Pelli Clarke Pelli Architects will design the new Miramar Hotel, owner Ocean Avenue LLC announced Friday.

Ocean Avenue LLC spokesman Alan Epstein said the selection of the internationally renowned firm followed a thorough search process that included many of the worlds finest architects.

Pelli Clarke Pelli is a brilliant architectural firm," Epstein said. "Cesar and Rafael Pelli lived in Santa Monica for many years and have a deep understanding of the community. We look forward to working with them to create a new architectural landmark for the city.

Epstein said Pelli Clarke Pelli Architects would bring expertise to this project as it has hundreds of awards for design excellence.

He added that as a recipient of the Firm Award, the American Institute of Architects highest honor for an architectural practice, Pelli Clarke Pelli Architects was acknowledged as a master of its craft.

"We look forward to introducing Pelli Clarke Pelli Architects stunning design to the community in the months ahead," Epstein said. "Our goal has long been to return the Miramar to its rightful place as one of the greatest luxury hotels in Southern California, while increasing open space, protecting ocean views for the community and returning the Moreton Bay Fig tree to public view.

In 1991, Cesar Pelli was selected as one of the 10 most influential living American architects.

Four years later, the AIA awarded Cesar Pelli the Gold Medal, its highest honor for an individual. Pelli Clarke Pelli Architects has been a leader in environmentally sustainable design, having created one of the first 50 buildings in the world to achieve LEED certification.

Summit Church sells $1.5M retail center

    - December 22, 2013 by Mr HomeBuilder

Summit Church, a megachurch east of downtown Orlando, recently sold a $1.5 million retail center next to its main church facilities on East Colonial Drive.

The church has been in the news during the last year because of the resignation in November 2012 and the suicide this month of its founding pastor, Isaac Hunter.

Jeff Porter, facilities director of Summit, said the church acquired the retail center at 3907 East Colonial and another property, called Fashion Village, in distress sales in 2012.

Porter said the church was "blessed" to find a buyer for the retail center, which was 100 percent leased at the time of the sale.

Goodwill Industries is one of the tenants. Built in 1966, the center includes about 11,723 square feet on 1.4 acres.

The buyer was a limited liability company managed by Ryan Stahl, president of Maitland-based Equinox Development.

Summit now owns two properties in Orange County: the church, with 32,970 square feet at 735 Herndon Ave.; and Fashion Village, with 43,072 square feet at 3815 E. Colonial Drive.

Hunter, who resigned after admitting having an affair with a church staff member, founded Summit Church in 2002 from a youth ministry. It started with 300 members and became one of the fastest-growing churches in Central Florida, with five locations and an estimated congregation of 5,000.

    Sales

The Cushman & Wakefield Multifamily Advisory Services team of Senior Director Jay Ballard, Associate Director Ken Delvillar and Associate Lindsey Pfaender represented Balapines Partners LP of Irving, Texas, in the $36.3 million sale of Bala Sands Apartments. The buyer was the Carroll Organization of Atlanta. Bala Sands includes 298 units with an average size of 1,097 square feet. Carroll plans to complete minor upgrades and rebrand the community as Arium Bala Sands.

Jayanthi Natarajan’s sudden resignation from Cabinet stirs controversy

    - December 22, 2013 by Mr HomeBuilder

NEW DELHI: Environment and forests minister Jayanthi Natarajan resigned from the Union council of ministers on Saturday, triggering speculation about the precise reason for why she had to step down from the coveted perch.

The minister with independent charge of the key ministry, whose resignation was promptly accepted by the President, said she wanted "to work for the party in view of the coming Lok Sabha elections".

For his part, Prime Minister Manmohan Singh complimented her 28-month stint in the government, and said she had been a valued colleague. "I am sure that your work for our party, for which you are leaving the government, will also be of immense value," he said.

But that did not quell the speculation that reasons for the resignation actually run deeper than the bonhomie on display between the PM and Natarajan would suggest.

Party and government sources said Natarajan had to quit because of specific complaints to both PMO and party leadership from corporate houses and industry about the delay in environmental clearances that were holding up high worth projects.

