Starter Homes: Four city and county homes for less than 300,000 – Irish Examiner - October 31, 2020 by Mr HomeBuilder

    Cobh, Co Cork 255,000

From the decked patio at this cute waterfront cottage at No 2 Carrigaloe in Cobh, you can see right across to Passage West and Glenbrook, and you can watch ships and boats sail by.

Selling agents DNG Spillane say you could also go boating or kayaking from the stony beach behind the bungalow.

A three-bed semi detached property dating from the 1950s, it was renovated and upgraded as a holiday home some years back.

Its been tastefully done and is charming and cosy with stunning waterfront views, says auctioneer Donna Ryan-Pender quoting a guide of 255,000.

The front door opens into a narrow kitchen which has modern blue/grey units, painted beams on the ceiling, and river views at the rear through a glass-panelled door and a window. The sitting/dining room alongside it has a high timber-panelled ceiling, a fireplace, and sliding patio doors opening out on to the decking overlooking the water.

Other accommodation includes a bathroom and three bedrooms. Extending along the rear of the property is a garden area which includes a decked patio outside the living room as well as a paved one outside the kitchen.

Situated across the road from Carrigaloe train station, the property is about 4kmfrom Cobh, and an 18-minute train ride from Cork city. Ms Ryan-Pender expects viewing from downsizers, first-time buyers, and holiday home hunters.

VERDICT: Cute and quirky with a garden that doesnt need mowing and has all-season views.

    Banteer, Co Cork 195,000

Country cottages with a bit of land offering the chance to get away from it all such as Gortmore Cottage in Banteer are being looked at in a whole new light in the pandemic.

So says John Singleton of Sherry FitzGerald ODonovan, pointing out that it offers the kind of space people want to work from home, to roam around in, and to garden. An extended two-bed cottage with 1,300 sq ft of living space and a half-acre site and a haggard, its new to the market.

Estimated to be around 80 years old, its been owned by a few generations of the same family who have upgraded it with double-glazing, and extended it with a sunroom and two attic rooms.

Its a traditional cottage full of old-world character which is located three miles from Banteer, eight from Mallow, and just a 35-minute drive from Cork, says Mr Singleton, noting it has an upgraded D2 BER rating.

Accommodation includes a tiled kitchen dining room with fitted units, a timber-floored lounge with a fireplace as well as a sunroom at the rear. To the side, theres a bathroom and a utility room. Upstairs are two large bedrooms, one accessed from the kitchen and one from a spiral staircase in the sunroom.

To the rear theres a large lawned area bounded by trees while across the road at the front is a quarter of an acre haggard which was originally used for cows.

Mr Singleton believes this property is affordable, charming and spacious enough to attract a city buyer.

VERDICT: An old-world cottage in a tranquil location where social distancing shouldnt prove difficult.

    Pinecroft, Douglas, Cork 285,000

Built in the 1980s as a three-bed semi, No 8 Glenside, Pinecroft, Douglas, now has four bedrooms and a much-upgraded B3 BER.

A modernised property with large kitchen extension and ground-floor bedroom, its on the market with Glenn OConnor of DNG Creedon. Ground floor accommodation also includes living room, guest WC, utility closet, and sizable kitchen/dining/living area with high gloss units. Upstairs is a bathroom and three bedrooms.

Mr OConnor says its size, condition and the sought after Douglas location are all strong selling points.

VERDICT: Unexpectedly large and modern for a property which still has its 1980s faade.

The interior of No 1 Kinsale, The Headlands, on Sarsfield Road in Wilton has been decorated and maintained with greater care than is sometimes seen in apartments.

    Wilton, Cork 175,000

Its owner-occupied and in super condition says Mark Gosling of Beehan Irwin & Gosling auctioneers who expects the two-bed, ground floor property, which has a guide of 175,000 to appeal to first time buyers, investors and downsizers.

Situated in a gated complex built in the late 1990s, its ideally located within a 10-minute walk from Wilton Shopping Centre.

VERDICT: Affordable, well-located and very well minded.

Is the coronavirus killing Utah’s coffee culture? – The Salt Lake Tribune – Salt Lake Tribune - October 31, 2020 by Mr HomeBuilder

Erica OBrien wanted a business that was inspiring, one that created community and human connection around food and one that served good coffee, tea and pastries.

On what would have been the Salt Lake City shops 10th anniversary, though, the doors at 235 S. 400 West were closed to prevent the spread of the coronavirus.

The shop had originally shuttered in March along with every other food business. It reopened in May, only to close for the time being in June.

