Many of us are spending more time at home in 2020, which could mean having more time to take on home improvement projects. But home renovations arent just a way to fill time; you want the results to be worth the hard work. The key to any successful project lies in careful planning including financial strategizing long before the power tools come out.
Roughly 3 in 5 American homeowners (61%) have taken on home improvement projects since March 1, 2020, spending $6,438, on average, according to an August 18-20 NerdWallet survey conducted online by The Harris Poll among 1,414 homeowners.
Whether youre outfitting your home with a new office or classroom, or taking on long-intended improvements such as painting or installing new flooring, here are five tips to help you make sure youre heading into the right project, the right way.
Any project may be worth your time if doing it makes you happy, but if you plan tosell your homesoon, make sure you focus on projects that give a good return on your money. Many renovations cost thousands of dollars but wont increase the value of your home by the same amount.
See: Which DIY home renovation projects could add the most value to your house and which ones to avoid
For example, it costs about $50,000 to add a new bathroom, but homeowners typically recoup only about 54% of the cost in increased home value, according to Remodeling Magazines 2020 Cost vs. Value Report. A minor kitchen remodel, on the other hand, returns about 78% of its cost, so that type of project might make more sense.
Consider calling local real-estate agents to ask them about the return you might receive from a home renovation project. Some local markets or neighborhoods may reward certain upgrades more than others.
You dont want to run out of cash in the middle of a home remodeling project. But unless youre careful, your project may get more expensive while its under way. That nicer tile may add only $7 a square foot, but if your kitchen has 100 square feet of floor space, watch out! To avoid running short on cash, add up your expenses before you start the project. Then add 10% or 20% to the total to allow for cost overruns.
To get an idea of how much youll have to spend on a specific project, look at what others have spent on comparable projects using aproject estimate calculatoror perusing sites like HomeAdvisor or Remodeling Magazine.
Since March 1, 34% of homeowners who undertook home improvement projects used cash on hand to fund those projects, 25% used money they had saved for those projects specifically and 14% used money from their economic stimulus check, according to the NerdWallet survey. As long as these projects arent being funded to the detriment of more important expenses, using available cash or savings can be a good way to keep from paying interest on your home improvement project.
If you have to finance your project, explore your funding options carefully. Among them are a home equity line of credit, a personal loan, a cash-out refinance or even credit cards. But they come at varying costs depending on the interest rate and how long it will take you to pay off the loan. Ahome improvement financing calculatorcan help you weigh these costs and make a savvy decision.
If youve decided to hire a professional, get written estimates from different contractors. As those estimates roll in, check their references and ask about their credentials. At a minimum, make sure each contractor is properly licensed to do the work on your home. You can also ask about their membership in trade associations. Many reputable contractors belong to professional trade groups such as the National Association of the Remodeling Industry or the National Association of Home Builders.
Also see: Im a 54-year-old widow. My fianc and I plan to renovate my home. Is that a good idea?
A good contractor will guarantee the work and offer a warranty. You can check Better Business Bureau ratings to see if others have had complaints about companies youre evaluating. If there have been complaints, check to see how they were resolved.
When you select a contractor, make sure you get your agreement in writing.
Permits help protect your home and your safety. Without the necessary approvals to perform work on your property, theres a chance the renovation wont meet local building codes. It could even affect your ability to sell your home in the future. Contact your municipality for details about what permits you must have for your renovation project. And follow up to make sure your contractor has permits in hand before beginning the work.
Youre probably planning to pay hundreds or thousands of dollars on a remodeling project. Its understandable to look for ways to save money, but dont automatically cut corners by using the cheapest materials.
Talk to your contractor about the trade-offs between quality and price for your project. Youll probably be better off selecting the best-quality products that fit your budget. Otherwise, you could be stuck with having to make costly repairs after a few months because you skimped on quality.
A home remodeling project can give a big boost to your homes aesthetics and market value if you avoid costly mistakes. By setting a budget, researching contractors and making sure your improvements use quality materials, you can help avoid expensive pitfalls and enjoy your homes new design.
Survey methodology is available in theoriginal article, published at NerdWallet.

Small Business Week, Sept. 22-24 is a good time for individuals to consider taking the home office deduction if they qualify. The benefit may allow taxpayers working from home to deduct certain expenses on their tax return.
