    How to Build a Pond – Allan Block Wall Systems - September 25, 2017 by Mr HomeBuilder

    Enhance your flower garden with a beautiful pond using the AB Courtyard Collection. With this flexible system you can build a pond in a weekend without any special tools and without splitting blocks.

    In this example we are building a 6 ft (1.8 m) diameter pond with a pre-formed liner (found at your local pond supply store) on soil. If you are constructing your pond on an exisiting concrete surface, skip to Step 4.

    Place a stake in the center of where you would like to build your pond. Measure the diameter of the pond liner, then mark on the string one half of the diameter. Tie the string to the stake and rotate it marking the ground for the liner. Temporarily place 30 AB York blocks along the outside of the circle marked on the ground. The amount of blocks needed is based on the pre fabricated liner that was used. Verify the liner size and adjust blocks as needed to fit the design. Use a shovel to cut around the blocks and mark where the sod and soil will be removed to construct the base.

    Remove the blocks used to layout the pond location. Then remove the sod and 3 in. (76 mm) of soil in the entire area. If your plans includes a decorative center sculpture or fountain it is recommended to remove additional soil in the center to construct a stronger base. If electricity is required please follow local electrical codes.

    Next prepare the foundation pad by placing 4 in. of well-graded base rock in the excavated area. Level the area making adjustments where needed. A straight 2x4 and a level make easy work of leveling the site. Compact the base rock with a hand tamper.

    Start building the pond using the string to position the blocks. Building two courses at a time will insure proper alignment. Check the blocks for level. Make adjustments to the circumference of the circle so that cutting is not required. Next add the third course of blocks.

    Place the pre-fabricated plastic liner in the ring of the blocks. Position the panel caps and glue them down with concrete adhesive. This will lock the blocks together and prevent unwanted disassembly.

    Place your choice of clean decorative rock in the bottom of the liner. Now you're ready to add water and other ornamental accessories to customize your design.

    Above Ground Pond

    This below ground pond will use 4 courses of AB York blocks, Wall Caps, a flexible pond liner, which can be found at a local pond supply store, and a fountain (optional).

    When completed the pond will be an outstanding element in your yard. The liner we are using will be placed on the outside of the blocks to allow the AB Courtyard blocks, decorative rock and fountain to be the main focal point.

    First, choose the location for your pond and place a stake in the center. Using a tape measure, mark 41 in. (1.04 m) on the string starting at the stake. Using paint and the string, mark a circle around the stake at the location of the pond.

    Temporarily place the AB York blocks along the inside of the circle marked on the ground. Each course of the pond will use 28 blocks to complete the circle. Adjust blocks as needed, making sure the blocks are tight together. Use a shovel to cut around the blocks and mark where the sod and soil will be removed.

    Remove the blocks used to mark the pond location. Next clear any existing landscaping in the entire area and dig a hole a minimum of 12 in. (300 mm) deep to accommodate the pond. Later, we will be using some of the removed material as backfill to add a gradual slope up to the ponds edge.

    In the bottom of the hole, dig a leveling trench 8 in. wide (200 mm) by 3 in. deep (75 mm) around the outside of the pond where the blocks will be placed.

    If there will be a statue or fountain in the pond, dig a leveling trench for its location as well. Fill the leveling trench(s) with 3 in. (75 mm) of course sand. Compact the bottom of the pond and the sand leveling pad with a hand tamper.

    Use a level and a straight 2x4 to level the entire pond area from side to side. A level base will make it easy to install the rest of the pond. If electricity is required for a fountain, please follow local electrical codes.

    Temporarily place the first two courses of AB York blocks on the sand leveling pad. Building the first two courses at the same time ensures proper alignment. Level and adjust each block from side to side and front to back. Once the first two courses are in place. Use a level and a straight 2x4 to level the blocks from side to side across the pond.

    Before adding the liner, carefully remove all the AB York blocks. The blocks must be leveled before the liner is installed to prevent damage to the liner later. When installing the flexible liner, be sure to press the sides of the liner into the outside edges of the pond. Be careful not to step or stand on the sand leveling pad.

