INCLINE VILLAGE, Nev. Called all kinds of names hall bathroom, powder room guest bath, half bath, little's girl's or boy's room it's probably the smallest room in your home.
And, all too often, it's the most blandly decorated room in our home. And worse still, it's probably the room most often frequented by your guests.
So, why not let your imagination and creativity flow into overtime? Make a bold statement in the room. Work on creating a focal point. It's not uncommon for these small room to have no window, and let's face it, there's not much beautiful about a toilet and vanity.
Here are a few ideas you might way to incorporate, when considering giving this room a complete makeover.
1. Start with the vanity: Replacing a plain laminate top with a beautiful granite surface might be just ticket. Or, how about considering some of the handsome furniture pieces that are not only graciously designed but fully functional as well. They are totally designed to give a small powder room a fabulous focal point.
2. Use dramatic wallpaper: It could certainly reduce the boxy feeling these small rooms are typically known for. Think about selecting something exciting and spectacular. Today's faux finish wall coverings come complete with embedded jewels and crystals. Just think of the drama you can create.
3. Your flooring: How about replacing that vinyl with a new tile floor. Even a multi-patterned area rug might add just the right touch to this oft-used space.
So how about it? Get up right now and go and look in your powder room. Could it use a little makeover or a large redo? If so, contact a remodeling expert to help you create a room your guests will be unable to stop raving about.
Bathroom Basics
Is your bathroom boring or minuscule? Don't despair colors and patterns can give a lift and fool the eye into seeing a larger space. Remember, it's not the amount of space, but what you do with it that counts.
The first step in decorating and or remodeling your bathroom is selecting the theme or mood you want to portray. Once you've decided, then the creativity begins.
If you want to "open up" your bathroom, select a color scheme that is light pale colors tend to recede and will visually expand the room. To achieve a sense of the dramatic, you may want to select rich, vibrant colors instead. Deeper colors appear to advance and the room will appear cozier.
Window treatments for bathrooms generally are required to supply function and beauty privacy is a must. Pleated shades, vertical, cellular shades, silhouettes would all fit the privacy ticket.
All are resistant to moisture and can supply complete privacy. There are many fabric treatments to enhance your bath's dcor. Coordinating fabrics can even be used as shower curtains to complete the look.
So, what are you waiting for? If your bathroom is ho hum, wake it up with color and fabric and who knows, maybe it will help you wake up in the morning too!

ATLANTA - You just moved into a new place and its amazing... except for one thing: the walls are an awful drab beige color. It reminds you of a prison or maybe a run-down retirement home. Plus, you can tell the paints been there for more than a few years. Its faded in places and there are smudges, chipping here and there. Youd really like to liven up the place and get some dramatic color on the walls, but what if the landlord says "no?"
Here with the answers is real estate expert John Adams:
Question: Can I paint if I am told that painting is not allowed?
John: That military grade off-white is pretty boring and institutional, isnt it? Sure, you can throw up some posters, but overdo it and the place starts to look a little too much like a teenagers bedroom. It may seem the easiest way to personalize your pad and bring a little flair to it is to paint a wall or twoor a mural, if youre so inclined.
Yes, you can paint, even though the landlord says you can NOT. But there may be a price to pay in the future.
Q: Like what kind of price? John: Well, at the very least, your lease agreement says clearly that you agree to return the property to the landlord at the conclusion of the lease in the same condition in which you received it, normal wear and tear excepted.
Q: What does that mean? John: It means that the landlord has the right to expect that the walls will be the same color when you LEAVE as they were when you MOVED IN.
Q: And if they are not? John: Then the landlord usually has the right to repaint the walls which you painted to any color he chooses, including military off white, and make YOU pay for it.
Q: Wait a minute. You just said that under the lease, one of the exceptions was ordinary wear and tear. Right? John: Thats right.
Q: So, isnt it ordinary to paint walls from time to time, and dont you normally get to choose the color? John: Yes, the property typically needs to be painted from time to time, but the decision on when to do that and what color rests with the landlord, not with the renter. For example, what if you are into darkness, and decide to paint all the walls and ceilings gloss black? While it is true that the apartment may have needed a paint job, it is also true that the landlord will be required to repaint all those surfaces when you move out, because most renters do not want a gloss black apartment.
