Apartment developments, leasing, and rentals are on the rise. More individuals are seeking apartments lease agreements over a mortgageAs the housing market has shown increases over the past few years, apartment developments, leases, and rentals have continued to dramatically remain the dominant leader in real estate. Those who are seeking to develop apartment buildings should consider modular construction. This option not only offers you a quicker method of construction at the same standards as traditional constructions, but the modular construction also allows you to build more units for less.
Perhaps most importantly, modular construction is considerably faster than building from the ground up. We assemble units individually in our factory and ship them to your worksite ready to install. Shorter lead times allow units to be rented out sooner so youll see a faster return on your investment.
As you order the construction of a modular apartment building from Astel Modular, getting the most for your construction budget doesnt have to mean cutting corners. We employ strict controls to ensure you remain on-budget and on-schedule lowering your labor costs and time to occupancy.

Sometimesremodeling a kitchen is mostly a matter of updating appliances, countertops, and cabinets, but to really get to the very core and essence of a kitchen, you and your contractor may need to rethink the entire plan and flow of the kitchen. A major kitchen remodel often involves an overhaul of the entire layout. When kitchen designers and general contractors discuss the floor-plan options for kitchen remodels, they generally speak in the context of five tried-and-true kitchen design layouts.
Kitchens in which all appliances, cabinets, and countertops are positioned along one wall is known as the one-wall layout. Paradoxically, it can work equally well for bothvery small kitchens and for extremely big spaces.
When space is narrow and limited (such as in condos, small homes, and apartments), the corridor or galley-style layout is often the only kind of design possible. In this design, two walls facing each other have all of the kitchen services. A galley kitchen may be open on both the remaining sides, allowing the kitchen to also serve as a passagewaybetween spaces. Or, one of the two remaining walls can contain a window or exterior door, or it may be simply walled off.
TheL-shaped kitchen design planis the most popular layout. It features two adjoining walls that hold all the countertops, cabinets, and kitchen services, with the other two adjoining walls open. This isthe standard that many kitchen cabinet manufacturers and design firms use when pricing out kitchens (usually the 10' x 10' size).
A highly evolvedkitchen design layout, this design allows fortwoworkstations. In this design, an L-shaped or one-wall kitchen is augmented by a full-featured kitchen island that includes at least a cooktop, sink, or both.
TheU-shaped kitchen design plancan bethought of as acorridor-shapeplanexcept that one end wall has countertops or kitchen services. The remaining wall is left open to allow access to the kitchen.

Whether youre looking to add functional living space, curb appeal or a place to just lounge and relax, a mobile home porch can make for a great additional feature. These types of porches are typically built at the front of a mobile home, covered and are usually built using wood boards and a cinder block base. When it comes to mobile home porches, the design potential is truly endless. Porches can be built to incorporate ramps for elderly or handicapped residents. Perhaps you want onebuilt with pillars, railings, and ceilings for a more elegant look?Or porches can be built to be screened in so that they can double as functional living space in addition to the mobile home itself. This post will take a closer look at mobile home porches, how they differ from mobile home decks, porch design ideas and how to build one yourself.
Mobile Home Porch vs. Mobile Home Deck
The main difference between a porch and deck in a conventional setting also rings true when it comes to a mobile home application porches are covered (or even enclosed), where decks are not. Decks, or patios, may also be installed at either the front or the back of a mobile home, where porches are almost always built at the front of the home. Despite these key differences, there are many similarities between porches and decks when it comes to how they are constructed, which you can learn more about later in this piece. Essentially, you first have to build a deck when youre building a porch more on this later.
Building Materials for Porches
Well get into the basics of DIY mobile home porch building a bit later on, but before we can get into more of a step-by-step, its important to go over some of the common building materials that youre likely to need when it comes to such a project. While mobile home owners are technically able to get as creative as theyd like with these projects, below is an overview of some of the most common building materials that are used:
When it comes to mobile home porches, the design ideas are truly endless, and they can be as simple or as complicated as a homeowner chooses. Heres a look at some popular porch designs:
These are simpler types of porch designs, which consistof a deck area outside of the front door and a gable roof, which is characterized by a roof with two sloping sides and gable at the end of each side
If your mobile home has a flat roof, then a flat roof porch would likely be the best option for you. Flat roof porches are also ideal for mobile home units that dont have extensive roof clearances.
Another type of porch design is one that includes a gable roof porch and an adjacent deck. The deck portion would likely extend right off the porch itself.