The home office deduction is available to qualifying self-employed taxpayers, independent contractors and those working in the gig economy. However, the Tax Cuts and Jobs Act suspended the business use of home deduction from 2018 through 2025 for employees. Employees who receive a paycheck or a W-2 exclusively from an employer are not eligible for the deduction, even if they are currently working from home.
Qualifying for a deduction
There are two basic requirements to qualify for the deduction. The taxpayer needs to use a portion of the home exclusively for conducting business on a regular basis and the home must be the taxpayers principal place of business.
To claim the deduction, a taxpayer must use part of their home for one of the following:
The term "home" for purposes of this deduction:
Qualified expenses
Deductible expenses for business use of home normally include the business portion of real estate taxes, mortgage interest, rent, casualty losses, utilities, insurance, depreciation, maintenance, and repairs. In general, a taxpayer may not deduct expenses for the parts of their home not used for business; for example, expenses for lawn care or painting a room not used for business.
Claiming the deduction
A taxpayer can use either the regular or simplified method to figure the home office deduction.
Using the regular method, qualifying taxpayers compute the business use of home deduction by dividing expenses of operating the home between personal and business use. Self-employed taxpayers filing IRS Schedule C, Profit or Loss from Business (Sole Proprietorship) first figure this deduction on Form 8829, Expenses for Business Use of Your Home.
Using the Simplified Option, qualifying taxpayers use a prescribed rate of $5 per square foot of the portion of the home used for business (up to a maximum of 300 square feet) to figure the business use of home deduction. A taxpayer claims the deduction directly on IRS Schedule C. Revenue Procedure 2013-13 (PDF) provides complete details of this safe harbor method.
Daycare facilities
Taxpayers who use their home on a regular basis for providing daycare may be able to claim a deduction for part of the home even if it is used as the same space for nonbusiness purposes. To qualify, both of the following requirements must be met:

Whats old is new again.
First United Church of Christs steeple and clock tower has been successfully restored, after crews began the process back in early August.
Saturday night, the church marked the completion of the $125,000 restoration with a steeple lighting celebration, including a private gathering for VIP donors in the courtyard, followed by lighting up the newly restored steeple and clock tower.
In 2017 the church conducted a study of the condition of the steeple and tower and concluded that all of it needed to be addressed including the clocks, lighting, finials and nine chimes.
The clocks havent worked for years and the 1916 brass gear clock controller was not operational.
The church needed to raise the money for the restoration, so they sought several grants at the state and county levels. But none came through. The church then focused on donations.
Our church membership and community members who value the history of our church and steeple were very responsive to fund this project, said Doreen Arnold, Chair of Steeple Restoration Committee. So far the committee has raised $117,800 in donations and commitments.
The church has been serving the people of Easton and Phillpsburg since 1745. The steeple was erected in 1833, and has some historical significance.
The churchs steeple was designed in the Greek Revival style by architect Thomas Walter, who was the architect associated with the Capital Dome in D.C. and the Academy of Natural Sciences building.
The bells in the steeple were rung for several historical occasions, including the death of Abraham Lincoln, the 1876 U.S. Centennial, the end of WWII, the assassination of John F. Kennedy and the midnight turn of two centuries, 1900 and 2000.
The steeple and clock tower were last restored in 1971.
Crews started pressure washing, chipping and sanding the exterior early this August. Gordon Bennett Painting, Elderhorst Bells Inc. installed new clocks and repaired the bells; and Zdepski Fine Woodworking created new finials.
But, as with any project, there were obstacles along with way.
As donations were flowing in, Arnold remembers celebrating when they reached their first big milestone of $10,000. Then COVID hit, and all the donations came to a halt.
Thats when we pushed out a strong social media campaign. Through hundreds of small donations from the community and our members, we were able to inch closer to our goal.
"As the actual work began, people started to believe it was really going to happen, and thats when we finally reached the $100,000 mark, said Arnold.
One interesting find during the project, Glenn Kanaley, a steeplejack with Gordon Bennett Painting, counted 76 balusters around the clock tower. No one is quite sure the significance of the number or if there is one, but given the fact 1776 is the year of Americas independence and the Declaration of Independence has a connection to Easton, Kanaley and others involved in the project said they find it quite interesting.
In mid August, priming and painting was well underway. New clock arms were constructed and new bell strikers were installed. New finials had to be produced from the one remaining decorative finial. The damaged original, carved from solid wood, was repaired and used to create a wax mold that was then cast using fiberglass to replicate the original finials. Arnold explained.
