    Reroofing Over Asphalt Shingles

    As a roofing contractor doing business in my hometown for more than 20years, I consider it my obligation to give customers the best value for theirmoney. When their asphalt shingle roof has reached the end of its life, mostpeople assume their only option is to strip the roof to bare sheathing before anew roof can be applied. But unless the sheathing is extensively damaged or thestructure can't support the weight of another layer of roofing, a bettersolution is to apply a new layer of shingles right over the old one. Donecorrectly, a reroof job will look as good and last as long as a "new" roof, fora lot less money and a lot less hassle.

    Advantages of Reroofing Most building codes allow two layers of organic or fiberglass asphaltshingles on roofs with a 4/12 pitch or less, and three layers on steeper roofs.If the structure can support the added weight, a typical 20-square(2,000-square-foot) reroof will cost at least $1,000 less than a tear-off job.Labor savings go beyond demolition: Not having to lay down felt paper saves $10a square; and site and weather protection, as well as cleanup, are all reducedif not eliminated.

    Disposal costs are lower, too, because we don't have to rent a dumpsterand we save the $65-per-ton dump fees. We also save by not having to separatethe recyclables. Here in central New York, asphalt, cardboard, and wood allhave to be tossed into different containers, and in some cases hauled todifferent transfer stations. The same is true of flashing, drip edge, tarbuckets, vents, and other scrap metal.

    Less liability. As a contractor in ahighly competitive business, I can't claim that a reroof is a lot moreprofitable than a tear-off job, but I can say that it's much less risky.There is no chance of a dumpster carving up the lawn or scarring the driveway;there is less risk of property damage from falling debris or from nails thatfind their way into homeowners' car tires. And because bare sheathing isnever exposed to the elements, there is much less chance of weather damage orof an employee being injured while scrambling around in the rain trying to getan exposed roof under cover.

    Equal quality. All shinglemanufacturers honor the warranty, whether their products are used for a reroofor a new roof. If the job is done correctly, with the new layer of shingleslaid flat over the existing shingles, the old roof cushions the new one andserves as a secondary barrier should wind or water ever break through the newshingles.

    Evaluating the Job Because my company does both tear-off and reroof work, I evaluate eachjob to determine which procedure is best. Whenever I'm called to give aroofing estimate, I always ask the callers to tell me why they think they needa new roof. Have they noticed leaks and stains, or is it simply because theirneighbors are replacing their roofs? I also ask about the age and apparentcondition of the roof. If the roof is, say, eight years old, it probably justneeds a repair. If it's 15 years old and they've noticed loosegranules washing off the shingles or running out of the downspouts, it's areroof candidate. When they tell me what neighborhood they're in, I canalso make a good guess about how many layers of shingles are already on theroof.

    When I arrive to inspect the site, the first thing I look at is not the roofbut the condition of the house and the quality of any recent work that mighthave been done to it. We do high quality work and we charge more than theaverage fly-by-nighter. If a house looks like no one cares, I want to find outwhat kind of work the owners are looking for before I invest a lot of mytime.

    I always walk the roof. A contractor who only does tear-off work can figurea job standing on the ground with a tape measure and a pair of binoculars. Notme. I can't be sure that reroofing will work until I've thoroughlyinspected every inch of the roof. Sometimes it's an easy decision: If Ipeel the shingles back from the rake edge and count three or more layers, andif most of the shingles are badly curled, the permanent step flashing is badlydeteriorated, or the deck feels soft and spongy wherever I step, it needs atear-off.

    Even if the structure can support the added weight, the new roof won'tlast unless it's laid flat over smooth shingles, intact flashing, andsound sheathing. Localized problems, like a few missing shingles or one or twosoft spots in the sheathing at the mouth of a valley, for example, oraround pipes or at the bottom of the chimney can be easily repaired, butbeyond that it's more efficient to do a complete tear-off. I also rule outreroofing if a careless prior reshingling has left the roof with a washboardsurface.