People come to The Rose because they want to experience it, and they want to be inside and they want to connect, OBrien said. So when that is something thats not supposed to happen, its not a business that really succeeds during COVID.

The Rose is not an outlier. The number of coffee or tea shops in the U.S. is expected to decrease 7.3% by the end of 2020, according to a story published by Bloomberg. Annual sales are estimated to drop 12% to $24.7 billion, according to the report, which used research from Euromonitor International.

If that happens, it will be the first time in nearly a decade that growth in the coffee and tea industry has declined.

Coffee shops that succeed in this new climate will need try to re-create as many of their popular pre-COVID-19 attributes as before while being in line with the new realities of social distancing, Matthew Barry, a beverages consultant for Euromonitor, told Bloomberg. This will include moving many aspects online, where personal engagement is still possible without physical proximity.

Barry sees no scenario in which U.S. food-service coffee consumption returns to its former growth trajectory though itll remain a core part of the industry.

The morning commute came to an abrupt halt when people started to work from home. And working on a project from a charming coffee shop table or meeting with friends is less appealing with the presence of a virus that is transmitted by air.

For The Rose, the best environment to reopen probably wont exist until at least spring of 2021, said OBrien. I feel like our biggest disadvantage was our greatest advantage when were not in COVID.

Before Marchs lockdown, brick and mortar cafes attracted travelers and conventiongoers, she said. But in 2020, drive-thru and pick-up windows are better models.

This gives a clear advantage to big coffee shop chains. But it doesnt necessarily mean that national chains are thriving.

As of Oct. 15, Starbucks was one of the most vulnerable publicly traded restaurant companies in the U.S., according an October S&P analysis. The odds that it would default on its debts within a year landed the coffee giant in sixth place, behind Potbelly Corp., Noodles & Co. and Red Robin Gourmet Burgers.

A strong customer base is what has kept Salt Lake Citys Blue Copper coffee company afloat, said owner Patrick Andrews. Patrons go for the cold brew, prepared with the house-roasted coffee beans, even in the winter.

Sales of roasted coffee beans for home use have helped, Andrews said. The company sells 600 to 800 bags a month. Its been such a success that they decided to offer free local delivery.

It made me really rethink the way our website was laid out and some policies we had, Andrews said. We used to only ship coffee orders one day a week and now were doing it five days a week.

The store at 179 W. 900 South has a great setup for social distancing, with a walk-up window and double doors that open to a patio. Still, Blue Copper had to furlough half of its staff.

Andrews said that even after adapting and taking actions like implementing an online ordering system just like any other big corporate coffee shop it wont take them to pre-pandemic numbers.

Publik Coffee, with a concept that combines a menu of toast and local jams with small-batch roasting, has only been open for takeout, said owner Missy Greis. The [virus] numbers are not under control.

As soon as the shelter-in-place order was lifted, Publik opened its roastery. But almost none of its 40 wholesale accounts are operating. Offices and some restaurants are still closed, and even the Utah Jazz training facility, one of their clients, barely opens for business.

For Greis, an ideal scenario for their reopening with safety measures is Utah reaching a positivity rate of 5% or less on COVID-19 testing. On Thursday, the Utah Department of Health reported the weekly average is 18.1%.

We feel really strongly about not encouraging people to come and gather, she said, and, unfortunately, Publik, the brand, the culture, and the model that weve built is all about gathering.

    Tammie Shanahan| Correspondent

Surprises abound in this sprawling six-acre Ormond Beach estate on the Tomoka River.

A 400-foot private driveway leads to a paver motor court and into the entrance of the super-sized beauty that is supported by two garages that hold a total of eight cars, plus a three-vehicle carport.

Open the front door and step into the formal living room, with soaring ceilings and a white granite wood-burning fireplace your introduction to the main residence, with its gourmet eat-in kitchen, formal dining room, wet bar, four bedrooms, five bathrooms, office, large bonus room and cozy family room, with three flat screen TVs.

Theres also an outdoor kitchen, worthy of the envy of a Food Network star, Realtor Amy Kathryn Beals said, describing the granite and stainless-steel masterpiece thats part of the lanai and pool area.

A covered walkway leads to a separate guesthouse that includes its own outdoor patio, with a second outdoor kitchen. Inside is a large bedroom and full bath, an office, a second family room, exercise room and a private balcony, overlooking the park-like grounds.

Over 4,000 square feet of recently resurfaced travertine walkways, planters and decking surround the 80,000-gallon salt-water, infinity-edge pool and infinity-edge hot tub. Four salt generators, a gas heater and two electric heat pumps are housed in a separate structure to care for the pool.

The dock and boathouse have electricity and water, with lifts for a boat lift and jet ski.

