    Fort Hood: $45 million committed to renovate barracks buildings – KWTX - August 24, 2017 by Mr HomeBuilder

    FORT HOOD, Texas (KWTX) Fort Hoods Directorate of Public Works is set to start renovations on some of the 99 barracks buildings on post.

    Nearly half of the buildings, some of which are plagued with everything from bad air conditioning to mold problems, are in need of constant repair.

    Earlier this month Congress appropriated $145 million for the renovation as part of the Fiscal 2017 operation and maintenance budget.

    The appropriation will pay for upgrades and repairs to heating and cooling, wiring, plumbing, lighting, stairways, ceilings and walls.

    The Directorate of Public Works has received $45 million to start some of the renovations.

    Officials say it will take about two years and an estimated $9 million per building to complete the remodel.

    Contracts should be awarded by the end of September and construction could begin as early as January 2018.

    Brian Dosa the director of public works, says these repairs are needed to give soldiers the best living conditions possible.

    Soldiers are key to readiness as we want provide a place for soldiers to live while they train at Fort Hood that's clean and safe and accommodates them while they're here at Fort Hood training, Dosa said.

    Dosa went on to say that all of the buildings are structurally sound but it all of the interior that needs to be replaced.

    Once a new heating and air conditioning system is put in it will help end the mold problems in the barracks.

    Officials say they hope to receive the remaining $100 million by the end of the fiscal year so they can contract the work on five more barracks buildings.

    Homeland store remodel on Classen has delays, but plans still in place – Red Dirt Report - August 24, 2017 by Mr HomeBuilder

    OKLAHOMA CITY -- In July, the Homeland at NW 18th and Classen Blvd, was set to undergo major remodeling, sprucing up what many in the neighborhood said was an out-dated and neglected grocery store.

    Plans for the remodel included $2 million in upgrades to the exterior and interior of the existing building, which would also include an expansion of the fresh produce section, new organic goods offerings and a service counter for beef, fish and poultry.

    However, the building, which was built in 1972, had its own surprises for HAC, Inc., the parent operator for Homeland.

    When we made the announcement about the renovations in February, we obviously had a list of projects that we wanted to do, said Brian Haaraoja, vice president of Merchandising & Marketing. We did an assessment on what we needed and what we would like to see inside the store. Unfortunately, we discovered that the roof was in bad shape and needed to be replaced, the heating and air system and HVAC stuff needed replaced and there was major plumbing work needed.

    The additional repairs to the roof, heating and air and plumbing had to be assessed by the company and put out to bid before additional renovations could continue, he said.

    We are still working on the project, but now it includes a little more than we had planned, Haaraoja said. We have to get the roof fixed, the HVAC and the plumbing done before we renovate the inside. That puts us at November and December to get started on the planned renovations, which is right in the middle of the holiday season and not good for the customer or for us.

    Currently, HAC Inc. plans to repair the needed infrastructure of the building with the planned renovations to resume in February with a completion date by July 1, 2018.

    We want to make sure we do it right, Haaraoja said. This is a big deal to us too, so we want to make sure its all done right so its a good thing for everyone.

    The grocery store will remain open throughout all repairs and renovations, he added, though once inside renovations begin, parts of the store may be blocked off.

    There will be some inconveniences, Haaraoja said. Its going to be tough for a while, but I think if you communicate that to the public ahead of time and let people see there is a light at the end of the tunnel, they are more understanding.

    Dennis Maxwell, director of marketing for Homeland grocery stores, said earlier this summer that the company was very excited to make the proposed improvements to this store.

    Construction will include an updated storefront and added LED parking lots, new landscaping, a new vestibule entry, new paint and decor and mostly replaced floors.

    The store will also have a new check-out and customer service counters, an updated break room for employee owners and new LED lighting throughout the store, Maxwell said.

