Capital Park to launch Eurocentrum Office Complex in Ochota district

The company is also finishing preparatory work on its ArtNorblin multifunction scheme in the capital

Developer Capital Park will launch construction on its Eurocentrum Office Complex investment in Warsaw’s Ochota district in Q2 of this year. The scheme is scheduled to be completed in the second quarter of 2014.

The company, which bought the plot for the scheme in 2007, plans to develop an office project comprising almost 70,000 sqm of leasable space on the land.

The previous owner of the land planned a complex of several smaller office buildings for the plot, of which just one was completed. Capital Park has re-commercialized the existing facility and designed a new concept for the development of the rest of the property.

Eurocentrum Office Complex will be a 15-floor building offering over 67,500 sqm of office and more than 2,400 sqm of retail-service space. The development will feature sustainable solutions and will, according to the developer, be the largest LEED CS Gold-certified office scheme in Poland.

“We are in the process of selecting a general contractor for the investment. The planned date of the launch of construction is Q2 2012,” said Kinga Nowakowska, head of asset management, sales and marketing at Capital Park. She added that construction on the project is expected to take two years.

Commercialization of space in Eurocentrum Office Complex is already underway, with Imtech having already leased more than 7,000 sqm in the development. That transaction was one of the largest in the Warsaw market in 2011.

“We are in talks with many tenants whose names we cannot yet reveal as long as the deals are not finalized,” Ms Nowakowska said. She added that Capital Park had recently secured a preliminary financing decision from one of the largest banks in Poland.

ArtNorblin progress

Meanwhile, preparatory work is proceeding on Capital Park’s other major planned investment in Warsaw. The company’s ArtNorblin project in the Wola district has already received a planning decision from the City Hall, and the developer wants to apply for a building permit by the end of this year.

The investment will be built on a plot that formerly housed the Norblin factory. It aims to both revitalize the post-industrial area by renovating the plant’s buildings and machinery and develop modern structures with commercial space.

Work is still underway on devising a conservation program for the historical buildings that are located on the land. “Construction is scheduled to start in 2013 and finish in 2015,” Ms Nowakowska said.

ArtNorblin will comprise a total of over 61,000 sqm of space, including approximately 22,000 sqm of retail-service and cultural space and 39,000 sqm of office space. The investment will include a museum dedicated to the history of the Norblin factory.

According to Ms Nowakowska, the development is the most difficult investment in the history of her firm. She said that challenges included conservation issues, complex construction solutions, the combination of several functions in one project and integration of the scheme with the city.

Established in 2003, Capital Park is mostly engaged in the development of office and high-street retail space. The company’s property portfolio currently comprises 72 assets totaling almost 309,000 sqm of completed and planned space, more than 80 percent of which is located in Warsaw.

According to Emmerson Evaluation data, Capital Park’s property portfolio was valued at z?.1.12 billion as of December 31, 2010 and is expected to be worth z?.3.23 billion after the ongoing and planned projects are completed.

Authorities in central China's Hubei province are mulling whether to "add height" to a building project, a move that would make it the tallest building in China upon its completion, Wuhan-based contractor Greenland Construction Group said Monday.

The Wuhan municipal government initiated the adjustment plan in order to bring about a landmark building, according to a spokesman with the company.

The Eco Tower Wuhan Center was originally designed to rise approximately 606 meters (1,818 ft) and house 119 stories, with a total floor area of around 3 million square meters. Based on initial plans, it would be the second-tallest building in China upon its completion in 2017.

The adjustment may require its height to surpass that of the 632-meter Shanghai Tower, which is currently being constructed as the country's tallest building.

The feasibility report on the possible changes to the initial plan is under further discussion, and the final decision has yet to be disclosed.

The foundation for the building will be completed along China's Yangtze River belt in 2012, and construction has progressed smoothly since it began in 2010.

Designed by Adrian Smith + Gordon Gill Architecture, the building will include a five-star hotel, an atrium featuring 360-degree views of the city and office buildings.

Wuhan mulls tallest building in China

Authorities in Hanoi Wednesday suspended the construction of a building after one worker was killed and four others were critically injured in a scaffold collapse the day before.

Bach Quoc Viet, chief of the Labor Safety Office under the Hanoi Department of Labors, Invalids and Social Affairs, told Thanh Nien initial enquiries showed that the collapse started at the ninth floor of the Melberry Lane building in Ha Dong District.

At that time, two groups of workers under two different sub-contractors were working at the same time: one was mortaring outside the building, and the other was installing glass windows inside, Viet said, citing reports from the project’s contractor, China State Construction Engineering Corporation.

When the inside group finished their job, they took out some bearers on the scaffold, making it loose, the contractor said.

In the end the scaffold collapsed, burying five workers who were walking under, it said.

The victims were rushed to the nearby Military Hospital 103, but one of them died due to multiple injuries and brain trauma.

Viet said this was just the report from the contractor, and that related agencies were investigating the case further before drawing final conclusions.

When the accident happened, nearly 4,000 workers were working on the site and the main contractor was responsible for their general safety, he said.

