    Station still lacks retail tenants

    The retail space at Grand River Station has remained empty since the transit center opened in August 2010. But the co-owner of the company now marketing the buildings lower-level storefronts says hes confident a tenant will surface soon, perhaps by years end.

    The two retail spaces, 4,800 and 7,300 square feet, have drawn considerable interest since Access Commercial Real Estate began listing them late last year, Casey Weiss said.

    Most have been start-up businesses that could not gain financial backing, Weiss said. He blamed the banks reluctance on the economic climate, but said recent activity downtown leads him to believe thats about to change.

    Just one of them needs to finally pull the trigger and take the plunge, Weiss said.

    We have a really willing landlord down there, Weiss said of Gorman & Co., which partnered with the city to build the $30 million transit center. Whoever goes in there first will probably get quite a deal.

    The residential units in the upper levels have had no such problems, maintaining a 95 to 98 percent occupancy rate, said Denise Loveland, president of Horizon Management Group, which oversees the apartment rentals.

    Of the 92 units in the center, 58 are part of the Low Income Housing Tax Credit Program, with rents adjusted for income. Rents can range from about $300 to more than $1,000, she said.

    Grand River Station has also become part of the emerging arts district, Loveland said. I think we found our niche in the downtown, she said.

    The failure to fill the retail space led Madison-based Gorman & Co. to balk at making its monthly rent payments to the city, arguing potential tenants were driven away by a lack of parking due to Riverside III ramp construction. But it remains current on rent since paying $44,000 in September, city officials said.

    Ted Matkom, Gormans Wisconsin market president, did not return calls for comment.

    UPDATE: Delmarva Power Continues Restoration Effort

    NEWARK, Del. (DELMARVA POWER) Delmarva Power continues to make significant progress restoring power to customers who lost service following Friday night's violent wind storm. Of the 84,000 customers who lost power, more than 60 percent 54,000 customershave been restored. Delmarva Power crews will be working through the weekend to restore power.

    "There has been a significant amount of damage to our electrical system caused by uprooted trees and snapped poles. We will continue to work around the clock to restore power to these remaining customers," said Delmarva Power Region President Gary Stockbridge. "This has been a massive undertaking, and we will not let up until service to all our customers is restored."

    This extensive restoration effort has enabled the company to exercise some of the capabilities of newly installed smart meter technology. For example, Delmarva Power is pinging the smart meters to determine whether some customers' service is back on without having to inconvenience the customer, or dispatch a crew to the impacted location. Traditionally the utility has depended heavily on customers calling to report outages in deciding where to most efficiently dispatch crews. The Company also has traditionally telephoned customers to verify restorations.

    As restoration work progresses, customers may receive more targeted estimated times of restoration (ETR).

    Remodeling will tear us apart

    A while ago, I was in the depths of the exhaustion that happens when ones house is 17 weeks into a remodel, and one has perhaps stupidly decided to stay in that house. In the very back two rooms. Neither my husband nor I was able to bathe, or make ourselves a cup of tea, or figure out where anything was, starting with our winter coats and ending with postage stamps. Worse still, decision fatigue had ground our marital nerve endings into bloody stumps: Brushed stainless or shiny? Round drawer pulls or rectangular? A 10- or 11-inch counter overhang? We stopped bringing each other our morning toast, started snapping orders as we flew out the door to return tile samples or buy paint before starting our real jobs.

    As I watched my husband walk away from the house one morning without having even said good morning, I said glumly to our contractor Charlie, The only thing that will perk me up today is if you come out back at exactly 11:30 and bring me and my writing students chai tea.

    We laughed. It was a joke, after all. This isa guy with strong opinions on grout and hinges, who disappears his underperforming subcontractors overnight with Gadhafi-like efficiency and derives his daytime nutrition from Marlboro cigarettes. Asking Charlie to bring Indian tea to the building out back where I teach creative writing carried the same odds as asking Newt Gingrich to bring us cupcakes.

    Imagine my utter amazement, then, when Charlie showed up in the middle of class with a tray of chais and mochas for my class and me, and then returned with another tray of muffins and pastries. Newly bought.

