Three projects set for the Buncombe County Board of Adjustment's October meetingcould bring 740 new apartments to Arden, all within a few miles of each other.
While the agenda isn't yet available for the meeting, the county's project portal shows the three proposals, offCrescent Hill Road, Clayton Road and Rockwood Road in Arden, are all set for the Oct. 13 agenda, with 252, 216 and 272 units respectively, and all need special use permits.
A project proposing more than 250 new residential units in 10 buildings on just under 25 acres between Lower Laurel Drive and Watson Road, first went before the board on July 15and has already met opposition with 11 applications for standing on file with the county.
Dubbed Crescent Hill Apartments, the project is an effort by Southwood Realty, seeking a conditional use permit to allow the development, a clubhouse, pool and playground.
Plans show a proposed 10.2 units per acre wouldbe allowed under the current zoning, which allows up to 12 units per acre, but the developer is seeking permission to exceed the normal 35-foot height limit for its three-story buildings that top out at almost 47 feet.
The mostly vacant site is home to several single-family homes, and neighbors voiced a number of concerns about the development, topped by the new traffic load on Watson Road, which they say is already crowded with cut-through traffic between Hendersonville and Airport roads.

A traffic study included in the special use permit application recommends separate right and left turn lines at the intersection of Crescent Hill Road and Hendersonville Road for an expected 1,372 new daily trips once the project is completed.
Jon Fillman, a neighbor representing more than 40 others, said July 15 the project was out of character with the single-family residential neighborhood, and asked the board to allow more time for neighbors to organize.
James Randolph, with Sterling Asheville Apartments, LLC of Mishawaka, Indiana, is looking to build 216 new residential units in three four-story buildings on 18.5 acres on Clayton Road, between Sunshine Chevrolet and the entrance to Biltmore Church, near Long Shoals Road.
It's the company's first foray into Asheville, though they have properties across the Southeast, including in Charlotte, Raleigh/Cary and Wilmington, Randolph said.
"We identified Asheville as being a market we want to be in, because ofthe amazing growth metrics that we're seeing," he said. "We've been hunting a site in Asheville for a while, and the site out there off Long Shoals Road and Clayton Road where we wound up, we thought was a good location as far as proximity to economic drivers."
Randolph mentioned the recently announced Pratt & Whitney plant, locating about 2 miles away.
The applicationon file with the county saysthe site would allow 222 units total based on the 12-unit-per-acre limit for the current Employment District and Public Service Districtzoning. As proposed, thedevelopment would constitute 11.67 units per acre.
Plans show three buildings and associated parking lots in the triangle of land between Thunderland Circle, the entrance to Biltmore Church, and a powerline cut adjacent to The Aventine Asheville apartment complex.
An included traffic study estimates 1,175 new trips per day, including 73 trips in the a.m. peak hour and 93 trips in the p.m. peak hour.
Randolph said while plans are for the rents to be competitive in the market, including even with or below the complex right next to the property, "This is a100% market-rate deal for us," and developers don't have an affordable component programmed as part of the project.
"We're going to be positioned competitively with the concept that's out there, so they will be market-rate," he said.
If all goes well with the Board of Adjustment, Randolph said developers hope to move into further due diligence and design and close on the land, currently owned by Biltmore Baptist Church, early in 2022, with construction starting in the third quarter of 2022.

The third phase of Audubon Place Apartments is proposing 272 units on just more than 24 currently woodedacres between Interstate 26 and Rockwood Road, across the street from the first two phases of the apartment complex.
In a total of 14 buildings, plans showfive, 68-foot tall, four-story apartment buildings, eight garages, one 28,000-square-foot clubhouse and associated parking lots along Rockwood Road.
According to the staff report on the application, the property is split between R-3 Residential and Employment zoning districts. Each has different maximum building heights, 35 feet and 90feet respectively.
Along with the height variation, applicant Payne Kassinger with Rockwood Road Land LLC and Flycatcher LLC are seeking to decrease the amount of required parking from 1.75 spaces per unit, or 476 total, to 1.5 spaces per unit, or 408 total.
At 11.29 units per acre, the project density is within the 12-per-acre density allowed in both the R-3 and EMP zoning districts, the application says.
"The majority of the perimeter of the site will not be affected by the proposed development," the application says. "These areas are currently vegetated and will remain in its vegetated state."
A traffic study included with the application shows planned access points from Rockwood Road, and says the project is expected to generate 2,287 daily trips, including 140 a.m. peak-hour and 176 p.m. peak-hour trips.
It recommends lengthening the traffic signal cycle at the intersection of Airport Road and Rockwood Road from 120 seconds to 130 seconds during the p.m. peak-hour timeframe.
The Board of Adjustment will take up all three at itsOct. 13 virtual meeting, starting at noon.