Q: But what if I choose a lovely pastel blue for the living room, and a really pleasant creamy yellow for the kitchen - I am really GOOD at picking popular colors! John: From the landlords perspective, the color you choose is not relevant. The fact is that you agreed to return the property in the same condition it was on the day you moved in, and now it is different.
Q: Well, thats just crazy. John: It may be crazy, but thats what is in your lease, and that is what the law says.
Q: Is this just in Georgia? John: No, its essentially the same everywhere. Even if you do a great job and the color makes your apartment look better than a page in a magazine, youre still gonna have to paint it back to that drab off-white color before you move out.
Q: How can I get around this? John: Read your lease. Then ASK PERMISSION TO PAINT. If your landlord says YES, get it in writing. If he says NO, understand that you will either have to repaint when you move out or pay the cost of having it repainted. If youre using a pastel paint, maybe thats not such a big deal. But if youre going with a bold blue or a forest green, know that itll take several coats of that pale color to cover up the darker one later onand paint aint cheap.
Q: If I am OK with losing my security deposit, then is it OK? John: No, you are still legally responsible for any damage done to the property, and what you have done is considered DAMAGE under the lease. If your security deposit fails to cover the full cost of the damage, then the landlord can sue you for the difference beyond your security deposit. That could ruin your credit.
One more thought: you may plan on living in this place for a year or more, but something unexpected might happen that has you moving on sooner than you thought. In an emergency situation, you dont want to be stuck with that added responsibilityand if its a financial emergency that sent you packing, youre likely going to want to get as much of your security deposit back as possible.
If you decide you want to paint anyway, know that there are consequences.
If you have an awesome landlord, you may be able to sit down and agree on a neutral color thats not quite as barrenthen you wont have to worry about the four coats of paint its going to take to change your bedroom back to off-white after youve painted it black. Once youve had your discussion, type up an agreement you both can sign, saying you have approval to paint and agree to repaint it to the original color before you leave (or that you and your landlord have agreed its okay for you to leave it as is).
The bottom line: Discuss remodeling plans BEFORE you sign the lease or be prepared to forever hold your peace. If you want full control over your living quarters, buy your own house!

Thanks to generational changes, economic improvement and necessity, contractors expect an uptick in remodeling this year.
Heres some of the more important remodeling trends for 2017:
As baby boomers and Generation X get older, they often see their family structure expand. They frequently move elderly parents in to more easily take care of them, and more college graduates are returning home and staying longer.
With these generational changes, universal design, which focuses on accessibility and ease, has come to the forefront. Elements include critical facilities such as bathrooms and bedrooms on the first floor to avoid climbing stairs, adding accessories such as handrails to make tasks easier, and wider doorways to accommodate wheelchairs or other assistive equipment.
Paul Verga, owner of Versatile Improvements & Remodeling in Port St. Lucie, Fla., says he includes such principles in much of his work. In any bathroom remodel we do for middle-aged or older customers, we beef up the walls and put more wood in there, he says. That gives more room and support to install handrails in the future.
Kitchen, bathroom trends steady
Kitchens and bathrooms remain the center of many remodeling projects. For the latter, Duane Ward, president of the David Hazen Group in Zionsville, Ind., says hes seeing a move away from bathtubs. Large walk-in showers are very popular now, he says. People dont use tubs anymore, and they appreciate the convenience. Walk-in showers have a cleaner, more sterile look.
In kitchens and bathrooms, whites and shades of gray are the color tones of the year. Ward also points to luxury vinyl tile, or LVT, as a major trend in the future. Its been used commercially for some time and recently entered the residential market, he says. LVT is extremely durable, very thin, and virtually indestructible. It can look like tiles or wood. The product itself is a little more expensive than other materials, but installation is cheaper, which brings the price competitive with other materials.
