Basement Finishing | Bath Remodeling | Kitchen Remodeling - June 30, 2015 by Mr HomeBuilder

I called 3 general contractors for estimates to finish off 2 rooms in our basement. The smaller room measured about 12 by 13 and the larger room was about 18 by 19. The smaller room was to be my wifes craft room and the larger room was to be a media room. Of the 3 general contractors, I got the best vibe from Jim Kannar of HD Elements. He was friendly, patient and listened to what my needs/ideas for the rooms were. Thats not to say the other two contractors werent nice and polite; they were. I just felt right going with Jim and, after Jim told me a little about how he and his crew operated, I felt pretty confident that he and his crew would do a great job.

eArmando, the project manager assigned to my job, was a pleasure to work with. He and his crew were courteous, punctual and cleaned up after every day of work. Their crew consisted of about 3 to 4 guys. They arrived in the mornings around 8 or 9 am and finished their day around 4 or 5 pm. For the media room, I requested that the walls be acoustically insulated. I suggested using Roxul insulation and Jim agreed and said that often used that material for media rooms. On top of that, Jim suggested doubling up on the ceiling drywall to further damp noise from upstairs roomwow! The other two contractors actually steered me away from using the Roxul insulation and suggested using regular insulation (from that, I sort of knew that they werent listening to what I wanted and I mentally scratched them off my short list of contractors).

When the crew installed the drywall, they used an over abundance (this is a good thing) of drywall screws as opposed to just using nails. This ensures the walls stay true (no sagging or bowing) for many years. I was thoroughly impressed with this technique. Also, the painters were very thorough with their work. They spackled, sanded, paintedthen spackled and sanded and painted again to make sure the walls were perfectly smooth and evenly painted. These were just some aspects that probably separates Jim and HD Elements from other general contractors out there.

Jim visited the house to inspect the work every few days over the 4-5 week period to make sure all was going well.

After all was done and I paid my last installment check, I inquired with Jim about another room in the basement that we were considering having finished. To my surprise, Jim recommended that I NOT have it finished and to keep it as a storage roomwow! How many contractors would turn down a project to the benefit of the homeowner?

Id hire Jim and his crew again in a heart beat. His crew, namely Armando and his crew, are a hard working bunch and I appreciate their hard work and attention to detail.

Traditional Kitchen Design Ideas, Remodels & Photos - June 28, 2015 by Mr HomeBuilder

When discovering kitchen remodeling ideas for your kitchen, there are several different aspects to consider. Overall, a functional space is key after all, you want your kitchen layout to work well for you. You should carefully consider where to place your stove, refrigerator, island and cabinets to ensure plenty of space to cook, eat and entertain. Next, you should keep storage in mind. Kitchens contain a lot of utensils, pots, pans and small appliances, so be sure to have enough space to store all your favorites nearby. Finally, your traditional space should look nice and welcoming to guests who visit. Using high-quality, colorful materials will help bring personality and vibrancy to your space, which is important when trying to avoid a cookie-cutter look. How do I determine my kitchen layout? If you're starting a kitchen renovation, now is a great time to create exactly what you want. With the help of a kitchen designer, even a small space can have spacious storage and a nice flow. For small spaces, a galley layout is a great option. Since horizontal space is limited, think vertical; stack counters and shelves high up on the walls, and try to find innovative storage containers and double-duty pieces. For larger layouts, try an L-shaped or U-shaped kitchen with a large center island or peninsula. It provides plenty of cabinet and countertop space, and you can add a bar-height counter to the island for an instant eat-in space. In the end, it's important to think about what your family uses the room for and then cater to those needs when you start implementing your kitchen remodeling ideas. How can I add more kitchen storage? In order to store all your cookware, bakeware and small appliances, you need cabinets, drawers and shelves to spare. To make your space work, use every square inch of space: include cabinets in your island, buy spice racks and hanging pot racks, and invest in a cart. Place frequently used bulky items on the countertop, and free up some space by storing less commonly used items in your storage room or basement. And most of all, get organized! Well-organized accessories take up less space, so taking the time to properly store them will be a lifesaver. What countertops and cabinets should I use in my kitchen design? Because the layout and storage options are pretty standard, picking interesting materials is key for helping your kitchen stand out. When it comes to counters, granite countertops and marble countertops are elegant options, while concrete, limestone and stainless steel counters are a little more trendy. For a bit of color, add a bright mosaic tile backsplash or pick out a vibrant wood floor finish. You can even mix up your cabinetry! Frosted cabinets are great for a modern feel, while painted cabinets make for a nice but cheap kitchen remodel.

The New Old-Fashioned Porch – HGTV - June 25, 2015 by Mr HomeBuilder

As more porches sprout in front yards across the country, the homebuilders behind them meet the wants of today's buyers with a kind of architectural back to the future. Popping up in both renovations and new construction, it seems to be all about the new old-fashioned porch.

Porches are also larger these days, Minneapolis architect Paul Buum says, often spanning the full length of the front of the house. Depending on the style of home, many production builders also are making front porches standard and building them wider than a decade ago 8 to 10 feet wide instead of 4 to 6 feet.

"In both remodels and new construction, full lengths are nice for homes facing a street, and so are wider porches to accommodate tables, chairs or the old-fashioned porch swing," Buum says. He adds that wraparound porches with screened-in portions are popular in rural settings and on farmhouse-style homes.