    If reroofing is warranted, I measure the existing shingles to determinewhether they're standard (12x36 inches) or metric (13x39 inches). The newshingles must be the same size as the old ones or installation will be anightmare. While I'm on the roof, I also measure the exposure of theexisting shingle courses and eyeball their horizontal straightness. If the oldroofing is extremely wavy or if the exposure varies more than 1/4 inch from thestandard 5 inches (55/8 inches for metric shingles), I won't be able tofollow the existing lines, so I'll have to allow more labor time forsnapping chalk lines and using gauges to ensure a first-rate job.

    Prep Work The best thing about beginning a reroof job is the sound sleep I getthe night before, because I don't have to worry about everything thatcould go wrong between tear-off and dry-in. Even if a freak thunderstorm shouldstrike without warning, there's no need to panic. We just calmly seekshelter until the storm passes, then get right back to work. Any rainwater thatgets between the new surface and the old will evaporate.

    The average reroof requires at least two full pallets of shingles, which Ihave delivered a few days before the job starts. For a nominal additionalcharge, some of my suppliers will place the bundles on the roof and scatterthem according to my instructions. When I can't get rooftop delivery, Icoordinate with the homeowners and give my supplier specific instructions aboutwhere to place the load. I don't want the homeowner coming home from workto find 60 bundles of shingles blocking the garage.

    I like to use a five-man crew for reroof jobs: a crew chief, two roofingmechanics, one laborer, and one laborer-trainee. While the other guys areunloading, setting up ladders, and stocking the roof, the crew chief will walkthe perimeter of the house looking for anything fragile that might need to bemoved or protected. He'll also be on the lookout for pre-existing damagethat the homeowners might not have noticed. If he finds a loose railing or acracked basement window, he'll let them know about it so we don'ttake the blame later on.

    Because we're not doing major demolition, we don't have to takethe elaborate site-protection measures I insist on when we do tear-offs. Wewill, however, lay plywood over air conditioning units and over any flatstepping stones that might get scratched. We've also learned the hard wayto always protect expensive plants with a plywood tent, and to lay sheets ofcardboard under any of our vehicles parked in the driveway to catch oilleaks.

    After the roof is stocked, the laborers pry up several layers of capshingles at a time and toss them into plastic trash bins (see Figure 1).

    Sometimes they use a standard gardener's "potato fork," but the besttool for the job is a Red Ripper (Integrated Roofing Technologies, 2413Stevenage Dr., Unit 11, Ottawa, Ontario K1G 3W1 800/352-6147). They also pry upand discard the old vent flanges, and start new boot flanges over the tops ofthe pipes. At this point, the prep crew also cuts out and replaces any badsheathing, and fills in any missing shingles with scrap pieces to give the roofa sound, uniform surface. Finally, they'll use a hook blade to cut backthe bottom 2 inches from the third course of existing shingles (12 inches upfrom the drip edge). This will make starter course layout easier.

    After the messy work is done and the trash bins have been emptied into theback of the company pickup truck, the roof is swept clean, then drip edge isscattered along the perimeter of the roof and nailed in place. We use a specialdrip edge, called Overhang Drip (model DE6, Caliber Metals, 23500 John GorsuchDr., Clinton Township, MI 48036; 810/465-7650), which is made to fit over theold drip edge and shingles (Figure 2).

    We run the metal along the eaves first, then up the rake edges, alwayslapping a higher piece over a lower one for good drainage.

    While this is happening, one of the laborers separates the bundles ofshingles into thirds and scatters them on the roof. This puts the shingleswithin easy reach of the shinglers, who won't lose time hunting andreaching for fresh material. The other laborer makes all the precut shingleswe'll need later: inverts, one- and two-tab shingles, and caps. An invertis the 5-inch-wide top half of a full shingle; caps are one-tab shingles withthe top corners tapered to ensure the exposed edges follow a straight line.

