Round fruit a common feature of Pinoys’ New Year’s Eve feast

    - December 27, 2013 by Mr HomeBuilder

'Tis the season to buy round fruit from local vendors again, as 2013 races to a finish. Considered cheap and tasty good luck charms for the new year, round fruits are a staple of any Filipino media noche table. And those wanting to continue the tradition this year are advised to buy them now before prices start rising as Dec. 31 approaches.

According to a report on "24 Oras" Thursday, the current prices of popular fruits are as follows:

"Yung maliliit na pinya, kahit di siya makain, basta may pinya, bayabas, kahit di makain, basta kumpleto lang yung display natin," said Marino Puno, a fruit vendor at Mega-Q Mart.

    The Year of the Horse

Feng shui fans might also want to buy round fruit, as round and green are the "lucky" shape and color of 2014.

Rearing stallion figurines will also grace their shelves and tabletops, as 2014 is the Year of the Wood Horse.

You don't have to stick to just wood either, said sellers. "Lahat naman pwede. Pwede siyang jade, gold, at white, mas maganda lang nakataas ang paa kasi it symbolizes victory or success," said Denise Doratan Chua, a feng shui shop owner. Those born under the year of the rat may also want to take more precautions than others, since the rat is in conflict with the horse.

"Ang conflict sign ng rat is horse so mas marami siyang challenges... 'Wag sobra ang fight sa gustong makiaway sa kanya, basta lie low lang, gawin lang niya ang dapat gawin," said feng shui shop owner Evelyn Doratan Balay.

However, feng shui experts still recommend exertion on part of everyone if they want to have a good year, since round fruit and hewn horses could only bring so much luck. Rie Takumi/BM, GMA News

‘Inebriated’ man, cross-dressed man jump airport fences in Newark, Phoenix

    - December 27, 2013 by Mr HomeBuilder

    STORY HIGHLIGHTS

(CNN) -- Anyone who climbs a high-security fence at an airport and scurries onto a runway would have to be drunk, on drugs or desperate, one might think.

Two men -- at two separate airports in Newark, New Jersey, and Phoenix, Arizona -- did just that on Christmas day.

One showed "indications of possible drug and alcohol impairment." The other was wearing woman's clothing and was not interested in anything at the airport -- instead he was seeking safety from someone who frightened him, police said.

Both men were charged with trespassing and released.

The breach at Newark exposed a failure of a $100 million system designed to protect New York City area airports. The Phoenix fence hop was the fifth in a decade at that airport, CNN affiliate KPHO reported.

    Fleeing in woman's clothing

When Siyah Bryant, 24, allegedly mounted the barrier at Newark Liberty International Airport, it went unnoticed for a day. On Thursday, a review of security camera footage revealed his ascent, according to Port Authority police.

The cross-dressed suspect then ran across two runways to get to Terminal C, two police sources said. Nobody saw it, but he was literally on the screen at the time.

The security apparatus in the Perimeter Intrusion Detection System (PIDS) made by Raytheon Co. combines radar with video cameras, motion detectors and "smart" fencing, according to the maker's website.

    Verdict

Tarabela has won twice here but hasn't raced over fences for almost three years and is making her reappearance under a big weight. Endofdiscussion is still creeping up the weights but is another with a decent record at the track over fences, though is still a maiden. Salut Honore won over a longer trip here last month while Mollusk is starting to look well treated but has yet to show much this year. Jim Old's runners here are always worth a second look and TODAREISTODO is no exception. He's 5lb higher than when winning this last year but looked to be back on track at Chepstow last month and is preferred to Fontwell second Malibu Sun, who is also entered at Fontwell, and penalised course and distance winner Bill The Lad.

Todareistodo 10-1 (10-3) Held up towards rear, headway approaching 5 out, chasing leaders and every chance when blundered 4 out, switched right and rallying when not fluent 2 out, stayed on under pressure to 3rd flat, 3rd of 10, 3l behind Umberto D'olivate (11-2) at Chepstow 2m 3f hcp chs 0-120 (4) hvy in Nov.

Malibu Sun 6-1 (11-12) Tracked leaders, led 5th, mistake 5 out, headed last, no extra, 2nd of 7, 3 1/2l behind Midnight Charmer (11-0) at Fontwell 2m 4f hcp chs 0-95 (5) gs.

Guanciale 5-2 (11-4) Tracked leaders, jumped right 5th, hampered after 3 out, not fluent 2 out, no extra last, last of 6, 12l behind Young Hurricane (11-12) at Lingfield 3m nov hcp chs 0-110 (4) hvy in Nov.

Bill The Lad (IRE) 11-1 (10-7) Held up behind on inside, headway 10th, went 2nd after 3 out, upsides next, led between last 2, 5 lengths advantage when left clear last, won at Towcester 2m 3f hcp 0-100 (5) sft beating Carli King (11-10) by 10l, 9 ran.

