June Manning has multiple forms of arthritis, and at 84, just mopping the floor is a challenge.
So she said the idea of moving out of her spacious, well-kept trailer home is giving her nightmares.
After a six-year battle with a local developer, Manning and her neighbors at Santa Monica's Village Trailer Park must prepare for eviction.
"I'm so stressed out," she said softly. "I'm scared, because I have no place to go."
Manning is one of several park residents who are elderly, have health problems or both. They could be uprooted as early as next summer if everything goes according to the developer's plan.
The Santa Monica City Council gave its green light to the evictions earlier this month, voting 4 to 2 to approve an agreement that will allow the owner of the property to demolish the trailer park and build a ritzy complex of apartments and storefronts in its place.
Park residents say their assets are being torn away, their friendships destroyed and their peace of mind shaken. Some question the legality of the process. Others say they are more worried about the precedent the decision sets for other low-income residents of the beach city.
Supporters of the project counter that Marc Luzzatto, principal of Village Trailer Park LLC, has already done more than the law requires to ease the tenants' transition.
Not only has Luzzatto's company given residents several years' warning of its plans, it responded to concerns raised at a public hearing in July by reducing the size of the planned development by 8% and pledging to retain 10 mobile-home spaces on the site.
The spaces are expected to house some of the 36 residents remaining in the park about half the number who owned trailers in 2006 when the developer took over. Some tenants have died and others have moved. Many worked out agreements before relocating.

Planned demolition of trailer park stirs residents' fears
The upcoming demolition of an 80-year-old school is teaching the city's heritage advocates a hard lesson about protecting Hamilton's historic buildings, says Councillor Brian McHattie.
The Hamilton-Wentworth District School Board has filed a demolition permit for Sanford Avenue School, a decommissioned elementary school built in 1932.
The property will be used to expand the Pinky Lewis Recreation Centre and add much-needed green space to the Sanford neighbourhood.
School board chair Tim Simmons says the demolition was approved at a public meeting on Nov. 21, 2011.
What we've been doing for that community has not been a secret by any means, he said. It's the 11th hour. This community has spoken loud and clear that this is what they want.
However, McHattie said the city's municipal heritage committee only discovered the school was slated to come down after a demolition permit was filed Nov. 13.
The heritage protection community in Hamilton is not very organized, McHattie said, adding that he includes himself in this criticism. You would have hoped that in situations like this the folks would be out on the streets months ago.
McHattie argues that heritage advocates need to be more proactive about designating historically significant buildings before they're in danger of demolition, instead of scrambling to protect them late in the game.
We need to systematically go through the list of all the buildings that are out there and make sure every one of them is added to the registry, he said.
Simmons says Sanford was declared surplus in 2003. At that time, the building was offered to the city and other public bodies. However, the school board didn't receive any offers.

INDIANAPOLIS - Dozens of homes damaged by the deadly south side explosion in the Richmond Hill subdivision have been slated for demolition.
Vicky Koerner's home is among the first targeted for demolition.
By the time fire trucks arrived the night of the explosion, Vicky Koerner and her family were out of their home.
Daylight exposed the extent of the damage.
"When the explosion happened, the house shifted," Koerner said.
Under city supervision, the Koerners were given one hour to pull out their valuables.
"We can overcome, we can overcome anything," Koerner said. "God pulled us out. He's not leaving us. He's not leaving us to fear the future or financial woes."
Finding a crew and scheduling the demolition work was made difficult because of the Thanksgiving weekend.
The cost of tearing down a house will be the responsibility of each homeowner and their insurance company.
The city hasn't heard yet from any demolition companies seeking to get the job done, but the Department of Code Enforcement expects a majority of the removals will occur in December, weather permitting.