    We needed a Roofing contractor after a heavy rain caused a water stain in a closet in the home. We didn't know how serious an issue we were facing, but we chose RENCO Roofing based upon the positive reviews online. We are so glad that we chose them. Jari is the person who came to the home to review the situation. From the first interaction, he gave us a positive experience. He called prior to the visit, he was on time, he was professional and friendly. He was very clean and neat both in appearance and in the care he took when entering and working in the home. He explained things and even gave me the choice of stepping up the ladder to see the damage from the crawl space or the choice to see a picture. We don't know anything about this business and he could have taken advantage of that, but he explained that this was a very minor issue that could easily be taken care of with some repairs where an electrical conduit enters the home on the roof. When Jari was finished with his inspection and review, I told him that my husband was a few minutes away and would be back soon. Jari waited for my husband to arrive so that any questions he had could be answered. I was very impressed that he waited for my husband even though the repair would be done by an electrician and not by his crew. This time around, we were lucky that it was a minor issue. When the time comes that we need any work done on the roof, we will be sure to call RENCO Roofing and ask for Jari. His honesty, integrity and service were outstanding!

    Terrible quality workmanship. This group was subcontracted through legacy remodel, to redo a roof on a 2 story 3800sf house. They have piles of tile sitting on my roof one month now. They were missing tile colors on a specialty italian roof we ordered. We had one huge leak already. They sank our driveway tile using heavy machinery. They put flashing on top of stone veneer not underneath it to prevent future leaking. This poor work is "standard' according to renco and legacy. We had to hire a forensic contractor. We are told the 40k+ you paid us 4 months ago will have additional costs if you want it done properly.Run as fast away from this company as you can!! I still dont have a roof covered yet

    The project manager who came out to my house was extremely disrespectful I'm in complete shock in the way that I was treated by this young man I would never do business with this company solely based off of that experience

    Renco roofing was hired by Legacy construction To put a new roof on my home while Legacy was completing a kitchen remodel etc. Beware of this Company !!!!After 8 months into a 3 month job Legacy Just finished the drywall in the ceiling and kitchen. The roof was replaced by Renco and just completed. First rain...roof leaked and soakedThe kitchen ceiling drywall and flooring. Turns out while paying for a new roof, Renco Used the exsisting flashing that is 15 years old and of course that's where it leaked from. That's not a mistake....that's an active choice to Not do what you were paid to do. Don't use them. As time goes on....I had to hire a forensic construction specialist and an attorney Renco to date....has sent the incorrect tiles They have been sitting on my roof for a month.The roof leaked first rain because the flashing is not installed properly...lastly they destroyed my driveway travertine pavers with their crane. It literally sunk the driveway. I guess if consistency is what you are looking for Renco is consistently terrible and have either installed incorrectly, shotty work, destroyed what is next to where they are working. I had someone from Renco reach out to me because "they take reviews seriously "....told me they were on it and basically nothing has changed. The only reason they got one star is you can't give negative starsDo not use this company ever

    Got a bid on a tile roof job after waiting a month due to their schedule. Once the bid came in I asked a couple follow up questions to which I did not even get a response. I think they are so busy that they don't care if they get jobs or care if they have good customer service. Also, I thought the bid was a bit high. I contacted them based on positive yelp reviews but there is no way I would use them given their poor customer service.

    Mark and Richard from the service department just came and repaired a couple of surface bubbles on my foam roof. I appreciate how quickly they responded and their profession work. Their customer service is wonderful. Thank you.

    Lars came out 2 days after we contacted RENCO, super nice guy, he went over everything we needed to know so we went a head and scheduled for them to replace our flat roof. They called us day before the scheduled day to confirm the job and what time they would arrive. Mark and his crew worked on our roof from 5am to 3, they got it all done in one day!! Very clean, covered everything around our house ( car, pool, pattio furniture etc.) to protect it from over spray, to make sure it didn't get anything on it. We went with this company because of the good reviews and also how easy and knowledgeable Lars was. We are very happy !! We would recommend this company to anyone who's in need of a new roof! Mark and his crew gets stuff done! As for price, I'm happy with what we paid, could probably have found lower, but we were not looking for a Groupon deal, wanted a solid company that stands by their work.

    We didn't end up using their services - my review is based on the bidding process.RENCO was very fast to respond to my bid request through Yelp. They set up an appointment, Keith called the day before to confirm, and he showed up on time. He was very honest about our needs and gave us a free bid.Turns out, we didn't need the work done as desperately as originally thought. In the future, when we need roofing work, RENCO will be the first call we make!

