League Baseball facility. Meanwhile, the bulk of the Marlins Park garage retail space remains empty.
Most of the more than 50,000 square feet of retail space available for lease in three of the four parking garages built by the city remains unclaimed.
The Miami Parking Authority, by way of the Off-Street Parking Board, approved signing a rare lease for some of the retail space for a state drivers license office March 4, but most of the space goes unwanted.
As the county-owned stadium ages another year, the only commercial activity in the garage retail space has been a cigar shop and, one year ago this month, the long-awaited opening of a Subway sandwich shop.
The Subway opened March 20. The store is about 1,400 square feet at 1576 NW Seventh St.
The only other major tenant, Caf Rubio, finally signed an amended lease in November 2014 for 3,196 square feet along Seventh Street.
And while build-out work has begun on the interior of the restaurant, it is far from ready to open for business.
Caf Rubio is a Latin restaurant and sports bar. It first signed a lease for garage retail in January 2013 but then ran into budget issues and was close to walking away from the deal, according to parking authority officials.
But Caf Rubio came back to the authority seeking an amended contact.

Retail roster weak as Miami Marlins set to open
WATERLOO | Goodwill Industries of Northeast Iowa has found another retail home in Waterloo, at least for the time being.
Goodwill announced Tuesday it will move into a 6,400-square-foot unit on the main level of Crossroads Center, opening April 9. The store will occupy Suite 148, adjacent to the soon-to-close JC Penney store.
It appears likely only a temporary solution to Goodwills quest to find a permanent store location in Waterloo, said David Boyd, president and CEO at Goodwill.
Boyd said his organization signed a 13-month lease with Crossroads. He was asked whether the store would remain there beyond that term.
Thats really dependent on if we can find another location, Boyd said.
The search goes on for a permanent stand-alone store building, where Goodwill can conduct retail, as well as other business operations, Boyd said.
That s our preference, he said.
The new location wont have accommodation for donation drop-offs, as the longtime former stand-alone store in Waterloo, at 4107 Hammond Ave., had.
All other local Goodwill locations accept donations between 9 a.m. and 6 p.m. Monday through Saturday. In addition, a new attended donations center is currently under construction at 3626 Kimball Ave. in Waterloo and is scheduled to open within the next 30 days, Boyd said.
Goodwill announced last summer it would be leaving that store and donation center for a new 10,000-square-foot building near the current BioLife and Best Buy locations in the Crossroads area.

Connors sayswarm days and cold nights can allow water to seep in through roofs.
There was a severe case of water damming, he said. Where the water backs up under the shingles and gets the roof boards wet and causes the insulation to get wet and its a snowball effect right down into the basement because it goes down through the walls.
Connors says homeowners can avoid the problem by allowing water to pass through their eavestroughs.
If we dont clear our own down spouts and stuff like that the waters got no place to go, he said. Itll back up the spout and inside the roof and youll have water damage almost anywhere in the house.
But some say the damages are catching homeowners by surprise.Scott Douthwright is a project manager at FirstOnSite Restoration.
Some people are surprised, he said. Theyve never heard of ice damming before.
Douthwright says snow-related damages have been keeping them busy.
A good chunk of them are ice damming claims, he said.So people are starting to get water damages coming in from the build up ice along the eave of the house.

After an Albuquerque woman nearly lost her entire home in a fire, a group of strangers stepped in to help her out.
Sungha Mannion hadn't set foot in her home since a fire broke out in mid-December until this week.
"I'm crying. The first time I walked in here, I sat down crying," Mannion said.
They were tears of thanks because her situation could have been a lot worse. When the fire broke out, she didn't have homeowners insurance.
Patrick McKinney, with the Albuquerque Area Firefighters Random Act of Kindness group, found out about Mannion's story and wanted to help out.
For the past few months, they, along with Paul Davis Restoration of Albuquerque, restored not only the entire house, but some of the keepsake items as well.
They restored linens and paintings from her native South Korea and made everything more special.
"I'm just surprised that people did such a nice thing for everything in my house," she said.

This was how resigned Akbayan Representative Walden Bello described President Benigno Aquino IIIs style of governance, adding that his Cabinet was being run like a fraternity where loyalties, rather than competence was prime.
Hes a very stubborn president, and I think this is one of his flaws. Another flaw is that he very loyal to his subordinates who are either very corrupt or incompetent. And parang fraternity ang takbo ng Cabinet (The Cabinet is being run like a fraternity), Bello told reporters on Wednesday, March 11.
The Presidents loyalty to his friends in government is one of the many things that have haunted him more than a month after Oplan Exodus, a January 25 police operation that saw at least 65 people, including 44 elite cops, dead.
The Philippine National Police Special Action Force (PNP SAF) operation, which aimed to neutralize two terrorists, was kept a secret from military and police officials.
In contrast, Aquinos close friend, Police Director General Alan Purisima, was a key person in the operation despite his being preventively suspended over graft charges at the time.
Instead of competence, instead of the kinds of consideration based on really rational discussion, loyalty is what counts. Unfortunately, a Cabinet is not a fraternity. If you run a country with a fraternity, youre not going to get anywhere, Bello said.
Purisima eventually resigned as PNP chief after the Mamasapano incident.

Campaigners have told of their disappointment after proposals to demolish a seaside promenade were included in a coastal regeneration plan.
North Tyneside Councils Cabinet has approved the 36m Whitley Bay Seafront Master Plan, which will act as a blueprint for the coasts transformation from the southern lower promenade to St Marys Lighthouse.
It has proposals for a 1m visitor centre at St Marys Headland, improvements to Watts Slope, refurbishments at the Spanish City Dome, landscaping and extra lighting.
It also includes the demolition of the Central Lower Promenade, which is to be replaced with a grassed bank and new sea wall.
This has prompted objections from residents who feel the site should be retained and its units refurbished. People also feel they were not properly consulted on the issue and many have taken to Facebook and the councils planning website to voice their opinions.
Last week the Boardwalk cafe was bulldozed despite a campaign to save it.
Tanya Card, 42, said: I have lived in Whitley Bay for 11 years and in that time I have seen nothing but decline, demolition and things closing down.
I believe that if the proposed demolition of the nearly 100-year-old Lower Central Promenade, making it into a grass embankment, goes ahead, it will be disastrous for Whitley Bay - adding to the slow death of a once vibrant town.
That North Tyneside Council cannot see the potential of these units as shops, cafes, art studios etc is shortsighted. They are just looking at short-term savings as opposed to the impact this could have on our town.
Resident Jane McIndewar added: As a Rockcliffe resident I would love to see all the units refurbished with cafes, restaurants, shops and some decent accessible public toilets.
