    Daytona Beach Regional Library perches on a choice spot on City Islandwith a lovely view of the Halifax River.

    And its that riverfront view that can occasionally be a problem -- as library patrons discovered after Hurricane Irma in 2017. The library essentially flooded and had to close its doors for eight months while workers removed waterlogged carpet, replaced drywall, painted and generally dried the place out. The fixup cost $1.2 million.

    Looking ahead to the next hurricane, the Volusia County Council last week awarded a $924,000 contract to further improve the library with much-needed flood-proofing and storm-proofing. The contractor will coat walls with a water-repelling solution and install stronger windows and doors that can hold up to wind, rain and high water. The Federal Emergency Management Agency will pay 90% of the cost and the library will remain open during the work.

    City Island Library was sorely missed during its long closure in 2017-2018.These new improvements give it a better chance of coming through the next storm unharmed.

    City Island has been a public gathering space since the dawn of the 20th century and there has been a library of some sort in that area since 1909, when winter resident James Gamble, son of the Procter and Gamble Company founder, donated money for its construction.

    During the last closure, some were concerned about the future of the current library,built in 1977. They fearedit might be downsized and movedto open City Island for private development. But the repairs after the hurricane and the continued renovations mark a continued county commitment to serving library patrons and drawing foot-traffic to downtown Daytona Beach.

    A centrally located library is a vital public resource not only for books, but for access to the internet and community services. And now it can be a help for away-from-the-classroom learning during pandemic times. A little preventative work should help protect it from thenext weather emergency.

    PAL: New Board Of Directors, Clubhouse Renovations – Port Washington News - February 4, 2021 by Mr HomeBuilder

    After vandals destroyed the Port Washington Police Athletic Leagues (PAL) clubhouse leaving swastikas spray-painted throughout the building last October, community members rallied around the nonprofit sports organization, raising $25,621 to help renovate the building. Last month, the PAL inducted a new board of directors and using the money from the GoFundMe page they have set to work on making plans to enhance the property.

    I think that the Port Washington residents should know that the money is being put to good use, Stuart Lieblein President of the PAL said. We took the GoFundMe money and specifically used that to paint over the swastikas and remediate the property. There were some homeless people sleeping in our dugouts and on our softball fields. We spent some of the money to shore up the dugouts and we had locked gates installed so thats no longer an issue. Were working on [installing] security cameras and alarms for the clubhouse, and all of thats been what the GoFundMe money was designed to do.

    Lieblein stated that the PAL clubhouse has been dilapidated for many years, and he hopes renovating will allow for a safe environment for kids to gather together. With private funding from several benefactors and contributors including Peter Dejana and Richard Lesperance, the PAL has also been able to make several improvements to the clubhouse and the fields.

    The other thing were doing with private money is were fixing up the clubhouse, Lieblein said. Were redoing the bathrooms, fixing up sheetrock, making the fireplace workable, putting televisions up. Were just shoring up the clubhouse and really making it a habitable situation. Were using all the money for not only security but to improve the property.Lieblein stressed that donations made by the community or by private donors is always used towards better improving the PAL.

    What people should know is that were a nonprofit, Lieblein said. So all of the money coming in goes right back to the PAL. It goes into improving the fields, improving the clubhouse, improving the fields, improving the basketball courts.

    The PAL is also increasing the number of teams they are hosting this year, such as the Long Island Lacrosse Club, and has expanded the sports programs for both adults and children.

    We have our softball programs as usual, but we are adding mens summer league basketball, Lieblein said. We also just signed a contract with a camp called FAST, which is a camp for young children and they will be running a camp there during the summer. Were also expanding the programs in general, as well as the softball leagues for both men and women.

    The PALs new board of directors are Stuart Lieblein-president, Stephen Sombrotto-vice president, Rob Nachimson-treasurer, Diana Polvere-secretary, Tracy Lefkowitz-registrar and Tom Scalise-registrar. The PAL is a nonprofit organization comprised of all volunteers.