For those that want to extend the available living space of their mobile homes, a screened in porch is likely the answer. Whats nice about screened in porches is that such screens can also be added to an existing porch.
If your mobile home is placed on a larger lot, a freestanding porch could be an attractive option. Freestanding porches are either a flat roof or gable roof porches that simply exist within the lot. In other words, they arent built adjacent to the mobile home.
There are a couple of important notables that must be considered when it comes to the construction of a mobile home porch. For starters, porches are best built on mobile homes where the owner doesnt have any intention of transporting the mobile unit elsewhere. Because porches are built externally to the mobile home, moving the mobile home becomes a much more complicated endeavor when a porch is included.
Another important consideration is when it comes to the porch construction itself, specifically the support base. Though cinder blocks one of the most common base materials do an adequate job when it comes to providing a base, its crucial that this base is level and is able to stay level. Failure to construct a level base is going to directly result in an off-balance porch, either now or in the future.
If youre handy around the house, good with tools and know the basics of woodworking, then building a mobile home porch can absolutely become a DIY project. This is even truer if you have past experience with deck building. A handy mobile homeowner with the right tools and materials should be able to build a porch for their unit in a few days. Heres a rough outline of the DIY steps involved in the process. Note also that your local mobile home service store can help you with any porch project and DIY kits are also often available.
If youre looking for design inspirations and/or further information or direction on mobile home porch or porch construction, there are several resources that you can tap into. Here are a few of our favorites:

Done right, decks add to the look and value of your home. They are usually open air and built in the back or side of the home. Working out a budget before you start is essential. Before you nail down the costs, you'll want to make some important decisions about your project.
You'll spend between $500 to $10,000 on decking, not including framing lumber and hardware. You can expect to pay an equal amount in labor and materials.
Once you find what you want, its time to check deck lumber prices. Keep in mind that bulk wood pricing fluctuates throughout the year and regionally. The following sections break down the prices of planks per square foot and do not include framing, foundation, hardware or labor.
Pressure treated wood costs $2 to $5 per square foot. Its affordable and durable if treated every two years. It usually comes treated with anti-rot and insecticide agents and is available in colors like tan or brown. If enhanced with stain, and it will last for decades.
Other features include:
Bamboo decking costs $3 to $10 per square foot. This sustainable hardwood isnt a wood at all, its a grass. Its environmentally responsible because it grows faster than any wood. Other benefits include:
Higher-end wood decking can run from $3 to $30 per square foot depending on its species. They offer exceptional aesthetic appeal over pine. They should last 15 to 20 years. Some versions of redwood and cedar are naturally rot-resistant, while others will require special stains and treatment to last.
Wood plank prices per square foot:
Mahogany planks cost $8 to $11 per square foot. This North American hardwood is known for its deep and rich appearance. Always check with your supplier about responsible sourcing methods. While its more expensive than other woods, it has a few benefits.
Composite decking costs $12 to $22 per square foot. Its strong, doesnt rot, and is easy to install. It boasts extremely low maintenance. There are various colors and textures to choose from.
Other features include:
Aluminum decking costs $15 to $20 per square foot. Steel isnt used for decking but for framing and accent pieces. Gapless aluminum systems make excellent structures above outdoor living areas since it doubles as an awning. Many have gutter systems to divert runoff. While very expensive, they have a few definite benefits over wood.
The cost of materials for a deck runs anywhere from $1,500 to $15,000 or more. Before you start planning, decide on materials, understand deck construction and read our guide to decking materials.
Although decking material looks great and wears well for traffic, its not always the best choice for the foundation, framing or accents. Use the following table to understand the best uses for each material type.
Designing for a unique look means mixing and matching materials. It also means the only way to price out your unique project is to contact an installation professional for a quote.
Deck design examples include:
Its often best to consult with a licensed outdoor designer or deck installation professional to understand all your options.
Adding a deck covering or enclosure can run anywhere from $1,000 to $10,000 or more. If you decide to cover your outdoor space, it will cut down on maintenance and the effects of inclement weather conditions. This will increase its lifespan and open up possibilities of what you can do with the it in the offseason.
The different cover options and their costs include:
The cost of these different coverings will vary by materials, square footage, climate conditions and the professional hired to install.
A covered veranda roofcosts $3,000 to $10,000 for materials and labor. Its a large project that requires adding on to the framing, attaching the covering onto the structure of your home and potentially getting a permit from the city. Building permits average between $350 and $1,800.
Screening in your porch costs $1,000 to $1,900 for materials and labor, assuming you already have a roof. Adding screens that open and close can double that price. Screening-in uses the already existing frame of the roof and posts to secure screens.
