Carrie DeWeese of Chinowth & Cohen was named 2019 Associate of the Year. Becky Orr of McGraw Realtors received the 2019 Spike Award, which distinguishes members for outstanding association recruitment and retention efforts. Keelyn Elliot of 918 Interiors received the Young Leader of the Year Award, and the Philanthropist of the Year awards went to Joe Robson of Robson Cos. and Rodger Tucker of Cobblestone Homes.
Earlier this year, the Don Herrington Memorial Award, which honors a past members commitment to the association, was presented to Ed Schermerhorn of Schermerhorn Development. Rita Boggs of Charter Title & Escrow took home the Frank Sanders Award for her longterm dedication to the HBA as an associate member.

Old pumpkins, a trebuchet and a man with an idea. Stu Hopewell of Alair Homes is all about building custom homes as well as community.
Stus neighbourhood has long been known as the place where Nanaimo residents discard unwanted pumpkins. In the days that follow Halloween, the pumpkins proliferate along the side of the road, creating an alluring seasonal attraction, until time and November rain take their toll.
Its nice, but generally ends up as a big greasy mess, he says.
Always innovative and having a knack for practicality, Stu built a giant catapult to launch what he hopes will become an annual community tradition: The Great Pumpkin Toss. The inaugural event, undertaken in partnership with the Nanaimo Science and Sustainability Society, will see a few creative and fun ways to dispose of post-Halloween pumpkins. For a modest donation, Stu will load peoples old, unwanted pumpkins into the launcher and send the sad squash soaring high through the sky and into a field behind the East Wellington Fire Hall on Jingle Pot Road.
Depending on the weight, we can usually launch them between 150 and 200 feet, he says.
Funds raised from this years event were donated to the Big Brothers Big Sisters of Central Vancouver Island and the Nanaimo Science and Sustainability Society, whose members built a pumpkin cannon as part of the project.
The pumpkin toss is a whole lot of fun, but its also just one of the many ways the successful businessman and long-time builder has found a way to give back to his hometown and support local charities.
Stu hopes other companies will join the event in future years, helping to raise more funds for great causes that need ongoing support.
The more participants, the bigger the event and the more dollars raised, which is our overall goal here.
Last summer, Stu was part of the Alair Homes team that had a solid finish in the citys annual Silly Boat Race. The team engineered a Jaws-themed shark boat that took a bite out of the competition and helped raise more than $100,000 for the Nanaimo Child Development Centre.
My family moved to Canada from England in the late 70s, and the CDC helped me at that point by doing some speech therapy, so theyve made a big difference in our lives, he says.
Stu gave back by serving on the CDCs board of directors, a position that showed him how much the organization helps disadvantaged and disabled kids in spite of a slim budget. Continual funding uncertainty, he says, means the CDC has a waiting list of anywhere between 300 and 400 children who need assistance at any given time.
That, to me, just doesnt make sense. If we can increase funding and decrease those waiting lists, then the kids that need help will get help much faster, he says. Just getting out in the community and giving back is important for me. Its not about dollars and cents, its about making a difference while youre here.
Engaging in more community events is part of the companys long-term strategy, he adds. Building annual traditions where residents can have fun and have an impact is a great way for him to increase the quality of life in the region that he and his family are proud to call home, he says.
Stu is in a place where he can make a difference. Back in 2011, tired of working for someone else, he decided to speak with fellow builder and friend Blair McDaniel about going into business. Within a decade, Stu had become the co-owner and chief operating officer of Alair Homes, North Americas largest custom home company. Starting out as a general labourer during summers at 14 years of age, Stu has risen to the top of his field. He now works with 60 employees out of the companys home office in downtown Nanaimo and assists hundreds of the Alair franchisees in towns and cities across North America.
We handle all of the back-end business in this office here, he says. Most builders are excellent with clients and the sub-trades, but they struggle with the paperwork like paying bills and processing their payroll. As a result, good builders have struggled to be successful.
Thats where we can help, doing the payroll, HR, accounting, payables, receivables, operations, marketing and legal.This allows our builders to handle a much higher volume than on their own.
Stus success and Alairs expansion mean he arrives at work early, usually by 6 am, to coincide with business hours on the east coast.
Its hard work, but I enjoy myself, he says. If you love what you do, its not difficult to go to work.
Making time for work and family means hes had to reconsider some of his priorities.
Once a stalwart at Vancouver Island race tracks such as Saratoga and Western Speedway, Stu has shifted gears. Once an avid racer of the pint-sized and high-powered dwarf-series race cars, family and work responsibilities have encouraged Stu to grab the keys of his family car to wheel his two teenage children around the streets of Nanaimo.
Now its really about chasing around my kids, dropping them off and picking them up, he says. Theres always a skating event, dance lesson or karate tournament.
As Alair Homes expands, Stu has been racking up some hefty frequent flyer points by visiting new locations. One week hell be in Alberta or Ontario, while the next will see him travelling to Texas or Florida. As someone who has worked in the industry since his early teens, Stu is continually fascinated by the different approaches and building techniques he encounters in different regions.