Ensuring continuity with the architectural style of the rest of the home is a key design consideration. A porch should be consistent in detail and character with the rest of the house. "This is particularly true with front porches," Buum notes, "since it's the first introduction a person has to the home."

Buum outlines these porch design trends:

More color. Design elements emphasize color. "You see a lot of multicolor palettes today. You can have one siding or cladding color, another trim color and an accent color on window sashes," Buum says.

Bolder columns. Architectural columns often are on a larger scale for design or aesthetic purposes while enclosing a smaller structural column (typically 4x4 or 6x6 posts), as long as the columns are scaled appropriately to the home. "Columns can be round, squared or tapered and sit on the deck of the porch or a pier."

Durable materials. A well-designed porch typically will encompass the same exterior material as the rest of the home, such as stucco or brick, or synthetics such as fiber cement siding products.

Flooring. In addition to traditional pine or cedar floors on front porches, an increasingly popular choice is ipe, a Brazilian hardwood that is an incredibly strong wood, resistant to insects, rot and mold. "Ipe is moderately priced," Buum says. "Installation can be more expensive than other wood floors, because it's more time-consuming given the very dense wood, which requires pre-drilling."

Especially in remodels, Buum advises contractors to consider how views from the inside of the home will be altered from front windows and how an expanded porch could alter light flow inside the home. Buum also stresses that porches should be pitched to drain away from the home. He also recommends floor venting to prevent moisture buildup and the many accompanying problems that result. "It depends on the base of the porch, whether it's on piers or a continuous long low brick wall. In any case, we vent from underneath the porch, at the base or perimeter walls, to the sides or front so you allow air movement to keep the joist space ventilated and dry."

Basement Remodeling – Better Homes & Gardens - June 25, 2015 by Mr HomeBuilder

    Create a Cohesive Style

Basements often conjure images of damp, dark, cold caverns. But remodeling a basement can add valuable living space to your home.

With a vision of introducing the style of the upper floors to the lower level, this unfinished basement was remodeled so it didn't feel like an afterthought or disconnected from the rest of the home. Beaded board and window trim add traditional detailing that's consistent with the home's aesthetic. Columns built around unsightly steel support posts help the structural necessity blend in beautifully.

The walk-out basement's entry also received an upper-level treatment during the remodeling process. A cushioned bench built onto the back of a bookcase creates a full-fledged entryway inside the basement's exterior door. A woven rug captures dirt before it's tracked through the space, and compartments beneath the bench corral outdoor gear and games.

A ceiling surfaced with drywall, rather than a dropped treatment, imbues the space with aboveground ambience. At the end of the remodeling project, the budget was depleted, but the homeowners still needed a floor treatment. Tiling the floor as planned would have significantly increased the price of the remodel. Instead, the homeowners painted the concrete floor and, for safety, put an antislip additive in the paint. Indoor-outdoor rugs help define the zones in the basement.

An awkward under-the-stairs nook proved to be the perfect location for a wet bar and snack station. Thrifty material choices and planning outfitted the space on a dime. The backsplash was cobbled together from square and rectangular tiles left over from a bathroom installation, and the granite countertop was a remnant. Recessed shelves add storage space to the wet bar.

    Natural Light

Windows -- even small ones -- add livable charm to a basement room. Natural light warms below-grade spaces and makes them more pleasant to live in. For style, add window treatments to frame -- not block -- the openings.

    Innovative Art

Concrete walls make hanging art difficult. Think beyond the hammer and nails when accessorizing. Lean a large art piece or mirror against the wall, or prop interesting items on ledges, tabletops, and shelves. If you want to hang artwork, experiment with adhesive hooks and hangers, but be sure they're sturdy enough to support the pieces.

Barbed Wire Fences Installation Steps and Tips - June 24, 2015 by Mr HomeBuilder

Select end and corner locations. Install 6" 8' wood post H-Brace assembly for ends and double corner H-Brace assemblies for corners. Should be installed in ground. 3.5' to 4' leaving 4' out of ground adjust post length if taller fence is required. Carefully unroll end of 4' to 8' of barbed wire and fasten by wrapping around starting post and back onto itself at desired height for lowest strand. Carefully unroll the barbed wire to end of fence. Tension wire with Chain Wire Strainer at end. Cut wire to length and fasten wire at desired height as done at the beginning. Cut barbed wire to length and fasten wire as done at the beginning. The first wire should be adjusted (to obtain a straight line) along the fence line with light tension by picking wire up to a height of 4' to 6' then dropping wire. This process should be repeated until straight line from beginning to end is achieved. This process will allow wire to fall creating a straight line for the fence to follow. Using the first wire as a straight line, install line posts (wood or steel) at 15' to 20' apart, adjusting distance as necessary. (High- pressure fences like feed lots will need heavier posts, closer together.) Fasten barbed wire to T post with wire clip (usually provided with new T posts) and/or staple barbed wire to wood posts leaving room for wire to float when stapled (Do not staple wire tight to post.) When installing line posts make sure that any post that will have strain (vertical or horizontal) on it is stout and secure enough to take the strain. As in wood post 5" to 6" 8' (multiples if necessary) in dips or other low areas and on crowns or high areas. Repeat necessary process for additional wires.

The additional installation of a one or more non-barbed electrified wire can offer an additional pain barrier as well as a feeder wire to barbed wire systems.
