If you keep moisture out of a building, you'll likely keep mold out as well, since mold requires a moist environment.
A dry building not only prevents mold outbreaks, but also creates a more pleasant, healthier environment. And, dry buildings are more durable, and will have fewer maintenance problems - so controlling moisture is truly a win-win for builders, owners, and occupants.
There are Several Excellent Strategies, to prevent New Construction Moisture and Mold Growth, here is an Excellent Checklist:
1) AllBuilding materials must be kept dry. They should be protected from the weather before they're installed.
2)The scheduling of the trades that install the roof and cladding, to prevent leaks and visible penetrations for leaks.
3)Exterior wall cavities should be properly insulated - insulation should completely fill the cavity to prevent the formation of convection cells within the wall that can negatively affect moisture and energy management. Mineral Wool insulation, or Polyisocyanurate (Polyiso) which is a closed-cell, rigid foam board insulation, are better examples of insulation.
4) Avoid Placing Pipes in Exterior Walls, due to possible condensation and mold growth.
5)Wallboard should only be installed during the controlled phase of construction when the building envelope is enclosed.
6) Use of Dessicant Dehumidification, and Heat, to lower Relative Humidity values, and Vapor Pressure, in order to Dry Joint Compounds and other substrates more effficently.
7) Concrete Foundations and floors must be cured and dried.Uncured concrete introduces lots of moisture into a new building.
8)HVAC systems must be balanced throughout the building to avoid overcooling interior rooms, which can lead to Condensation and Mold growth.
9) Vent and exhaust Moist areas to Outside, such asCommercial lavatories and shower facilities.
10)Masonry block absorbs water, it should be covered with sheathing materials before EIFSs or other siding materials are applied. If there has been a significant amount of recent rain, be sure to allow enough time for the block to dry before being covered.
11)Exterior walls must be designed to incorporate a water-resistant barrier behind the cladding system, as well as an air barrier and thermal insulation.
12)ProperlyInstall Roof, Window and Door Flashings.Flashings should be installed around all roof lines, windows, and doors, ensuring that the water flows out of the building.
13)All roof penetrations, such as vent pipes and other HVAC-related piping, should be properly flashed and drained to ensure that water drains to a roof drain or sump, and away from the building - not into the building structure.
14)The grade around all buildings should slope away from the foundation. The first 10 feet of soil extending outward from the building should be pitched at a 5-percent grade, or 6 inches of fall in the first 10 feet. The slope should be checked every few years to make sure that the backfill has not settled.
15) Installperimeter drains, as rain andwater will be taken away from the base of the foundation, thereby keeping the foundation and basement dry.
16)Coat Vertical Foundation Walls on the Outside, with a Vapor Barrier.Cement, Concrete block and brickis porous and, without the protection of this type of barrier, water moving down the side of the foundation may be absorbed and make its way into the basement.

Your nose isn't deceiving you - hotels are starting to pump smells into rooms. If you have a sensitive snout, avoid the worst offenders with these tips.
As an asthmatic, Sara Voorhees is always careful when she's on the road. A whiff of cologne or detergent can trigger an attack for a scent-sensitive traveler like her.
But lately, as travel companies have obsessively cleaned their cars, rooms, and seats, she's had to be extra cautious.
When she opened the door to a compact SUV she rented at the Philadelphia airport recently, a powerful soap odor wafted her way. It left her gasping for air.
"We kept the windows down and the air conditioning running on high for the first few minutes each time we started it," says Voorhees, a retired project manager. But the odor lingered.

If you think the risk of a coronavirus infection makes travel difficult, imagine how passengers like Voorhees feel. On the one hand, they could catch COVID; on the other, they might have an asthmatic attack or allergic reaction to the strong cleaners used obsessively to disinfect surfaces.
Travel companies once relied on fragrances to lift their profits. Now they're turning to smells to save their businesses. Only this time, instead of vanilla and floral scents, it's the harsh odors of bleach and detergent that greet customers in rental cars and hotel rooms. But travelers with scent sensitivities and allergies can protect themselves from these harsh odors with a few easy strategies.
Although it may be difficult to avoid all scents when you travel, you can take certain precautions before your next vacation or business trip.
"Reach out to any hotel, airline or place where you think you run the risk of long-standing exposure," says Michael Rubino, president of All American Restoration, a mold remediation company. "I have called several hotels ahead of time to find out what disinfecting product would be used in my hotel room."

