    Social spaces have become a distinguishing feature in many new apartment communities.

    At The Kingsley, a new mixed-used community with 175 apartments at 500 Madison St. in Alexandria, the developers sought to create a distinctive modern yet vintage gathering space in the lobby.

    Multiple seating areas, custom-designed tables and chairs, unexpected art objects and unusual lighting fixtures add whimsy to the lobby, which has 24-foot-high ceilings and a view of the fitness center on the mezzanine level. A huddle table, designed to be a hub for meetings, is attached to the fireplace.

    The project was developed by Buchanan Partners and The Pinkard Group and managed by Bozzuto. The developers partnered with the Hartman Design Group to create the interiors.

    In addition to the community space in the lobby and the fitness center, The Kingsley includes a clubroom, a rooftop terrace with river views, a bike shop and bike storage. The pet-friendly building has a Harris Teeter grocery store on the street level.

    The apartments range from 650-square-foot studios that rent for $1,850 per month to 1,350-square-foot two-bedroom units that rent from $2,895 to $3,625. The units have granite counters and stainless steel appliances in the kitchen and ceramic tile floors in the baths.

    ORLANDO, Fla. (AP) - As Florida's housing market tanked seven years ago, construction worker David Rager saw jobs dry up. So he left construction, along with 2.3 million others nationwide during the economic downturn, and got a job installing traffic signals and street lights.

    "I couldn't afford to sit at home for a month here and a month there," said Rager, 53.

    Now Rager is back in construction, working with a crew on a custom-built home in Orlando, framing walls "and doing a little bit of everything." In the past four years, hundreds of thousands of workers have returned to construction, making it among the nation's fastest growing job sectors.

    In the busiest markets, there aren't enough construction workers to keep up with the pace of building. In a recent survey of more than 900 contractors by Associated General Contractors of America, 83 percent said they were having trouble filling craft positions. The most difficult positions to fill were carpenters, roofers and equipment operators.

    Given the amount of building going on, "it's going to be interesting because we're going to have a labor shortage here in South Florida," said Scott Moss, president of Moss & Associates, a South Florida-based construction firm with offices in California, Texas, Georgia, South Carolina and Hawaii.

    Yet it's a measure of how hard the sector was hit that at it has regained just 900,000 of the 2.3 million jobs it lost from 2007 to 2011. The annual unemployment rate for construction workers stood at 9.8 percent last year, down steeply from the industry's 20.6 percent annual unemployment rate in 2010, but still significantly higher than last year's national annual unemployment rate of 6.2 percent.

    In the meantime, returning workers such as Rager are finding a different business from the one they left.

    Apartment buildings are going up at a faster rate than single-family homes, a trend fueled by tighter home-lending standards, an increase in people choosing to live in or near urban centers and a drop in the rate of new households being formed.

    By the grace of God, my family and I are alive today. With the addition of a new entry roof on our house, our chimney was disconnected. Without knowing that the chimney was not vented correctly, we continued using our fireplace.

    Three weeks later, we received the following email from the contractor in charge of the project: Using the fireplace without proper termination dumps Carbon Monoxide into the attic adjacent to the kids bedroom and also creates a high risk of fire. DO NOT USE THE FIREPLACE UNTIL IT IS TERMINATED PROPERLY.

    For three weeks we had unknowingly put our entire family at risk of carbon monoxide poisoning.

    After the tragic deaths of the Lofgren family in 2008 in Aspen from carbon monoxide poisoning, I am stunned this type of incident could have happened. I spoke with Andy Schwaller at the Garfield County building department, who confirmed that when dealing with utilities, particularly gas and electric, there is a guideline of Lock Out, Tag Out.

    In our case, the gas line should have been disconnected from the appliance and capped and a prominent tag should have been attached directly to the appliance with a warning not to use. Further, carbon monoxide detectors should have been installed near the remodel as mandated by law. On the day the appliance was disconnected we should have been informed not to use the appliance. Andy Schwaller confirmed that our contractor should have supervised that these things were done to ensure a safe living environment.

    The Lofgren and Johnson Families Carbon Monoxide Safety Act was signed into law by Gov. Bill Ritter in February 2009. The act requires that on or after July 1, 2009, all single-family and multi-family dwellings for sale or transfer with a fuel-fired appliance, fireplace or attached garage must have carbon monoxide detectors installed within 15 feet of any room used for sleeping purposes.