Awning installation costs $1,200 to $3,700. For DIY installations, the awning alone runs $200 to $1,000. Theyre an inexpensive, premade retractable cover. They come in different materials, styles and sizes at local home improvement stores.
Patio enclosures cost $8,000 to $25,000 including all parts and labor. Enclosing a patio costs more because there is no existing structure to tie into. This pricing assumes there is no existing roof or frame of any kind.
New deck installations cost most homeowners $4,000 to $10,500, though it can reach $20,000 or more. Knowing what kind you want will help determine price.. Plan ahead by adding 20% to your budget to adjust for these varying factors:
To keep it in good condition so that it lasts for a long time, you will need to maintain it. Check with a professional to understand if and what type of maintenance you need.
Deck repairs cost $700 to $2,600 depending on the type and extent of the damage. Before you seal or stain, make all necessary repairs. Sometimes, extreme damage might call for total replacement.
Deck replacement costs $4,000 to $16,000. If your homeowners insurance is covering repairs or replacement, theyll likely determine which is needed.
What kind of treatment should you apply to your wood? The two most common types arestainandsealer. Both protect wood by repelling moisture while allowing the wood to breathe.
This makes an excellent weekend project for many DIYers. Find out how to stain a deck to save some labor costs.
Stains and sealants are sometimes interwoven because you can get stains that have sealant properties. You can sometimes use a non-sealing stain and cover it over later with a sealant. Both are used to protect the wood and composites against UV rays and inclement weather conditions, along with mold and mildew. Which you choose is just a matter of which fits your conditions better.
This process involves removing old surface sealants and stains, making any necessary repairs and then staining, painting or sealing. This process corrects multiple conditions your wood is exposed to, which include:
Thinking about how you're going to use this outdoor (or semi-outdoor) space will help you and your contractor determine a design, location and materials needed. Some of the many uses include:
When planning for your new outdoor space and what youll use if for, consider the myriad upgrades available in your initial plan and in the future. So how much do these extra pieces cost to transform your outdoor living space into something more? Some feature costs include:
Understanding the difference between these related terms helps when talking to a pro and planning out your project.
Deck vs. Patio
The two most notorious terms mean completely different things.
Lets look at the other related terms:
Extending a roof over a deck runs anywhere from $3,000 to $10,000. However, the size of the cover and materials determine the final price.
It could range anywhere from $1,000 to $20,000 or more to enclose a balcony. Consider all the factors:
Youll need about 20% more decking than the measured area for overage and waste. This depends on the configuration you lay the planks. Horizontal patterns with offset seams produce less waste than a herringbone pattern.

Porches do more than insulate the home. They provide a very important element of home security. Porches can be designed by the homeowner with input by the company surveyor or an architect. When it comes to the interior and exterior design of their homes people can be very diverse. Most of the best porches in Ireland are custom built by companies like Weatherglaze. There are various kinds of materials available for homeowners to use when the propose to construct a new porch. A custom-built porch caters to individual tastes in terms of size, colour and design and consideration must be given to the existing building to make sure the new porch is appropriate in design.
Having a new porch or canopy built does not need to be a stressful process. Just look at a few main factors, some of which include looks, costs, functionality and durability. When it comes to custom built porches and canopies, the key things to consider is your budget and what your desired overall look should be. This is best way to ensure that your porch and canopy comes out looking great.
Modern porches in Ireland are made of bricks and uPVC. This is because a brick porch or canopy offers shade from the sun during the summer and adequate support against snow and harsh weather during the winter. For a well-built custom porch take time to design it correctly. One can make it into an open-air or enclosed porch and select colours so that it matches the existing windows and walls. In addition, one can also have the wood decoratively cut to bring out that unique look.
The Guardian roof that we currently use is available in three colours and make a good match for tile or slates. The windows and doors used in the construction can be double glazed or triple glazed. A very important area of any porch is the base. If it is not insulated properly you will definitely develop a serious problem of rising damp. This will cause a bad odour in the porch and become a health risk. Make sure you get the right advice at all times. Doing something right does not cost a fortune.
A Weatherglaze sliding porch will require maintenance. Usually a good cleaning four or five times a year will be enough. Older ones built prior to regulations and current standards developed moulds caused by moist conditions or fading caused by direct sunlight. This will not happen with modern constructed porches. When it comes to custom built porches and canopies, the materials used to make it play a very important role.
