    USA Architects of Somerville to be honored for 'green' efforts

    USA Architects of Somerville is being honored on Thursday, Oct. 11, during the U.S. Green Building Council New Jersey chapter's 10th anniversary Gala & Awards Dinner at the new Revel Hotel and Casino in Atlantic City for their participation in the design and construction of the Center for Lifelong Learning, a school for autistic and mutliply disabled students in Sayreville.

    The center is the first public school in the state and first special needs school in the country to gain LEED Platinum certification. USA Architects designed the building collaboratively with the Middlesex County Regional Educational Services Commission.

    " They are strong advocates of sustainability," said Principal Peter Campisano of the commission. "Designing to the highest environmental standards was vitally important to the health and well being of its severely autistic and multiply disapled and preschool disabled student population. Many environmental factors impact the learning experiences for this highly sensory-sensitive student body. Anything less than LEED Platinum was not an option."

    The facility was designed and constructed using all natural building materials and green power. Its ongoing energy conservation systems serve as effective teaching tools as part of the school's "green" curriculim to educate students and the community on the value of a self-sustaining facility.

    The Gala & Awards dinner is considered the "event of the year" for green building and sustainability professionals in the tri-state area. The keynote speaker will be business leader and environmental advocate Robert F. Kennedy Jr. and two-time Olympic gold medalist Cari Lloyd will be a special guest.

    Developers offer plan for former Saks site

    The site of the former Saks department store Downtown could become a multi-story parking garage framed by retail and topped by a residential tower under a proposal to be considered by the city's Urban Redevelopment Authority board today.

    Under the plan, Millcraft Investments and McKnight Realty Partners would team with the city's parking authority to redevelop the Saks building on Smithfield Street and two URA-owned properties at 339 and 347 Fifth Ave.

    The proposal calls for the construction of 101 apartments above the parking garage, which would be built at the Saks site, and 20,000 square feet of retail space on Smithfield and Fifth.

    Yarone Zober, URA board chairman and chief of staff to Mayor Luke Ravenstahl, said the proposal was one of three the URA received following a request to developers in August for the redevelopment of the Saks site for residential and retail uses. One of the other proposals involved the construction of a hotel.

    The Millcraft-McKnight plan "was the best of the three proposals by far," Mr. Zober said.

    URA board members will vote today on whether to enter into 90 days of exclusive negotiations with the developers on the project, with the option to extend the period by another 60 days.

    Millcraft Investments is a subsidiary of Millcraft Industries, the Washington County developer that has redeveloped the former G.C. Murphy and Lazarus-Macy's stores and the former State Office Building, Downtown. McKnight Realty was responsible for the redevelopment of the former Gimbel's department store on Smithfield and is the owner of the Henry W. Oliver Building next door. It plans to convert part of that structure into a hotel.

    One of the principals in McKnight is William Rudolph, a URA board member. Mr. Zober said Mr. Rudolph has recused himself in discussions involving the property and will continue to do so.

    As part of the deal, Millcraft and McKnight would be responsible for developing the retail components of the project. Each also would pay to have a certain number of parking spaces built in the garage in support of the apartment units and the hotel at the nearby Oliver Building.

    The parking authority would be responsible for financing and building the spaces available to the public. The URA has envisioned a garage of roughly 500 spaces. The cost of the proposed Millcraft-McKnight project was not known.

    Oakley seeking short-term tenants for downtown retail building

    OAKLEY -- Instead of newly built retail space sitting empty for what could be nearly a year, the city will shop around for businesses willing to lease it temporarily.

    The City Council voted Tuesday to start soliciting lease proposals for the retail building that's being built next to Carpaccio Ristorante, which is also under construction in the Oakley Plaza shopping center on Main Street.

    The space could house two small retailers or one average-size store.

    Unless the city finds temporary tenants, a new law could result in the building remaining unoccupied until the state has approved its plans to sell the property.

    When redevelopment agencies were dismantled in February, nearly all cities assumed the role of "successor agencies," a separate legal entity. These successor agencies are required to sell off the redevelopment agencies' assets.

    In Oakley's case, that means disposing of the retail building, which, along with two restaurants going up in the shopping center, are being built entirely with redevelopment money.

    But legislation enacted in June requires successor agencies first to submit their plans for disposing of assets to a local oversight board as well as the state for approval.

    City officials fear that it could be nearly a year before the state signs off on Oakley's plan and a tenant has made whatever changes it needs to the store's interior, time during which the structure isn't generating sales tax revenue

    "I think it would be wise to get something in there as soon as possible," said Mayor Kevin Romick, noting that he passes Antioch's downtown on his daily commute to work and finds the empty storefronts there "demoralizing."

    So council members are opting for a workaround: Lease the space temporarily, and then, after the oversight board and state approve the plan, the city would buy it from the successor agency and lease it out again on a long-term basis.