A pattern of taking the temples to the people is continuing for The Church of Jesus Christ of Latter-day Saints.
President Russell M. Nelson announced 13 new temples and the renovation of the Provo Utah Temple at the conclusion of general conference Sunday.
We thank all who are working on our new temples, he said. They are being built all over the world.
Four of the 13 will be built in the western region of the United States, adding to nine new temples announced last April, several of which are already under or close to construction.
Heres a look at how some are reacting to plans for new temples in Heber Valley, Utah; a second temple in Rexburg, Idaho; and in Cody, Wyoming.
News of a temple in Heber Valley was surprising and not surprising for Kelsey Berg, a seventh generation Latter-day Saint in the area.
Bergs thoughts turned to her family heritage while discussing the temple, and she paused to look in the Family Tree App for some of the names of her own Swiss and German ancestors who settled in the Heber Valley. Some are buried in the Midway cemetery.
We think our valley is pretty special, said Berg, who graduated from Wasatch High School in 2007. To see our special valley get a temple is pretty cool. Its something our ancestors sacrificed for, and to be able to perform those ordinances in the valley will be pretty cool.
Steve Carliles pioneer ancestors also settled in Heber Valley, and much of his extended family still lives in there today. He said his phone vibrated with messages following the announcement and there were expressions of joy.
Everybody is really excited ... ecstatic, he said. For me, its really exciting to think about all of our family celebrating on the other side of the veil, and what it means for them. Its a cool thing.
Carlile believes the new temple will be a huge blessing for both those who reside in the valley and those who visit or vacation there.
I feel strongly that the temple is going to add significantly to the reason that people will be drawn to the valley, said Carlile, who graduated from Wasatch High in 1999. The blessings of having a temple there will be shared with those who are of our faith and those who might not be that are drawn in, to really enjoy Heavenly Fathers creations. Having a temple there will bless all who enjoy the valley.
Rexburg Mayor Jerry Merrill said church officials called him earlier this year to ask about the possibility of a second temple. He kept this information private and said he was delighted to hear about Sundays announcement about the Rexburg North Temple, Merrill told the Idaho State Journal.
I knew they were considering it, but I didnt know for sure. You never know for sure until they make the announcement, Merrill told the Idaho State Journal. (When) I had a conversation with people from the church, they were asking about what the citys attitude would be toward a second temple.
The new temple is expected to serve Latter-day Saints living in Sugar City, St. Anthony, Ashton, and parts of Montana. Sugar City Second Ward Bishop Glade Pennock echoed the mayor with joyful feelings at the news.
Its a great thing. There was a need for a second one, Pennock told the Idaho State Journal. I was really hoping for a Sugar City Temple. I thought that would be the sweetest temple on earth.
Another Sugar City resident, D.J. Teichert, was thrilled with the news. The current temple stays rather busy with just Brigham Young University-Idaho students, he said.
Its going to be great to have two temples in Rexburg, said Teichert, who was recently released as a young single adult bishop on BYU-Idahos campus. It will be a great blessing to our community and I think give more people an opportunity to go regularly. ... You can see the hand of the Lord in this area. Madison County is one of the fastest growing counties in the nation. The prophet is aware of what is going on here and sees the demand in the future for more people to be in the temple. So we are just thrilled.
The announcement of a second temple in Rexburg comes two weeks after the beginning of the open house for the Pocatello Idaho Temple. A rendering and the location of the Burley Idaho Temple has also been selected, although a groundbreaking date has not been scheduled.
Andrew Jacobsen, who serves as stake president in Cody, Wyoming, told the local newspaper the temple announcement surprised local leadership but will save hours of travel in the future, according to the Cody Enterprise.
Right now the closest temple for Latter-day Saints in Cody is in Billings, Montana, about 100 miles to the north.
Its very exciting, Jacobsen told the Cody Enterprise. Its a big deal for us. It gives us a lot closer access to a temple. ... Having it this close will make it easier.
It will mean a lot to those good people, said Darwin Thompson, whose mission boundaries included Cody when he served as a missionary to Montana in the late 1970s.
For some Latter-day Saints, the mention of Cody, Wyoming, brought to mind Tennis Shoes Among the Nephites, a popular fiction series by author Chris Heimerdinger in which a family uses a cave near Cody to be magically transported back to Book of Mormon times. Cody is Heimerdingers hometown.
All of the people I was sitting in the room with looked at me when it was announced, Heimerdinger said. I thought the news of Madagascar getting a temple was pretty exciting, too.
A short time later when he looked on Facebook, a friend had already posted the message, Did you hear that Cody, Wyoming, is getting a temple? The first thing I thought of was the Tennis Shoes series, Heimerdinger said.
Somebody beat me to it, he said. My Facebook page went nuts yesterday. In fact, I got more attention for a post that I made there about the announcement than anything that I have posted in a long time.
While his book series may have brought some added attention to Cody over the years, nothing should overshadow the faith and sacrifice of many extraordinary Latter-day Saints living in the Bighorn Basin, the author said.
I think they deserve a lot more credit than I do, Heimerdinger said. The idea that Cody is receiving a temple is an extraordinary thing. I never imagined that.
Temples always had the reputation of being really big and massive, and they had to be in a major metropolitan area. So the whole idea of smaller temples, more accessible to people in smaller communities, thats been an extraordinary transition over the last 20 years. So its exciting news.
The Cody temple news comes one week before the groundbreaking of the Casper Wyoming Temple on Oct. 9.