    How to Design an Entry That Keeps Your Winter Mess at Bay – The New York Times - February 4, 2021 by Mr HomeBuilder

    The entrance to your home or your mudroom, if youre lucky enough to have one has a hard job.

    It has to welcome you and your guests with an inviting appearance. It also has to withstand whatever weather you track in and provide a place to stow the mounds of coats, boots, hats and umbrellas that come with you in the winter.

    Especially in climates with snow, its mandatory to have a transition spot between outside and inside, said Jean Stoffer, an interior designer in Grand Rapids, Mich. But while functionality is paramount, she added, its always possible to make it look good, too.

    Designing a space that wont be overwhelmed by all that paraphernalia isnt easy. But there are plenty of tricks that can help, even if youre dealing with a tiny hallway leading into an apartment.

    Especially in a small space, whats required is dedication to organization and storage solutions, said Sarah Richardson, an interior designer and TV and YouTube personality, based in Toronto.

    Im the sort of person who needs to have a place for everything, and for everything to find its place, said Ms. Richardson, whose own mudroom contains a familys worth of outerwear and accessories, from ski boots to flip flops. There is just so much gear.

    Ms. Stoffer, Ms. Richardson and other designers offered advice on how to design an entryway that keeps the mess at bay.

    When we design a project, everyones pretty keen on talking about bedrooms and bathrooms, and open floor plan versus divided rooms, but they sometimes overlook the mudroom, said Rafe Churchill, a partner at the architecture and design firm Hendricks Churchill, which has offices in New York and Sharon, Conn. So thats something we always bring to the discussion.

    There is no one-size-fits-all solution, he said. Do you have children who need access to low cabinets and hooks? Will you need to store sports equipment? Do you have a collection of footwear requiring a wall of cubbies? Do you have pets? Sometimes, people want an area so the dog can sleep there, Mr. Churchill said.

    Thinking through how you will realistically use the space before you begin making changes will help avoid disappointment later.

    If youre renovating or planning to replace the flooring in an entryway, choose a durable material that will age gracefully.

    Ms. Stoffer is partial to porcelain tile because its impervious to the elements. And now porcelain can look like almost anything, she said, including wood and natural stone.

    She especially likes porcelain tile with graphic patterns that resemble those found on encaustic cement tile. I would never recommend cement tile in a mudroom, she said, because of its tendency to show wear. And few people can tell the difference.

    Ms. Richardson favors natural stone, but chooses hardwearing varieties like granite, slate and some marble. Going with a honed finish as opposed to polished will be less slippery, she said, and wont show scratches as easily.

    Hendricks Churchill has also used brick, a tough material whose appearance improves with age. But whatever material you choose, Mr. Churchill recommended adding radiant heating under the floor with an electric heating mat. Radiant heat melts the snow and ice, and dries up any water, he said.

    Mats and rugs arent just inviting they also help contain dirt, snow and water. And two are sometimes better than one.

    Birgitte Pearce, an interior designer in Montclair, N.J., sometimes uses a two-rug setup to scrub the soles of shoes and boots as people arrive home.

    First, she installs a mat or rug in an abrasive material right next to the door. Well suggest either Chilewich mats, which have a really rough texture and can grab a lot of stuff, or Waterhog mats from L.L. Bean, she said. Or when she is renovating a home, shell leave a recessed area in a tiled floor for a coir mat, so it sits at the same level as the tile.

    Then, if there is enough space, Ms. Pearce installs a larger rug made from a hardwearing but slightly less utilitarian material, like cowhide or sisal, providing a decorative accent while collecting more dirt.

    Another option for a rug is an indoor-outdoor model from a company like Dash & Albert, said Lauren Nelson, an interior designer with Decorist, in San Anselmo, Calif.

    Wool rugs also tend to do well in entryways. We do rugs that are all wool, just in darker colors and with a lot of pattern, because they really hide a lot of dirt, Ms. Nelson said. They can be vacuumed and cleaned, and have a cozy feel.

    With bags, packages, umbrellas, dog leashes and hockey sticks, the walls in an entry hall can quickly go from pristine to scuffed and dented. Wall paneling can help.