Get as many specifics as you can, says Marilee Nelson, an environmental consultant and co-founder of Branch Basics, a cleaning product company. That's what she did before she flew recently. An airline representative told her it was using a hypochlorous acid electrostatic spray that is EPA-approved to kill pathogens. That worked for her.
She learned that the concentration of chlorine was one ten-thousandth of that in household bleach, and that it dissipated quickly. "Five minutes after spraying, it is odorless and safe for most people," she says.
Voorhees says she's started carrying a portable air purifier when she travels. On her next rental, she plans to hook it up to the USB outlet inside the rental car to see if that makes a difference.
The smells are too much for some travelers. Sunnye Sherman, a retired substitute teacher from Louisville, Kentucky, is avoiding travel. It is one thing for her to deal with the many hotel scents emanating from soaps and shampoos, causing nausea, sinus pain and migraines. But the cleaning products are even worse.
"Sometimes, Ive had to hold my breath as much as possible in the lobby and rush to the room, hoping I can breathe in there," she says.
Patricia Abreu, a pianist from Boston, has stayed off planes since the pandemic started.
"The new cleaning products are likely to irritate my airways," she says. "But since the filtration of the air in airplanes is also better than in most places, it might be OK unless we were to board right in the moments after the chemicals were sprayed."
Abreu wonders if enough travel companies are taking the problems of people like her into account.

"I cant say I am against all these cleaning regimes, despite my own physical reactions to the chemicals," she adds. "We want to be protected against COVID as much as possible, and for now that will mean more potential breathing problems for those with asthma and allergies."
When she travels, she'll wear a mask that can filter out the cleaning chemicals and she'll pack her medications and inhalers -- just in case a company overdoes it on the solvents.
The travel industry started spring cleaning after the coronavirus outbreak and never stopped. For example, United Airlines teamed up with Clorox on an initiative called "CleanPlus" to clean and disinfect its aircraft. Hertz introduced a 15-point Gold Standard Clean program, which includes disinfecting key contact areas like the steering wheel and door handles. And Hilton's CleanStay program includes a partnership with Lysol to clean high-touch areas at its hotels.

"These old-school disinfectants are toxic and can cause irreversible diseases, like chronic obstructive pulmonary disease (COPD)," says Howard Lefkowitz, president of Germ Free Earth, a distributor of commercial disinfectants. The citrus and pine smell covers the "horrible" effects of the harsh cleaners.
"Sadly, weve grown accustomed to the smells of alcohol, bleach, and acids just as we used to be accustomed to smoke-filled rooms," he adds.
The travel industry's passion for perfuming is well-documented. In the past, hotels pumped artificial smells into their lobbies and rooms to boost profits. For example, guests at the Las Vegas Hilton spent 50%more time playing slot machines when it misted the air with a floral scent, according to Haha Lung and Christopher Prowants book Mental Dominance. A Washington State University study concluded that exposing shoppers to an orange scent made them spend 20% more than they otherwise would have.

Clean the surfaces yourself. That's the advice ofBrooks Trotter, a physician who specializes in internal medicine in Grapevine, Texas. "You can wipe surfaces that have been cleaned with harsh chemicals, such as arm rests and tray tables, with non-toxic wipes," he says. "That will remove the chemicals."
Wash your hands. The extra cleaning can leave industrial solvents on high-touch areas such as door handles and TV remotes, says Ryan Steele, a Yale Medicine allergist and immunologist. "Frequent hand washing can help to quickly get these chemicals off of your skin and minimize your exposure," he says. If you can't get to the bathroom, he recommends minimizing contact with any cleaned surface.

Avoid areas that are being disinfected. For example, if you see that the bathroom is being cleaned in an airport, use a different one. "Understand your sensitivities and prepare for them," says Curtis White, chief technology officer of ViaClean Technologies, a biotech company that develops cleaning agents. "Most people with severe food allergies or severe reactions to environmental pollutants already are well-disciplined in avoidance and reaction to exposures."