From cat Scooter's apartment, he not only has amazing views of the Toronto skyline, but he's now found a new friend in the building's window cleaner.
Washing the windows of giant buildings would be a scary and difficult task for most people, but the prospect of meeting this feline must make the job a lot more appealing.
Scooter's racked up over a million views on TikTok in just one day after his owner shared the heartwarming moment he met the window cleaner, albeit through a thick sheet of glass.
"The most wholesome thing happened today," they wrote, showing Scooter walking around the apartment to the sound of "Yellow" by Coldplay.
The cat approached the large window, appearing fascinated by the window cleaner working outside. He timidly approached, climbing onto the windowsill and following the tools with his head.
It wasn't long before he began pawing at the window, trying to join in on the job. Adorably, the window cleaner slowed down in moments, waiting for Scooter to paw at the tool each time and interacting with him.
The video can also be seen in full here.
Scooter already has a large following online, with 300,000 followers on the account that shows videos of him in all his cute glory. Videos on the account often reel off "reasons he wouldn't survive in the wild," including enjoying regular Starbucks, having his own seat at the table for Sunday brunch and being tucked in nightlythe definition of a pampered pet.
One-year-old Scooter also likes to be carried around the city in his own backpack with a space-age style bubble window, much to the amusement of TikTok viewers.
It is, however, his new friendship with the window cleaner that has truly captured the hearts of most.
"I'd be fired on the first day, because I'd sit there all day," commented a viewer.
"I'm a window cleaner just like this guy and honestly, seeing cats in the window trying to chase the tools makes my day," wrote one TikTok user.
"All I need is a compilation of window cleaners and cats and I'll die happy," wrote another.
As shown by TikTok's reaction, cats and window cleaners are often two peas in a pod, and Scooter isn't the first to go viral for this kind of thing.
Since 2015, Rina Takei and her cat, Guinness, have regularly racked up views in the millions on their YouTube videos, showing a feline and window cleaner friendship.
Just like Scooter, Guinness enjoys following around the cleaning tools with its paws and even runs along the window in time.