Its like a grand hotel. No matter where you are on this estate, luxury and comfort are right at hand, said Beals, of Realty Pros Assured. Distance is easy when you never want to leave, except to enjoy the next room, of course.

The entire six acres zoned agriculture for those wanting horses and in a non-flood zone is landscaped and irrigated by a 5-horsepower pump that is separate from the homes main pump, with the recently upgraded water treatment system housed in a separate, dedicated building.

The front two acres are planted with grazing Bahia grass with plenty of room to build a stable or barn, while the back four acres are planted with St. Augustine grass.

Also on the grounds, theres a chicken coop home to five laying hens that have a 400-square-foot protected run impervious to predators, automatic waterers, a long-duration feeder and large nesting box for eggs. An extra half-bath is readily accessible.

All garage floors have an aviation epoxy finish, and the large five-car garage (30-feet deep, with 9-foot doors) has its own half bath and stainless-steel sink.

Other highlights includea 2-year-old Kohler whole-house 50-kw generator, five Trane AC units, a 50-year reflective metal roof, Pella windows and doors, two underground propane tanks that are cross fed, exotic landscaping, an herb garden, a built-in safe, commercial wifi and a repeater on roof to ensure excellent cellular connection.

Is the Tarpon Inn in Port Aransas haunted? Employees say it’s a ‘hotbed’ for the paranormal – Corpus Christi Caller-Times - October 31, 2020 by Mr HomeBuilder

As AmieeVan Winkle opened the door to Room 40, she took a step back and vowed she would notenter the vacantroom inside the Tarpon Inn in Port Aransas.

"You'll never see me step foot inside that room," Van Winkle said. Her shoulders tensed up at the thought of the idea.

From the outside looking in, the vacant room looked like any other. It was quaint and only big enough for a queen-sized bed, two nightstands,a small dresser and an intimate bathroom.

According to Tarpon Inn employee Amiee Van Winkle, room 40 is the most haunted in the hotel, as seen Saturday, Oct. 24, 2020. Stories of ghosts and supernatural activity are reported to Van Winkle and the hotel staff.(Photo: Annie Rice/Caller-Times)

Ithad beautifulCoastal dcor thatfelt like an invitationfor any guestto enter. But for Van Winkle, the room's eerie presence was anything but inviting.

"When I walk in here, I get a heaviness in my chest," she said. "I don't like the feeling. I get this feeling of dread it's just uncomfortable for me. I know there's something here."

Van Winkle, who has worked for the inn and restaurant since 2008, said she believes the hotel is a "hotbed" for the paranormal due tothe property's rich history and the land it sits on.

Tarpon Inn owner Lee Roy Hoskins points to historical images of the hotel, Saturday, Oct. 24, 2020, in Port Aransas. Hoskins has owned the hotel since 2008. (Photo: Annie Rice/Caller-Times)

Lee-Roy Hoskins, who has owned the Tarpon Inn since 2008, said the hotel has been around in Port Aransas since before it was a town.

In 1862, the inn was first establishedasmilitary barracks for Union soldiers who were stationed on the island during the Civil War. At the time, the Union had control over the port.

"We don't really have anything written as to where the Tarpon Inn came from, but what makes the most senseis that the earliest photo we have of the hotellooks like any other wooden barracks that were built around that time," Hoskins said.

He said the beach town was once called Ropesville. It wasn't much of a town and only includedthe barracks of the military campground.

But when the Cotter family officially opened theTarpon Innin 1886, a town was eventually built around it.

After 1889, the town was renamed Tarpon until it was permanently named Port Aransas in 1911.

Hoskins said after the beach town's establishment, it grew to become the center, and possibly the birthplace,of American sportsman fishing.

Tarpon fish scales are seen on the walls of Port Aransas' Tarpon Inn, as seen Saturday, Oct. 24, 2020. There are four "haunted" rooms in the hotel where guests can stay.(Photo: Annie Rice/Caller-Times)

Many fisherman from across the country, including President Franklin D. Roosevelt, made their way to the beach town to catch fish, especially tarpon.

Those who caught a grand catchwould earn their name onthe inn's tarpon fish scale trophy wall, which is still on display today in the reception area.

But while the inn has entertained travelers for over 134 years in Port Aransas, it has also faced many tribulations.

During the turn of the 20thcentury, the inn caught on fire a couple times. The once two-story building that sat behind the innlost its second story to a blaze. Today, the building still stands, but as a one-story building. It is used now to host special events.

In 1919, the Tarpon Inn lost two buildings tothe Category 4 hurricane, whichdevastated the entire Corpus Christi area.