    New roofing plant brings jobs to Statesboro

    STATESBORO, GA (WTOC) -

    Roofing manufacturer GAF officially opened their Statesboro plant Wednesday, which will add 50 jobs to the local economy.

    "This plant will produce our newest roofing material, ISO," explained GAF spokesperson Alyssa Hall. "It is a foam board that hardens in place to increase its R factor. It works on commercial roofs as well as residential."

    Hall said ISO is more energy efficient than traditional insulation and roof coatings. Company representatives demonstrated its installation under a circus-sized tent outside the facility for nearly 200 visitors.

    Hall said Bulloch County's Industrial Authority worked with state economic recruiters to bring them to Statesboro. The company moved into a building formally used by Wal Mart Distribution in the Gateway Industrial Park.

    "The great thing is a company like this brings a ripple effect," explained Benjy Thompson, head of the industrial authority. "Not only do they bring jobs, but their raw materials will be transported in, including by rail. That brings more business to our economy too."

    Manheim waits to make decision on office work

    The Manheim Town Council last month voted unanimously to seek out a contractor to replace the vinyl siding on the town office building on State Route 167. The council authorized advertisement for bids for the siding and window trim, which they said is in dire need of replacement. Town officials said the siding and window sills are beginning to rot and separate from the building, and they are concerned water may cause further damage. Speaking during Tuesday evenings council meeting, town Supervisor John Haughton reiterated the issue with the siding is not a good situation and remains something that needs to be looked at. Since the last meeting weve learned the siding has a 50-year warranty on it, so a representative from the company that manufactured it will come and take a look at what is happening, he said. The concern is if water gets behind the siding, the building will have bigger problems in the future. Prior to authorizing advertisement for bids last month, the council discussed the possibility of replacing the window trim only, however, Councilman Peter Jaiken said that could prove more costly. If the trim is replaced now, it would have to be ripped up and replaced again when the siding is replaced or it wouldnt match, he said. If it is going to be replaced, it would make sense to replace the siding and the trim at the same time so everything is done properly and everything matches. Tuesday evening, Haughton said the town would meet with the representative from the manufacturer of the siding before making a decision on how to proceed with the repair. If the siding is under warranty like we have been told, then cost should be lower, he said. The council previously decided if the bids were determined to be too high for the current budget year, they would likely be rejected as the town does not have to accept any of the bids it receives. The specifications for the project are to be drawn up by Highway Superintendent Carl Stallman.

    Its rare that a home remodeling project stays on schedule, but its more important for it to stay on budget. Most homeowners do not have an accurate sense of the costs associated with remodeling, which makes it hard to accurately create and stick to a budget.

    Ac cording to a survey conducted by HomeAdvisors, a unit of IAC, one in three homeowners said they arent aware of the price of remodeling projects, although 75% want to undertake a home improvement project next year. Of the people looking to improve their home, half expressed interest in general upgrades like fresh paint and carpet while more than quarter are interested in remodeling their kitchen.

    No matter the size of your project, there are tools and strategies to ensure you dont get taken to the cleaners.

    You need to find the right pro at the right time, and for the right price, says Chris Terrill, chief executive officer of HomeAdvisors. If you have a sense of the price charged youll feel better about the service professional.

    HomeAdvisor recently launched Cost Guide, an online tool that provides users with the cost of remodeling projects on both the national and local level. The prices for repairs and remodeling come from other homeowners so they know what a contractor in their neighborhood is charging. The free tool has more than 600,000 cost profiles covering 280 project categories.

    While knowing the cost of a service is important, its just an imperative to research the labor and work required to execute the project. For instance, if you are looking to get a new HVAC system, its important to know the labor involved. Does it normally take an hour to install one or is it an all-day affair? Does it require new parts or can you use your existing hardware? By having the knowledge youll be a more savvy and informed homeowner when interviewing prospective contractors, says Amy Matthews, host of DIY Network's Sweat Equity and HomeAdvisors home improvement expert.

    Information is power, says Matthews. You want to be savvy on the mechanics in your home.

    The number of estimates to complete the project is also important for staying on budget. You wouldnt think twice about getting a second opinion if your health was on the line, and the same diligence should be applied to your home. If youre doing a low-cost project, Terrill suggests getting two or three estimates. For more expensive remodeling jobs, he suggests getting at least four.

    By getting all the estimates youre not only getting a price range but youre also doing the work to find a contractor youll gel with. You want to deal with people that have a good bedside manner, says Matthews. They should be able to take your idea to the next level.

    Once youve zeroed in on a contractor you want to hire, the next step is to check references and their past work. If youre hiring a landscaper, Matthews suggests talking to past clients and driving by their homes to see the work to make sure it is still nice a year or so later.