    With the liner in place, carefully replace the first 2 courses of blocks in the location of the leveling pad. To avoid damaging the liner later, make only minor adjustments if possible to re-level the blocks. With the first 2 courses complete and leveled, install the 3rd course.

    Modify block to make room for the power cord

    With the 3 courses installed, fold the liner up over the top of the blocks. Using onsite soils, backfill around the outer edge of the liner up to the top of the blocks. Gently compact this soil to prevent settling of the soil later. Using a utility knife, trim the excess liner at the outer edge of the top of this 3rd course of blocks. Remember that the high water mark can not exceed the top of the cut of the liner. For deeper water levels, you must bury more courses.

    Install the last course of blocks. If the pond needs electricity, chip off the bottom edge of one block using a hammer and chisel to make room for the power cord. Follow individual manufacturers instructions on proper installation of any accessory you will be adding to the pond.

    Finish the pond with Wall Caps. Then secure in place with concrete adhesive.

    Its time to add the water, decorative rock, a sculpture/fountain or plantings. When using rock, we recommend rinsing the rock before placing in the pond for best results. Finish the landscaping around the pond with mulch and plantings and enjoy.

    As Americas cities continue to grow and add jobs, its crucial that sufficient new housing is built to meet the demand created by that growth. Analyzing data on building permits and employment, Apartment List found that only 10 of the nations 50 largest metros have produced enough new housing to keep pace with job growth in recent years. San Francisco, for example, added 3.0 jobs for every new housing unit permitted from 2005 to 2010, with an even more severe undersupply of 6.8 jobs per unit in the post-recession period from 2010 to 2015. Even many cities that lost a significant number of jobs during the recession have not been producing enough new housing during the recovery.

    We also found that in many metros, job growth tends to be centered in the county containing the core city, while a greater share of housing units are added to the surrounding suburbs, leading to heightened levels of undersupply in the core cities. For example, San Francisco County added 6.2 jobs for each permitted unit from 2005 to 2015, while the counties that make up the remainder of the San Francisco metro added one unit for every 1.8 new jobs. Contra Costa County where residents face long commute times to San Francisco has permitted the most new housing for each job added.

    The creation of new jobs stokes the demand for housing, and when that increased demand is not met with a corresponding increase in supply, prices will respond. We find a strong correlation between the number of jobs per permit and rent growth from 2005 to 2015. Over that 10-year period, San Jose had the biggest undersupply of new construction of the 50 largest metros and also experienced the fastest rent growth at 57 percent.

    The number of households in the U.S. grew by 11.2 million over a 10-year period between 2005 and 2015, while only about 9.9 million new housing units were constructed over that same period, leading to a tightening housing market. This mismatch has been even more severe in many of the countrys largest metros, with some of the areas that have seen the strongest job growth also experiencing a severe shortage of homes for sale and swiftly rising rents.

    Apartment List dug into U.S. Census data on building permits and Bureau of Labor Statistics (BLS) data on employment for metros and counties across the nation. To determine whether or not a given metro is constructing enough new units, we divided the number of new jobs added by the number of new housing units authorized in building permits. A higher value of this jobs per permit ratio means a more undersupplied market. We calculated this metric over three periods: 2005 to 2010, 2010 to 2015 and the full 10-year period from 2005 to 2015.

    After the housing-bubble collapse at the end of the last decade caused real estate values to plummet, construction screeched to a halt across the country, with the number of new housing units permitted to be constructed dropping to the lowest level on record in May 2009. Since then, the housing market and the overall economy have recovered, but new construction continues to lag. The number of companies building homes dropped by 50 percent from 2007 to 2012, and the construction industry is currently facing a serious labor shortage. The resulting lack of new construction is contributing to rising rents, which are creating an affordability crisis in many parts of the country.

    The problem is particularly acute in many of the nations largest cities, including San Francisco, Boston and New York. As the most desirable jobs cluster in these metros, restrictive zoning and bureaucratic hurdles slow the pace of new construction. With supply failing to increase in line with demand, rents have been increasing to levels that are only affordable to those with the highest-paying jobs.

