IT'S THE CURLY-hair-straight-hair dilemma all over. You have one, and want the other. Those who live in new homes covet the character and charm of old ones. Those living in old homes long for the modern amenities new ones offer.
Having lived in houses ranging in age from so new the glue's not dry to older than the light bulb, I get the paradox.
I want soul and all-new appliances with a homeowner's warranty. I want mature landscape and a big gourmet kitchen with a hot-spot island. I want patina that comes with history and surround sound. I want a claw-foot bathtub with jets. I want deep wooden window sills with handsome panes and uber-tight energy efficiency. I want a great front porch and an attached garage.
As usual, I want it all. Apparently, so do a lot of us, and today's home builders are on to us.
A recent Wall Street Journal article reported on the trend of residential designers offering up a new old house: "a sanely proportioned residence that's historically accurate on the outside, but conceived for the needs of modern Americans on the inside."
Think Snow White's cottage with walk-in closets. Huzzah!
"Several residential architects today, and even some production home builders, are building good-looking new houses that look old," said Amy Albert, editor of Custom Home magazine.
One of those firms is Saussy Burbank of North Carolina.
"We've tried to capture the look of older homes, and put that on a modern floor plan," said partner Jim Burbank.
"So it's like beauty with benefits," I said.

(WXYZ) - A recent report from the U.S. Fire Administration estimates there are 2,900 clothes dryer fires every year, causing 5 deaths, 100 injuries and $35 million in properly loss.
Heavy clothes, sweaters and blankets used during winter months shed much more lint and create a fire hazards during winter months.
But cleaning the "lint trap" alone is not enough to prevent fires.
Fire investigators say cleaning the lint trap is just a first step the real buildup of lint happens out of sight and is overlooked by most consumers.
We teamed up with vent cleaning experts and a fire prevention association, to reveal how lint buildup over years can quietly accumulate and trigger fires.
Rick Strah operates Advanced Air Duct Solution, Inc., a company specializing in dryer vent cleaning.
"Just building up in here," saidStrahafter taking the back cover off of one dryer.
"All your electrical wiring is all coated in this stuff."
It also builds up inside the vent tubing leading to the outside.
Strah used a high powered vacuum that suctioned huge piles of lint buildup, which over time actually clogs vents from functioning properly.

City Council on Monday approved an agreement with DeSal Excavating Inc. of Zeeland for the wall reconstruction project.
The project goal is replacing the wall, upsizing the water main and making some improvements to the pedestrian ways, City Project Manager Julie Beaton said.
The cost of the project is $499,538. It was initially bid in August for the fall 2013 construction season, but the bids exceeded expectation.
Project money comes from the city's 2008 Infrastructure Bond Construction Fund. The amount approved in the budget for the project is $530,000.
I am excited to see this come to us with a much better price tag, Mayor Geri McCaleb said.
Beaton noted that there is about an $111,000 savings from what the city would have paid in the fall versus what theyll pay this year for the project.
Construction is scheduled to begin by March 3, with work being wrapped up before the summer beach season.
They know they need to be done by May 19, before Memorial Day, Bosserd said.
City officials will receive a detailed implementation schedule from DeSal once a preconstruction meeting takes place.
