    Greene County to get Applebees restaurant - March 24, 2015 by Mr HomeBuilder

    WAYNESBURG Greene County will soon have another option for restaurant dining as plans were approved Monday by the Franklin Township supervisors for an Applebees restaurant.

    The supervisors approved site plans for the restaurant which will be constructed in front of the Greene Plaza on Route 21, next to the Taco Bell restaurant.

    The plans were reviewed March 16 by the township planning commission, which recommended the supervisors approval with a number of conditions.

    Steve Coss, township code enforcement officer, told the supervisors most of the conditions cited by the commission are being addressed between Applebees engineer and the townships engineer.

    One of the issues involves parking. Entrance to the restaurant from Route 21 will be by Miller Lane and the traffic lane through Greene Plaza. The restaurant will have 25 to 30 parking spaces on-site, Coss said.

    Any additional parking that may be needed, to meet requirements of the township zoning ordinance, will be provided by spaces available at the Greene Plaza, he said.

    Steve Krekus, director of construction for Applebees, told the supervisors construction of the 5,400-square-foot restaurant will begin as soon as all required permits are received.

    Freddy's Frozen Custard and Steakburgers at Alamance Crossing should open by later this spring.

    With warmer weather on the way, area residents should begin to see an influx in construction around the city of Burlington.

    We are hoping a lot of these projects will get started when the weather breaks, Burlington Zoning Administrator Joey Lea said. A few are still pending, but springtime is when we expect them to get started.

    Since 2014, the city has had more than a dozen projects that have been approved by the citys Board of Adjustment, Burlington City Council or technical review, Lea said. Of those, five have begun or completed formal construction. Others have begun grading, demolition and survey work.

    The five projects that have been completed or construction has officially begun are:

    The completed Taco Bell that moved across the street to the Holly Hill Mall parking lot.

    The construction of Freddys Frozen Custard & Steakburgers, next to Five Below in an Alamance Crossing outparcel. The store is a fast-casual restaurant franchise that brings to life the America of the late 1940s and early 1950s. Construction on the 3,793-square-foot building began in January. It should be open in late spring.

    The construction of a car wash along Huffman Mill Road.

    The construction of a six-floor, 150-unit Drury Inn and Suites on an outparcel at Alamance Crossing. According to a company spokesman, Elon University was a draw for the Missouri-based company, and the hotel should open in spring 2016.

    The expansion of Kayser-Roth, 714 W. Interstate Service Road, which began last fall. The expansion represents an $18 million investment and is expected to create 50 jobs.

    Now THIS was a FUN project! Talk about "Think Outside of the Box," TCBY is making a strong comeback in a "Self-Serve Scenario" (remember them from the 80's & 90's) and they are giving their franchisees the right tools to make it happen. I actually went to other stores to check out what I was about to get into but unte wall layout to the toppings bar and all the design elements such as the "Chiseled" Soffit, The Wave Wall and The Zebra Wood Wall. Not only that, we did ail you actually DO one of these you have no idea of the detail and complexity of the project. Every aspect HAD to be done right, from the yogurt machin 60 to 70 day project in 52 days on time and on budget. Sure, there were some challenges but my subs really came through and the owner was extremely helpful in the research department. This is Tailor Made's first of 5 TCBY projects and probably our "Crown Jewel" project to date.

    Hiring has begun for Miramar Beachs first Chick-fil-A restaurant, which is tentatively scheduled to open April 23.

    The restaurant, located at 52 Scenic Gulf Drive, is looking to hire up to 80 employees. A hiring trailer has been set up outside construction site where people can pick up applications and where interviews are being conducted.

    Chick-fil-A will be hiring workers for the dining area, front counter, drive through, kitchen and prep areas. The hiring trailer will be open from 9 a.m. to 5 p.m. Mondays through Fridays until the restaurant opens. Applications are also available in a mailbox if the applicant is picking one up outside those hours.

    CROWN POINT | Area construction and trades companies are invited to a free lunch at noon Tuesday at Lucrezia's restaurant, 305 S. Main St., to hear about plans by Indiana Ballet Theatre Northwest boardto renovate the historic former nurses' home.

    The building at 2323 N. Main St. was donated to the organization by the Lake County Commissioners 10 years ago for use as a Classical Arts Centre. Gloria Tuohy,Indiana Ballet Theatre founder, said she has tenants for almost all of the 20,000 square feet of space, if building renovations can be completed before the commissioners' July 2016 deadline.

    Originally a dormitory for the nurses who cared for patients at the adjacent tuberculosis hospital, the building sat vacant for 40 years prior to the commissioners' giving it to the theatre group. It had fallen into disrepair, but the group has gotten a new roof and 122 new windows, removed the asbestos and replaced the front door. The building now is being tuckpointed. It also succeeded in getting it registered as a historic building.

    "We've got a lot of prospective possibilities, but we don't know the best way to go," Tuohy said. "I have people calling up now and asking how they can help. We are in the process of interviewing people who will rent space, and we've got it almost totally filled."

    The Indiana Ballet Theatre will occupy the second floor, and among those waiting for space to be ready are South Shore Arts and Plum Grove Strings. The first floor will have a black box theater, which is a small performing area with no curtains, and a dining area, which Tuohy said would either be a health food eatery or a carvery.