Tarabela 11-2 (11-9) Held up towards rear, headway after 7th, went 2nd before 2 out, led last, driven out, won at Towcester 3m hcp hdl 0-100 (5) gs in Feb beating Bravo Riquet (11-0) by 1/2l, 15 ran.

American Real Estate Investors Academy Creates Apprentice Program

    - December 27, 2013 by Mr HomeBuilder

Philadelphia, PA (PRWEB) December 27, 2013

The American Real Estate Investors Academy has created an Apprentice Program for real estate investors. There has been an explosion of real estate mentoring programs across America. Many of these so called mentor programs just link a student to a call center. That call center worker doesnt know much more than the student. In fact many of these so called mentors are just reading from a series of pre-written scripts. In some cases a call center employee with a script has never bought or sold a house himself. The directors of the American-REIA believe that this approach shortchanges the student and gives the entire industry a bad name.

There are a number of very legitimate real estate educators in the market today who have legitimate coaching programs. In general these legitimate programs offer the student a real value. The problem with many of the legitimate programs is that they have a very narrow focus. If the guru is teaching how to do a single technique, then that is all that the student will learn.

The American Real Estate Investors Academy began looking for an all-inclusive coaching program to partner with. The club searched for a program which would allow a student to gravitate towards his or her own personal investing interests. Nothing of the sort seems to exist. So the American-REIA made the decision to start up an in house program. The goal of this program was to match successful real estate investors with motivated students in an old fashioned apprentice model.

The apprentice concept can be traced back to old world Europe and the building trades. In the days before literacy became commonplace the only way for a worker to learn a skill was to apprentice himself to someone who already had those skills. A fledgling stone mason would look for a master stone mason to study under, and this is the way that every other skilled trade educated the next generation. This practice still lives on in the trade unions of today. An apprentice electrician learns from a master electrician, and as his skill level increase he is able to make more money.

Real estate investor education still follows the old model in a large part because the techniques change with market conditions and market conditions fluctuate constantly. For example short sales are a great way to make money in a declining market but nearly useless in an appreciating market. So investors need to be able to learn a variety of techniques and adapt on the fly. The only people who are qualified to teach real estate investors are other successful investors who have already experienced a few market cycles. The academy has located and contracted with a number of qualified individuals to provide this service.

The American Real Estate Investors apprentice program takes the mentor concept and adds real world experience to the mix. Unlike other programs that can cost as much as $40,000 with potential up-sales along the way. The American-REIA apprentice program offers a flat fee structure of $10,000 for six months of thirty minute one on one phone calls. The master real estate investor will work with the student in a way that fits the students personality, and learning style.

Due to the scarcity of qualified instructors, the program has limited space. Perspective students may be placed on a wait list. To inquire about the apprentice program simply follow this link.

Modern drywall materials make installing a wall far easier than it was in the days of plaster and lath. Drywall generally comes in 4x8 sheets, which is designed so it will always end up centered on standard wall studs that are 16 inches apart. It comes in many thicknesses. If you're drywalling over an existing wall (and marking the studs with a stud finder), use 1/4-inch thickness, but for bare stud installation, go with 1/2 or 5/8 inches. You'll need a helper to hold the drywall in place while you install it.

Determine from the layout of the room how to lay out your drywall. If your ceiling isn't higher than 8 feet, then you should install the 4x8 sheets vertically. If the ceiling is higher than 8 feet, which is most typical, then install it horizontally. For horizontal installation, start with the bottom row, making sure the top edge of the drywall is level, even if that means slightly raising one side or another off the floor. (The floor trim will cover it.) When you install the top row, stagger the joints so they don't form four-way intersections with the bottom row. In all cases, the edges of the drywall need to land in the center of the width of the stud, so the next piece can land on the other half.

Mount the sheets with a screwgun and drywall screws every six inches on the edges of the sheets and every foot in the middle. Use your level to draw guidelines on the drywall showing where the studs are behind it for the middle screws. Make sure to sink the heads slightly below the surface of the drywall. Make any necessary cuts at the edges of the wall, rather than in the middle. To cut the drywall, set a T-square on your mark, score it on one side with a drywall knife, snap it at the line, and cut through the paper at the back side. To cut around outlets or corner cuts for windows and doorways, use a drywall handsaw.

Lay mesh drywall tape over all the seams, and spread a narrow line of drywall compound over them. Cover them completely. Spread a little compound over the nail holes as well. For the corners, spread compound along both sides, press your corner bead into place, and then put another layer of compound over it. When the compound dries, sand it by hand with standard drywall sandpaper. (Wear a particle mask.) Spread a second layer of compound over all the joints, making it wider but thinner than the first. Sand it when it dries, and then apply your final compound layer, wider and thinner than the other two. Sand it lightly at the end.