Granite and quartz countertops
Kitchen and bathroom remodelers say quartz countertops have skyrocketed in popularity, and they dont foresee that slowing down. More so than ever, its a major product for us, says Pasquale Mignone of Able Construction in Oakland Gardens, N.Y. It just seems to be the choice of customers, and manufacturers are constantly developing new styles and designs of quartz.
Quartz remains a more expensive choice, so granite has moved into less expensive projects.
As improving technology brings prices lower, more and more homeowners are mulling tech improvements in their remodeling projects. Its one of the most popular things out there right now, Mignone says.
In fact, new technologies drive many changes, ranging from HVAC systems you can program from your phone to minor improvements in convenience.
Although even a few years ago home automation was a Jetsons-style dream out of reach of all but the most affluent clients, the technology has moved into many price ranges since then. Those higher-end products arent always in peoples budgets, Mignone says. But theyre making a lot of them now that have the same features but are aimed at a budget market.

In the home where I grew up, a rambling Queen Anne Victorian in suburban New Jersey, the washer and dryer were located just off the basement boiler room, next to a plastic slop sink. Two dingy hopper windows looked out onto the driveway where we shot hoops and played street hockey. I can still smell the potpourri of detergent, dryer exhaust, and mildew.
A few decades later, in the midst of a gut renovation of an 1882 Brooklyn brownstone, it was my turn to plan a laundry room. Given the presence of a garden rental apartment in the building, the basement wasnt an option. Thats just as well. Like most Americans these days, my wife and I wanted the washer and dryer on an upper floor, closer to where laundry is actually produced.
We didn't have a lot of room to work with in what will become an owners duplexabout 1,500 square feet. That precluded a full-sized laundry room along the lines of what you see on HGTV and design websites, with storage cabinets, a sink, drying rods, and other accessories. A laundry closet, with a stackable washer and dryer, was more realistic.
After several meetings with our architect, we decided to locate the laundry closet at the top of the staircase, by borrowing a few square feet from the master bathroom (see the Before plan below). But as one astute viewer pointed out during a Facebook Live chat devoted to the project plan, a single false step could send an unsuspecting laundry-doer tumbling backward down the steps.
At first we thought about moving the laundry downstairs. But after some back and forth, we hit on a suitable compromise: sliding the laundry a few feet to the right to eliminate the falling hazard (see the After plan). It seems obvious now, but in the heat of the moment, we worried that one design tweak would have a domino effect on the rest of the project. In the end we learned that sometimes on a major renovation, you have to make a few left turns to get going in the right direction. Pleasant Hill Library in Hastings is lined up to get remodeled as part of Dakota Countys ongoing push to update its libraries.
The countys 2017 budget includes $2.8 million for improvements to the Hastings library, which has not been renovated since it opened in 1994.
For a number of years, Pleasant Hill was functioning at an adequate level and other needs at other branches became more pressing, said Margaret Stone, director of Dakota County Library, which operates nine libraries.
Now, county officials are focusing on getting Pleasant Hill up to speed with more modern amenities and possibly more space, Stone said.
More private work areas for patrons, a larger meeting room for group events and more backroom space for staff are high priorities, she said.
The small meeting room is by far the biggest issue, she said.
A consulting firm hired by the county recently completed a comprehensive needs assessment and submitted a space plan, three schematic designs and an estimated budget. The study will be the focus of an informational open house for residents from 5 to 7 p.m. Thursday at the library, 1490 South Frontage Road.
Dakota County has recently been aggressively expanding and remodeling its libraries. Its long-range facilities plan recommends renovations on a 12- to 15-year cycle to adjust program space to meet changing needs.
Wescott Library in Eagan was renovated in 2009, followed by Burnhaven in Burnsville in 2010, Farmington Library in 2013 and Inver Glen in Inver Grove Heights in 2014.
Work on a $5.4 million remodel of Galaxie Library in Apple Valley will start this fall and include a multipurpose lab at the buildings entrance; a consolidated staff area with a relocated drive-up book drop; and an educational play area for children.
Originally built in 1990 as part of thecountys Western Service Center, Galaxie Library underwent minor remodeling in 2004.
Meanwhile, a needs assessment for Heritage Library in Lakeville will be completed this year.
Two of the remodeling designs for Pleasant Hill include an addition to the building, Stone said.