Outside of work, he shares his desire for travel with his wife and two teenage kids. The family takes frequent trips overseas as a way to broaden their horizons and remember the triviality of first-world problems.
We feel its important for us and our kids to see other parts of the world, he says.
On a trip to Africa, the family was awed by the scale of the continents wilderness and wild creatures. They also visited an orphanage run by an Australian ex-pat with no government funding. Despite the challenges and poverty, he recalls, all the children had access to clean beds and regular meals, and had smiles on their faces.
That was a life-changing trip for me, he says.
Its experiences like these, Stu adds, that remind him to be grateful for what hes achieved and aware of how we can all make our communities, be they on Vancouver Island or overseas, healthier and happier places to live.

Building healthy homes is "really about researching and selecting better products, ones that don't off-gas, that are formaldehyde-free and have low or no VOC content," says Kevin Mullen, president of Calgary-based Empire Homes. Supplied / Postmedia
The concept of living in a healthy and sustainable home is gaining ground, and the demand is upping the ante when it comes to design.
As a society we have become very focused on wellness and fitness, eating organically, wanting to know where our food comes from, but we have never asked any of those questions about our homes and I think that is to our detriment, says Kevin Mullen, president of Calgary-based Empire Homes.
Empire Homes is taking note, and making health a priority, putting the emphasis on homes that are healthy for both the environment and for the people living in them.
It is currently creating a collection of 19 luxurious, healthy homes in the inner-city master-planned community of Currie, developed by Canada Lands Co. All homes will be built to Built Green specifications and also Empires Reside specifications, a comprehensive grouping of initiatives designed to ensure healthy air quality.
The two-storey homes will ring Valour Park and feature contemporary lines with plenty of brick, stone, stucco and concrete, not to mention gorgeous kitchens, compliments of Empire Kitchen & Bath.
Healthy and beautiful go hand in hand, says Mullen, also noting that building a home with healthy materials costs the same.
Its really about researching and selecting better products, ones that dont off-gas, that are formaldehyde-free and have low or no VOC content, he says.
VOC is the acronym used for volatile organic compounds, compounds that can wreak havoc on our health, as we breathe in their fumes. Resins, glues, flooring, carpet, paint, particle board, dry wall, insulation it all off-gases.
We take for granted that the manufacturer and the builder are thinking about this. But often it is not true. What is the first thing that most builders do? Move the homeowner into their new home as quickly as possible, often the day after its been painted and glues and silicones and finishes have been applied. And people wonder why they are getting headaches or their kids cant breathe, he says.
Les Wold, sales and marketing manager at Effect Homes in Edmonton, agrees.
It is so important to be attentive to products, to have hard surfaces and natural floorings, he says.
Wold says that with the uptick in allergies, consumers are coming to them much more informed.
They are wanting a much more holistic approach to home building. They want a well-built, energy efficient home that will stand the test of time and provide a comfortable and healthy place for their families to live, he says.
Effect Homes has won numerous awards for its sustainable home designs, including the Canadian Home Builders Associations (CHBA) Green Home of the year the builder won at both the provincial and national level for a net-zero home in Edmontons Belgravia area. The use of passive design techniques, including window placement and materials chosen for their long-term durability and lack of off-gassing. The home features, for example, polished concrete floors throughout that kept costs comparable.
Effect Homes, a custom home builder and renovatorlike Empire Homes, is passionate about what it does and is walking the talk. It has recently renovated a duplex in need of some TLC in Edmontons up and coming Bonnie Doon community, moving the companys offices into the space.
Our offices really show case what can be done and it gets us so excited, says Wold. Healthy materials and hard surfaces combine with beautiful design and energy efficiency. The offices are off the grid, with solar generating enough power to run the lighting, and computer systems the power is stored on site in batteries.
Homes definitely can be beautiful, energy efficient and healthy, says Wold, highlighting another example, a home in Edmontons Windsor Park area. The home, which looks as if it belongs on the pages of Architectural Digest, is 68 per cent more energy efficient than a standard home, with 27 solar panels on its rooftop generating an 8.25 kilowatt solar electric system.
But it is all about supply and demand, notes Empires Mullen, relating it to consumer demand for organic foods.
As people begin to really demand this, more and more healthy products will be available in the market. When we first starting focusing on healthy homes in 2016, we couldnt source formaldehyde-free products in the local market anywhere, he says. Now they are trickling in. Empire will not build with a product unless it is stamped formaldehyde-free by a third-party inspector.
Wold notes that it is a natural progression for people to want sustainable, energy efficient and healthy homes, both for the environment and for the owner. This really is the way of the future, says Wold.

U.S. homebuilding rebounded in October and permits for future home construction jumped to a more than 12-year high, pointing to strength in the housing market amid lower mortgage rates.
The report from the Commerce Department on Tuesday also showed an increase in home completions and the stock of homes under construction, which could help to ease a supply squeeze that has plagued the housing market.
