Turner's Interiors group in New York recently turned over 120,000 square feet of luxury retail space within Brookfield Property Partners 375,000-square-foot retail offering at Brookfield Place. Known simply as 230 Vesey Street, the renovation -- a key element of Brookfields $300 million transformation of the former World Financial Center --is a clear indication that Lower Manhattan has become a luxury retail, dining and cultural it spot.
Fueling this trend has been the relocation of technology, advertising, media and information (TAMI) firms, such as Time Inc., whose 700,000-square-foot headquarters is under construction at 225 Liberty Street, and an influx of luxury residential developments. In addition, new and planned tourist destinations, such as the National September 11 Museum and Governors Island, which will re-open on May 23, 2015 after undergoing extensive site improvements, are attracting tourists from all over the World. Brookfield Place is part of more than two million square feet of new and repositioned retail, dining and cultural space that caters to residents, professionals, and tourists living, working and playing in Lower Manhattan (Source: Downtown Alliance).
The success of this project is not only attributed to our ongoing relationships with the projects stakeholders, but also to our understanding of the value that Brookfield placed on this project, and its importance in revitalizing Lower Manhattan, said Edward Magnani, vice president at Turner Interiors.
Home to luxury brands DVF, Michael Kors, and Theory, 230 Vesey Street also serves as a pedestrian artery connecting the 250 and 200 Vesey Street buildings to the Winter Garden, Marina and World Trade Center Transportation Hub. Turners Interiors project team negotiated complex site logistics throughout the project to ensure that critical pathways in and out of Brookfields eight-million-square-foot complex remained accessible to building occupants.
Since the start of construction in July 2013, Turner constructed pedestrian chutes spanning hundreds of feet between the adjoining buildings. These chutes, composed of sidewalk sheds constructed within the pathways, were used to support fire safety systems, such as smoke detectors and sprinkler heads. The sheds were then sealed behind a layer of drywall, giving the new pathways a finished look. As project phases were completed, the chutes were deconstructed and repositioned to facilitate future renovations. During this entire process we remained in constant communication with the client, design team and community groups, said Lauren DiNizo, project manager, Turner Interiors.
"Throughout the entire project, Turner proved themselves, executing complex construction activities while managing a myriad of field conditions to stay on budget and on schedule, observed Christian Heimple, PE, director of construction at Brookfield. Scott Hayden, senior associate at Spector Group Brookfield Places executive architect echoed that sentiment, saying, we could not have had a more professional and dedicated group than Turner Interiors.
With venerable couturiers Herms, Salvatore Ferragamo and a Saks Fifth Avenue luxury outpost confirmed as tenants, Brookfield Place sits at the center of more than $25 billion of new construction that has transformed 30 acres of Lower Manhattan into a definitive destination for retail, dining and culture. Englewood Construction recently began renovation work on the Brazos Mall in Lake Jackson, Texas.
Its taken some time, but shopping mall commercial construction activity is back in a big way, as owners and operators have initiated only what can be described as a renovation renaissance.
Almost everywhere we look, it seems an older, out-dated shopping mall is undergoing a substantial commercial construction renovation. In the Chicago area alone, there are probably close to a dozen local and regional shopping malls in the middle of a shopping center renovation project, or, slated to begin one in the very near future. Some have been staples in the market for decades, such as Oak Brook Center, Yorktown Center in Lombard, Ill. and Water Tower Place in Chicago, while others have fallen by the wayside and need to make a play to stay relevant, such as the Charlestown Mall in St. Charles; the Hawthorn Mall in Vernon Hills, which is beginning a $40 million expansion and renovation; and the old Ford City Mall in Chicago, which is undergoing a $35 million shopping mall renovation.
However, this is not just a Chicago trend. As a national general commercial contractor, Englewood is working with a savvy investor that is purchasing underperforming regional shopping malls and renovating and re-tenanting them, thus, bringing value back. Right now, Englewood has shopping center construction projects underway at the Shawnee Mall in Shawnee, Okla. and the Brazos Mall in Lake Jackson, Texas.
All of this commercial construction activity is taking place because smart owners and retail investors realize they need to refresh, rebrand and reimage the shopping experience to be competitive in the future. Lifestyle centers and power centers may have been the big play in the last major round of retail construction, but as ground-up shopping center construction projects are still seen as a risky endeavor, the surviving traditional shopping centers are capitalizing on the improving retail market to initiate these commercial construction renovations to make them vital once again.
Of course, all of this commercial construction activity has been a boon to the industry. Architects, engineers and commercial construction general contractors are all receiving a boost from these national shopping center renovation projects.
There are a lot of reasons for this shopping center construction renaissance, but the main catalyst is national retailers that survived the downturn are beginning to flex their muscles a little more today and find well-located retail space at favorable rents. This has emboldened them to not only take on new long-term leases, but also expand the footprint of their traditional retail space.
To meet this demand, owners of older shopping malls often have to reconfigure their current space and commit to updating their product to try and best competitors.
Retailers such as Forever 21, Uniqlo and H&M are making aggressive plays into new shopping center construction space and sometimes taking up to as much as 40,000 square feet, a substantial increase from past store sizes. Mainstays, such as Gap and Limited, are also always looking to reposition in new shopping center construction space and may migrate to recently upgraded shopping malls.
Location is playing a major role in this process as well. Most of the new commercial construction we saw in the last decade was in outer-ring suburbs and even exurban areas. Land was cheaper and national retailers were chasing rooftops in the housing boom. As many of those markets never quite materialized, retailers and investors are now looking back to established regional shopping malls in major urban locations and older suburbs. With strong area population demographics, national retailers are intrigued, but its not a matter of simply being in a location and open for business. Many of these locations have had high-vacancy rates or have been dark for years. As this new wave of commercial retail construction takes place, those that neglect new shopping center construction and updating will likely stay obsolete. Owners are finding out they need remodeled shopping mall space, or they will fall by the wayside.
Its an exciting time and the retail construction industry is poised to help breath new life into existing shopping malls with new shopping center construction projects. Dallas-Fort Worth's fast-growing economy has made it the hottest office market in the country.
During the first nine months of 2016, thearea led the country in net office leasing with 3.6 million square feet of transactions, according to commercial real estate firm Cushman & Wakefield.
D-FW was second in office construction to New York, with almost 8 million square feet of buildings under construction.
Along with North Texas, office construction is highest in Midtown Manhattan (9.5 million square feet), Silicon Valley (6.3 million square feet) and Seattle (4.6 million square feet).
North Texas' office market has continued to grow this year while other U.S. cities have seen a slowdown.
"Although they continue to expand, they are doing so more cautiously," Kevin Thorpe, global chief economist atCushman & Wakefield,said in a new report.
Some more optimistic counts show net office leasing of more than 4.5 million square feet in D-FW this year on track for a record.
D-FW's net office leasing was significantly ahead of Absorption was strongest during the first three quarters of Phoenix with 2.8 million square feet and Chicago at 2.4 million square feet, according to Cushman & Wakefield.
With the high levels of office transactions, D-FW is seeing some of the biggest office rent increases in the country.
Overall rents in the area are up more than 13 percent in 2016, behind only Brooklyn (14.5 percent) and San Francisco (13 percent) in total rent gains.
