    Remodeling Market Index Reclaims All-Time High - November 1, 2014 by Mr HomeBuilder

    WASHINGTON -- The National Association of Home Builders' (NAHB) Remodeling Market Index (RMI) reclaimed the high-water mark of 57 in the third quarter of 2014. This is the sixth consecutive quarter for an RMI reading above 50.

    An RMI above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodeling activity with indicators of future remodeling activity.

    "Most remodelers remain confident that the market is improving as home owners undertake renovations, large and small," said NAHB Remodelers Chair Paul Sullivan, CAPS, CGR, CGP, of Waterville Valley, N.H. "The consistency and longevity of positive RMI readings are in line with the gradual recovery of the housing industry."

    The RMI's future market conditions index rose to 58 from 56 in the previous quarter. All four of its subcomponents--calls for bids, amount of work committed for the next three months, backlog of jobs and appointments for proposals--increased or remained level with the previous quarter's reading.

    The current market conditions component of the RMI increased one point to 57 this quarter. A two-point gain was made among the categories of large additions as well as smaller remodeling jobs with readings of 56 and 58, respectively.

    "The stabilization of the RMI in the mid-50s for more than a year demonstrates the slow, steady recovery of the housing industry that we expect to continue," said NAHB Chief Economist David Crowe. "The major headwind to a stronger recovery is a shortage of qualified labor and subcontractors in some parts of the county, making if difficult for remodelers to employ carpenters and finish projects as quickly and economically as many of their customers expect."

    New Remodeling Index Tracks Residential Remodeling by Metro Area - November 1, 2014 by Mr HomeBuilder

    SAN FRANCISCO, CA -- BuildZoom, the intelligent marketplace for remodeling and construction services, recently launched its new remodeling index with a finding that permitted remodeling activity in Seattle and New York has surpassed pre-crisis highs, while in Miami and Atlanta it remains well below the pre-crisis peak.

    Drawing upon the company's database of approximately 45 million building permits from sources across the United States, the BuildZoom Remodeling Index tracks changes in permitted residential remodeling and maintenance activity in several major metropolitan markets on a monthly basis.     "We believe that the BuildZoom Remodeling Index, in tracking remodeling and maintenance of the existing housing stock, will provide a valuable new source of information to improve understanding of the housing market, a critical component of the economy," said Issi Romem, Chief Economist for BuildZoom. "There are US cities in which it is particularly difficult to expand the housing stock with new construction. In such cities, much of the action is in the upgrading and re-purposing of existing real estate. At BuildZoom, we hope to shed light on this aspect of the housing market, which has largely remained hidden until now."

    As reported in the table below and shown in the graphs, the remodeling index shows that from the precrisis peak to the post-crisis trough, residential remodeling activity in New York and Seattle fell by approximately 25%. Remodeling activity in other parts of the country was hit much harder by the housing market crisis than in New York. In Miami and Atlanta, for example, residential remodeling activity plunged by 60% and 85%, respectively. Although both cities have seen a rise since then, neither has reverted to pre-crisis levels. As of September, residential remodeling activity in both Miami and Atlanta is still 55% below its pre-crisis peak.

    "The housing markets in Miami and Atlanta were more buoyant than most before the crisis," said Romem. "Although the current rate of remodeling in Miami and Atlanta may be too low to maintain the housing stock in good repair over an extended period," he added, "we should not necessarily expect - or even want - remodeling activity to revert to its highest levels pre-crisis."

    Renovation (also called remodeling) is the process of improving a broken, damaged, or outdated structure. Renovations are typically either commercial or residential.[citation needed] Additionally, renovation can refer to making something new, or bringing something back to life and can apply in social contexts. For example, a community can be renovated if it is strengthened and revived.[1]

    The renovation process can usually be broken down into several processes:

    Many people renovate homes to create a new appearance for their home, or so another person can live in the residence.[2] Builders often renovate homes because it is a stable source of income.[3]

    Wood is versatile and flexible, making it the easiest construction material for renovations, and wood buildings can be redesigned to suit changing needs. Few homeowner or professional remodellers possess the skill and equipment that is required to alter steel-frame or concrete structures.[4]

    Forest certification verifies that wood products have been sourced from well-managed forests. Most certification programs provide online search options so that consumers can find certified productsthe Certification Canada program includes a search option for all of the certification programs that are in use in Canada.[5]

    In North America, most structures are demolished because of external forces such as zoning changes and rising land values. Additionally, buildings that cannot be modified to serve the functional needs of the occupants are subject to demolition. Very few buildings in the continent are demolished due to structural degradation.[6]

    The Athena Institute surveyed 227 commercial and residential buildings that were demolished in St. Paul, Minnesota, United States (U.S.) between 2000 and mid-2003. Thirty percent of the buildings were less than fifty years old, and 6% were less than twenty-five years old. The four top reasons for demolition were Area redevelopment (35%), Buildings physical condition (31%), Not suitable for anticipated use (22%), and Fire damage (7%). Lack of maintenance was cited as the specific problem for fifty-four of the seventy buildings where physical condition was given as the reason for demolition.[6]

    Most builders focus on building new homes, so renovating is typically a part-time activity for such tradespeople. The processes and services required for renovations are quite specific and, once plans are signed off, building a new home is relatively predictable. Renovations usually require all of the sub-trades that are needed for the construction of a new building. During renovation projects, flexibility is often required from renovation companies to respond to unexpected issues that arise.[7] Projects involving renovation require not just flexibility, but a plan that has previously been agreed upon by multiple parties. The planning process will involve feedback from financial investors of the project, as well as the designer. Part of planning will also entail the collection of any necessary data for the completion of the project and then the project plan will be revised and given consent before continuing with renovations.[8]

    A globally recognizable restaurant will undergo a few major changes in Iberia Parish thanks to an effort by the company to rejuvenate the brand.

    A McDonalds restaurant, located on the corner of Center Street and Admiral Doyle Drive, will have LED lighting, double drive-through option and an enhanced play area, a McDonalds spokesman said.

    Larry Miller, owner and operator at McDonalds, said the overall cost of the project will be more than $1 million. The project started four weeks ago with a couple of weeks left in construction.

    According to permit valuations for the month of September, the remolding process on 1501 Center St. is valued at $682,000.

    We actually were thinking of doing that one (McDonalds on Center Street) first, but the remodel was so complex. Its actually the biggest scope of remodels that weve done out of all of them, Miller said. The major issue is we wanted to make sure we could get everything.

    Miller said the company attempts to remodel at least one McDonalds in the Teche Area per year.

    In 2011 the franchise completed a remodel of a McDonalds in Abbeville, in 2012 a St. Martinville restaurant received an upgrade and in 2013 Franklin was next on the list for a revitalization of a McDonalds.

    Miller said McDonalds Center Street location should increase in its production with the double drive-through and an increase in storage space. The restaurant also will add fryers.

    Were going to have 50 percent more cooler and freezer capacity and were going to have more fryers. We will go from five fryers to seven, and were also going to have the first digital menu board in the area, Miller said.

    Its going to be full-motion high-HD digital. The difference is instead of seeing a static graphic picture theres more motion. Its more with 2014.
