    All but 38 University of Mary Washington students living in Mason Hall were able to return to their dorm rooms Sunday morning after being evacuated Friday night due to a fire.

    Nineteen rooms in the recently renovated upperclassman dorm still had a high moisture content due to the water firefighters used to douse the blaze and from the sprinkler system, UMW spokeswoman Marty Morrison said Sunday.

    "Most all will be able to return within the next day or two," she said. "In rooms with only cosmetic damage, students will be allowed to move back into the rooms, and repairs will be made during Thanksgiving and winter break. The students in the room that incurred the fire damage will need to be relocated."

    The fire, which was confined to room 506, began when a coffee maker there malfunctioned, according to Deputy Chief Mike Jones of the Fredericksburg Fire Department. The students who live there weren't in the room.

    No one was injured when the fire broke out, but about 40 rooms had damage, Morrison said. It was mainly caused by water, which left walls, carpets and belongings sopping.

    UMW does not have an estimate of the cost to repair the damage, but it will be covered by the university's insurance, Morrison said. Like all public higher education institutions in Virginia, it is self-insured through the state.

    According to Jones, university police contacted Fredericksburg Emergency Communications at 7:18 p.m. Friday and said that a fire alarm was sounding in Mason. The call was upgraded to a structure fire when the smoke alarm activated.

    Firefighters didn't see smoke outside the building, but they smelled a burning odor as they approached the fifth floor, he said. They doused the fire just as heat from the blaze activated the sprinkler system.

    "We got it shut down as soon as we could and assisted UMW in removing the water and then turned it over to them," Jones said in a press release.

    Nathan Young, the fire department's chief training officer, said lack of a sprinkler system, numerous void spaces and poor exterior access are among factors that make the 95-year-old downtown building a dangerous "target hazard" in terms of firefighting. The building burned last week.

    "This is an extremely dangerous building," Young told the Juneau Empire (http://is.gd/saMWuJ). "If you were to rate the severity of danger in a building, let's say from one to 10, this is an 11, when you look at firefighting in general."

    Other older buildings in the downtown historic area are considered hazards, particularly because they are close to each other and are not required to have sprinkler systems.

    Charlie Ford, a city building codes official, said buildings are subjected codes in place when they are constructed. The G astineau Apartments were built in 1917 before codes were in place, so the building and other buildings in town are not required by the International Building Code to have sprinklers.

    The fire department has recommended retrofitting the buildings in the past, but the idea was usually met with resistance because of the cost involved, Young said. He believes a sprinkler system could have made a difference in last week's apartment fire.

    "If this was a sprinklered building with a properly operating sprinkler system, this would have been a very small fire that would have been put out in minutes," Young said.

    No injuries or fatalities were reported in the blaze, which burned for nine hours and displaced about 50 residents. The building has since been condemned until it is safe to re-enter.

    Also of concern are the void spaces in the building, which has been renovated many times over the years.

    "It's been added on to and renovated so many different times that th ere are numerous void spaces which the fire can get into and run uncontrolled, and you don't even know it until it pops up in a completely different part of the building," Young said.