Washing your windows may not be your favorite household chore, but its a huge payout for minimal effortand it's really not that difficult.
Dust, pet dander, pollen and smoking residue all become aerosolized and stick to your windows, creating a dirty haze, says Ken Fisk, director of technical services at Window Genie. Try to clean your windows about twice a year. You can do them any time temperatures are above freezing, but dont work when hot sun is beating directly on the glass or the cleaning solution can dry too fast and leave streaks.
Ready to get started? Follow our simple step-by-step guide to get your windows cleaner than theyve ever been:
Its much easier to work if you pull curtains and blinds out of the way, says Fisk. Its also the ideal time to wash your drapes and dust blinds. And if your windows have removable grids (those pieces that divide the window into individual panes), gently pop them out so you dont have to clean around each tiny square, which is super-annoying and time-consuming. But be careful handling them, since UV light can make the grids brittle over time.
Its fine to use a commercial window cleaning spray, but you can also make your own thats just as effectiveand much cheaper. Combine about 8 ounces of hot water with a drop or two of Dawn dish soapwhich is great for cutting grease and grime, says Fiskin a spray bottle. (Some people like to add a splash of vinegar, too, but its not necessary.)
Get a bunch of lint-free microfiber cloths. They come in various sizes, but go with ones that are at least 14 inches, so that they're easy to handle. Old flannel rags are okay, too. Avoid using paper towelswhich can leave fibers behindand scrubby sponges that can scratch the window, says Fisk. When you wash the microfiber cloths after use, separate them from the rest of your laundry so they won't pick up fuzz from other items. And don't use fabric softener, which will decrease their absorbency.
Story continues
This area can get pretty gross. Open the window, spray cleaner on the ledge, and use a small scrub brush to clean all the dirt, dead bugs, and other debris from the nooks and crannies. Rinse with clean water (a second spray bottle filled with clean water works well).
Close the window and wet the window pane with your cleaning solution. Start with the top section first, so the solution doesn't trickle down. Get the surface evenly wet, but not dripping. Use one of your microfiber cloths (folded into about a 6" x 6" section) to wipe off the solution. You can wipe in any direction or pattern you like, but as the cloth becomes saturated, flip it over and use a dry section. Use another cloth to wipe around the edges of the frame when you're done.
An alternate way of cleaning windows is to use a squeegee. There are many different squeegee techniques, but this one's the simplest: Spray on the cleaning solution, then make a one-inch-wide swipe across the top of the window pane from left to right by tipping the squeegee so that only the corner makes contact with the glass. Pull all the way across, then wipe the blade with a cloth. Now, just below the frame, pull the squeegee steadily straight down and wipe the blade dry. Do the same maneuver again, with the squeegee overlapping the previous stroke about two inches (to help prevent streaking). When youre done with all the glass, use a clean cloth to dry the window frame, says Fisk. You also can use a clean, dry microfiber cloth to buff out any streaks.
You can wash the exterior side of windows using the same techniques described above, but be sure to never lean a ladder directly against the glassand skip it altogether if youre nervous about climbing. Note that spray-on solutions you can use with your garden hose work okay, too, though they can leave streaks.
If you'd rather leave the job up to the professionals, you can always book a window-cleaning service. Just be sure to ask for their current certificate of insurance before they start, Fisk cautions. "Dont just take their word that theyre insured!"

On Thursday, it was good that the streets of downtown San Francisco werent too crowded yet. A large glass plate fell from the skyscraper and shattered on the sidewalk, leaving no one injured.
The windows on the 45th floor were under repair on Thursday afternoon, but all the glass fell on the 45th floor. The San Francisco Emergency Management Agency issued an alert on Twitter at 2:08 pm on Thursday, informing residents to avoid the areas of First Street and Folsom Street due to obstacles.
Until 2:35, when the science fiction fire department posted the photo below, there was no mention of what was really happening. A window-cleaning scaffold hangs around the 45th floor of the 55-story Avery Tower at 450 Folsom. The department confirmed that there were no injuries.
The window glass seems to have come loose during the repair.
Since Twitter is Twitter, I think pedestrians should avoid the area, so someone told the Emergency Management Department that their warning about avoiding the area should be directed only to the driver. Whined.
And someone else immediately replied, Given the windows fell from the 45-story building, I think it was wise for pedestrians to avoid the area.
Back in February 2020, A large window fell from the 41st floor of the Millennium Tower, Shattered on the ground and thankfully no one was injured but the incident was due to a large gust and the fact that the windows were open at that time.
The horrifying situation of 450 Folsom is reminiscent of the infamous early days of the John Hancock Tower in Boston, designed by IM Pei, who began dropping 500 pounds of glass in strong winds. Under construction in the early 1970s.. The tower was called the Palace of Plywood because so many pieces of glass fell and were temporarily replaced by plywood. As a result of this problem, the towers opening was delayed by five years from 1971 to 1976, requiring the replacement of all 10,334 glass plates due to design flaws.

