    Conventional wisdom, as it relates to houses, is often too much convention and not enough wisdom.

    Every year, somebody publishes a list of which conventional home improvements will give you the best (or the worst) return on your remodeling investment.

    Remodel a bathroom. Replace your siding. Don't build a swimming pool. Paint everything neutral colors.

    Sit up straight. Get a haircut. Call your mother.

    If "return on investment" (ROI) is why you bought a home, or why you're remodeling one, you can stop reading now. Because the rest of this article isn't for you.

    Three, two, one still here?

    You invest in your home to improve livability first, not value. If you get more value in the process, consider it a bonus, but don't make ROI your prime directive.

    Otherwise you'll end up like the potential client that came into my office a few years ago with a three-page single-spaced typewritten (as in made with a "typewriter") list of things he wanted in his house.

    His list included this line: "A large dining room, near the kitchen. Although we don't need or want a dining room." Why would he want to build a room he didn't need?

    AUSTIN (KXAN) - Starting Monday, the core exhibits at the LBJ Library on The University of Texas campus will close to the public as renovation work on the ground floor and Great Hall begins. The redesign will take the remainder of the year to complete.

    The last major renovation of the LBJ Library was in 1984, and the redesign calls for a more contemporary, interactive experience for visitors.

    Not all areas of the museum are yet closed, however. The public can visit exhibits on the 10th floor, which include the Oval Office and First Lady's Gallery, until mid-July, when they too will close for renovation.

    The library's reading room will not close, but remain open for researchers' use Monday through Friday each week, from 9 a.m. to 5 p.m. The reading room is always closed on federal holidays. Researchers who plan to visit the facility are asked to notify the library's supervisory archivist of their research topic and travel plans as far as in advance as possible.

    Some of the collections housed at the LBJ Library include the Pentagon Papers , LBJ's daily diary , selected speeches and messages , Lady Bird Johnson's oral histories and audio recordings made on Air Force One after the assassination of President John F. Kennedy in 1963.

    This is a new day for LBJ, says Mark K. Updegrove, LBJ Library director. President Johnson insisted that the LBJ Library present an unvarnished look at his presidency, along with the triumphs and turmoil of the times. Now is our opportunity to present this story using 21st century technology with state-of-the art interactive elements.

    The remodeling is being funded by private donations from the nonprofit Lyndon Baines Johnson Foundation, which also provides grants for scholars and researchers who utilize the library's collections.

    A grand opening will be celebrated in December, in conjunction with what would have been Lady Bird Johnson's 100th birthday. The library was dedicated on May 22, 1971.

    The new features of the redesign include:

    Online exhibits of an LBJ timeline and his daily diary records will remain accessible to the public.

    Sitting around a new kitchen table, three young children laugh and tease each other as they enjoy a healthy snack.

    After cleaning up, the kids head into the living room, an area divided from the kitchen by a breakfast bar that is often occupied by adults.

    Plopping down in bean bag chairs on the floor, they flip on the television to watch cartoons.

    This could be the scene from any home in Jackson County, but thanks to donations and a major remodeling project, its now also an everyday occurrence at Anchor House homeless shelter in Seymour.

    State commission OKs $3 million armory remodeling - March 23, 2012 by Mr HomeBuilder

    MADISON The Wisconsin National Guard Armory in Onalaska will get an overdue remodeling as the State Building Commission Wednesday approved a $3 million upgrade of the facility.

    Built in 1959, the armory at 910 Oak Forest Drive has never been extensively renovated and has become outdated. The air conditioning and ventilation systems are failing and it lacks fire alarms and a fire sprinkler system now required by code, said Lt. Col. Daniel Pulvermacher.

    "This isn't a complete remodeling but it does address a lot of building's major components," he said.

    The work will include upgrading the telephone and data systems, heating, ventilation and air conditioning systems in 8,300 square feet of offices and classrooms. Also, it includes installation of sprinklers and alarms, upgrading the arms vault and supply room, electrical upgrades and asbestos removal.

    The project is entirely federally funded. Construction bids will be awarded in July for renovations to begin in September and be completed by June 2013.

    Troops won't be relocated during the renovations but will be moved within the building as needed to accommodate remodeling.

    "This will provide a more efficient and effective facility as well as bring it up to current codes," Pulvermacher said.

    The armory is home to Company A, 32nd Brigade Special Troops Battalion, and U.S. Army Reserve units.

    JOLIET The city will use a 35-cent a month cable fee that will be added later this year to remodel the council chambers and redesign it to be more video friendly.

    City Manager Thomas Thanas presented the plan Monday to the Joliet City Council, which approved it unanimously.

    The council chambers would be more versatile and better equipped to present information to people who watch city proceedings from home on TV once it is remodeled, Thanas said.

    When it (the room) was designed it was long before PowerPoint was thought of and long before interactive was considered, he said. The chambers would be better equipped to deliver visual presentations to viewers in their homes, he said.

    The plan also would put portable seating into the council chambers, which then could be rearranged for different proceedings such as bankruptcy court. Thanas said other users also could help pay for the remodeling.

    I think its a great idea to work with multiple users, said Councilman Don Fisher. This large space in city hall remains dormant 90 percent of the time.

    The fee was put into the 10-year franchise agreement negotiated with Comcast in 2011. The 35-cent per customer fee is expected to generate about $100,000 a year over 10 years.

    The money is to be used for technology upgrades in the council chambers and at the studio of Joliet Community Television.

    Remodeling of former art museum building into events center is under way - March 20, 2012 by Mr HomeBuilder

    The new owner of the former Fayetteville Museum of Art has begun revamping the property to build a weddings and events center.

    Justin Pearson, a Leland wedding photographer, bought the property in December for $250,000 and announced plans to open the center by May.

    But after he began studying the property more closely, meeting with city inspectors and talking with several local wedding professionals, he said he realized he would need more time to complete everything.

    The center will be called Vizcaya Villa, after an Italian Renaissance-style estate and mansion in South Florida.

    Pearson, who is managing the project, said architectural drawings, landscape plans and building permits will be filed with the city soon. He hopes to announce next month a revised opening date.

    "We will feel confident that we'll be open before the end of the year," Pearson said.

    The privately managed Art Museum at 839 Stamper Road closed permanently in 2010 because of funding problems. The museum was founded in 1971, and its home behind Eutaw Village Shopping Center was dedicated in 1978.

    The museum board put the building up for sale for $1.2 million in 2008 to help settle debts and prepare for building a larger home at Festival Park. Those plans never materialized. The museum board settled its debts, liquidated its assets and dissolved at the end of last year.

    Although the 7.5-acre property has been deeded to Pearson, he said he has several private investors who believe Fayetteville needs another venue to hold and photograph weddings and special events. The property has a pond and gazebo.

    Theres something almost post-apocalyptic about these photographs of Safeway on Shattuck Avenue taken just before it closed its doors on Saturday in order to undergo an expansion and complete renovation.

    The bare shelves and exposed shabbiness caught the imagination of two of Berkeleysides regular contributing photographers: Joe Parks and Michael Moore.