    The deli section of the store will offer enhanced hot and cold deli offerings like flat bread pizza, sushi made on site, heat-and- eat entrees and gourmet cheeses. The bakery will also be updated to offer artisan bread, cakes and other cookies and pastries.

    Maxwell said the produce and meat sections will also be updated, offering exclusiveRed River Ranch certified tender Angus Beefand a new service case with marinated meats, store-made sausage, custom cuts, kebabs and fresh seafood.

    The store will also have an increased variety of organic items like fruit and vegetables, gluten- free items, Asian offerings and Hispanic items.

    Kingston City Hall air conditioning under repair – The Daily Freeman - August 13, 2017 by Mr HomeBuilder

    KINGSTON, N.Y. >> Repairs were being made last week to the air conditioning system at City Hall.

    Megan Weiss-Rowe, the citys director of communications and community engagement, said Wednesday the repairs had begun and were expected to be completed soon. She said the work was being done by Eastern Cooling and Heating of Albany.

    The estimated cost of the repair was $18,982, Weiss-Rowe said.

    The Common Council in July unanimously voted to transfer $20,000 from a contingency fund to the City Clerks Office budget to pay for repair of the air conditioning system.

    The system had stopped working June 12 and a contractor identified the problem as coming from a circuit breaker switch. A compressor assembly had also failed.

    Some repairs were made to get the 17-year-old system working at partial capacity.

    The initial estimate to repair the system was $17,000. The city did not need to seek bids for the repair because the expected cost was under $30,000.

    Home repair financing available for low income Calistoga homeowners – Napa Valley Register - August 13, 2017 by Mr HomeBuilder

    Low-income homeowners in Calistoga in need of financial help for making repairs or certain upgrades have an option thanks to two loan and grant programs offered through the City of Napas Housing Authority.

    In 2013, Calistoga successfully assisted over 20 households in Calistoga with household repairs for their homes. For doing so, the City of Calistoga was rewarded about $600,000 in Community Development Block Grants to assist homeowners, said Sheral Brekke, of the City of Napas Housing Authority.

    Loans of up to $60,000 for conventional homes, and up to about $20,000 for mobile homes can be made to low- or very-low income homeowners who meet certain criteria. These are 30-year-term, zero interest rate loans.

    They have no monthly payments, and no upfront costs, Brekke said at the July 18 city council meeting. There are no costs to the homeowner and the balance is not due for 30 years or upon transfer of title, she said.

    The housing authority also assists with the whole rehab process, Brekke said, including help with the scope of work, inspections before and after the work, bids, and hiring contractors.

    Some of the eligible repairs include such things as energy-efficiency upgrades like dual-pane windows and new heating and cooling systems; accessibility improvements such as low-rise stairs, wheelchair lifts or low-threshold showers; maintenance items such as roof replacement, laminate flooring or painting; and seismic retrofitting such as water heater bracing or tie-down systems.

    The housing authority also has an emergency home repair grant program with free to qualified owner-occupied homeowners in both conventional and mobile homes help with repairing items such as water heaters, roofs, heating and cooling systems, electrical and plumbing, and other household necessities.

    Kingston borrows $1.37 million to repair, upgrade sewage treatment plant – The Daily Freeman - August 9, 2017 by Mr HomeBuilder

    KINGSTON, N.Y. >> The city will borrow $1.37 million more to fund repairs and upgrades to the sewage treatment plant on East Strand.

    During a Common Council meeting Tuesday, aldermen adopted three resolutions related to the borrowing and awarding of contracts for the repair and upgrade work at the plant. Each of the resolutions was adopted by a vote of 8-0.

    Alderwoman Nina Dawson, D-Ward 4, was absent.

    The $1,371,798 in additional funding will go toward general construction, electrical, and heating, ventilation and air conditioning work at the wastewater treatment plant. The total project is estimated to cost $3,276,250, but much of that is expected to be reimbursed by the Federal Emergency Management Agency.

    The council had previously authorized borrowing approximately $1.9 million for the project.