    We have used Renco for roofing for many years. They have put roofs on my house, my barn, and several rental houses that we have owned over the last 20 years. There has never been a time that we were not satisfied with the work. In addition if you notice a problem they are normally on-site to fix it within 24 hours, sometimes faster.In this instance we use them to install gutters on our house and my barn. Let me say right away that no one laughed about the terrible job I had done when I installed the original gutters, the ones they came out and replaced. I say that with humor, however, their installers are very professional, leave the job site clean, call prior to arrival, and do beautiful work. I had in fact done a terrible job when I installed the original gutters and they had never worked right which is why I called Renco to come fix my problem.At this point I would like to say something about "cheaper". Just because I think it's a good idea to always know the market for any product you're buying I had called around to some other gutter people. In every instance one of the first things out of their mouth was that they are cheaper. Because I know the value of quality that is not the best way to sell me something! I am not looking for cheaper, I am looking for somebody who knows how to price the product and it does the job I can count on. When I get alternating bids I am really looking for what the market price is and then I look for the best provider within that market price range. Renco has never disappointed me.If you are looking for somebody who understands how to price a product properly, produce a job for the long-term that will give you the results you are actually hoping for, and are people you would actually like to talk to, call Renco.

    We had an issue after all of the recent heavy rains and called to have someone take a look. Brandon Simonson from Renco came out and determined the issue and fixed it in a matter of minutes. Super quick, no charge, super nice. Will definitely keep his card and recommend to others.

    Amazing service. Keith was great to deal with and it never felt like he was trying to get a sell. I tried to pay the guy, but he refused. I have an odd leak in my roof and he has come out multiple times to inspect and patch my roof. This all came about when I was quoting out a job and Renco was up. I was blown away that out of 6 of Yelp's top roofing companies, Keith at Renco was the only one that wasn't selling, was actually helpful and attempted to do an easy fix, free of charge; TWICE! Others that came over wanted $250 for roof maintenance and spent more time finding what else was wrong with my roof so that he could bump the quote up. I had a small leak and these other companies were telling me that I need a new complete roof, Keith put that to bed. Rest assured when I do need a new roof, I will be calling Keith at Renco. Thanks for the honest service. You got yourself a lifetime customer.

    I am a real estate agent in the valley and I work with a lot of contractors daily. The last roofer I was working with stood me up and we were close to a closing, I got recommended to Brett at RENCO roofing from a friend of mine and after explaining the issue to Brett he went out the very next day to fix the issue at no cost since he felt the job was to small to charge! I can tell that he cares a lot about costumer satisfaction and well now I have a new roofer for life. I will highly recommend Brett at RENCO roofing to anyone.

    Renco replaced our tile roof. We went with them because they had done work through our HOA. Unfortunately, communication about the details of the job to be done (ie when the contract was discussed) was not satisfactory, and communication about the actual completion of the job was no better. We were notified on more than one occasion that our roof work was to be started. It was subsequently not started, and we did not get any communication from the "lead" that it was behind schedule. Even when we called, there were a number of times that we did not get any call back until we reached out several times.I felt that the team didn't pay attention to the aesthetics of the job.The roof job included a bird stop and drip edge that did not match the roof or the house (black/brown). The roof is a terra cotta color and the house is a cream color. Nobody had consulted us about these aesthetic portions of the job or let us know that they would not match. When I called to ask after the fact, stating that I was not happy that this portion stuck out like a sore thumb, they said it was "special order" or not available. I saw several examples in my own neighborhood of components which matched (& thus WERE available). Another issue was that the tiles were laid in such a way that there was a significant gap between the right edge of the tiles and the wall that it came up to. I had to show the job manager other homes on my street where the work was done more cleanly in order to get them to change it. They also stated in the contract that they would replace whatever wood needed to be replaced. After they first did the job, I noticed multiple very weathered/worn down wood pieces on the roof periphery which should have been changed. They tried to say they were not rotting yet; my argument was that the current roof has lasted 30+ years. If you leave these wooden pieces, it's not going to last anywhere near as long as the first one did.In the end, they corrected these issues, and I am thankful for that...but it was VERY taxing to have to guide them so extensively in order to get a professional-looking job. I think that they try to make their customers happy, but perhaps they have grown too large to really pay attention to quality control.