Articulating self-propelled boom lift. PHOTO | Trading Michielsens
Construction lifts are powerful aerial platforms that help workers to reach high elevations.
With many different types of lifts for construction to choose from, it is easy to make the wrong choice when you do not understand the functionality of each available option.
To help you out, here is an overview of the various types of lifts.
Also known as knuckle lifts due to the shape of their arm, articulated boom lifts are aerial platforms with a jointed arm and a work platform that reaches elevated job sites.
The base of arm is attached to a turntable that allows it to bend in various directions. This enables the lift to move around obstacles and move workers to otherwise impossible areas.
With a maximum lift height of 130 feet, articulated boom lifts are mainly used for exterior cleaning, maintenance tasks, as well as piping and electrical repairs.
A telescopic boom lift is an aerial platform attached to a long extendable arm that moves up, forward, and down allowing a worker to access very high elevations.
Unlike articulated boom lifts, telescopic boom lifts are fitted with small buckets that can only hold one worker at a time. They are ideal for tasks that can be done by one person.
At a maximum lift height of 180 feet, telescopic boom lifts can reach the highest elevation when compared with all the other types of lifts for construction.
Designed to be transported easily, towable boom lifts are best suited for projects that require conveyance of equipment from one site to another.
These types of lifts are usually fitted with arms that function just like those of telescopic boom lifts, except that their arms do not bend.
Drawback: Towable boom lifts have lower weight and height (50 ft) capacities.
Also known as cherry pickers, bucket trucks are truck-mounted aerial platforms attached to a hydraulic crane.
They are commonly used to help workers to access utility lines or to pick fruits in orchards.
Bucket trucks are also used for installation of lights and warehouse racks as well as maintenance works that require workers to reach elevated sites.
They have a maximum lift height of 160 feet.
Bucket trucks can be transported easily and quickly since they are attached to wheeled vehicles that can be driven at top speeds on highways.
RELATED: 12 Types of Cranes Used in Construction Sites
These types of lifts belong to the scissor lifts family. Rough terrain scissor lifts are fitted with heavy-duty tires to operate in exterior settings and rugged conditions.
They operate on all types of terrains, including sites with uneven surfaces.
Rough terrain scissor lifts are designed to move only up and down with a maximum lift height of 60 feet. Although their lift height is lower than that of boom lifts, rough terrain scissor lifts are fitted with wider platforms with a larger weight capacity of 2,500 lbs.
Electric slab scissor lifts are large types of lifts with wide aerial platforms stayed by cross-brace supports. They can only move up and down and must therefore be placed directly below the work area.
With a maximum lift height of 60 feet, electric slab scissor lifts are suitable for cladding installation, window cleaning and installation, as well as exterior repairs of a building.
Vertical mast lifts are aerial types of lifts for construction designed to help workers reach elevated sites in tight spaces.
They can only move up and down, which enables them to function in very narrow spaces.
Vertical mast lifts come with a platform that can hold two or more workers.
One of the biggest advantages of these lifts is their ease of transportation. However, their maximum lift height is often less than 30 feet way below that of scissor lifts and boom lifts.