    The funding approved Tuesday by the council would also provide the city with money for construction inspection services and cover any contingency expenses.

    City Engineer Ralph Swenson had previously told aldermen that Kingston received a general construction bid totaling $2,028,000 for work at the plant under the FEMA project. He said that bid includes reconstruction of the citys pump station and work on the exterior walls of some of the buildings.

    The electric work under the FEMA project totals $717,000 and would include wiring, pump replacement, controls, and preparation work to upgrade the plants generator, Swenson said. He said the bid for heating and cooling totals $142,500 and would include new boilers for the plant.

    Some of the planned repairs and upgrades are necessary because of flooding during Superstorm Sandy in October 2012, which is also why FEMA is pitching in financially.

    The general construction work will be performed by William Schultz Construction, while the electrical work will be performed by Stilsing Electric and the heating and cooling work by D&E Contractors and Plumbing.

    The treatment plant, close to the citys Rondout Creek waterfront, is the citys only such facility and serves approximately 30,000 people. Most of the plant was built in the 1940s, but its been upgraded roughly every 10 years.

    Two new businesses one focused on auto sales and the other focused on auto repair have opened at 740 S. Janesville St.

    Milton Auto Sales LLC is owned by Harold and JoAnn Estep of Milton. Links Auto Repair LLC is owned by their grandson, Link Decker Jr.

    The businesses, though they are located in the same building and complement each other, are separate.

    For sale on the Milton Auto Sales lot are five vehicles. Estep says he plans to have about 10 used vehicles on the lot altogether.

    His business philosophy, which he has handed down to his grandson, is to treat people fairly.

    "When people are buying a vehicle, they should have confidence in the people theyre buying from," Estep said.

    When it comes to buying vehicles to sell, Estep said he is picky.

    "If theyve got a problem, I wont buy them," he said, adding he has a large knowledge of vehicles.

    Estep first started H&J Auto Sales and Service in 1970 in Highland Park, Ill.

    He and his wife moved to Milton in 1984 and the following year, he opened a night club at 4952 N. Wright Road (now Fagan Truck and Trailer). When that wasnt going as well as hed hoped, he built a shop in the back and again started H&J, which relocated to 406 W. High St.

    Link Jr. grew up around vehicles and started helping his grandfather and father around the shop at a young age.

    The Esteps in 2006 retired and sold the business to their then-son in law Link Decker, who today owns the business with his wife Deborah Rozelle.

    Prior to starting his own business, Link Jr. worked at H&J.

    The Milton native graduated from Milton High School in 2013, then graduated from the Blackhawk Technical College Automotive Technician program. He has Automotive Service Excellence certifications in suspension and steering, brakes, electrical/electronic systems, heating and air conditioning, and engine performance.

    After working for his father, Link Jr. decided he wanted to have a shop of his own and approached his grandfather to see if he wanted to get back in the business of selling used vehicles.

    "We definitely work well together," he added.

    Both also said they have a goal of offering quality service at a fair price.

    "Theres definitely enough that goes wrong with vehicles to make money. You dont have to lie about anything," Decker said. "You dont have to go out of your way to try to upsell a lot. Just be honest."

    Rather than telling people what they need repaired, he said he likes to show them and explain what needs to be done.

    The Janesville Street location has been a repair shop before. For six years, Rock Diesel of Milton LLC was located at 740 S. Janesville St. At the end of 2016, Rock Diesel joined Automatic Transmission Service (ATS) at 4365 Milton Ave., Janesville.

    I got a brand new water heater from the guys over at Anthony Plumbing, Heating & Cooling and it is working perfectly. I had been dragging my feet about getting a new water heater and then these guys had a deal that I could not pass up. They did the installation and the guys had my water off for about an hour which impressed me because I thought it was going to be a couple hours before they turned the water back on. There have been no issues whatsoever and I am so glad that I went with these guys.
