Last week, the Lombard Village Board of Trustees approved a conditional use permit for the Highlands of Lombard apartment complex, and in December, another proposed project, the Amico Yorktown Apartments, received final site plan approval from the village's Plan Commission, said Lombard's director of community development, Bill Heniff.

Additionally, he said, a massive apartment and townhouse complex is planned for an unincorporated area near Finley Road and Oak Creek Drive, as well as a senior assisted living facility and apartment building for individuals with disabilities both of which are currently under construction.

The soon-to-be-constructed Highlands of Lombard apartment complex at 2740 S. Highland Ave. will stand on the last tract of land available for development within the Highlands planned development project, which was initially approved by the village in 2000, Heniff said. The planned five-story apartment building will include 181 units of studio, one- and two-bedroom apartments.

"We haven't had any new apartment projects in a number of years, 14 to be exact," Heniff said.

The Highlands of Lombard project "and some of the other ones in the planning or construction phase are really indicative of where current market trends are," he said.

Though the condominium market is stagnant, Heniff said there is plenty of demand both locally and within the Chicago area for additional apartment units for rent.

The Highlands project was designed to look very similar to the City View at Highlands complex, which was constructed in 2001, Heniff said. The new building will be located south of the City View apartments.

Heniff said construction of the Highlands apartment complex is expected to begin this year and will likely last a year.

Final building plans are also in the works for the Amico Yorktown Apartments, a proposed seven-story apartment building at 2239 S. Highland Ave., Heniff said.

Heniff expects to see a building permit for the Amico apartments to be submitted sometime this year. The proposed project includes 78 apartment units and is located immediately west of the existing Yorktown Apartments and parking garage, he said.