    Hendricks Churchill frequently installs vertical V-groove, beaded or shiplap paneling on mudroom walls because the wood stands up to wear and tear better than painted drywall. Even if you paint the paneling, its easier to do a fresh coat of paint every so many years than having to patch and repair damaged Sheetrock, said Heide Hendricks, a partner at the firm.

    With or without paneling, Jenny Wolf, an interior designer in New York, recommends choosing paint with some sheen for durability and to make cleaning easier. Definitely use eggshell paint, she said, rather than a matte finish, because you wont damage it with light scrubbing.

    Use your vertical space as much as you possibly can, Ms. Richardson advised.

    Consider where you can install shelves to hold baskets and hats all the way up to the ceiling. And: hooks, hooks, hooks, she said. Add as many hooks as possible, at a variety of heights, so that anyone and everyone can reach them. No matter how many hooks you have, every single one of them will get used.

    Adding hooks to wood paneling is relatively easy, but adding them to drywall is more challenging, because screws have a tendency to pull out. As a workaround, Hendricks Churchill sometimes creates custom peg rails by securing a horizontal board to wall studs and then screwing hooks into the board.

    An alternative to hooks is a coat tree, which can be placed in a corner. Rather than using separate hooks and shelves, Ms. Wolf sometimes uses a large wall unit that combines the two. Some units also include a mirror, combining three functions into a single piece.

    Hooks and coat trees are great for holding in-season outerwear, but they probably wont hold everything you need to store. To contain off-season gear and cut down on visual clutter, having at least some closed storage is important.

    In entryways without a closet, or with only a small one, many designers build custom cabinetry with big doors, to hide coats, and small cubbies for shoes and baskets of mitts. If youre not ready for a full-blown renovation, free-standing furniture can work almost as well.

    An antique armoire can serve the same purpose and might even make it feel a little more interesting, Ms. Pearce said. You can always retrofit the inside, with some shelving or by adding an extra rod.

    Consoles and credenzas with doors and drawers can also hide shoes and smaller accessories.

    Equipping your entryway with multiple baskets will help keep things organized. Baskets can be sized to fit in dedicated cubbies, stored in a closet or under a console, or simply left out along a wall or in a corner.

    One organizing strategy is to dedicate individual baskets to specific types of items: one for hats, one for gloves, one for pet accessories. Another option is to assign baskets.

    Each member of our family has a basket that is labeled, Ms. Richardson said. There is a tag that has the persons initials on it, so my kids dont have to wonder where their stuff is.

    In her home, Ms. Pearce uses a rolling utility cart from Ikea, which she stores in a closet. Everybody has their own level of that cart for winter accessories, she said. So everybodys organized.

    Wet shoes and boots are more troublesome. Left on the floor, they create sock-soaking puddles, but it can be difficult to find boot trays that arent an eyesore. Hendricks Churchills solution: copper boot trays, bought in custom sizes on Etsy.

    The copper is shiny when its new, but it quickly mellows to a beautiful patina over time, Ms. Hendricks said. The more muddy boots you put on it, the more beautiful the finish becomes.

    Finally, consider an umbrella stand to prevent draining umbrellas from leaking across the floor. Ms. Pearce uses a tall ceramic crock in her home and usually looks for vintage stands for clients.

    Its not just utilitarian, she said. Its among the first things people see when they come in your house, so it should be reflective of the rest of your home.

    Location: The unit is situated directly behind the primary house and accessed by a gravel alley in a historic waterfront district. Once known for its large fishing community of Scandinavian settlers, Ballard is now a hip, desirable spot to live. This neighborhood is flat, which is not a common Seattle condition, Prentis adds. Generally, the city is relatively hilly, so building a DADU in this particular section is a little more easily accomplished.

    The before: Prentis tore down a rotting garage to make room for the new structure.

    The inspiration: Being from the Southwest, the clients wanted a space that the sun would blaze into as much as possible and remind them of home, Prentis explains. The roofline was modified to make a large, south-facing skylight possible.

    Square footage: 800 square feet

    Budget: Approximately $260,000

    Pine wood wall panelingcarries through to the bedroom.

