5 Things to Know About a Geothermal Heat Pump | The Family … - February 28, 2019 by Mr HomeBuilder

A geothermal heat pump can save money on energy but costs a lot to install

A geothermal heat pump can save you so much money in energy costs (while helping the environment) that you will be tempted to install one immediately. However, consider the geothermal heat pump cost because it is expensive to install that you will be tempted to forget the whole thing. Read on to learn about some of the pros and cons of geothermal energy.

Your fridge removes heat from its interior and transfers it to your kitchen. A geothermal heat pump uses the same principle, but it transfers heat from the ground to your house (or vice versa). It does this through long loops of underground pipes filled with liquid (water or an antifreeze solution). The loops are hooked up to a geothermal heat pump in your home, which acts as both a furnace and an air conditioner.

During the heating season, the liquid pulls heat from the ground and delivers it to the geothermal heating and cooling unit and then to refrigerant coils, where the heat is distributed through a forced-air or hydronic system. During the cooling season, the process runs in reverse. The pump removes heat from your house and transfers it to the earth. Many units can provide domestic hot water as well.

A geothermal heat pump is vastly more efficient than conventional heating systems because it doesnt burn fuel to create warmth; it simply moves existing heat from one place to another. And because temperatures underground remain a relatively constant 50 degrees F year round, the system requires a lot less energy to cool your home than conventional AC systems or air-source heat pumps, which use outside air as a transfer medium.

A geothermal heat pump draws heat from the ground and releases it in your home.

Lets not sugarcoat itinstalling a geothermal system is expensive. It costs $10,000 to $30,000 depending on your soil conditions, plot size, system configuration, site accessibility and the amount of digging and drilling required. For a typical 2,000-sq.-ft. home, a geothermal retrofit ranges from $10,000 to $20,000. The system may require ductwork modifications along with extensive excavation. In a new home, installation costs would be on the lower end. Even so, a geothermal system will cost about 40 percent more than a traditional HVAC system.

Recouping these costs through energy savings could take as little as four years or as long as 15 years depending on utility rates and the cost of installation. It takes some homework and professional estimates to figure out whether a geothermal system makes financial sense in your situation.

Much lower operating costs than other systems. A geothermal heat pump will immediately save you 30 to 60 percent on your heating and 20 to 50 percent on your cooling costs over conventional heating and cooling systems.

Uses clean, renewable energy (the sun). With a geothermal heat pump, theres no onsite combustion and therefore no emissions of carbon dioxide, carbon monoxide or other greenhouse gases. Nor are there any combustion-related safety or air quality issues inside the house. (However, the pump unit uses electricity, which may be generated using fossil fuels.)

Can be installed in both new construction and retrofit situations. However, its a lot more expensive in retrofits requiring ductwork modifications.

Much quieter than other cooling systems. Theres no noisy outdoor compressor or fan. The indoor unit is generally as loud as a refrigerator.

Low maintenance and long-lived. The indoor components typically last about 25 years (compared with 15 years or less for a furnace or conventional AC unit) and more than 50 years for the ground loop. The system has fewer moving parts and is protected from outdoor elements, so it requires minimal maintenance.

Not a DIY project. Sizing, design and installation require pro expertise for the most efficient system.

Still relatively new, so there are fewer installers and less competition (which is why prices remain high).

Installation is highly disruptive to the landscape and may not be possible on some lots. Heavy drilling or digging equipment will definitely crush your prize petunias.

The three closed-loop systems shown below are the most common. There is also a less common open-loop system that circulates surface water or water from a well through the system and returns it to the ground through a discharge pipe.

The best system, loop length and design for a particular home depend on a variety of factors such as climate, soil conditions, available land, required heating and cooling load, and local installation costs at the site.

Layered coils or straight runs of polyethylene pipe are placed in 6-ft.-deep trenches. This is the cheapest underground option, but it requires a lot of open space. A 2,000-sq.-ft. house requires 400 ft. of 2-ft.-wide trenches.

A vertical system is used when space is limited. Four-inch-diameter holes are drilled about 15 ft. apart and 100 to 400 ft. deep. Two pipes are inserted and connect at the bottom.