    A tea room, rose gardens, a playground and a sculpture on the front lawn are part of the plans if the project can get some support from the construction and trades groups, she said. She said the roofer and the tuckpointer each provided a large in-kind contribution for their work, and the architect did all the plans for free.

    Tuesday'sAll About Construction Luncheon will explain the project and what the theater group hopes will be similar help for remaining work.

    "We will give them lots of exposure," she said. "We are not asking them to do it for free but to bid in a way that they can give back to the community."

    Aldi, Texas Roadhouse projects in Tuscaloosa move ahead - March 20, 2015 by Mr HomeBuilder

    Retail phase of the Lofts at City Center will feature Aldi and Texas Roadhouse.

    Plans to build an Aldi grocery store and a Texas Roadhouse restaurant as part of a larger commercial project at the Lofts at City Center will go forward, nearly a year after being delayed because of zoning issues.

    Birmingham-based Capital Growth Buchalter withdrew its plans for the project in late March 2014 when area residents objected to the company's request for several zoning variances.

    But the City Council later modified the mixed-use zoning regulations that apply to the location, which is near the intersection of McFarland Boulevard and 15th Street, making the variances unnecessary.

    Aldi and Texas Roadhouse are the first phase of the commercial project, called the Shops at City Center.

    "This new development will bring new and needed retail and restaurant offerings to the community," said former Tuscaloosan Robert Buchalter, president of Capital Growth Buchalter. "With the start of construction on the commercial phase of City Center, the vision of City Center as a pedestrian-friendly, mixed-use development is coming into focus."

    The retail development fronts another Buchalter project, the Lofts at City Center, a 1,226-bed, upscale student housing complex that opened in 2013. The retail and student housing developments are on the former site of Wood Square, a shopping center anchored by Hobby Lobby that was destroyed by the April 27, 2011, tornado.

    A groundbreaking ceremony for the retail project will be held Monday at 3 p.m.

    Company officials said the second phase of the project will be announced soon.

    As part of its recovery plan following the tornado, the city adopted new zoning regulations to govern rebuilding.

    New Carnegie restaurants philosophy? Eat more Bakn - March 18, 2015 by Mr HomeBuilder

    Pork lovers in Carnegie can rejoice. The newest restaurant coming to Main Street is called Bakn for a reason.

    The breakfast and lunch shop is under construction at 335 E. Main St. while owners Randy Tozzi, of Carnegie, and Susan McMahon, of Mt. Lebanon, prepare the eatery for a late-May opening.

    The restaurant will offer a broad range of signature meals including everything from pan-seared salmon to a Bakn Burger.

    McMahon called it an upscale breakfast and lunch with a modern twist. The majority of items on the menu are under $11.

    McMahon is the managing business partner, and Tozzi is the head chef. The two have been dating for five years and have dreamed of opening a restaurant.

    The restaurant will include a full coffee bar in addition to bar seating overlooking the kitchen.

    Tozzi also has applied for a liquor license, primarily to be used for private parties. The location will be available for rent in the evenings and will be able to accommodate up to 75 guests.

    Although the couple checked out a few other locations around Pittsburgh, they chose Carnegie because of its proximity to the highway and growing business district.

    It's a great little emerging restaurant street, and the business community is so welcoming and eager to help us get started. The building turned out to be exactly what we were looking for, McMahon said.

    The restaurant will be located at the previous Carnegie Granite Works.

    Traffic study stalls Main Street bar and restaurant plans - March 18, 2015 by Mr HomeBuilder

    Construction is seen in the 1500 block of Main Street in December. Development of the parcel is now on hold because of permitting delays and a required traffic study.

    SARASOTA - Downtown patrons hungry for two new bars and a restauarant slated to open on Main Street will have to wait a few months longer, developers say.

    Delays with city permits and a mandated traffic study for the slice of Main Street that is slated to house Paddy Wagon Irish Pub, Evie's bar and bowling alley and Taco Bus, a popular Tampa Bay-based chain, have halted construction. That has left property owner and developer, Jesse Biter, wondering if he will be able to open three new businesses on Main Street at all this year.

    We can't continue construction until they finish the traffic study, Biter said. We were hoping to be open in April or May and now we'll be lucky if we get it done by the end of August.

    Evie's owner, Mike Evanoff, said he had to move staff to his other area bars and restaurants because of the delays. The new Evie's bowling alley is large enough to employ 60 people, he said.

    All of this is really discouraging, Evanoff said. It's embarrassing when I can't tell people when we're going to open because I have no clue when we're even going to be able to start building again.

    The three new businesses submitted an application for building permits in October. Construction began at the site of the former hardware store on Main Street shortly after. The space is still an open shell and construction pit in between Orange and Lemon avenues.

    When business owners applied for interior building permits to finish plumbing and concrete laying, city staff said that a traffic study must be conducted before any interior work could continue.

    Our zoning code has specific requirements for when traffic studies are required, said David Smith, with the city's the transportation planning department. If the number of trips coming out of new development is more than one percent more than capacity, we have to do the study. That was true of these businesses.

    Paddy Wagon, Taco Bus and Evie's had to split the $10,000-plus fees required to conduct the traffic study. The original price tag for the study was $13,000, but it was eventually revised.