App-based drivers have had a lot to worry about during the pandemic, and rider behavior is a big one especially when it comes to exposure to infectious diseases and potential conflicts over masking. Charles Deluvio/Unsplash
When you get into the car of the app-based driver you just tapped up on your phone, you expect and hope the driver and the car are safe and capable of getting you where you need to go. Apps rate drivers, which you can see. But what if the driver is sick? What if the car has a mechanical problem? What if the driver has simply had a bad day?
What you may not have realized is that the driver is wondering the same thing about you: Is the passenger ill? Are they properly masked? Will they pull it down once seated? Will they cough, blowing air around? Are they in a bad mood? Did they just get out of a rough meeting or an alcohol-fueled altercation at a bar?
Its a job that is vital to so many people, for moving people to and from medical appointments, to and from the airport, etc. Obviously, app-based drivers are essential for moving people, said Marissa Baker, an assistant professor of environmental and occupational health sciences at the University of Washington. Its vital work, but its largely something the general public seems to forget about.
Baker is senior author on new study published Sept. 14 in the American Journal of Industrial Medicine that is focused on understanding the pressures, risks and dilemmas facing app-based drivers and how they were affected by the pandemic.
Every ride carries potential risks. Each trip includes at least two people possible disease vectors, unpredictable humans now in a closed and confined space. The passenger may face this risk a few times a week. For the driver, this is a workplace risk possibly undertaken dozens of times a day.
Throw a viral pandemic into the mix, and you have workers in a largely unprotected job facing a range of very difficult choices: keep driving no matter what or lose income; ignore an improperly masked passenger or tell them to mask up and risk a bad review or altercation; drive a coughing passenger to a COVID-19 testing site or face deactivation for turning them away; pay out-of-pocket for cleaning supplies and PPE or run an even greater risk of infection.
To illuminate these pressures, Baker and other UW researchers trained four app-based drivers, all affiliated with the Teamsters Local 117 in Seattle, to conduct survey interviews of their fellow drivers. The newly trained interviewers surveyed 100 app-based drivers in Seattle between Aug. 11 and Sept. 7, 2020. The drivers were predominantly male (97%), identified as Black or African (84%) and were under the age of 55 (87%).
The majority of drivers reported high levels of stress and concern about being exposed to the novel coronavirus. Roughly 30% thought they had already had COVID-19. Most, 73 drivers, lost income, while spending their own money on PPE. Those who left the business because of the pandemic (42 drivers) reported having a hard time getting unemployment benefits. Only 31% said they received an appropriate mask and hand sanitizer from the company they drove for, and even then the supplies were not enough.
For workers who are in this kind of employment during the pandemic, they receive very little support from the companies that they drive for, and this is a population that had a lot of awareness of the potential exposures they could be facing, Baker said. They had a lot of concerns and worries, not only about how those exposures would be affecting their health and their familys health, but also the viability and their job.
The drivers spoke of feeling isolated and lonely, since they rarely have a chance to talk with their peers.
In the study, one driver explained, [I]n this line of work, youre very insular. I mean, Im in my own little universe so finding a way to bridge that gap has been the biggest challenge.
Simple issues, like finding restrooms, became bigger problems with libraries, community centers and businesses closed during shutdowns.
You have other people who are doing the same job as you, but you may never interact with them. So you miss out on some of that strength, not only brainstorming of like, Hey what masks are you using? or Where are you stopping? but it also keeps workers from organizing, Baker said. If you get these workers talking to each other and recognizing that they are all facing the same struggles, that can lead to changes.
In Seattle, drivers and their union leaders have been able to win a minimum wage requirement as well as establish a resolution center where drivers contest being taken off the apps through which they are hired. There have been other improvements as well in Seattle and other cities.
Baker explains that while Seattle has taken steps to try to improve drivers working conditions, drivers nationwide do not enjoy the same benefits because they are not classified as employees. So, they dont have access to state or federal health and safety protections, a living wage or sick leave.
This is a full-time job for many people, this is not just driving on the weekends to supplement another job. These drivers are raising families, using what they make to pay for their kids to go to college. This is important, vital work, and we should be recognizing that through the benefits that we demand that these drivers receive, Baker said. Not only for their well-being, but also for the customers they interact with.
Co-authors include Kerry Beckman, Lily Monsey and Megan Archer, all graduate students and staff in the UW School of Public Health; Nicole Errett, an assistant professor in the UW Department of Environmental & Occupational Health Sciences; and Ann Bostrom, a UW professor of public policy and governance. This research was funded by a UW Population Health Initiative Economic Recovery Grant.