This system draws heat from water rather than from the soil. If theres a body of water nearby, this is the lowest cost option. A blanket of water covers coils anchored on racks about 10 ft. deep.

About 100,000 geothermal cooling and heat pumps are installed in the United States each year, and according to Bob Donley, customer support manager at GeoSystems LLC in Minnesota, interest in geothermal hvac is really on the rise. In 2008 alone, the industry saw a 40 percent increase in homeowner interest. Donley says youre a good candidate for a geothermal hvac system if you:

Can stomach the upfront costs and plan to stay in your house for at least four to seven years (new construction) or 10 to 12 years (retrofit) to recoup initial costs through energy/cost savings.

Live on a large lot with a pond or a well. This would allow you to use a less expensive loop system (see Figure D).

Are building a new house and can roll the upfront costs right into the mortgage. Youll be saving on heating and cooling costs on day one.

Have an existing house with very high energy bills. This most likely means you currently use propane, oil or electricity for heating and geothermal cooling.

2019 Texas Contractor Licenses: General, Electrical … - February 28, 2019 by Mr HomeBuilder

    ContractorQuotes.us

Texas has its own set of rules when it comes to contractor licenses, and this article will try to cover in as much detail as possible, the different scenarios requiring licenses. Besides having the necessary licenses, you will also be required to havea general business license, insurance and possibly register as an employer unless you simply intend to run a one man shop.

There are certain types of contractors that require state level licenses that include electrician, plumbers, fire sprinkler installation, HVAC and water well related services.

A lot of other contractors such as general contractors, that you might expect to need a license, will be licensed at the local municipality or county level instead, where each specific area in turn has its own requirements too. It also means it will be more difficult to figure out if the contractor has the necessary permits.

Did you already get quotes from different contractors? Well, are you sure you got the most competitive ones? Lets help you make sure youre not overspending on your project by allowing up to 4 contractors to bid on your project. Simply leave your information below and well match you with the most relevant contractors in your area.

    Next Step

Fill out the form in 2 minutes and get no-obligation quotes today!

This information makes it easier to coordinate with pros.

By law, we're required to inform you that you consent to being contacted about your project after completing the form. We will not contact you with anything else.

Our specialists are currently reviewing your case and will get back to you shortly.

Where do you go when you want to lookup the license of a contractor in Texas? On a state level, the contractor licenses are handled by the Texas Department of Licensing and Regulation, and they can easily be contacted at(800) 803-9202. The licenses provided at state level can be checked using theTDLR License Data Search.

There you can look up the licenses related to HVAC, well pumping and drilling, electricians, elevator and mold remediation contractors.

To find the information related to contractor licenses in Houston, visit houstontx.gov. You also need a permit when you are doing work that isnt simply cosmetic in nature. You can find all the information regarding permits in Houston here.

When wishing to do work in San Antonio, you will need to obtain a license and register in person. You can look up contractor licenses valid in San Antonio through this link. For additional information, visit this website.

Contractors in Dallas can renew their licenses by emailing [emailprotected]with theircontractor number, address, contact number, valid certificate of insurance and name or with the following form. More information can be found through the City of Dallas website.

Here is all the information you will need regarding contractor licenses in Austin.

Find the contractor license requirements for El Paso here and use this form to register your company as either a general contractor, electrical contractor, mechanical contractor, electrical sign contractor, plumber, irrigator, fire systems or sign contractor.

Here is all the information you need regarding regarding permits in the city of Arlington, and this is the work that is exempt from permit requirements, which includes painting, tiling and more.

Doing HVAC work in Texas requires you to be licensed, and the state actually makes a distinction betweencommercial refrigeration and process cooling or heating andenvironmental air conditioning, meaning there are licenses for both categories. You can get licensed in both categories, or simply in one of them.

In addition, the licenses are split up in class A and class B, which determines the capacity of the unit that you are allowed to work on. Class A license is the most extensive one that does not have any limitations, whereas the Class B license only lets you work on units with up to 1.5 million BTUs per hour and less than 25 tons of cooling.