Meanwhile, Pham Van Trang, 28, one of the four survivors, told the VnExpress newswire that he was mortaring outside the seventh floor together with four other people when the accident happened.

“The scaffolding was made of steel and quite strong. When I was working, I heard some noises and then the scaffold suddenly broke,” he said. “I had nothing to hold on to, so I fell down and lost consciousness.”

Initial information is that work on the 14,000 square-meter building started in 2010 with a total investment of US$170 million from a joint-venture between Singapore-based CapitalLand Group and Vietnamese-owned Hoang Thanh Company.

Building construction halted after fatal accident in Vietnam capital

At least eight persons died Sunday following a suicide bomb attack on the headquarters of Church of Christ in Nigeria (COCIN), Jos, Plateau State, during the church's first service at 7.15am.

Governor David Jonah Jang normally attends the second service which starts at 9am.

An eye witness, Mr. Salvation Goshit, said three of the worshipers and one of the bombers died on the spot, while the other bomber who jumped out of the car before the explosion was lynched by angry youths.

Three motorcyclists (Okada riders) were also reported killed near Hill-Station junction, when they fell into the hands of the angry youths, before the security agents took over the streets.

Furthermore, the state Commissioner for Information, Mr. Yiljap Abraham, who was worshipping at the church during the attack, was mobbed by the youths when he tried to shield a soldier believed to have aided the bombers to gain entry into the church premises.

Boko Haram has claimed responsibility for the attack.

Meanwhile, Jang has appealed for calm, saying he knew that the enemies of the state were not happy with the prevailing peace there.

Jang said: "I am not surprised that the church was attacked, because they know that is where I worship."

He said government and security agents were taking every measure to ensure that worship places were adequately protected.

He said: "If we are to riot, against whom would we riot? Let's ensure we sustain the existing peace."

A church security guard at the gate, Mr. John Zafi, said at about 7.15am, he saw a Volkswagen Bora car turning swiftly into the church's compound, and before he could stop it, it rammed into the gate.

"Fortunately, there was a motorcycle parked in the compound," Zafi continued. "The car ran into it, squeezed it, and dragged it along. This and the heaps of sand from the new church building that is under construction prevented the bombers' car from getting very close to the building where the people were worshipping."

Another worshipper said he saw three persons in the car, one in military uniform, and the others in mufti.

He said the one in uniform got out of the car before it rammed into the compound, adding that his presence in the car might have paved the way for the car to get to the church without being searched at the various checkpoints in the town.

According to him, the youths wanted to attack the uniformed man when the commissioner prevented them, leading to an attack on the commissioner, who is now receiving treatment at a hospital.

Reacting to the involvement of a suspected soldier, the member representing Jos South/Jos East federal constituency in the House of Representatives, Hon. Bitrus Kaze, said if it was true, "then it is a very sad development".

COCIN headquarters church is where most of the bigwigs on the Plateau worship. Apart from the governor, others include former governor of the state, Chief Joshua Dariye, Chief Solomon Lar, Gen. Domkat Bali, Gen. John Timlong, and Gen. Joshua Dogonyaro.

A press statement by the military Special Task Force (STF) in Jos said: "The suspected suicide bombers arrived the premises of the church in a Golf Car. The Improvised Explosive Devices exploded with one of the bombers inside the vehicle, while the other suspect that alighted and attempted to escape was killed in the process."

The statement signed by the STF spokesman, Captain Mdahyelya Markus, said the explosion damaged some vehicles at the premises, but enjoined the citizens not to be lawless in their response.

Also, the state Police Commis-sioner, Mr. Emmanuel Dipo Ayeni, who was at the scene of the explosion and at the hospital to see the victims, said investigations were on to unravel those behind it.

At the Plateau Specialist Hospital, where the wounded victims were taken, a compound nurse, Mrs. Esther Gwotts, told journalists that two bodies were brought to the mortuary, while 38 persons are on admission.

Other victims were taken to the Jos University Teaching Hospital (JUTH) for treatment.

Part of the church's new building was badly damaged, and several cars had their windshields shattered.

President Goodluck Jonathan last night expressed sadness over the bomb attack, saying the "indiscriminate bombing of Christians and Muslims is a threat to all peace-loving Nigerians".

"Government is gradually and firmly bringing justice to those behind these attacks and exposing their identities and dismantling their terror infrastructure. Those behind similar acts of terror in recent times have been arrested and are being investigated with a view to prosecuting them accordingly, as a deterrent to others. President Jonathan appeals to all residents of Plateau State to remain calm and be law abiding. As we mourn with today's victims, let it be known that efforts are being redoubled to win the war against terror," a statement issued by presidential spokesman, Dr. Reuben Abati, said.

The Jama'atu Ahlis Sunnah Lid Da'wati Wal Jihad, otherwise known as the Boko Haram sect, yesterday claimed responsibility for the bombing.

Speaking with journalists on the phone, the sect's spokesman, "Abu Qaqa", said the suicide bombing was a reprisal attack against what he described as "Christian terrorist activities against Muslims".