Carpet cleaning costs per square foot
Some companies may charge you for their services depending on the square footage of the room. Typically, prices start at about $0.15 to $0.20 per square foot and go up to an estimated $0.40 to $0.50 per square foot. Companies may charge extra for carpeted stairs or deep stains that take longer to clean.
Cost of dry carpet cleaning and steam cleaning
Steam and dry cleaning are two of the best ways to remove dirt and grime from your carpets. And steam cleaning, specifically, may also remove bacteria from your carpets.
Steam cleaning, dry cleaning and carpet shampooing are effective methods to remove difficult stains, but keep in mind that you will need to give your carpets time to dry before walking on them again. Its often recommended to try steam cleaning your carpet if other methods didnt successfully clean your carpet.
Additional cleaning services
Do you have a rug that also needs cleaning? What about furniture or drapes? Or, maybe you have non-carpeted flooring wood, laminate, tile or vinyl flooring that also needs to be cleaned.
Fortunately, many companies that offer carpet cleaning services tend to also offer additional house cleaning services, including:

How carpet cleaning pricing works
Square footage, the number of rooms and the specific treatment or cleaning method are the biggest factors that will impact how much you will pay for professional carpet cleaning services.
Some companies might also have minimum fee requirements. For example, they might charge a minimum of $250 or they may have a two-room minimum.
If you have an especially large room or if you live on the top floor of a high rise, you may incur an extra cost. Stairs may cost more, and some companies may have specific prices to remove certain types of stains.

How to save money on carpet cleaning services
Often, you can save money by doing some of the prep work yourself, such as moving your furniture out of the room and pre-vacuuming your floors.
You may also save money by asking the professional to only clean high-traffic areas, such as hallways, entryways, etc. The carpet under your living room couch, for example, will always benefit from a quick vacuum. But because its hidden away from foot traffic it may not need to be deep-cleaned.
Dont hesitate to ask companies about special deals or discounts. They might offer packages or discounts for military members or senior citizens, for example.
When to hire a professional carpet cleaner
If youre physically unable to clean your carpets, hiring a carpet cleaner may be necessary. Steam or dry cleaning the carpets in your rooms can be a long, strenuous activity. Make sure you're physically up for the task.
You should also hire a professional if you dont want to invest in the carpet cleaning tools and equipment. Renting a deep cleaner costs about $20 to $30 a day, according to Consumer Reports. You can also buy a steam cleaner some models cost less than $100 while state-of-the-art cleaners can cost several hundred dollars.
And lastly, hiring a professional is a good idea if youre moving out of a rented home or apartment. Professional companies can remove stains and spots that may help you get your security deposit back. Also, consider hiring a professional to clean your carpets if you're preparing to sell your home.

Signs you need to repair, remove or install new carpet
Notice a strange, moldy odor coming from your carpet? Working on the same stain for a year that just wont go away? At a certain point, it comes time to go a step beyond cleaning and simply remove the carpet.
If your carpeting is more than 15 years old, its likely time to install new carpeting. For carpets that arent old but have gone through serious damage, repairing the carpet may be the best choice. This may happen if a pet chewed up your still-new carpet, or if you have a permanent stain that you simply cant be removed.
How to hire the best professional carpet cleaner
You have many options to choose from when it comes time to hire a pro. Use these tips to ensure you make the right choice for your home:
Check to make sure your carpet cleaner holds the proper business license for your city or state. Although carpet cleaners are not required to hold a certification, some may be approved by the Institute of Inspection, Cleaning and Restoration Certification.
Before you hire, ask the professional if they hold insurance. This will protect them (and you) in case of an accident during the cleaning process.
Go online and browse through the top-rated professional carpet cleaners in your area. Read their profiles to get a sense of the type of services they offer. And take time to read several reviews left by past customers. Look for information about the cleaners quality of work, and try to find before-and-after photos of customers carpets.

Aim to narrow down your list of potential pros to three or five. Then, contact the pros to get free estimates. To ensure you receive accurate quotes, give the pros as much information about your carpets as possible. For example, tell them how many rooms you need to have cleaned, the square footage, your carpet type and its current condition.
When youre in contact with the pro, make sure you get a written list of all of the fees you can expect to pay for their carpet cleaning services. Some companies may have additional charges for add-ons like spot removal or deodorizers. If you think you may require extra services, let the companies know so you know exactly how much it will cost and you dont get a shocking amount on your bill.