    Of the nations 50 largest metros, we identified the 10 metros that had the most undersupplied markets from 2005 to 2015.In order to keep pace with demand, a city should add one new unit for every one to two new jobs. While many metros maintained this pace over the 10-year period from 2005 to 2015, its important to note that this period included the entirety of the Great Recession, during which time most metros lost significant numbers of jobs, skewing the results. If we look just at the post-recession five-year period from 2010 to 2015, we see that as jobs have rebounded in recent years, new construction has not kept pace.

    On the other hand, there are some metros that seem to have been producing more than enough new housing to keep pace with job growth. Apartment List evaluated the 10 most oversupplied metros from 2005 to 2015.

    The first five metros on this list Detroit, Cleveland, Providence, RI, Birmingham, AL., and Memphis logged negative jobs per permit from 2005 to 2015, indicating that these metros lost jobs over that 10-year period. However, these job losses all occurred during the recession, and none of the 50 largest metros in the country lost jobs during the five-year period from 2010 to 2015.

    Looking at this more recent period, we see that even many of the cities that were hit hardest by the recession are not producing enough new housing as jobs begin to return.

    When we focus on the post-recession period from 2010 to 2015, only 10 of the 50 largest metros added fewer than two jobs per permit. The following map shows jobs per permit from 2010 to 2015 for the nations 100 largest metros. Cities that added fewer than two jobs per unit, indicating sufficient supply, are depicted in green, while undersupplied markets are shaded red.

    The data analyzed at the metro level consists of much more than just the city proper. A more nuanced picture came to view when Apartment List took a look at more granular county level data.

    For the 50 largest metros, we identified the county containing the metros core city and compared jobs and permit data within this core county to data from other counties in the metro. Overall, the core counties account for 57 percent of new jobs, but only 49 percent of newly permitted units, indicating that while jobs tend to cluster in core cities, a greater share of new housing is produced in outlying suburbs. This dynamic varies greatly by metro, however.

    Apartment List analyzed the number of jobs per permit from 2005 to 2015 across core and secondary counties for the 10 metros with the most undersupplied core counties.

    The cities at the top of the list tended to be densely populated coastal cities, where it is often more difficult to build new housing.

    As these regions continue to grow, more of their residents will be forced to live in outlying suburbs, while facing long commutes to jobs in the core cities.

    On the flip side, there were some places where there was enough new construction in the core of the metro to keep pace with the jobs being added. Of the 50 largest metros, 23 added more jobs per unit in their secondary counties than their core counties. Many of these are Midwestern metros such as Detroit, Cleveland and Indianapolis which have been adding a greater share of jobs outside the core county. In cities where the core county did a better job of supplying new housing, the core accounted for only 12 percent of new jobs, while in the cities with more undersupplied cores, 70 percent of new jobs were located in the core.

    The impact of the lack of new housing in many metros across the country is readily apparent in swiftly rising rents. We identified this relationship by plotting the number of new jobs per permit against median rent growth from 2005 to 2015.

    As locals economies grow, it is imperative that they build enough new housing to keep pace. Cities that add jobs without also increasing their housing stocks quickly become unaffordable for all but the most well-off residents. In recent years, the majority of the nations biggest metros have not been building enough new housing, and that situation is compounded by the fact that in many of these metros, jobs are being added to the core cities, while the housing that is produced is being built in outlying suburbs. As demand continues to rise, supply must respond accordingly or the current affordability crisis being experienced in many parts of the country will only be exacerbated.

    Vinyl and aluminum sidings come in a variety of panel sizes, for installing horizontally or vertically, and are merchandised as complete systems including all the necessary parts and pieces. Because they are lightweight materials, unlike steel, an experienced do-it-yourselfer with the proper tools can reasonably undertake an aluminum or vinyl siding project.

    A vinyl siding system consists of various trim pieces, such as J-channels, corner posts, and other trim pieces. All of these are installed first, and then the siding panels themselves are installed. The panels are mounted from the bottom up, in an overlapping manner and with their edges contained by the various trim pieces.

    Carpentry tools for installing vinyl or aluminum siding include a circular saw, square, tape measure, hammer, and goggles.

    Some of the tools required are relatively common, but others are specially made for the task. The latter are generally available where you buy the siding. Here is a look at what you will need.