The second and third weeks of September noticeable changes happened. New LED lighting was installed, new painted finials were put in position and the final coats of paint were lathered on.
Arnold said she is excited the project is finally done.
I am bursting with pride. As I watched the transformation of this beautiful historic steeple and clock tower each day, the dream slowly became a reality, not only for me but for the Easton community, who cherish its value and beauty as part of the Easton skyline.
From the start, she has been documenting the restoration process, taking photos and videos for their social media. I didnt want to miss one thing so I came down every day to snap pictures or chat with the contractors. The process has been as exciting as the finished product.
"Such a majestic piece to view, highlighting the city, for all to enjoy, Arnold said.

From a block away, it looks like a craft from a more advanced civilisation has landed in the centre of Rotterdam. The structure is futuristic, with walls of mirrored glass curving up some 40 metres, reflecting the iron-grey clouds and the fractured city skyline. It wouldnt be surprising if it had a tractor beam instead of a door. As I draw close, a middle-aged Dutch couple are debating whether they like it. They decide not, but snap selfies in front of it anyway.
Rotterdammers are used to high-concept architecture, but what makes this building unusual is its function: its a warehouse. Designed by the Dutch firm MVRDV and known as the Depot, it has been created for one of the most well-regarded art museums in the Netherlands, the Boijmans Van Beuningen. When I visit in mid-September, contractors are installing vitrines and polishing concrete floors; in December, art handlers will begin moving in the museums collection of Rembrandts, Boschs, Magrittes and Dals some 150,000 objects. It will open fully late next year.
In the atrium, Sjarel Ex, the Boijmans director, is wearing the look of a man who cant quite believe its finally happening. A treasure chest, no? he exclaims, gesturing towards a dizzying lattice of glass stairwells above our heads. Every single thing we have will be on display.
To call the Depot a warehouse is, it turns out, to do it a considerable disservice: the building is an attempt to turn the Boijmans inside out. Instead of locking their crown jewels away behind closed doors, the institution has ploughed 55m (50m) into an open storage facility in the heart of the city, right next to the main 1930s building.
Museums have dabbled with open or visible storage for decades. New Yorks Metropolitan made some of its research collections available in the late 1980s, while the V&As 200910 ceramics galleries put some 26,000 objects on display in tall, tightly crammed glass cabinets. But Ex and his colleagues reckon this is the first time that anyone has built an open-storage facility to house an entire museum collection early Netherlandish paintings to Renaissance silverware and De Stijl design. Radical transparency, Ex grins. A little bit Dutch, Im afraid.
As we stride from the loading bay to the decontamination zone (if a piece of furniture has moths, this is where we sort it out, he explains), Ex rattles through the story. In 2013, the basement stores of the Boijmans flooded. Though the damage was mercifully minimal, it was obvious that the museum needed to upgrade, particularly given that 90% of Rotterdam is below sea level and with climate change, the percentage is increasing.
But instead of erecting something in an anonymous industrial zone somewhere, Ex had the idea of turning the stores into a visitor attraction. There were already plans to close the main building for seven years for renovation its due to reopen in 2026 so this would also be a way of bridging the gap.
Whats the English expression out of sight, out of mind? says Ex. So much of what museums do happens in the dark. We wanted to bring some of it into the light.
An appealing idea, but fiendishly difficult to pull off, architect Winy Maas tells me light itself being a major problem. The museum was insistent that, even though the Depot is a public building, conditions should be as good, if not better, than a regular vault: super-high-grade air conditioning will make the environment dust-free, while the structure is divided into five climate zones for different kinds of artefacts (colour photographs need to be stored at a lower temperature than black-and-white prints, for example). While some pieces will hang on movable racks, or in 13 display cabinets placed through the building, light-sensitive objects will be kept in sealed cabinets and only inspected by appointment.
Ex doesnt go into detail about security, but suggests that the building is more than a match for art thieves. And which is safer, really? he asks. Putting your depot on the outskirts of a city, or having it right here in the centre, surrounded by people?
Theres more at stake than technical questions about how best to care for fragile artefacts. Although few museums advertise the fact, what we see in their galleries is a tiny fraction of what they possess: the usual estimate is that 95% of most collections are locked away. Research done in 2016 by the magazine Quartz suggested that, in a sample of 20 museums, almost half the Picasso paintings were in storage, while far more Georgia OKeeffes were in the vault (67) than on permanent display (36).
