We all have those quirks in our home that unfortunately can't be fixed with a fresh coat of paint. But many of us learn to love it, quirks and all, or list it eventually. The in-between making changes to an existing home can feel like the hardest (and most expensive) place to be.

According to the American Institute of Architects (AIA) quarterly survey of more than 500 residential firms, however, home renovations are outpacing new construction projects this year. With the housing recovery, homeowners are revisiting kitchen and bathroom projects that were previously put on hold.

AIA Chief Economist Kermit F. Baker says kitchen and bath remodels are often the last to be downsized when a recession strikes, and the first to rebound after a lull. The survey found the size of kitchens and bathrooms is increasing in U.S. homes, after staying relatively flat in recent years.

This may not come as a surprise, with many viewing the kitchen as the heart of the home. It's one of the places that gets the most foot traffic and activity. It's also increasingly seen as the command center for the home's technology and green features.

According to the AIA, bathrooms are among the first spaces to be upgraded in newly owned homes. Homeowners looking to sell are thinking about what will attract a buyer. Homeowners looking to stay in their homes for retirement are also paying more attention to the accessibility of their bathrooms.

Universal design is a big movement in bathrooms, with 54 percent of architects getting requests for wheelchair-accessible features. But, making an existing shower flush with the floor can be a costly upgrade.

"A traditional shower is built up off the floor so it slopes to drain," explained Gerald L. Morosco, an architect who participated in the survey. "So when you want an accessible shower flush with the floor, it's fairly involved. There is not a big price jump in a new construction, but in a remodel, it gets into a structural issue. You have to support the shower with less depth."

Wind energy and air travel, docks and hydropower are among the elements of the state capital budget. And millions are for aviation in a region where flying is routine, where "going into town" means spending hours on a plane headed into Anchorage.

Wind and water power projects for Bristol Bay and Aleutians communities did well in Juneau. While the governor still has a little time to delete items, the Legislature gave the go-ahead to numerous local construction projects.

Wind money is blowing toward three Bristol Bay villages. The Lake and Peninsula Borough has $10,000 for a wind reconnaissance study for the Kvichak River village of Levelock. The borough also has $60,000 for a wind feasibility study for the Alaska Peninsula village of Egegik. And Kokhanok Electric is funded for $185,000 for a high-penetration wind energy project for the Lake Iliamna village.

Water power projects are flowing into both regions. King Cove could get $2.6 million for the Waterfall Creek Hydroelectric Project. The Lake Iliamna village of Pedro Bay is looking at $290,000 for the Knutson Creek Hydro Electric Project Design and permitting.

The Southwest School District will receive $486,000 for the New Stuyahok heat recovery project. And the G and K Electric Utility in Cold Bay is in line for $30,000 for a waste heat recovery project.

Akutan's city government was awarded $3.1 million for the harbor road project, airport access project, and harbor development projects. Akutan's new harbor is not yet linked to the village by road.

Army National Guard projects in two Bristol Bay communities include $500,000 for the Dillingham Readiness Center, and $150,000 for deferred maintenance at the Manokotak Armory, via the state Department of Military and Veterans Affairs.

Domestic violence shelters received legislative funding for building maintenance: Dillingham's Safe and Fear-free Environment, $42,500 for facility repairs and upgrades; Unalaskans Against Sexual Assault and Family Violence, $24,400 for siding replacement.

The Elkhart Municipal Airport is getting a face lift of sorts now that Crossing Education Center Tree Team is removing almost 200 trees from the premises.

Students and staff of Crossing partnered with the City of Elkhart to cut down over 100 trees and about 90 tree stumps near runway 36. Elkhart contracted the Crossing team to complete the project in order to comply with new standards from the Federal Aviation Administration.

"Well, we got a call from the airport about a month ago and said hey the FAA is shutting down some of the directional lighting systems to one of our runways because of interference from trees and such. Would you guys come out and look at the trees and let us know that's a job you guys can tackle and we said absolutely," said Matt Hogarth, principal of Crossing Educational Center.

The Crossing team operates as a tree removal service run by staff and students from surrounding St. Joseph counties. Part of its job training program includes training Tree Team members for project such as this one.

The project has been underway for nearly three weeks and those working on it say it will be completed soon.

Before: The Nelsons were committed to remodeling right, so when the project opened their eyes to the structural problems in their home, they did what it took to make it structurally sound and safe in an earthquake.

Last time we introduced you to Bob and Char Nelsons remodeled 1927 Tudor-style home in the Harvard-Yale area of Salt Lake City. The remodel stayed within the floor plan of the historic home and was initially focused on energy efficiency and updating the exterior facade.

The exterior of the home was in rocky shape: The stucco was cracked and peeling, and the half timbers had fallen off sections of the home. The home was an unreinforced masonry structure, making it vulnerable to earthquake damage. This is a real concern in Utah where experts say a serious earthquake is not a matter of if, but when. Even relatively small levels of ground shaking can cause significant damage in an unreinforced masonry structure, while moderate to large earthquakes can make them completely or partially collapse.

This is not an uncommon scenario in older homes, especially brick homes built before 1970. It is estimated that 185,000 structures are built of unreinforced masonry in the Salt Lake region. For a typical residence, we dont think in terms of an "earthquake proof" house, but focus on creating a structure that wont entirely collapse and which will allow occupants to escape with minimal damage or injury. The house may indeed be a total loss, but the people inside wont.

Because the Nelsons were already committed to remodeling and to remodeling right they knew they would do whatever it would take to make their home as structurally sound as possible. A structural engineer joined the team and worked with the architect and contractor to reinforce the foundation. Basically, the walls were not even tied to the foundation, so this correction was made.

Another major potential damage zone was their interior chimney. The roof beam was actually tied to the unreinforced masonry chimney. These types of chimneys are notorious for collapsing in an earthquake and, in this case, would have taken down the whole house with it. They rebuilt the interior chimney and redesigned the structure to properly support the roof with 6-by-6 posts. Now the house is solid from the roof beam to the foundation.

The intent of such a structural upgrade is to strengthen each part of the house to resist lateral (sideways or twisting) forces. This is done by providing connections to transfer these forces from one element to another, moving them down to the ground where they can dissipate. Horizontal forces on chimneys must be transferred to bracing and the roof structure. The forces on the roof must be transferred to the walls, and the walls also receive the forces from ceilings and floors. Forces in the walls must be transferred to the foundation and, finally, back into the ground. Similar force transfers must happen between almost every building part. If any part is weak or poorly connected, it may fail and other members or connections must pick up the extra load.

Since the walls take forces from several other building parts, certain walls need to be strengthened. These are known as "shear walls," since they are meant to absorb a greater share of the lateral or shear forces. Each building ideally needs two shear walls that run perpendicular to each other. Strengthening these walls involves removing the gypsum board or plaster and installing plywood panels over the studs with a required pattern of nailing. The sheetrock or plaster is replaced, so in the end these walls do not look any different from any other wall. A structural engineer can analyze your home to determine which walls will function best as shear walls.

Remember, earthquake forces exploit any weak or damaged "link." A thorough investigation and understanding of the structure of a house is required to identify, and then strengthen, these weak links.