    Common hand tools such as a hammer, fine-tooth saw, square, chalk line, level, and rule are needed for proper installation. Wear safety glasses to protect your eyes.

    Simple cuts in vinyl siding can be made with a utility knife, scoring tool, or tin snips.

    Because of the vinyl is relatively soft and thin, it is easy to cut, trim, and score the material with a utility knife or scoring tool. A good-quality pair of tin snips or compound-leverage aviation-type snips will speed the cutting and shaping of the vinyl and can be especially helpful for cutting curves.

    Radial-arm saw, fitted with a vinyl-cutting blade, is excellent for crosscuts, and can be turned for ripping lengthwise.

    A bench or radial-arm power saw can speed the cutting and installation of vinyl siding. Your best bet is to buy a saw blade that is made for the purpose of cutting this siding. As an alternative, a fine-tooth blade with 12 to 16 teeth per inch can be usedit should be mounted on the saw in the reverse of its normal direction. Never use it this way on other materials such as aluminum, wood, or plywood.

    Always wear safety glasses or goggles when cutting siding with a saw.

    In extremely cold weather, move the saw through the material slowly. Some applicators prefer a hand-held power circular saw, but it can be difficult to execute straight cuts with one of these.

    From the top down: snap-lock punch, nail-hole punch, and unlocking tool.

    A snap-lock punch, available from a siding dealer, is used to punch ears or lugs in the cut edges of siding to be used for the top or finishing course. The punched edge will engage and lock in the installed under-sill trim or finish trim. If it is necessary to nail the cut edge of a panel, use a nail-hole punch to make the required hole, which is elongated to allow for expansion and contraction.

    To remove or replace a siding panel, use an unlocking tool. Insert the curved end of the tool under the end of the panel and hook it onto the back lip of the butt lock. To disengage the lock, pull downward and slide the tool along the length of the panel. Use in the same manner to install a panel.

    Vinyl and aluminum siding can be fastened with hammer and nails or by using a power nailer or stapler. For more about the latter, see Power-Nailing & Stapling Vinyl Siding.

    Nails for aluminum and vinyl siding differ slightly:

    Nails for Vinyl Siding

    For vinyl siding, use aluminum, galvanized steel, or other corrosion-resistant nails. Nail in the center of the slot. Space nails a maximum of 16 inches for horizontal siding, 12 inches for vertical, and 6 to 12 inches for accessories.

    Select only corrosion-resistant nails that are long enough to allow for 3/4-inch penetration into a solid, nailable surface. Length is typically 1 1/2 inch for general use, 2 inches for residing, and a minimum of 2 1/2 inches for going through siding with backerboard. For trim, 1 to 1 -inch nails are typical. Nail heads should be, at minimum, 5/16 inch in diameter and shanks should be 1/8 inch in diameter.

    Be sure the nails hold the panels securely. The panels should float on the nails to provide for expansion and contraction. Do not nail panels at an angle; this can pull the siding up or down. Nail into studs where possible (check the manufacturers recommendations if your wall studs are 24 inches on center).

    For aluminum siding, only use aluminum nails. The nails should have 1/8-inch shanks, heads at least 5/16 inch in diameter, and be able to penetrate backing by at least 3/4 inch. In general, 4d (1 1/2-inch) nails will do the job. When nailing aluminum panels, place the nails in the middle of the nailing slots and do not drive them in all the way. Siding panels should hang from the nails, not be nailed fast.

    Backerboard for Vinyl Siding

    Vinyl siding is a relatively thin, flexible material and, as such, should be applied over a smooth, flat surface of wall sheathing or backerboard that is securely nailed to wall framing. Weather-resistant sheathing in a minimum thickness of inch is recommended. Backerboard can be used instead, but, if it is, the following specifications are recommended:

    The bottom of the backerboard should rest on top of the nail rail of the preceding course (see siding installation).

    The top of the backerboard should be even with the top of the siding panel so that the nails or staples pass through the backerboard.

    Do not force the backer down into the butt of the siding panel.

    Some manufacturers of vinyl siding do not recommend using drop-in backerboard with certain vinyl siding configurations. Consult your manufacturer for specific recommendations.