The problem, of course, is space. Some museums have expanded to make more of their collections visible: Tate Moderns 2016 extension doubled its gallery capacity, while the redeveloped MoMA in New York now contains a leg-punishing 15,000 square metres of gallery space over six floors more than a city block. The V&A has open-storage ambitions for its new offshoot in east London, scheduled to open in 2023: the plan is to have 250,000 objects accessible, added to the 60,000-odd currently on display, which visitors will be able to access through guided tours.
But collections, like the universe, are ever-expanding partly because many public museums are forbidden from de-accessioning, or getting rid of artefacts. Show me a museum that doesnt have a storage problem, one director tells me. Id love to visit.
Its a real challenge, agrees Pil Rasmussen, who runs the conservation department at Denmarks National Gallery. These collections are owned by the public, but the public cannot see most of them.
Open storage is one solution, but has its own challenges. For a start, most museums dont have the resources to build new facilities, particularly in the UK, where institutions have battled with shrinking budgets for at least a decade, putting many on life support, even before the coronavirus crisis hit.
Conservators are working away in public view somewhere between restoration, performance art and a high-culture Big Brother house
In redevelopment plans, storage and backroom facilities are often the ones that get cut back, Rasmussen sighs. Its as much as some places can do to make sure that existing objects are kept safely, never mind the extra resources it takes to show them safely to the public.
Some professionals also have a suspicion that, eye-catching as visible-storage projects are, they are more of a symbolic than a real change to the way museums operate. Does anyone have the appetite to see the 2.3m-odd objects and books owned by the V&A? How about the Smithsonian, whose 19 institutions possess around 155m artefacts, most of which are stored offsite around Washington DC? Where would you even start? Isnt that what curators are for?
When I raise these points with Ex, he nods. Sure. Projects like ours are an experiment. Will anyone come? Or will they come to the Depot, and not to the beautifully curated exhibitions we have in the museum? He shrugs. Well see.
A train ride away from Rotterdam, another major institution is attempting its own version of radical transparency. For the last 14 months, Amsterdams Rijksmuseum has been conducting what it calls Operation Night Watch a project to restore Rembrandts most famous painting while the rest of us look on. The painting hangs in its usual second-floor spot, but its been slipped out of its frame and encased in a giant glass box. Conservators are working away inside somewhere between painting restoration, performance art and a supremely high-culture Big Brother house.
When I visit, the first stage of the exercise, producing an ultra-high-resolution image of the painting surface to analyse damage and chemical composition, is nearing completion: a robotic daylight camera whirrs across a gantry, pausing every so often to take a shot (a lower-resolution photograph, still 44.8 gigapixels big, is already online). Once conservators have studied the picture in microscopic detail, they will begin cleaning and repair all in view of visitors. For the full Big Brother effect, you can watch everything live via webcam.
Rijksmuseum director Taco Dibbits concedes that locking The Night Watch in the conservation studio for years on end wasnt realistic it is the reason many thousands of people visit the museum. Restoring it on display has benefits, too. For museums, the way forward is how you share research, he suggests. We sometimes underestimate how fascinated the public is.
Though audiences wont see the painting as Rembrandt intended for several years, they will gain something else: an insight into the difficulties of conserving a much-damaged, much-restored Old Master. The history of an artwork like this is really complex. The questions are almost philosophical, says Dibbits. Dialogue helps.
For both Dibbits and Ex, opening up marks a powerful shift in how museums see their role, particularly as they emerge from lockdown and re-evaluate their place in the world. Pushing backstage processes and personnel into the limelight is part of it (perhaps the easy part); institutions also need to be open about uncomfortable issues such as funding and ethics, staff diversity, curation and collecting policies, the provenance of disputed or colonial-era objects.
Its a crunch point, Ex suggests: We have to think much, much harder about transparency if we want to survive.
Dibbits concurs. The objects stay the same, he says. But how we talk about and show them that really has to keep changing.
The Boijmans Depot opens for public previews on 25 September; Operation Night Watch is ongoing

In a minutes time, you can see a beekeeper remove tens of thousands of bees from a compost bin with her bare hands. Watch a man cut open a tree with a chainsaw, water spewing out of it like a gaping wound. Or see a bare patch of desert transformed into a luxury oasis dotted with waterfalls and palm trees in the snap of a finger.