Weatherglaze have been constructing porches for decades and are competent in every aspect of building. The porch we construct for you is used as our showcase and we take it very seriously. All our work comes from recommendations. We are available for advice and consultations at all times. Security is also an added benefit to any homeowner. A porch is a proven deterrent for various forms of home-related crimes. They provide that extra layer of security through the use of a sturdy locking composite door.Alarms can also be introducedto deter opportunistic burglars. The best porch in Ireland come with high security locking systems on windows and doors together with safety-toughened glass and secure hinges.
This porch erected at 57 Esker Lodge has be designed to fit under existing canopy. The doors are French style and opens inwards. Ventilation is provided by opening vents at both sides of the porch. Steps are regulation size and are beige granite. The windows in the main section of the house are German made and installed by Weatherglaze Designs also. Windows and porch are designed to compliment each other.
Its very rare that there is a one design fits all homes. Because of the nature of Irish homes, its always best to have your porch custom made. At Weatherglaze Designs we have being building porches for decades and are competent in all aspects of design and installation.

Victor and company did a great job replacing our 50 or more years old front porch. Fast and reasonable price. Our new problem is neighbors are stopping us to ask who did the fabulous work, cars stop to look and take pictures, and we've made lots of new friends who who want to know who did such a fine job!!
This jerk ball goes around reporting people working on porches to jam them up with the city. I wouldn't use him on this alone. He tries to claim he haven't done that city wont tell you who called on you after the second day I started my project funny I had my permit in my porch is cost me half of his price he's always trying to rip people off $25,000 for a three-story porch get out of hereIf anybody wants a qualified deck builder for half his price I'll direct you in the right direction just to prove my point feel free to contact me
773-Porches is owned by Victor G., the owner. When you call, you directly speak with Victor. He also comes to the field himself to give estimates and handles all the communication.I am a real estate agent and very familiar with renovations and can challenge pricing of many contractors. However, I have no idea about porches and do not know anything about them.My 3 level porch needed to be fixed to prevent sway, it was loose and needed replacement of many parts that were splitting and curved badly. In this process, I obtained 3 quotes. One from other popular porch contractor, one from a general contractor and one from Victor.Victor talks a lot but not like those fast talking sales man contractors. He does not like to talk about porches. He talks about life. So I was sold on that. Victor's quote was the highest among the three, but wait... The quotes did not include the Chicago City Permit cost. Having no idea about permit, general contractor asked about 500$ excluding the permit fee. I called a permit expediter and priced 1900$ total including the permit fee. Other porch contractor did not even tell how much he would charge me for the permit; he said permit takes time and would be extra.I asked Victor for pulling the permit, he said go do it yourself! Being pissed at Victor, I went to City Hall and walked out with my permit in 57 minutes and paid only 225$, learnt tons of information and how I was lied by others about the complexity of pulling a permit. Now, Victor is the cheapest total quote on the table, but wait...When Victor came out to sign a contract with me, he noticed other issues with my enclosed back porch. He had no obligation to look at there or even deal with that. He also addressed those issues and fixed them. He jacked the entire back porch resulting in alignment of my back doors, eliminating molding in front of the basement entrance and leveling the back porch areas inside the units. He did not charge for that...Turns out that Victor was the original contractor of that porch who built it for previous owners, I had no idea. He said he feels responsible for some of the issues there and did not charge for those additional work he put in there. Again, he had no obligation to do that, he could be just like other contractors who did not even look over there. Some of his ideas I tried to question, he simply looked me in the eye and said trust me. Long story short, I trusted Victor and he did not do wrong to me. Inspection has been passed and inspector signed my permit. I did not feel like I made business with a contractor but it was more like a life experience of knowing someone interesting. Thank you Victor! Trust him like I did, you will not regret.
After hiring this contractor, I was the one to initiate the first follow up communication. Contractor then no-showed for weekend appointment that I waited all day for. No communication.
If you have a porch violation, the issue isn't who can fix it--lots of guys can do that. The issue is who can fix it the way the city wants to see it fixed. Victor has a thorough understanding of the process, down to telling you who you'll get on the phone when you call the city, and he will walk you through what you need, and what you need to ask the (not always entirely helpful or clear) inspectors to figure out the best way to solve your problem without... oversolving it from a money standpoint. The actual work may seem an afterthought at that point, but it started within one day of when Victor estimated (the actual carpenter was just finishing up another job, and showed up for ours every day until it was done in about four days); it was professionally done and came out looking very good. In the end, we showed a photo of the finished product and were passed in about 3 seconds-- best possible outcome at that point.
