    Sprawling site attracts prominent design team - March 30, 2015 by Mr HomeBuilder

    Architects whose resumes are filled with skyscrapers in downtown Chicago, prominent buildings around the world and projects the likes of Canary Wharf in London did not pass up the chance to work on the banks of the Mississippi River.

    From the moment the lineup of architects laid their eyes on the more that 130 acres of riverfront, they were attracted to redeveloping it. As demolition begins on the site, owned by River Eagle Investments LLC, the architects already have been busy designing buildings and elaborate landscaping to transform the former Case New Holland plant site into Fountainhead Quad-Cities.

    Keeping its pledge the development would be a local project, River Eagle hired Russell Construction and McClure Engineering, both based in the Quad-Cities. Russell is the construction manager.

    The scope of the project, the site and the chance to transform a rare sizable parcel along the Mississippi has created an excitement among those involved.

    "We're actually creating a whole village, a little city on the site," said Chicago architect Jim DeStefano, who first saw the site three years ago. He is the project's master planner.

    "I'm still amazed when you look at the plans; it looks like little parcels,'' he said after the project's first pre-construction design meeting last month in Davenport. "You get out there and it is just vast."

    Tom Fennelly, Russell's senior vice president, said the project compareswith nothing else "that has been done or is being done."

    "Usually, a project has many small phases. This one is coming out with a large phase at the beginning. It's more exciting and shows the commitment of the developer."

    Fennelly said the original plan was for the two hotels and one apartment building in phase one, but the three planned apartment buildings now are part of the initial phase.

    "It's a once in a lifetime opportunity to do a multi-building, multi-phase project that is going to be significant to the community," he said. "Early on, we had our doubts whether this would come to fruition. Now we see it is and we're extremely excited to be part of it."

    Have you ever wanted to be a fly-on-the-wall at the Rochdale Council headquarters?

    The architects behind the award-winning Number One Riverside in the town centre have used the latest technology to allow you to do just that.

    FaulknerBrowns Architects have teamed up with photographers Hufton and Crow to create a drone fly-through video of the 42.5m office block.

    Its believed to be the first time the technology has been used to capture the inside of a building.

    Steve McIntyre, partner at FaulknerBrowns, said: The still photographs of the building are beautiful, but they dont quite capture what the space feels like.

    The drone video footage does.

    Its great to be able to give people that extra dimension to showcase a building and it gives a much better feel of the space and what it actually looks like.

    The drone helicopter was taken into the building on a Sunday when the offices are closed and friends and family were drafted in to walk about the building to give the impression it was in use.

    New Lofts Could Mean Big Business in Chesterfield Village - March 30, 2015 by Mr HomeBuilder

    SPRINGFIELD, Mo. --Luxury lofts, retail stores and office space will soon open in a community on the southwest part of Springfield.

    The development sits in Chesterfield Village near James River and Kansas Expressway.

    With the addition, business could boom for restaurants and other shops in the village.

    A typical Sunday for Madison Grogan includes serving her regulars at Garbo's Pizzeria in the heart of Chesterfield Village.

    "I feel like I really know most of the people that come in here," says Grogan.

    Grogan says some customers come from all over Springfield, but most eat, work and play near the village.

    "We get a lot of families, a lot of repeat customers, you know, a lot of people come in, they want the same thing, same drinks. Its kind of fun, you build a relationship with a lot of the customers."

    The 260,000 square foot community is getting a boost with a 52,000 square foot loft set to open next month.

    Mike Fusek is the developer of the new Chesterfield Lofts.

    "The first floor is office and retail spaces and floors two, three and four high-end, luxury residences."

    TENNESSEE PASS Federal land managers have embarked on a $30 million project to remake a Colorado mountain valley that during World War II was transformed into an elite military training base.

    The ecological restoration along headwaters of the Eagle River home of the famed 10th Mountain Division would require scooping out millions of tons of gravel and sand to turn a straightened waterway back into a river that curves through a floodplain.

    It would mean yanking nonnative thistles and other invaders across 2,000 acres, recontouring and revegetating with native flowers and willows.

    "A lot of our pristine headwaters in Colorado have had impacts. This is an opportunity to restore the ecosystem in an area that has historic value and make it better," said Marcus Selig, regional director of the National Forest Foundation, which led creation of a 50-page master plan. "Our goal is to put the area on a trajectory to be natural. We'll engineer the floodplain. We'll design it so that high flows in spring can restore a balance."

    But historic preservation of scattered concrete foundations of the Army base looms as a hurdle. And water pressures complicate restoration. Colorado Springs and Aurora own rights to groundwater under the headwaters, within a 30,700-acre watershed, and to snowmelt trickling down surrounding rocky peaks.

    A project proposal put forth this month by the U.S. Forest Service preserves the option of cities drilling into a re-engineered valley to reach groundwater and building a reservoir above wetlands to supply residents along Colorado's increasingly populated Front Range.

    If the project survives bureaucratic review and gets funding, it would rank among the nation's most ambitious feats of ecological restoration. It reflects a growing interest among restoration ecologists in "novel ecosystems" recognizing that exact replication of nature before it was altered may be unfeasible, while embracing the role of revived natural processes.

    "We're restoring it to its current potential," Forest Service fisheries biologist Matt Grove said. "We have to look at the stream we have now. We don't have the unaltered thing."

    The plan incorporates post-war recreational uses of the area such as camping and skiing to backcountry huts that 10th Mountain Division war survivors built in memory of slain comrades. And it calls for state-of-the-art historical interpretation at sites around what became Camp Hale, which once had a population of 17,000.