    A double-height bathroom with a spa-like tub provides the clients a serene spot to soak.

    Main ingredients

    Exterior: Nu-Ray Metals standing seam metal siding and tight knot cedar

    Door: LaCantina Doors Aluminum Multi-Slide Door. It is a large line item, Prentis admits. But they will never regret investing in it because it pulls off the look they wanted.

    Skylights: Fakro Center Pivot Roof Windows. Theyre very energy-efficient skylights that operate more like windows, which gives the loft more of a hangout vibe, Prentis says.

    Windows: Andersen Windows & Doors E-Series with dark bronze aluminum exterior and fir interior

    Flooring: Radiant concrete slab

    Walls: Pine plywood panels and Sheetrock. We used the wood panels to define a lower realm and to give some scale to the high ceiling, Prentis explains. Its an eight-foot line that tracks around the room, so youre in a warm, wood living zone, and then up above you, the light flows in and bounces around the white walls.

    Cabinetry: IKEA bases and custom pine plywood fronts with cutout pulls

    Countertop: IKEA EKBACKEN

    Biggest splurge: The form of the building is not straightforward, which inherently adds complexity and cost to a small project, Prentis reveals. Theres not an economy of scale to balance out a unique gesture.

    Sneakiest save: By taking on the role of general contractor, the homeowners saved hundreds of thousands of dollars.

    The best part: The overall form of the project is a strong resolution of what these clients wanted to do, so I appreciate its funky figure, says Prentis.

    What Id never do again: I would employ similar moves again, Prentis reflects. Occupying the space is really enjoyable, so I have no regrets.

    Final bill: Approximately $260,000

    David W. Trefren died unexpectedly January 17, 2021. Dave was born in Ord, Nebraska to Ted and Margie Trefren on November 17, 1959. He was the sixth of seven children.

    The family moved to Cheyenne about a year later and Dave lived there his entire life. Dave attended local public schools. He went to Bain Elementary near his home and swam in the Sun Valley Pool. He attended Carey Jr High and East High School. While attending high school he worked as a laborer hanging and finishing drywall.

    Dave also liked to challenge himself, riding his trial bike in different situations. After finishing high school and a quick trip to Arizona to visit friends and see the area, he came home to Cheyenne and started his first company.

    He called it Custom RV Accessories and built trailers, bumpers, headache racks and other metal projects. He was working out of his brother, Phil's, garage. After a couple years, Dave outgrew the garage and built a new building on Ave D off Fox Farm Road. He renamed the company Wyoming Steel Products.

    As the company grew, it branched out into wrought iron fencing, hand rails, stairs, gates and, eventually, fabrication and erection of buildings. Dave loved to build things and run the crane. In the fall of 1981 he met Dale Weaver and they were married in August of 1982. In 1985, they welcomed a daughter, Kristen, to the family. Another daughter (Jennie) followed in 1987 and a son (Jeff) in 1988.

    As the company started growing, he added on to the first building, and then built a new larger building next to it. Dave started picking up parcels of land along Fox Farm Road and started building the "Red Buildings" as commercial rentals. Dave started growing bored with running Wyoming Steel Products. He wanted to have more time to spend with his family and do some traveling.

    In 2001, he sold the business assets and "retired". He continued to build "Red Buildings" and travel extensively. Dave was very fond of the South Side of Cheyenne and never wanted to live anywhere else in town. Dave loved hunting, fishing, camping, scuba diving, riding motorcycles, skiing, and snowmobiling with his family and friends. Elk hunting each fall in the Sierra Madres was very important and was planned for months, and talked about for years. (Although, what happens in elk camp stays in elk camp.) He very often said, "We aren't stuck, we are just temporarily detained".

    Dave will be remembered for his colorful phrases (fine as frog hair), jokes, bird calls, elk calls, and sense of adventure and fearlessness. He loved to help people and was always looking out for the underdog, but he never let anyone take themselves too seriously.