We need to have better work spaces for people who bring in their own devices, she said. Our wireless use is growing through the roof.
A recommended remodeling option could go before the county board for approval in mid-March, she said.
When it comes to visitors, Pleasant Hill has the third-lowest gate count among the countys libraries.Last year, 143,000 people visited the library, which hosted nearly 300 programs.
By comparison,Galaxie, the countys busiest location, had a gate count of more than 312,000.
Because of its location, Pleasant Hill pulls in residents from rural townships south of Hastings as well as southern Washington County residents, Stone said.

Discount grocer Aldi will spend $1.6 billion to remodel and expand more than 1,300 of its 1,600 U.S. stores in the next few years, including making more room for fresh and organic produce, as well as dairy, bakery and meat sections, the retailer said Wednesday.
Aldi, whose U.S. operations are based in Batavia, is also in the midst of spending $3 billion on land, facilities and equipment to open, as previously announced, an additional 650 locations nationwide. Last year, for example, it entered the Southern California market.
The store renovations, which also will include more airy ceilings, natural lighting and environmentally friendly building materials, are expected to occur by 2020.
Aldi, which operates in 35 states and has more than 24,000 workers, has about 150 stores in the Chicago area. A location in Plainfield is the first store to be remodeled in the Chicago area. The new store layout will grow from an average of 10,000 square feet of selling space to 12,000 square feet.
Aldi didn't immediately have an answer about how many of the new stores would be in the Chicago area or in what suburbs or neighborhoods.
Known for its no-frills stores, Aldi said shoppers won't see higher prices as a result of the company spending billions on remodeled and new stores.
Aldi's private-label brand accounts for about 90 percent of a store's inventory, which allows it to keep its prices low and enables shoppers to spring for pricier products in the store, the company said.
Grocery shoppers have become more finicky, increasingly reaching for food they believe is natural and fresh, generally trading up for quality and down for staples. Natural and gourmet-type stores have flourished, as have discounters. To beat back competition, traditional grocers, including Jewel-Osco, have overhauled their offerings, particularly at the perimeter of the store where customers hunt for fresh produce, meat and prepared foods.
Aldi said it has added several new product lines that in recent years have become popular, including gluten-free and organic foods and a line of premium baby items. It said it also has made such product improvements as removing synthetic colors and partially hydrogenated oils from Aldi-brand foods.
Aldi last year joined other chains that have replaced junk food with healthier options as the call for healthier food intensifies. Its Chicago-area stores said a year ago that they would stock "healthier" fare, including nuts, trail mixes, dried fruits and granola bars, near checkout lines instead of candy. Candy will still be available elsewhere in the store.

We've all seen cold rooms with furnishings lined inelegantly against the wall. Yes, the floor space is preserved wide and open. Yet the room doesn't appear larger or more inviting. It isn't conducive to conversation or drawing closer for a chat. The best rooms are not static boxes. They include furnishings that can be pulled up, dragged over or gathered around.
Designer Ann Lowengart says moveable seating is key. "We love swivel chairs that can face a sofa, the television or the outdoors," she says. "Other favorites are stools and benches that can be moved around to create extra seating or facilitate intimate conversations. Moveable pieces give a space versatility that's why we love them so much."
Every living room has a focal point. It's the spot that begs attention when we first enter the room. Designers Alison Vanderpool and Ariana Villalta of The Elegant Abode suggest starting there. "Make sure you always start with a main focal point and begin placing furniture from there," says Vanderpool. "Don't be afraid to have your furniture placed in the middle of the room. A decent-sized area rug will ground it and create a more comfortable feeling."
Vanderpool and Villalta begin with upholstered pieces, first and foremost, to delineate a pleasing seating arrangement. They like to use either two matching sofas facing one another or a sofa with two armchairs to encourage interaction and engagement with others in the room. To ensure there's always room for more, "ottomans can also be a great addition to seating and can easily be moved around," says Vanderpool.
Show off your skills, and dont be afraid to display your own art. The image behind this sofa was created from a personal photo that was printed on canvas and then displayed in a floating frame.