During that time, the Cotter family went bankrupt and sold the inn to the Ellis family, Hoskins said. The hotelwas then rebuiltand reopened in 1922.

Sometime later, the hotel's restaurant also caught fire and a few floors in the inn burned down. A few sections were rebuilt, which included new rooms, offices and the owner's quarters. Today, the hotel reflects these new renovations.

But fires and natural disasters aren't the only tribulations the hotel has faced; othersinclude suicide and murder.

Historical images hang in the Tarpon Inn, Saturday, Oct. 24, 2020, in Port Aransas. There are four "haunted" rooms in the hotel where guests can stay on the property, which used to be a Union soldier barracks during the Civil War. (Photo: Annie Rice/Caller-Times)

Hoskins said one story that has been passed down by employees and past owners is a possible murder that may haveoccurred at the inn's event's center around the early 1900s.

The story goes that three couples used to run the hotel. One was a chef, two were waiters and the women were housekeepers. Hoskins said one of the waitstaff began an affair with the chef's wife and the chef retaliated by throwing a meat hatchet at his head, which supposedly killed the man instantly.

"I'm not really a believer of the paranormal, but maybe it's because I haven't heard or seen a thing, but many guests and paranormal investigators who've stayed here have said they've seen a thing or two at the Tarpon," Hoskins said.

According to Tarpon Inn employee Amiee Van Winkle, room 40 is the most haunted in the hotel, as seen on Saturday, Oct. 24, 2020. Stories of ghosts and supernatural activity are reported to Van Winkle and the hotel staff.(Photo: Annie Rice/Caller-Times)

Over the years, Van Winkle said guests havereportedhearing children running across the patio late at night, doors closing on their own, unexplained lights flickering, shadow figures appearing in the inn's courtyard on security camera, and unexplainedelectronic voice phenomena.

She said some guests have neverstayed long enough to make it through onenight in some of the inn's rooms -- most notably, rooms 40, 37, 36 and the inn's honeymoon suite.

Some of the unexplained phenomena guests havewitnessed in Room 40 include lights flickering on and off, an apparition of a woman appearing at the edge of the bed in the middle of the night and strange voices.

Van Winkle said she once captured an electronic voice phenomenon (EVP) in theroom around 1 a.m. of a voice saying "We are watching you."

"I'm a believer," Van Winkle said. "I believe there is something here. I think it wants to be here and I think it's friendly. I don't think it's going to hurt us. I think the Tarpon (Inn) is just a happy place for these spirits because it has been a beacon for many for more than a century."

Room 37 is one of the rooms in the hotel that is allegedly haunted, as seen Saturday, Oct. 24, 2020. Stories of ghosts and supernatural activity are reported to the hotel staff.(Photo: Annie Rice/Caller-Times)

After Hurricane Harvey hit the town in2017, Van Winkle said employees were unable to open the door to Room 37. They tried everything to open the door. When they were about to give up on the room,it finally opened on its own one day.

When employees were able to see the room, they noticed it was soaking wet.

"Everything in here was wet. The walls, the furniture and the floor," Van Winkle said. "There were no broken windows and the rooms around it did not have any waterdamage, but this room did. It was very strange."

The hotel isn't the only thing that is haunted on the property. The inn's restaurant, Roosevelt's, has experienced paranormal activity before and after hours.

Some employees have reported anuneasy feeling of being watched when alone at the restaurant, their names being called out of nowhere, unexplained sounds of a person walking and strange apparitions of children appearing on camera in the eatery's outdoor dining area.

The Roosevelt restaurant is on the Tarpon Inn's property, as seen Saturday, Oct. 24, 2020, in Port Aransas. The restaurant is named after President Franklin D. Roosevelt who stayed in the hotel in 1937.(Photo: Annie Rice/Caller-Times)

"We definitely have paranormal activity in the restaurant," Van Winkle said. "I think it definitely has to do with the inn's history."

Van Winkle said guests who are itching to stay in some of the hotel's most haunted rooms will have a chance to do so on Halloween night.

The Tarpon Inn is encouraging guests to stay in six of its mosthaunted rooms, which includes the price of the room and$75. The $75 will covera Halloween swagpackage.

The inn's restaurant, Roosevelt's, will also host a special Halloween-themed dinner on Oct. 30-31 for guests that will include a four-course meal and ghost stories about the haunted location.Tickets start at $75 per person.

"I believe people are in for a real Halloween treat when they stay at the Tarpon this weekend," Van Winkle said. "Whether they see a ghost or not, it's going to be a great time to celebrate the inn's history and the spirit of the season."