    Dave was preceded in death by his parents, Ted and Margie Trefren and his life time buddy, Bill Ragsdale. He is survived by his wife, Dale, and their three children; Kristen Trefren, her husband Greg and their three children Raymond, Eric, and Lucy; Jennie Boulerice, her husband Jesse and their FurBaby Tsavo; Jeff Trefren, his wife Katrina and their children Hunter and Ryker; his brothers John, Phil, Matt, and Paul; his sisters, Debbie and Julie, and many, many well loved nieces and nephews and honorary nieces and nephews.

    He will be missed. In lieu of flowers, donations can be made to local food banks, the Salvation Army, Veterans Rock, or any local charity. A memorial service will be held this spring.

    Contracts Signed For Attorney General’s Residence And Renewable Energy – Government of the Virgin Islands - January 27, 2021 by Mr HomeBuilder

    Steady progress continues to be made on the recovery front as new contracts were signed to advance recovery works in the Virgin Islands.

    K and C Construction was awarded the contract for the repairs to the Attorney Generals (AG) Residence valued at 331,862.53 at a contract signing ceremony on January 21.

    The scope of works for this project includes a total refurbishment of the Attorney Generals Residence to provide fit-for purpose accommodation for the Attorney General. The residence sustained significant damage, particularly to its roof during Hurricanes Irma and Maria and further damage from constant exposure to the natural elements, rainwater ingress and general deterioration.

    The refurbished home will feature a full replacement of the roof and structural elements, windows, doors, drywall, new kitchen cabinetry, closets, electrical, plumbing, air condition and exterior works. Works are scheduled to commence on February 7 for a period of five months.

    As part of this signing ceremony, the RDA recognised the contract awarded earlier this month to Amandla Engineering for the supply and installation of the Solar Facility for the Leonora Delville Primary School valued at $40,748.00. This facility will provide resilient power, lowering the schools energy bill and ensuring a resilient community facility that will supply power in times of crisis.

    Premier and Minister of Finance Honourable Andrew A. Fahie said the Virgin Islands continues to progress. As Premier, he was pleased to ensure funding was made available in the 2021 budget for the AGs residence project.

    It is important to make sure that the people of this Territory must have a stake in the development of its economy. I firmly believe that on our journey towards self-determination, we have to believe in our people, we have to continue to build our people, we have to continue to understand that our future is in our hands but we also must understand that the future belongs to the prepared.

    The Premier congratulated both Mr. Kendol Arthur and Ms. Nea Talbot for their success in the RDA independent procurement process and he thanked the RDA for their progress towards the recovery agenda.

    Acting Chief Executive Officer of the Virgin Islands Recovery and Development Agency (RDA) Mr. Anthony McMaster in his remarks said, The Government of the Virgin Islands through the RDA has injected $23.4 Million to date into the Virgin Islands economy through the CDB loan funding of which 89% has been awarded to locally established companies.

    The CEO also as part of his remarks, outlined progress made to date on several recovery projects including road works, schools, infrastructure projects, public buildings and renewable energy.

    He added, We have been fulfilling the mandate that has been given to us by ensuring there is local content in the rebuilding of the Territory.

    Permanent Secretary in the Deputy Governors Office Mrs. Sharleen DaBreo-Lettsome, MBE said, We continue to work along with the team at the RDA led by Mr. Anthony McMaster and various Government agencies such as the Public Works Department who contribute their expertise and knowledge to ensure that these projects are completed at a high standard, so that they serve the specific needs of the Government in a sustainable manner for the foreseeable future.

    If you ask anyone who has had experience living in a rented space, they will often say that no rental unit is perfect, and they are right. While the location of the apartment may be great, the rent may be out of their budget. They may love the floor plan, but they absolutely hate the surrounding area of the complex. Every rental unit will come with its own advantages and disadvantages. What works for one person may not work for another. For some, flex apartments or studios are the perfect solutions for a budget-friendly unit in a crowded city. For others, it is a privacy nightmare they may not be willing to settle on.

    If you find yourself facing the latter dilemma, keep reading for tips on how to create privacy in your flex apartment or studio.