To do HVAC work in Texas you need to be licensed. To get an application, contact:

Heres a list of the subjects on each exam and the number of questions on each subject for Class A and Class B:

These subjects will appear in the exam for commercial refrigeration and process cooling and heating:

When you have passed the exam it is time to get the appropriate insurances to be able to start working. Class B licenses require that you have at least insurance covering $200,000 aggregate for completed operations and products, $100,000 aggregate for bodily injury and property damage.

The requirements for Class A licenses are three times the amounts required for Class B licenses.

There are some reciprocity agreements with other states that include Georgia and South Carolina, meaning HVAC licenses from those two states may be used to obtain the necessary licenses in Texas too. This is how you can take advantage of the reciprocity program.

Prior to taking the contractor licensing exams in Texas, you will need to file an application with theTexas Department of Licensing and Regulation. It usually takes TDLR 2-3 weeks to process an application, and you will be informed by letter once your application as been approved.

Texas Department of Licensing and RegulationE. O. Thompson State Office BuildingP. O. Box 12157Austin, TX 78711(800) 803-9202Email:[emailprotected]http://www.license.state.tx.us/acr/acr.htm

You can find all the forms related to air conditioning and refrigeration here. There are also certain fees that you need to pay in order to take the exam, which includes a $50 fee to file your application to the TDLR, the fee of the license which is $115 and then every time you need to renew it, which is $65. You can go here when you simply need to renew it.

For either of the tests, you will need 70% correct answers to pass. The class A exam contains 120 questions (230 minutes allowed), while class B contains 100 (170 minutes allowed). PSI, which is the entity that offers the exams charges $75 for class A exams and $60 for class B.

We strongly encourage you to get this course that will help you get ready for the Texas Air Conditioning and Refrigeration Examwhich includes test taking tips, instructor support, calculations, practice exams and all the guides that you need to make sure you pass.

Working on fire sprinkler systems in Texas requires that you get the relevant licenses. You can find the forms that you need here, and if you have any additional questions, these should be directed to SFMO, the State Fire Marshalls Office.

There are three different types of fire sprinkler licenses in the state of Texas, that include the underground water supply piping, family dwelling and commercial. This is the information that is relevant to each of the different types of licenses, as well as the tests required for each type. The information and the picture was retrieved from theTexas Department of Insurance website.

In order to obtain a license, you will also need to show proof of sufficient insurance, which includes$100,000 for bodily injury and property damage per occurrence with a $300,000 yearly coverage.

Additionally, you need an authority to do business in the state which is provided by the Texas Secretary of State or by the County Clerk. You also need to show good standing with the Texas Comptroller, which is done using a letter of good standing from them.

For each fire sprinkler system contractor, there must be at least one managing employee who has obtained the RME license, or the Responsible Managing Employee license. The license requirements for the three different types of RMEs also have different required exams.

The general RME requires both theSprinkler Statute & Rules TFM08 exam and theNICET III Layout exam. The underground RME requirestheSprinkler Statute & Rules TFM08 exam and theSprinkler Underground TFM10 exam.

The exam is administered by PSI and exams can be schedule through this link.

TheNational Institute for Certification in Engineering Technologies (NICET) course is required for RMEs in all categories except underground. You can obtain more information on the NICET certificates and their requirements throughnicet.org or by contacting them with the information below.

National Institute for Certification in Engineering Technologies1420 King StreetAlexandria, VA 22314888-476-4238http://www.nicet.org

Here is the more accurate contact information with regards to the different departments.

There are different costs associated with becoming a licensed fire sprinkler systems contractor, including $45 or $60 for exams, which is determined by the need type of exam. The application fee for a certificate is $50. The certificate for the general category will set you back $900, while both the underground and dwelling ones cost $300. The licenses will need to be renewed every two years, and the current fees are as follows.

    Information fromhttp://www.tdi.texas.gov/forms/sfmfireindustry/sf040sprkguide.pdf

While not being an official reciprocity program, the SFMO may waive its license requirements for contractors from states where the requirements are fairly similar, although its at their mercy to do so.

To do plumbing work in Texas, you will need a license. There are different types of plumbing licenses in Texas including ones as Responsible Master Plumber, Master Plumber, Journeyman Plumber, Tradesman Plumber-Limited and Plumbing Inspector. Apprentices will also need to be registered. You can read the different requirements for the different licenses by following their respective links.

