School board eyes $1.6 million in summer construction projects - May 28, 2014 by Mr HomeBuilder

A new boiler at Jefferson Elementary, another modular classroom at Jim Darcy and roofing projects at both high schools are among the summer construction projects eyed by the Helena school district.

The four projects, totaling around $1.6 million, are consent items for the school board during its scheduled work session this afternoon.

Replacing the boiler system at Jefferson, installed in 1948, will cost nearly $200,000, the meeting agenda states. The original boiler has exceeded its expected service life by more than double, and the building does not currently have a backup system in place should it fail. Tri-County Mechanical and Electrical Inc. made the low bid for the project.

The district is looking to construct a 1,960-square-foot building to hold two classrooms at Jim Darcy Elementary for a cost of up to $172,000. Golden Eagle Construction Inc. is named as the recommended contractor.

Its the second phase of a three-year project to add one section of kindergarten, first and second grade classes to the Helena Valley school to reduce the number of students bused into the city. The school library was moved into a modular building last summer.

The most expensive projects to be approved by trustees are roofing replacement and repairs at both high schools. Capital High is slated to have more than 27,000 square feet of roofing replaced for $698,000, while Helena High needs work on 58,000 square feet for $551,000.

Diamond Construction Inc. submitted the low bid for the CHS project. Progressive Roofing, of Missoula, was the low bidder for the HHS re-roof.

Additionally, staff from Broadwater Elementary will present academic data about their school to trustees. The work session begins at 4 p.m. at Broadwater Elementary.

A separate board meeting focused on the elementary school bond proposal will be held on Wednesday at Ray Bjork Learning Center. The meeting begins at 6 p.m.

New CPR System from Garland Canada Waterproofs and Restores Existing Metal Roof and Wall Panel Systems - May 28, 2014 by Mr HomeBuilder

    Canada (PRWEB) May 28, 2014

Garlands CPR System is a lightweight, low odour, synthetic liquid rubber membrane designed to extend the service life of existing metal roof and wall panel systems. The multi-layer waterproofing system will only add one-fifth of a pound per square foot to existing roofing systems when completed, eliminating the time and cost associated with engineering a new roof system.

This highly reflective restoration system provides excellent resistance to UV damage and deterioration due to weathering by forming a rubber-like monolithic membrane over the entire surface. Its high tensile strength and ability to elongate and recover regardless of temperature helps improve the overall performance of the roof system. The CPR System is designed for application to properly prepared stainless steel, galvanized metals, Galvalume-coated metals, copper, aluminum and Kynar-coated metal roof systems.

According to Charbel Boulos, P.Eng., president of Garland Canada Inc., The CPR System is the answer for building owners or facility managers who dont have the budget for a replacement, but need to extend the life of their roof system. The ease of application makes it ideal for in-house maintenance use, and its cold-process, low odour formulation allows restoration projects to proceed with minimal disruptions to building operations and occupants.

The CPR System is available in both a brush grade or trowel grade versions and can be easily applied over sloped, contour surfaces. When properly installed and maintained, this system can provide an additional 10 to 15 years of service life.

Garland Canada Inc. distributes solutions for today's commercial building industry coast to coast, through representatives strategically located throughout Canada. Founded in 1987 as a fully owned subsidiary of Garland Industries, Garland Canada is a multi-million dollar business that helps stimulate regional economies by working with an extensive network of locally based contractors to install high-performance roofing, wall and flooring systems for the commercial building envelope.

Make sure your roof can withstand a hurricane or tropical storm - May 23, 2014 by Mr HomeBuilder

The recent forecast for 2014 hurricane season has just a few named storms, but dont let that prediction keep you from preparing your family and property.

In 1992 when Andrew, one of the most powerful and costliest storms to hit the U.S., changed the face of South Florida, it was expected to be a mild storm season as well.

More recently, many throughout the Treasure Coast experienced roof failures during the 2004 and 2005 hurricane season, primarily caused from age and poor installation.

There is no substitute for making plans to secure and protect the roof on your property before the 2014 hurricane season starts.

    Tile roofs

When installed correctly in adherence to the Florida Building Code, tile roofs can provide excellent protection during a hurricane. However, it is important to secure any loose tile prior to storm season.

Additionally, loose tile tends to become projectiles during a hurricane, causing untold damage to surrounding buildings.

    Metal roofs

If your property has a metal roof, a system that held up well during past storms, flashing details need to be checked.

If your metal roof has exposed fasteners, they need to be checked to see if they have been installed properly or need to be tightened.

MANVILLE: School tax would rise by $109 on 'average' home - May 22, 2014 by Mr HomeBuilder

Owners of the proverbial average home would see an increase of $109 in local property taxes to pay for the 2014-15 borough school budget.

The tax bill on a property assessed at the borough average of $303,900 would increase by $109, said Superintendent Johanna Ruberto.

The Board of Education will hear public comments and vote on the $20.8 million total budget at 6 p.m. Tuesday, May 6, in the media center of the Alexander Batcho Intermediate School.

Local property taxes would pay $13.9 million of the total, up about $270,000 from last year. State revenue would supply $5.25 million, up by about $28,000.

The tax rate for 2014-2015 would increase four cents per $100 of assessed valuation to $1.22, following an increase of three cents per $100 in the previous year.

The budget is right up to the two-percent cap on the total tax levy, per state law.

The budget anticipates reducing 3.5 certificated staff positions, but will be offset by one additional teacher for the fourth grade for the 2014-15 school year, resulting in a total reduction of 2.5 teachers.

There is no reduction in administration positions, and support aides are hired dependent on student annual reviews.

The district has about 190 unionized staffers, not including administration and non-aligned employees. Administrators have their own association of 12 members.

The budget anticipates percentage increases of 13.5 percent for health benefits, but projected energy costs to be flat.

Roof Replacement | Patriot HomeShield Inc. - May 20, 2014 by Mr HomeBuilder

    Our commitment to quality roofing

Your roof will only wear and perform as well as the materials used to cover it. As with any product, there are substantial differences. At Patriot Roofing, we will not compromise quality. Your home or business is one of your biggest investments. We will treat it exactly as such.

Dimensional shingles, also known as architectural or laminated shingles, are becoming increasingly popular. These shingles are similar to regular three tab asphalt (or composition) shingles, but have two layers of shingle material bonded together rather than a single layer. The exposure of the top layer of shingles has random notches taken out, and the bottom layer is adhered to the top layer. This gives architectural shingles a scattered, three dimensional look to the roof, with different high and low tabs. But like regular three tab, they are still topped with a layer of granules for protection against weathering, and the base mats are between two layers of stabilized asphalt.

Patriot Roofing Company offers many brands and styles of dimensional shingles however we highly recommend the IKO Cambridge AR for its style, weight, and unmatched durability. Checkout the array of Cambridge color samples below.