    What exactly is a flex apartment or studio?

    If you are currently on the hunt for a rental unit, you may see some listings described as a flex studio or apartment. These types of apartments are also commonly referred to as convertible apartments as they can be converted to apartments with multiple bedrooms. This type of apartment is typically a large studio apartment that has a sleeping area separate from the main room. In big cities where space is limited and demand is high, flex apartments are more common. If you are hunting for a rental unit in a city like Chicago or New York City, you may find yourself looking at flex apartments or studios.

    When looking at listings for rental units, one listing may say something like Opportunity for flex two-bedroom. This would mean that the flex two-bedroom is actually a one-bedroom apartment that has the ability to be converted into a two-bedroom apartment. Likewise, if a rental unit is advertised as a flex three-bedroom, it is a two-bedroom apartment that has the ability to be converted into a three-bedroom apartment.

    For college students or younger professionals, this type of floor plan could be a great idea as it could be more budget-friendly than typical floor plans. What you previously considered to be an expensive one-bedroom apartment could actually be a flex two-bedroom apartment that is more affordable when you factor in an additional roommate. However, that also means that you will be facing the issue of compromised privacy as there is often not a clear division of personal space.

    Divide up space with temporary walls

    In a more traditional rental unit, you can find the comfort of privacy in your personal bedroom, with walls and a door you have the ability to open and close as you please. With a flex apartment or studio, this unfortunately will not be the case. However, you can solve this use by adding a temporary wall to your space to divide and give each roommate some privacy. Just like any addition you would make to a rental unit, be sure you are asking your landlord permission to install a temporary wall. In some cases, you may need a city permit in addition to permission from your landlord.

    Installing a temporary wall into your living room can add another bedroom into your flex apartment or studio.

    Temporary wallsdo not require any nails or holes drilled into the floor or ceiling. Instead, they are kept up by pressure. Metal tracks are laid along the floor and ceiling, studs are fixed to the tracks, and then pre-painted sheetrock is installed, thus creating the temporary wall.

    Understanding the importance of following code

    While you may not see the problem with bypassing the typical practice of going to your landlord with possible additions to your rental unit or even taking your landlords approval as the only approval you need, that isnt the case. There are codes and policies to follow for a reason. So even if you think you are ready to install a temporary wall with your landlords approval, you must make sure you are keeping up with your local laws.

    In New York City, for example, flex apartments and studios were common practice. With a high demand for housing, adding in a temporary wall to fit in more tenants was a simple and quick solution. In 2005, two firefighters were killed in a fire in the Bronx.

    An investigation into the devastation fire found that illegally divided rooms were a large part of the blame for the fatalities. The illegally divided rooms had not been approved or known to the city, and had confused the firefighters and prevented them from escaping the building.

    The buildings former and current owners and two tenants were charged with manslaughter. The tragedy led to many landlords putting a halt to installing temporary walls to flex apartments or studios, but many still follow the practice.

    According to City Realty, installing a temporary wall means you must hire a licensed engineer or architect to draw up a plan, install the wall, and make sure the wall is in compliance with the law. If the temporary wall is being installed to create an extra bedroom, it needs to fit the legal definition of a bedroom in New York City. This means that the room must be at least 80 square feet and have at least one window. After the bedroom is created, you must also need a living room typically one that is at least 150 square feet. This new room must not interfere with your ventilation or sprinkler system in any way.

    Types of temporary walls to install

    Pressurized walls are walls that not permanently fixed to walls and the floor. These walls should not interfere with ventilation and sprinkler systems, or block exit routes. These types of temporary walls are popular for creating privacy in flex apartments or studios as they are renter-friendly.

    They are the types of temporary walls that look the most like a real wall.

    As mentioned previously, these could require a city permit as they technically involved changing the layout of the apartment, even if the wall is temporary and not a permanent addition. For this reason, some landlords do not allow pressurized walls. These walls can also be out of some renters budgets as they can cost anywhere from a couple of hundred dollars to a couple thousand dollars.

    Dont fret over lost privacy, there are still more temporary wall options for flex apartments or studios.