    In addition, any single-family dwelling, multi-family dwelling, or rental property undergoing alterations, repairs, fuel-fired appliance replacement or additions where a building permit is required must have a carbon monoxide detector installed within 15 feet of any room used for sleeping purposes.

    While carbon monoxide detectors are a critical safety measure, increased public awareness on the safe management of carbon monoxide among contractors, building inspectors and homeowners is needed. We urge that the Garfield County building department reinforce existing laws and guidelines and that homeowners understand the continued risk of carbon monoxide despite current law. We do not want a repeat of the tragic deaths of the Lofgren family.

    The gymnasium floor is the most important investment and a critical differentiator of athletic equipment, yet it is often overlooked. The physical demands of athletic activities place strain and stress on athletes ankles, knees and hip joints and proper quality flooring can help to minimize the stress, strain and fatigue that come from constant running and jumping. In an effort to maintain athlete safety, the Sports Facilities Advisory and Sports Facilities Management (SFA|SFM) will collaborate with Connor Sports Flooring for the floor installation in SFA|SFMs recent project, the Myrtle Beach Sports Center in Myrtle Beach, South Carolina.

    As youth sports and sport tourism have become increasingly organized and competitive, they have not only created a wealth of economic development opportunities through sporting events with visiting teams and competitors filling hotel local roomsone baseball tournament in Oregon is expected to generate an estimated economic impact of $83,000 (1)but they have also created a need for more and better-quality venues for both local teams and travel tournaments for serious athletes looking to compete. But with the increased competition comes a higher risk for serious injuryaccording to a Safe Kids Worldwide survey of emergency room visits, more than a million times a yearor about every 25 secondsa young athlete visits a hospital emergency room for a sports-related injury.     But officials at Connor Sports Flooring maintain that keeping athletes as free from injury as possible is a direct result of the design and performance of the sub-floor system. While proper flooring does not guarantee that an athlete wont be injured, it can greatly reduce the risk in sports where multiple athletes play in close proximity to each other, such as volleyball and basketball. The goal is for all athletes to experience the same benefits of buoyancy, making a resilient sub-floor beneath the hardwood floor the key to controlling the trampoline effect that naturally takes place, per Doug Grove, National Sales Manager at Connor Sports Flooring.

    The amount of flexion of the floor directly beneath the athletes feet plays a strong role in preventing athletic injuries. A floor must be able to give when an athlete jumps or falls. Too little give may result in immediate injuries upon impact, while too much give leads to an unstable floor and can feel like one is running on sand; both situations can compound an athletes risk of injury, said Grove.

    SFA|SFM chose to work with Connor Sports Flooring in the construction of the Myrtle Beach Sports Center due to the companys proven track record and commitment to athlete safety. Founded in 1872, Connor Sports Flooring provides a complete line of flooring systems which have been tested and approved by the International Basketball Federation (FIBA) study center, and has built hardwood courts for 14 NBA teams. Since 2005, the company has been the official playing surface of the Mens and Womens NCAA Final Four and Division I regional sites. Connor Sports Flooring also sits on the Board of Directors for FIBA, an association of national organizations which governs international competition in basketball.

    The Myrtle Beach Sports Center is located in one of the largest tourism destinations in the country, and the facility has already attracted a record number of event contracts before the doors have even opened, said SFA|SFM CEO Dev Pathik. As such, ensuring the safety of every athlete who plays in the facility was a priority that required the assistance of a company with only the highest standards.

    Set to open in March, the Myrtle Beach Sports Center was nearly sold out for its first six months by last November, and will include 100,000 square feet of year-round tournament and events space. The center offers eight high school basketball courts or 16 volleyball courts with full-length retractable curtains. The Coastal South Carolina sports facility also has 70,000 square feet of free-space area designed to host mat sports, table tennis, pickleball, trade shows, and many other types of events. SFA|SFM Vice facilities are projecting 15 to 18 million unique visitors in 2015, which will mean that Americans are participating in activities in safe environments for between 2530 million hoursa result which satisfies SFA|SFMs mission of providing opportunities for people to make connections, build teamwork, and improve their healthand right within in their own community.