Mold is an environmental hazard that can cause concern among renters. Across the country, tenants have won multimillion-dollar cases against landlords for significant health problemssuch as rashes, chronic fatigue, nausea, cognitive losses, hemorrhaging, and asthmaallegedly caused by exposure to "toxic molds" in their building.
If you suspect there is mold in your rental unit, learn what to look for and when your landlord might be liable. Even better, take steps to prevent mold before it becomes a problemor clean mold up before it does become a problem.
Mold comes in various colors and shapes. The villainswith names like stachybotrys, penicillium, aspergilus, paecilomyces, and fusariumare black, white, green, or gray. Some are powdery, others shiny. Some molds look and smell disgusting; others are barely seenhidden between walls, under floors and ceilings, or in less accessible spots, such as basements and attics.
Mold often grows on water-soaked materials, such as wall paneling, paint, fabric, ceiling tiles, newspapers, or cardboard boxes. Humidity sets up prime growing conditions for mold. Buildings in naturally humid climates of Texas, California, and the Southern U.S. have experienced more mold problems than residences in drier climates. But whatever the climate, mold can grow as long as moisture is present.
Mold is also among the most controversial of environmental hazards. There is considerable debate within the scientific and medical communities about which molds, and what situations, pose serious health risks to people in their homes. There is no debate, however, among tenants who have suffered the consequences of living amidst (and inhaling) mold spores.
Keep in mind, however, that most mold is not harmful to your healthfor example, the mold that grows on shower tiles is not dangerous. It takes an expert to know whether a particular mold is harmful or just annoying. And it's very tricky to find out whether a person who has been exposed to mold has actually inhaled or ingested it. New tests that measure the presence of a particular mold's DNA in a blood sample are the only way to know for sure whether the mold is present in the body.
With a few exceptions, landlord responsibilities regarding mold have not been clearly spelled out in building codes, ordinances, statutes, or regulations. (But, as explained below, landlords can be held responsible for mold problems even absent specific laws governing mold.)
No federal law sets permissible exposure limits or building tolerance standards for mold in residential buildings, and only a few states (including California, Indiana, Maryland, New Jersey, and Texas), and a few cities (including New York and San Francisco), have taken steps toward establishing permissible mold standards or guidelines and regulations for mold in indoor air.
For information on mold rules and regulations in your state, check with your state department of environmental protection or your state department of public health.
To see whether your state is considering mold-related legislation that might affect residential rentals, you can search the National Conference of State Legislatures Environmental Health State Bill Tracking Database. Check the Indoor Air QualityMold box in the Topics column, and check the box next to your state.
For local mold-related rules, contact your city manager, mayors office or other local government department.
Even if your state or city doesn't have specific mold laws, your landlord could still be liable for a mold problem in your rental, as a result of landlords responsibility to provide safe and livable housing. Depending on the situation, state law might give you options such as rent withholding if your landlord fails to fix a serious mold problem, or you might be able to file a lawsuit for mold-related health problems.
Landlords in all states but Arkansas are responsible for maintaining fit and habitable housing and repairing rental property, and this extends to fixing leaking pipes, windows, and roofsthe causes of most mold. If the landlord doesn't take care of leaks and mold grows as a result, you might be able to hold the landlord responsible if you can convince a judge or jury that the mold has caused a health problem.
The liability picture changes when mold grows as the result of your own behavior, such as keeping the apartment tightly shut, creating high humidity, or failing to maintain necessary cleanliness. Tenants have some duties to maintain their rental unit, so when a tenant's own negligence is the sole cause of injury, the landlord is not liable. To avoid causing any mold problems, practice good housekeeping, such as ventilating your apartment.
Some landlords include clauses in the lease that purport to relieve them from any liability resulting from mold growth. At least one court (in Tennessee) has refused to enforce such a clause, ruling that to do so would be against public policy. More cases from other parts of the country are sure to arise as mold litigation makes its way through the courts. Some states require landlords to disclose information about mold to tenants.
A smart landlord will try to prevent the conditions that lead to the growth of moldand tenants should be the landlord's partner in this effort. This approach requires maintaining the structural integrity of the property (the roof, plumbing, and windows), which is the landlord's job. You can help by preventing mold problems in your home in the first place and promptly reporting problems that need the landlord's attention.