    Every woman in the room gasped. Charlie flashed a wolfish smile, while his eyes sparkled a green like the wave crashing on a beach in Costa Rica with the sun setting behind it (the same exact color as 1-by-2-inch glass tile named SURF currently available at Daltile in Denver for $18.80 a square foot). Oh dear. Id been counting the days till our contractor would leave. Was it wrong, now, that I hoped hed never leave?

    But I wasnt the only one ready to slut out over a cup of coffee delivered by a man in a tool belt. My class was all pheromones.

    He is so hot! whispered the lady whos been married for 20 years.

    Hmmmm breathed the lesbian.

    A few days after the chai incident, my husband, Peter, put on his tool belt. He had worked for years as a carpenter before he became a psychotherapist, and our shed needed some new siding. He was wearing an old white shirt and some jeans a skidge on the short side. His tool belt had suspenders.

    Dont you have a regular tool belt? I asked in a tone more horrified than Id intended.

    When it's this hot and humid with no breeze, most of us can only tolerate being outside for a few minutes. Thank goodness that isn't the case for some hardy roofers. If it weren't for their tolerance for the heat, shingles would never get replaced. We caught up with a father and son team re-roofing a home in Colton under the glaring sun.

    "What's it like? I don't know. I guess you just endure. I've done it so long I've just gotten used to it, "Dale said.

    Dale Van Dyke has been in the roofing business for 45 years, his son Riley for about 15. This week they are re-shingling a house in Colton and to say it's been hotter than a cat on a tin roof well is an under statement. Even so, they don't seem to mind.

    "I think a lot of people think it's really bad but I think there are jobs that are worse like if you are asphalting roads or working with hot tar. For this it probably depends on what color the shingle is too. The lighter color shingle is better than putting on a black shingle, "Dale said.

    When temps are in the 90's and the heat index is approaching 100, there are a few tricks of the trade for the boys on the roof to stay upright and not pass out.

    "If you have real bright sunshine I like to stay on the north side of the house. Sun is coming from the south and shines directly on the south side of the roof. If you stay on the north side it's not direct sun so it stays a little cooler, "Riley said.

    "If (the job) is a long ways a way they start early to beat the heat. Drive in the dark to get there by daylight," Dale said.

    The Van Dyke's estimate it's about 20 degrees hotter up here than it is on the ground. That's a big difference when it's already oppressive down here.

    "I sweat a lot more. I guess as far as what I do differently? I drink a lot of water. It can be tough. Sometimes after a while water doesn't taste good so I drink Powerade," Riley said.

    No matter what Mother Nature is cooking up they just power through to get the job done, a job they say is easier to take especially when the heat rises, as a family affair.

    A market for renting

    Evidence that the rental market here is alive and well: 46 of the 50 new units that Bentley Ridge is building are already spoken for.

    The project which brings the total number of units in the East Lampeter Township complex to 471 consists of 22 townhouse rentals and 28 apartments. All are under roof, with the first two buildings completed. Residents began moving in at the end of May.

    Bentley Ridge, off Buckwalter Road between Old Philadelphia Pike and Route 30, is owned and managed by High Associates Ltd. Ground was broken for the $7 million expansion last fall, and work is expected to be finished in September, said Tina McGinnis, Pennsylvania regional manager for High Associates. High Construction Co. is the general contractor.

    The rentals feature gas heat and central air conditioning. All have stainless-steel appliances, including a refrigerator with ice maker; a built-in microwave; and a glass-top, self-cleaning oven. They also boast Armstrong Luxe plank flooring in the kitchen and bathrooms; espresso cabinets with soft-close drawers; granite-style countertops with rounded edges; and walk-in closets.

    In addition, some rentals are equipped with walk-in showers, gas fireplaces and lighted ceiling fans.

    The new units come in six floor plans:

    One-bedroom, one-bath apartments, measuring 744 square feet, rent for $860 a month.

    Two-bedroom, two-bath apartments, with 1,019 square feet, rent for $1,030.
