HDR Remodeling is East Bay's authority for home remodeling and remodeling services. The company is giving some helpful tips for hiring a remodeling contractor.
"As with any budding relationship, establishing a positive rapport is key," explained HDR Remodeling's Philip Anderson. "When the chemistry is off between a client and a contractor then everyone suffers but when the chemistry is right, it's a matchless match."
The company offers four questions to ask:
1. Is upfront design, planning and permit work needed, or just the construction part of the project?
2. Does the client wish to select all of the fixtures and finishes or consult with someone on those decisions?
3. Does the client wish to manage the project or want a general contractor to coordinate and supervise the project?
4. What are the specialized skills needed to complete the job i.e., plumbing, electrical, carpentry, etc.
Look for contractors that are licensed with the state, have no complaints filed within the last three years, and has worker's compensation and general liability insurance. If they use sub-contractors, they need to be licensed and insured as well. Contractors also should be in business for at least a decade and have a physical office.
"One of the most common mistakes in this process is letting 'price' overrule 'people' as the primary selection criteria," Anderson said. "Don't get me wrong, budget management is important but so is working with people that you respect and trust. Take the time to interview prospective candidates at your home and also at their place of business to get a clear understanding of how they work and the values by which they operate their company. If you need a bout of house envy, theres no better place to go than Houzz, the increasingly popular platform for finding ideas for your home remodeling projects and the professional that can realize them. Today, however, the service is adding a bit of a reality check to these dreams. The company, which currently sees 14 million users every month, recently surveyed 100,000 homeowners in the U.S. about their projects. Its now surfacing this information on its site and in its mobile apps to give homeowners a better idea of what remodeling projects in their local areas typically cost.
For example, the tools show homeowners what a kitchen or media room remodel costs in their area. Besides the average, which wouldnt be all that useful, it also highlights the stats for the lower, middle and top third. Using its existing database, Houzz can also draw upon its huge database of envy-inducing photographs and prices for specific items. This way, for example, you can see what a certain kind of countertop will do to your budget, as well as the pros and cons of the different options, thanks to the growing number of how-to and style guides on the service.
For the time being, this tool is only available on the Houzz website. Its not available through its popular mobile apps, but the company tells me thats coming soon.
The data the company uses to power this tool, as Houzz co-founder Alon Cohen told me last week, is based on the largest survey ever done on remodeling activity. The company, he said, decided to give this information back to the community. Cohen believes it will help homeowners budget their projects.
Currently, the survey shows, half of the homeowners who start these kinds of projects dont actually set a budget or go over budget.In addition, the tool should also help the companys network of more than 230,000 professionals get a better idea of what they can charge and show homeowners how their rates compare to the average.
Houzz plans to update the data over time.