STATEN ISLAND, N.Y. -- Parents of students at PS 42 Annex in Eltingville are venting frustrations after learning that the school will be closed for about two weeks to undergo deep cleaning due to a mold condition.
Parents received a letter, dated Sept. 16, 2020 and signed by Principal Brian Sharkey, saying, "a recent inspection conducted by the Division of School Facilities (DSF) and the School Construction Authority (SCA) determined the Annex should undergo mold remediation, deep cleaning, sterilizing and air quality control.
The notice was issued just before Mayor Bill de Blasio delayed in-person learning, but says that cleaning the Annex which holds first and second grade classes will be ready within the next two weeks," which would be just after the anticipated Sept. 29 opening of in-person classes for K-5 students.
A DOE spokesman said he expects the building to be safe in time for the new date set for the opening of in-person learning.
Parents, however, are not convinced the cleaning will be done in time and feel the issue should have been noticed sooner.
Thats a very short timeline to get rid of that amount of mold, said a parent of a second-grade student there. The parent wished to remain anonymous for fear of reprisal. So, the parents dont believe its going to be fixed in two weeks, the parent said.
Construction began on the buildings masonry early this year, but the coronavirus (COVID-19) outbreak stunted the work and left the building exposed, parents claim.
They up and left and abandoned the job, and they never came back to it, so they never sealed it, never covered it, never came back to check on it ... the building was left to rot from the outside in and just (got) saturated with water for six months, the parent said.
The Department of Education (DOE) confirmed that the exterior masonry work was scheduled to be done in the spring before being put on hold. Mold caused by leaks was then discovered in the school this summer.
While the second-grade parent did not witness the conditions herself, she said teachers informed her that mold was present on the tables and chairs making the classrooms uninhabitable.
Issues of water damage are not new at the PS 42 Annex building, Department of Buildings (DOB) records show.
There are 17 open Office of Administrative Trials and Hearings/Environment Control Board violations for the PS 42 annex building dating back to 2011, according to the DOB records. These violations are issued when a property does not comply with a part of the New York City Construction Codes and or Zoning Resolution.
When asked, a DOE spokesperson confirmed that the DOB records are out of date. It is not clear how many of those violations have been rectified.
The violations note water penetration through foundation that leads to a gas meter and electrical room and other issues, such as standing water being observed at the time of inspection. The most recent water violation, issued on Aug. 30, 2019, said there was water penetrating through walls, causing peeling and spalling at various locations.
I dont feel confident that our children should have been in there for years, the parent of the second-grade student said. So, to now find out weve been lied to for this long, its the worst, its the worst feeling.
Coryn, a parent of a third-grade student who attended the Annex for two years, wished to have her last name omitted, but said she first noticed mold as an issue on her sons very first day of first grade.
I have pictures of my son in the classroom and the condition of the wall behind him, Coryn said. I took a picture of him and my daughter and you can see it in the background.
You can see something visibly wrong with the wall, she said.
After suggesting there could be an issue with the presence of water damage in the wall and suggesting it be resolved, Coryn said she attempted to file Freedom of Information Law requests to receive air quality reports for the building all to no avail.
At that point, Im so annoyed that I basically got the run-around for three months, she said.
While Coryns child is no longer learning in the annex, she shares in other parents' concerns that the building could potentially be unsafe, even after students are brought back into the building.
My kids not in there anymore, but I would not want my kid in the building unless I was shown proof that it was safe to go in there," Coryn said. As a mom, who would want their kid there?
Nathaniel Styer, a spokesman for the DOE, said work is being done around the clock ahead of students entering New York City schools.
Our educators and students deserve safe, clean schools during this critical school year,'' Styer said. "Our facilities teams continue to work around the clock to address any concerns and ensure buildings are prepared for reopening. Both the School Construction Authority and School Facilities teams are performing repairs, cleaning, painting and disinfecting work to safely reopen the building with the resumption of in-person learning on the 29th.
Principal Brian Sharkey did not immediately respond to an emailed request for comment.
In the letter to parents, Sharkey wrote, Your childs and my staffs health and safety is our number one priority.

ELLSWORTH Roughly $4.22 million in construction has been permitted in the city since the beginning of May, a figure that, despite pandemic restrictions and lifestyle shifts, remained almost unchanged compared to the same timeframe last year.
City staff issued 79 building permits for $4.27 million in construction between the beginning of May and the end of August 2019, compared to 80 permits and $4.22 million during those months this year, according to records.
But while the numbers are quite close, there were some differences: the bulk of this years permitting occurred in May and July, with permits issued for a total of $1.59 million and $1.44 million, respectively, in construction during those months. But that fell off in June and August, with fewer new homes and commercial projects on the docket, replaced with smaller, residential undertakings such as bathroom additions and woodshed construction.
Last year, May, June and July all saw more than $1 million in construction permitted each month, with building slowing significantly in August to less than $200,000 in total.
Both years saw a mix of residential and commercial development, with residents building sheds and decks, pouring driveway slabs and, in one instance, putting in an in-ground pool.
A number of new single-family homes were permitted this summer as well, including a 1,680-square-foot, $315,000 home on Birch Avenue for Susan Opdycke, a 2,439-square-foot, $280,000 home on the Nicolin Road for James Testa and a 1,638-square-foot modular home estimated to cost $248,586 on Ginnie May Way built by Broughman Builders Inc. On Wilson Way, Cheryl Jacobs VanPeursem was issued permits to build a single-family home valued at $280,000 with a basement to replace a camp and Sara Devlin and Matthew Dewitt were issued permits to build a $255,000, three-bedroom home on the Red Bridge Road.
On the commercial side, Ruger Properties LLC, one of the companies owned by local builder Jonathan Bates, was issued permits for a $900,000, 12-unit apartment building on Ruger Way, off Washington Street. The building is part of Bates Washington LUXE complex. Eastern Mold Remediation also received permits for a $92,502, 3,600-square-foot addition to its space on the Nicolin Road and the landscaping company Homsted Earthworks Inc. was issued permits for a commercial building on the Bangor Road estimated to cost $80,000.