"This is an important report for future homebuyers since one of the largest deterrents to entering the market right now is the lack of robust housing options," said Bill Banfield, executive vice president of Capital Markets at Quicken Loans in Detroit.
Housing starts increased 3.8% to a seasonally adjusted annual rate of 1.314 million units last month, with single-family construction rising for a fifth straight month and activity in the volatile multi-family sector rebounding solidly.
Data for September was revised to show homebuilding declining to a pace of 1.266 million units, instead of decreasing to a rate of 1.256 million units as previously reported. Economists polled by Reuters had forecast housing starts increasing to a pace of 1.320 million units in October.
Housing starts advanced 8.5% on a year-on-year basis in October. Building permits surged 5.0% to a rate of 1.461 million units in October, the highest level since May 2007. Permits were driven by the single-family housing segment, which increased 3.2% to the highest level since August 2007.
Building permits in the populous South region scaled their highest level in more than 12-1/2-years last month.
The housing market, the most sensitive sector to interest rates, has perked up in recent months, catching up to the Federal Reserve's easy monetary policy stance, which has pushed down mortgage rates from last year's multi-year highs.
The sector, which accounts for about 3.1% of the economy, however, continues to be hobbled by land and labor shortages.
A survey on Monday showed confidence among homebuilders hovering near a more than 1-1/2-year high in November. Builders, however, complained about "a lack of labor and regulatory constraints," adding that "lot shortages remain a serious problem, particularly among custom builders."
U.S. financial markets were little moved by the data.
Housing starts shot up to a more than 12-year high in August. But momentum could slow, with mortgage rates backing up in the last two months.
The Fed last month cut rates for the third time this year and signaled a pause in the easing cycle that started in July when it reduced borrowing costs for the first time since 2008.
While fears of a recession have ebbed in recent months amid a de-escalation in trade tensions between the United States and China, the economy is still slowing amid a deceleration in consumer spending and persistent weakness in business investment and manufacturing.
The 30-year fixed mortgage rate is currently at 3.75%, still below its peak of 4.94% in November 2018, according to data from mortgage finance agency Freddie Mac.
Residential investment rebounded in the third quarter after contracting for six straight quarters, the longest such stretch since the 2007-2009 recession.
Single-family homebuilding, which accounts for the largest share of the housing market, increased 2.0% to a rate of 936,000 units in October, the highest in nine months. Single-family housing starts rose in the West, Midwest and the South last month. They fell in the Northeast.
Starts for the volatile multi-family housing segment soared 8.6% to a rate of 378,000 units in October. Permits for the construction of multi-family homes increased 8.2% to a rate of 552,000 units last month.
Housing completions vaulted 10.3% to 1.256 million units last month. Realtors estimate that housing starts and completion rates need to be in a range of 1.5 million to 1.6 million units per month to close the inventory gap.
The stock of housing under construction gained 0.1% to 1.161 million units, the most since January.

RALEIGH Greensboro home builder Dwight Stone is the newest member of the UNC Systems Board of Governors.
Stone was selected Friday by the N.C. Senate. His term will start Nov. 22.
It certainly is an honor and a privilege to serve the state of North Carolina and try to improve higher education, Stone said in an interview Friday afternoon. That certainly should be the goal of everyone on the BOG. I think it is.
Stone, 68, is a 1973 graduate of UNC-Chapel Hill. He has served on the universitys Board of Trustees since 2013 and was board chairman from 2015 to 2017. He was on the UNC-CH search committees that led to the hiring of athletics director Bubba Cunningham and past chancellor Carol Folt and is on the current committee charged with finding Folts successor. He also is past chairman of the board of directors of the Rams Club, the universitys athletics booster organization.
In 2018, the UNC General Alumni Association gave Stone its Distinguished Service Medal, its top honor, for outstanding service to the university.
A Greensboro resident for more than 40 years, Stone is chairman of D. Stone Builders, a custom home-building company based in the city. His local civic leadership roles include a past presidency of the Greensboro Sports Council.
Though Stone has deep connections to UNC-CH, he said he has a great affinity for Greensboros two state universities and has gotten to know the university and athletic leaders at both schools. During his time on the UNC-CH board, Stone said he has grown familiar with the other UNC System universities.
Its not going to be about Chapel Hill, Stone said of his new role on the Board of Governors. Its going to be about every school in the system.
Stone will serve the remaining two years of the term of former Board of Governors chairman Harry Smith, who announced earlier this month that he would leave the university systems governing board once state lawmakers named his replacement. Smith, who lives in Greenville, resigned as the boards chairman in September, citing the demands of a new business venture.
Stone will have to leave his current UNC-CH board positions to take his Board of Governors seat.
Stone will be one of just two Guilford County residents on the 24-member board that oversees the 17-campus UNC System. Hell join Marty Kotis, a Summerfield resident whose Greensboro company owns, develops and manages properties across North Carolina. Kotis was first appointed to the Board of Governors in 2013 and got another four-year term in 2017.