These normally humdrum tasks have become fodder for viral videos on TikTok, where clips of seemingly dull jobs like landscaping, car detailing, and power washing regularly rack up millions of views. The app has turned sometimes-hidden jobs or dirty behind-the-scenes necessities into soothing, thrilling, or otherwise intriguing videos.
Its also presented an opportunity for enthusiastic business owners, letting them use the platforms viral mechanics as a means for advertising, and for reaching an international audience far beyond the region theyd normally serve.
People on the other side of the world are seeing my videos, said Kelita Butler, whos had videos go viral that show her filling tubes of lip gloss for her Fairborn, Ohio-based company TopSecret Bundles. I got an order in Finland, an order in Ireland. People that I probably will never even meet face to face are seeing my products and what Im doing.
TikTok has been such a successful platform for Danny Wang, the founder of a luxury pool landscaping company in Orange County, California, that its become pretty much his entire job. Wang regularly posts videos of the homes and yards his company transforms from bland, blank spaces into what look like million-dollar resorts. Hed gotten some traction posting before-and-after photos on Instagram. But it wasnt until he applied the format to video and put it on TikTok that his work started going viral.
A typical clip will show a blank backyard covered in dirt, a caption promising something good is about to come Client: can you make my pockets hurt? followed by a glamorous reveal after the beat drops. Wang always includes a genie emoji, like hes simply poofing these dreamy projects into existence.
Our projects are very out there so that alone draws a lot of attention, Wang said. Its different. Its just interesting. It replaces the television.
TikToks much-discussed algorithm is the big reason these videos have succeeded. Whereas on Instagram or YouTube, you might have to seek these videos out I certainly have never searched for cool logging videos TikTok is built around serving up anything its algorithm deems addictive to viewers at large. Butler and Wang both use YouTube and Facebook too, but neither has seen the kind of wild, out-of-nowhere success that TikTok gifted them. The platforms short time limit also demands that videos are simple and focused, encouraging creators to make clips that are catchy up front, easy to follow along with, and that cut out before you lose interest.
The best small business videos capture your attention with something new and unexpected, like a sawed-off wedge of wood falling out of a huge tree or bright pink lip gloss flowing from a stark white machine. They take you behind the scenes of a small world youd otherwise know nothing about and may not have even known you could seek out.
I didnt realize that people might not know what I do exists, said Erika Thompson, who operates the Austin-based Texas Beeworks. A recent video shows Thompson in jeans and a tank top the veil, suit, and gloves cause you to lose a lot of dexterity taking a tree branch covered in a thick swarm of bees and banging it against a box, toppling the bees into the hive-like storage structure below. Bees have pretty tough exoskeletons, so the short drop doesnt harm them at all, Thompson says in the video.
At the same time, business owners have found clear patterns to what their audiences like, and they may have to stick to them to keep blowing up. Butler said shell film herself filling up lip gloss bottles she doesnt even need yet, just because thats what her fans like to see. Thompson said viewers respond strongest to her bee removal videos, which show her scooping thousands of bees out of strange spaces like a water meter box or a patio chair, then relocating them into transportable frames.
For the TikTok account of R&A Tree Service in Enumclaw, Washington, the winning formula has been big trees. The companys videos show owner Ryland Popke and colleagues slicing into and toppling over trees theyre paid to remove.
It sounds stupid, but Ive posted a lot of videos on TikTok where it was a small tree, but I thought it was a badass video and all the timing was right, and it turns out it doesnt do nearly as good as some of the other ones, Popke said.
The exposure has been helpful for their businesses. Wang said hes able to provide design services internationally, expanding his reach far beyond the 30-mile radius his company initially operated in. Popke has seen demand from all over the country for hats he sells. Butlers business operates online, so shes seen a surge in sales.
Thompson says the viral videos have helped her business too, but shes more excited about the education shes been able to offer people. She received an email from a woman saying her niece now wanted to be a beekeeper; another person said their child had been reenacting her video in their playroom, wearing a toy astronauts helmet as a makeshift beekeeping veil.
Shes also gotten some criticism from people who fear the videos will encourage amateurs to start scooping up bees on their own. Thompson doesnt buy it. I cant stop watching guys in wind suits, she said. But Im not gonna buy a wind suit and jump off a cliff.