    Guy came out, went up on roof, came down and showed me pictures of what I know was someone else's roof. He explained that a portion of roof needed to be replaced because so many shingles were missing in the pictures (the pictures that he said was my roof but was not). He said he would email an estimate. I told him I was having other contractors come and also let me know what they thought. At that, he said goodbye, took his ladder, went home, and I never heard from him. Another company came out. They said my roof was in good shape. Showed me actual pictures of what I know to be my roof. They made the repair and all was good. Stay way from these guys.

    Very professional company. They showed up on time, Lars checked my roof and was very informative and not pushy. I decided to have my shingle roof sealed. I was contacted the following week by their supervisor and advised of my work date. Everything was completed within 2 days and I was very pleased with their entire team. I will definitely use them again when I have to put new shingles on my roof. Great company. Thanks Renco!

    I am so irritated with the unprofessional experience I am having with this company. Brett came out to my scheduled estimate appt. and was friendly and great at explaining the process. He followed-up to see if I had any further questions. I decided to go with Renco b/c of the positive reviews and my experience up until that point. I signed the contract and put down my $2,400 deposit. After 2 days of no one calling me to discuss when we were setting up a date to complete the roof, I decided to email them. After 2 more days of no response from the email, I decided to call them to see what was going on as I started to feel nervous I was being taken advantage of. Someone called me back, I explained my worry and stated I knew they were busy and that's fine; but I would just like to be kept in the loop. I don't mind if it's 2 weeks until my roof is done as long as an appt. is set. Also, someone was supposed to come out to give me samples so I could pick a shingle color, but that hasn't happened either. I was told someone would call me by Wed (which is 7 days after they took my $2,400 deposit) to discuss and set up a date. No one contacted me on Wednesday. I should not have to continue to f/u with a company that has already cleared a deposit I've given them. If I had not signed a contract that stated I would lose the deposit if I backed out; I would definitely have taken my business elsewhere by now.Update:The day after I posted my complaint, I was contacted by several members from the Renco team to apologize for not communicating effectively with me. Communication improved 150% and they scheduled a date/time to complete my roofing and spray foaming. They came as scheduled that day, and had a large team to complete the job in a timely manner. They cleaned up appropriately, and my only complaint was that 3 plants in my flower bed were stomped on and destroyed during their process. That was a little frustrating, only because this was the first year I've finally been able to get my plant looking good and thriving. Other than that, Renco did great and I've already had several neighbors complimenting the roof and asking who did it.

    Renco Roofing exceeded ALL expectations regarding their GREAT approach to customer service in completing the roofing job at my home. The first point-of-contact from the company (Lars) provided a comprehensive overview of the necessary items needed to complete the scope of the project. He outlined the steps in the process that the company would follow and answered all of my questions. Please note that they are a terrific group of professionals committed to doing a thorough job for the consumer. As a small (minor) note of observation, I encountered a miscommunication glitch concerning the project scheduling (specific working days) for the roofing team. Other than that, the roofing team was terrific throughout the roofing process (finished my job in under 10 days) and the project manager (Aaron) came by on the last day to review everything, as well as to finish all of the requested final details. We have not had a big monsoon rain yet, thus, I am unable to address that type of follow-up in this review. However, Aaron did assure me that they would follow-up promptly to address any problems regarding warranty requests. As a final note, besides offering wonderful customer service, Renco also offers a fantastic workmanship warranty. They stand behind their product and have a caring approach to their business interaction with the customer. I appreciate that style of doing business and definitely recommend them as an excellent company to utilize for roofing services.

    We were very pleased with the service and pricing at Renco! Everyone I talked to was so courteous and knowledgeable and did a great job! The work was done quickly and the guys cleaned up so nice after the job. I would definitely use them again in the future and recommend them to others. Nowadays, it's hard to find good service like this.