In fact, within hours of her resignation, Congress vice-president Rahul Gandhi, while addressing a business audience at FICCI, acknowledged unreasonable pendency in green clearances.

Rahul told the gathering, "Many of you have expressed your frustration with environmental clearances that are delaying projects unduly. There is excessive administrative and judicial discretion. The loopholes are so big you can drive a truck through some of them! Environmental and social damage must be avoided but decisions must also be transparent, timely and fair."

Natarajan's scalp was seen as an assuring signal to the industry to set the tone for Rahul's interaction. The Congress heir apparent has been meeting industrialists in groups for detailed discussions facilitated by nominated Rajya Sabha MP Ashok Ganguly. His reference at FICCI to the industrialists' "frustration with clearances" apparently flows from the feedback given to him during the interactions.

Many felt it was too much of coincidence that the minister had quit ahead of Rahul's visit to FICCI on Saturday evening.

They also did not find convincing that Natarajan's resignation was a precursor to an organizational restructuring which could see ministers leaving the government for party work ahead of the 2014 Lok Sabha polls. Skeptics backed up their disbelief by putting forward several arguments. First, that ministers who are already deeply invested in the party work and are the most likely ones to be drafted for organizational duties; for instance rural development minister Jairam Ramesh, are still in government.

Microgrid Solar and The Doe Run Company Partner to Provide Solar and Energy Upgrades at Herculaneum High School

    - December 21, 2013 by Mr HomeBuilder

St. Louis, MO (PRWEB) December 21, 2013

In collaboration with The Doe Run Company (Doe Run), St. Louis-based Microgrid Solar is proud to be a partner in providing solar and energy efficiency upgrades at Herculaneum High School (HHS). Starting with conducting an energy audit of the high school campus in July 2012, Microgrid recommended the following projects for Doe Run to fund as part of several environmental investments they are making in the community:

75 kilowatts (kW) of solar capacity, including 25 kW roof-top arrays on the gymnasium and fine arts building, a 13 kW array with a battery storage component on the main building, and 6 kW solar canopies on the football stadium grandstand and cafeteria courtyard.

Interior lighting upgrades to replace all T12 fluorescent lamps with new, energy-efficient T8 lamps, including new fixtures where feasible. In addition, metal halide lights in the industrial arts shop and gymnasium were replaced with T5 high-output fluorescent fixtures, and incandescent exit signs were replaced with LED fixtures.

Exterior lighting upgrades, including the replacement of metal halide fixtures on the building walls and parking lots with new, high-efficiency LED fixtures. These new fixtures will not only provide significant energy savings, but will also save maintenance costs because the lamps have a 15-year life versus a 3 to 5-year life for the metal halide lamps and ballasts.

HVAC upgrades, including a new Variable Air Volume air handler in the D-Wing of the main building, and a new, high-efficiency boiler to heat the building.

With the completion of the project, the lighting and HVAC upgrades are projected to save the school more than $44,000 annually. The energy savings equivalencies will equal nearly 4 million pounds of CO2 avoided over the equipments lifetime, which is equivalent to 3.75 million miles not driven, or the planting of 280 acres of trees.

Steve ORourke, Vice President of Consulting Services at Microgrid Solar said, It has been an honor and a pleasure to work with Doe Run and Herculaneum High School on this project. This is a great educational opportunity and an excellent demonstration of how to combine renewable energy and energy efficiency to save the school over $2 million over the projected lifetime.

Doe Run funded the entire project, so HHS had no costs associated with the upgrades. Managing the entire project, Microgrid was responsible for the design, structural engineering, procurement of equipment, and construction of the arrays, as well as coordinating the engineers and contractors to design and install the equipment. The solar arrays will be maintained and monitored by Microgrid over a 20-year period using a prepaid lease funded by Doe Run.

We believe in providing our communities with support that brings a lasting benefit, said Gary Hughes, general manager of Doe Runs Metals Division. We appreciate all that Microgrid Solar has done to deliver not only long-term cost savings to Herculaneum High School, but also give students an opportunity to learn about renewable energy and potential careers in a growing field.