Any questions you may have should be directed to the Texas State Board of Plumbing Examiners.

Texas State Board of Plumbing Examiners929 East 41st StreetP. O. Box 4200Austin, TX 78765-4200(800) 845-6584http://www.tsbpe.state.tx.us/

In order to get the plumbing licenses, you will need to pay a fee for handling the application. Once approved, you will be able to take the corresponding exams. For a Master Plumber for example, you will first need to pay a $175 fee to the TSBPE followed by a $75 fee once you have passed the exam in order to get the license.

The exam and application fees vary for the different licenses. These numbers have been retrieved from the individual pages.

The Responsible Master Plumber license is the highest ranking you are able to obtain, and you will need to currently be a Master Plumber to apply for it. To become a Master Plumber you will need to be a Journeyman Plumber and have had that license for 4 or more years. If you have taken an approved training course, the 4 year requirement may be reduced to one year.

While not being a reciprocity program, you may be able to get your Journeyman or Master Plumber license transferred from a different state and have it turned into a Journey Plumber license in Texas.

It not only requires good standing with the TSBPE but also that you are currently a Master Plumber. You need to submit proof of commercial liability insurance worth at least $300,000 and take a24-hour training course approved by TSBPE, unless you had the certificate of insurance already filed in the beginning of 2012. Being in good standing with the TSBPE requires that you pay any amount of money that is currently due as well as any possible penalties.

The Responsible Master Plumber is available to do all the management required, as well as obtaining the necessary permits to do the related work.

Should you wish to drop the RMP title, that is also possible.

Theres an exam needed to be taken in order to become a Master Plumber, as can also be seen by the fee that needs to be paid. With the approved training program, you need one year of experience as a Journeyman Plumber, and otherwise its four. With a Master Plumber license from another state you may be able to get the Texan equivalent too.

The reciprocity agreement for Master Electricians is only available for Louisiana and North Carolina license holders. The Journeyman Electrician program is available for the rest of the states. However, these are the only two types of licenses available through reciprocity, and the others, which include residential wireman or sign electricians, do not have reciprocity programs. When you are about to take the electrical examinations, we recommend that you study the National Electrical Code. We have also partnered up with an educational provider and are able to help you pass the test more easily with this course. It gives you access to all the guides, practice quizzes, calculations, tips as well as being able to ask an instructor questions.

How Professionals Estimate Kitchen Remodeling Costs - February 27, 2019 by Mr HomeBuilder

Michael Anschel of the design-build firm Otogawa-Anschel Design-Build in Minneapolis, MN says "The cost of a kitchen remodel obviously depends on the level to which the space is remodeled," says Anschel. "We have some projects that had tiny budgets (under $30,000) and we got pretty creative with materials, and reusing cabinetry and salvaged materials."

Aschel says that as a rule of thumb, $40,000 is what you might find for a basic small kitchen remodel. He goes on to say that you can expect around "$60,000 to $80,000 for the majority of kitchen remodels that are making layout changes, solid surfaces, new lighting configuration, nice cabinets/appliances."

Anschel notes a few kitchens that went above $90,000but notes that the high cost was either driven by unique carpentry or because ofa serious reconfiguration of the entire interior space.

Anschel goes on to say that "If you throw an addition into the mix, then the numbers can be radically higher depending on what is taking place. If the entire kitchen is to be placed in the new addition, then costs tend to run between $80,000 to $150,000."

Anschel also tells us that the "problem with the Cost vs. Value Report is that it pulls data from permits and every state and sometimes acity has a different requirement for what the stated value on the permit should include."

He goes on to say that the magazine gives artificially low figures for the costs of kitchen remodels because the figures are drawn from permit applications and many "contractors will lie about the cost in order to keep permit fees low." As a result, the cost averages based on permit amounts may be considerably lower than actual costs.

In the kitchen and house building/remodeling debate, one thing that rarely gets mentioned is the long-term social implications and quality of life issues. Anschel suggests that discussion of project costs should also include a frank conversation of employee wages, work safety, and business practicesnot to mention that remodeling represents an investment in the quality of life by the homeowner. "After all, we are talking about the most expensive thing most people own, and the place where they will spend more than half of their life!"