The initial assessment and quote moved very quickly. The actual start date of the work was rescheduled a few times due to the weather so keep that in mind if your working in the winter. When the work was started it moved very quickly with no problems whatsoever! They did a great job cleaning up after themselves.
Fantastic experience. I was a bit worried as there was a verbal quote. But, I soon learned Victor is relaxed and is a man of his word. Not only that, but I wanted a wider porch than was there and had been told it wasn't really possible. Victor figured it out and I couldn't be more pleased. Came in on time and on budget. He was honest, hard working and I love my new porch. I took a gamble over another company and I really am super pleased. Despite rain and some complications, he heard that I had an end date and everything was delivered on time and past expectations. I was impressed. Definitely got my money worth. I'm awaiting on my stain coming this week from a company he recommened.
After meeting with multiple contractors, Victor was by far the best person for my 3 story porch. He is honest, trustworthy, reasonably priced and does excellent work. In addition, he is very passionate about his work and really takes away a lot of the anxiety associated with such a large project. I even received a compliment from a Chicago City inspector regarding My porch. I can't say enough great things. Thank you Victor!! God bless.
Used 773-porches to replace an old deck in a small four-story condo building in Lincoln Park. Had a great experience overall, the work was done on time, within the budget, the price was very competitive and working with Victor and his team was a pleasure.
Had a deck installed less than 10 years and its coming apart no longer attached to my house made several calls and left messages about the problem with no response back
After meeting with several contractors, we decided to go with Victor for our rental property. Although not the lowest price, we felt confident going with someone who was so well experienced and knowledgeable with porch construction and the city code. Victor did not disappoint -- Started and ended on time and on budget with zero drama. His workers were very courteous and cleaned up after themselves.Overall very pleased with the whole experience!
The reason we chose 1773 porches was a combination of good reviews, word of mouth and meeting Victor in person. Victor and his team are professionals, and they have been very accommodating with our schedule, which has been a huge help. Victor is man of integrity; he was always available to answer any questions, which made the process very easy for us.We are very pleased with the finished product and I would highly recommend them to my friends and family. Thanks again guys!
I had emailed 1-773-PORCHES regarding a property I was considering purchasing. Victor ,the owner, took it upon himself to drive over, look at the porch and then spent 20 min of his time speaking to me about my options and whether or not I should buy the property. I may not buy the property but, I will definitely hire 1-773-PORCHES in the future should I need any of the services they offer.
I needed help with a City of Chicago Building Code Violation, so I called this company to see if they could come out for an estimate. I left a message, and a wonderful man named Victor returned my call in less than 20-30 minutes. Even though his company didn't service my area, he was so friendly and helpful, taking time out of his busy work schedule to offer advice on what to expect, and helping me find someone in my area who would be able to do the work. Although I wasn't actually able to hire this company, after talking with Victor, and having such a great impression about his personality and character - so down to earth and sincerely helpful - I couldn't stop myself from hurrying to the computer to write this review. It's not often that I encounter a contractor - or anyone, for that matter - who makes the kind of impression on me that this man did. Call him - you won't be disappointed!
After we spoke with 4 general contractors, we decided to go with Victor @ 773-PORCHES when he was able to promise to deliver the porch we wanted at the right price. He definitely followed through by getting the plans drawn up and through city Dept of Buildings quickly, and had the crew out to teardown and build in a few months. Based on my past home rehab experiences, this was fast! Everything was done to code, and we now have a porch we know will last a long time. Our porch space was expanded by at least 5 feet thatnks to Victor's experience and creative thinking. We especially like the fact that's its perfectly level, no slope at all. It feels like our living space was expanded to the outdoors. There was one hiccup with reattaching our electric service line, but Victor had a crew member come back and fix. One note regarding porch replacement. I recommend you or electrician remove all wiring and fixtures, including telephone/cable, except service line (don't touch that!) before the crew arrives for teardown. It will make everyone's life easier. We were able to continue cable/internet service by running long line to house that was only partially in the way of the carpenter crew. I was able to save the electrical boxes and fixtures, saving myself $500 when it comes to reinstalling. It clearly states on the contract that porch contractor is not responsible for electrical.I'll try to post before/after photo later.
These guys did a great job. The architect was great. Between the City and permits the architect and 773 Porches did a great job of handling all the paperwork. 773 Porches was competitively priced, they arrived on schedule, worked very hard, worked and managed through some terrible storms (power line knocked down) and cleaned up thoroughly. Victor is very knowledgeable and stayed on top of the job and his workers.Only downside is the job probably took about a week longer than expected.I highly recommend these guys.