    Partial walls are walls that typically stop about a foot from the ceiling so that there is air space between rooms. These walls do not require any tools or screws to install. They also dont have a door but have an opening instead. Because these walls leave room between the top of the wall and the ceiling and lack doors, landlords that do not allow pressurized walls may allow partial walls instead.

    Partial walls offer the privacy of a wall but offer less privacy when it comes to noise as they are still open to the entire space. If you are bothered by the lack of a door, the opening may be covered with a curtain.

    Similar to partial walls, there are also bookshelf walls. Bookshelf walls are much like how they sound freestanding bookshelves that double as a wall. These walls can be convenient for renters as they also offer storage for books and other belongings in a space that may lack storage already, and also be more decorative than a plain wall would be. On the plus side, loading the shelves with books is another great way to add sound insulation.

    Do-It-Yourself privacy options

    Perhaps the above options sound like a little too much work for a rental unit you are eventually going to move out of anyway, or maybe they may be well out of your price range. There are still options for those seeking out budget-friendly privacy additions to their flex apartment or studio.

    If you are already lacking storage space in your flex apartment or studio, add some privacy in the form of shelving units. This option can be as complex or budget-friendly as you want/need them to be. Longer and taller shelves may be more pricey but can offer more privacy and storage space that you are desperately seeking in your flex apartment or studio.

    Adding a curtain can also be a great, budget-friendly way to add privacy to your flex apartment or studio without putting in too much effort. Rather than installing a curtain rod with screws, a more renter-friendly option is installing a tension rod to hang curtains throughout your space. Tension rods simply fit between walls/entryways as long as there is tension holding it up, they will maintain their position and hold curtains up.

    Similar to curtains, panel room dividers can add quick means of privacy to your flex apartment or studio. These room dividers come in a variety of lengths as well as designs, making the amount of privacy and decor easy to control. If you simply want a closed-off space between beds or changing areas in an open room, adding a room divider is inexpensive and easy.

    These options tend to be more budget-friendly, quick solutions to adding privacy to flex apartments or studios. They also have the ability to be removed as you please, so if you are moving to another flex apartment or studio in the future, you can take your privacy with you to your next space.

    Do be wary that while these options do add some visible privacy, they may not be adding privacy when it comes to sound as the apartment/studio is still left open.

    Responsibility of removal

    Similar to any other changes you make to a rental unit, you may find yourself responsible for removing the temporary wall when it is time to move out. This all depends on the terms of your lease. Most leases contain a clause where tenants must leave the unity in the same conditions they originally rented in, from walls painted to temporary walls.

    If you dont remove any temporary wall you installed during your lease, you could lose your security deposit or be facing additional charges after moveout. On the flip side, your landlord may see the addition of a temporary wall as a benefit to the rental unit and be okay with keeping it installed. The key is keeping your landlord informed and stay in communication.

    Things to consider when renting a flex apartment or studio

    Whether you are adding a temporary wall or a simple room divider, its important to remember these arent exact replicas of real walls. This is extremely important to consider if you are someone (or your roommate is someone) that deeply values personal space and privacy. A temporary wall may give the illusion of privacy, but it will not offer the soundproofing that real walls may offer you. This can be anything from hearing whatever your roommate is watching all day to the conversations they are holding with friends and family word-for-word. For some, this lack of soundproofing may be the thing that makes them not want to live in a flex apartment or studio.

    Or, this lack of soundproofing may lead to adjusting how you use the space you are living in. You may not be the go-to apartment for your friends hangouts. While your roommate may have been fine with you having a larger group of friends over in your past living situation, living in the flex apartment or studio may make them feel like they have nowhere to go on their own when you have friends over. Those late nights of blasting music or binging on Netflix may be over, or at least may be limited to your headphones as you need to be even more conscious of the noise you are producing while living in a flex apartment or studio with roommates.

    At the end of the day, flex apartments or studios arent for everybody. With all things considered, the lack of secured privacy may be a deal-breaker. However, if you are willing to make compromises, flex apartments or studios can be the perfect next step for your next living space.
