Kitchen makeovers remain popular as homeowners continue to invest to create a warm, stylish, comfortable, and efficient heart of the home. In addition to improved aesthetics and organization, kitchen remodels also hold reasonable resale value. According to Remodeling magazines 2011-2012 Cost vs. Value Report, midrange minor kitchen remodelsnew countertops, appliances, cabinet fronts, and hardwarehave an average national cost just shy of $20,000 and get 72% return on investment. Midrange major remodels, which include new appliances, cabinets, countertops, flooring, and lighting, have a mid-range average of $57,824 and a nearly 66% return. High-end renovations can easily cost $100,000 and up.
Though aesthetics are important, the driving remodeling force is functionality. Start by doing some research and tour show houses and kitchen show rooms to see product up close and personal. Next, set a budget that reflects your main priorities for the new space and familiarize yourself with basic elements of design.

Planning Your Best Kitchen Todays kitchens average 200300 square feet and are increasingly part of an open-floor plan. Other trends include a move towards simplicity, uncluttered looks, energy efficiency, and natural materials. Look to design books, magazines, and websites for ideas. And check out the helpful Kitchen Planner by the National Kitchen and Bath Assocation (NKBA), which is available as a free download.
Here are some key points to get you started:
How will you use the kitchen? Before you do anything, determine how you like to cook and entertain in your kitchen. Do you cook alone or with someone? Is your kitchen a multi-purpose room where kids do homework and friends love to gather? Keep track of what currently works well and what doesnt. For instance, if youre forever crawling into the back of lower cabinets to retrieve something, jot that issue down.
Stop the clutter. Now is your chance to take inventory of everything you need to store, then plan accordingly. Fortunately, cabinet makers realize storage and organization features drive sales, and theyve responded accordingly.
Think about efficiency. If your kitchen feels more like an obstacle course than an organized work place, consider two tried-and-true kitchen layout basics:
The Work Triangle. This imaginary triangle features the stove, refrigerator, and sink at the points. The old 26-foot rule dictates that the perimeter of this triangle should not exceed 26 feet and that each side should be between four and nine feet long. Make sure that the triangle doesnt intersect an island or peninsula for more than a foot. (To see additional layouts, select Galley, L-shaped, Corridor, and G-shaped floor plans.)
The Work Station. Create separate stations for food prep, cooking, baking, and cleaning. Each area is centered around a major appliance and needs at least 15 inches of counter space.
Stick with a Budget. In all likelihood, youll need to make some choices on where to save and where to splurge. Keep your priorities front and center, advises the NKBA Kitchen Planner. A $500 range or a $10,000 one? A $100 sink or one thats $3,500? A $4 polished brass knob or a $98 crystal model? Whats important to you?
As for budget breakdown, the NKBA Kitchen Planner notes that you can expect cabinetry and hardware to run about 29% of your investment, appliances and ventilation can be 14%, countertops typically run 10%, and installation is about 17% of the total project cost. Set aside 10% or 20% of your budget for contingencies.

Why go with boring white or yellow walls in your kitchen? One super idea is to add an accent wall.
Accent walls are normally associated with wide-open spaces (foyers, living rooms, etc.) where some type of visual "break" or focus is needed. But used appropriately, an accent wall can be used in the kitchen, too.
Be sure to avoid flat finishes in the kitchen, as they are next-to-impossible to clean. Stay with semi-gloss finishes or even glossy.
Kitchens already have so much going on that you don't want to cram them with too much visual interest. Owners of very small kitchens (i.e., galley or even L-shaped) may not have room to spare.
The best thing about painting is that you can always re-paint if you don't like it. Of all surfaces, accent walls, by nature, can be the toughest, since they usually take on vibrant colors. So they will need two coats of white to fully mask the old color.

Cut drywall sheets to fit to the center of the studs. Photo Credit: Elizabeth Weintraub
After the electrician and plumber have finished their jobs, now is the time to hang drywall. It may take three coats of mud, which means the drywaller will need three days total for each coat to dry in between. There are products on the market that dry faster, but they may not be practical to use in a kitchen.
This job is so easy you might be tempted to do it yourself. If so, you will need the following tools:
Measure from the corner to the first stud that is within 48-inches. Transfer that measurement to the drywall and, using a T-square, draw a straight line. Again, using the T-square, cut along the line. Crack the drywall with your knee or hand to break it. Secure the drywall to the wall with screws, alternating each screw within a half-inch of the edge and about a foot apart.
Always butt finished edges to finished edges and unfinished edges to unfinished edges to create valleys.
Tape the seams and mud. Let dry. Sand. Mud again, with a larger mudding knife, spreading the joint compound further. Let dry. Sand lightly. Using a large knife, spread a finish coat, let dry and sand with 150-grit for a smooth finish.
If this is too much work, consider hanging the drywall and hiring an expert to do the mudding.
At the time of writing, Elizabeth Weintraub, DRE # 00697006, is a Broker-Associate at Lyon Real Estate in Sacramento, California.

Are you looking for the leading kitchen design service in Maryland, Baltimore, Columbia, Annapolis, or the surrounding areas?
We take a personal approach to your kitchen design and remodel, helping you get the kitchen youve always wanted at a price you can afford. Keep reading to discover some of our secret tips for approaching your kitchen remodel.
If you have any questions about our kitchen remodeling service or want to discuss one of your ideas, call (800) 211-8394 to speak with a helpful kitchen design expert. You can also click here to complete a free planning guide that will help you get started.
The key to making your kitchen remodel affordable is to evaluate how youre using your current kitchen, and what you wish you could use it for. The answer to this question will reveal what changes need to be made on a purely functional level.
Are you happy with your counters, but need new cabinets? Would you like a kitchen island? Do you want a full remodel, or partial?
If youre happy with the performance of your kitchen and just want to change its appearance, you can save money and make your kitchen look brand new with a facelift. Refaced cabinets, resurfaced counters, and some quick fixture upgrades will dramatically update your kitchens appearance at a fraction of the cost of a remodel.
Once youve determined what your current kitchen cant do that you wish it could, youll begin to understand where you want to focus your remodel. What needs to be upgraded to ensure that your kitchen provides all of thefunctionality you need?
Consider factors like space, organization, ease-of-use, durability andmaintenance when approaching all potential upgrades in your remodel. This makes it easier to decide whether the upgrade your planning is worth the money.
For example, your refrigerator functions perfectly, and still looks great. New models arent a dramatic update. You were planning on purchasing a new one, but after really thinking about it realize that money would be better spent adding a new, rotating corner cabinet.
Making decisions like this help you get the most out of a remodel at the lowest possible cost.
Now that you know what needs to be remodeled to make your kitchen function the way you want, you can start considering how to make it look the way you want.