Qaqa warned that the sect would continue to carry out more of such attacks until Christians stopped their alleged atrocities against Muslims.

He also claimed the sect was responsible for the attack on Gombe prison, explaining that the sect launched the attack to free Muslims detained in the prison over their protest against the mutilation of the "Glorious Qur'an" allegedly done by some security men deployed to the city.

Qaqa also said the sect was responsible for the death of some Muslims who were shot while performing a congregational prayer in Kano, justifying the killing on the background that the slain Muslims assisted security men in arresting some of their members.

He also in the interview said the recent burning of a primary school in Maiduguri was the handiwork of the sect, revealing that the sect's action was in reaction to an alleged razing of an Islamiyya school and the mutilation of the "Glorious Qur'an" by some security men in Maiduguri.

He claimed that the attack of the school was not to kill the pupils and their teachers, but rather to warn the government that the sect would frustrate the progress of Western education if Islamiyya schools and Muslim's Holy Books were attacked again.

He, however, called on the members of the public to continue to bear the hardship brought about by the sect's war on the government and security agencies, insisting that the end justify the means.

Nigeria: Suicide Bombers Attacked Governor's Church

Members of First Baptist Church downtown Nashville today voted to accept a master plan that includes the construction of a three-story building on Broadway that will house a Christian music venue and allow for an expansion of its ministries.

The plan also includes a coffee cafe, a larger fellowship hall and additional parking.

The building, which will border Bridgestone Arena, will allow for more overnight sleeping capacity for Room in the Inn, a shelter for the homeless that also offers computer classes, job training and rehabilitation. It will make room for a larger Clothing Closet, which gives clothes to people in need.
Joe Fitzpatrick, the church's worship and music pastor, declined to put a dollar figure on the project, but said the master plan will be rolled out between now and the next 25 years.
"We're hoping to accomplish as much as we can afford, as early as possible," Fitzpatrick said. "It's a matter of securing financing and working through the process."
An implementation committee will work with designers and architects and put the plan in motion, he said.
"We seek to serve as a lighthouse for those who are hurting and in need," Fitzpatrick said. "We are excited about the prospect of being a stronger voice in the community to meet the needs of people and do what churches are supposed to do."

Work to remove the top of the burned Argyle apartment building in downtown Findlay was slowed Sunday by the poor condition of the 122-year-old building.

Service-Safety Director Paul Schmelzer said Alvada Construction Co. workers started shoring up the walls of the four-story building and dismantling the top floor Saturday night, and work continued Sunday.

But the eastern top of the building, which officials are most concerned about because it is bowed out toward South Main Street, is crumbling, Schmelzer said. Its condition is forcing workers to remove small chunks of the building, using cranes.

The building was more damaged by fire, water and the elements than originally thought, he said.

The project's scope hasn't changed, but "it's become a little more difficult," Schmelzer said Sunday.

Schmelzer also said high wind was expected to return Sunday night, which could force crews to halt what they're doing for safety reasons.

Once most of the fourth-floor walls are removed, officials believe the building will be stable enough for investigators to enter and look for the cause of Thursday's fire.

Schmelzer said he then hopes to get Main Street reopened, and allow access to the Argyle building by tenants and insurance adjusters, "sometime Tuesday afternoon."

"This is not all great news, but we're progressing," Schmelzer said.

A structural engineer hired by the city on Friday recommended the fourth-floor demolition. The roof fell in during the fire, and the upper walls are not connected to anything else. Below, "everything is still tied together" and structurally sound, Schmelzer said.

Structural integrity has been compromised not just by the blaze, but by high wind and the large amount of water used to fight Thursday's fire. The water has been expanding and contracting as it freezes and thaws.

"For the businesses under the Argyle (apartments), you can expect the worst" in terms of damage, Fire Chief Tom Lonyo told affected business owners over the weekend. "Over four million gallons of water were poured into that building and it all ran down."

"Every day it (the structure) gets worse. As of (Friday) the building had moved again," Lonyo said.

"This is a moving target," said Findlay Fire Investigator Eric Habegger. "We don't know what types of problems we're going to get into."

Main Street, from Sandusky to Lincoln streets, continues to be closed.

But some businesses on that part of Main Street are open, despite being within a barricaded area.

Only about 3 percent of AIA Architects nationwide are recognized as Fellows. The last time any Santa Barbara architect was elevated to that distinction was more than 20 years ago.

“Had it not been for the fantastic clients and the talented team of design professionals working along side me, I would not have received this award,” Holliday said. “The credit for this recognition deservedly goes to them.”

Fellowship in the AIA recognizes architects who have made significant contributions to the profession of architecture and society and who have achieved a standard of excellence in the profession. The nation’s leading architectural service organization, the AIA was founded in 1857 and represents more than 80,000 architects and design professionals worldwide.

Holliday will receive the Fellowship Medal at the May National AIA Convention in Washington D.C. at a ceremony in the Washington National Cathedral. A South Coast celebration and reception for the AIA and community members will be announced in the coming weeks.

Holliday has been a leader in the Santa Barbara community for more than two decades and recently served as the chairman for the Santa Barbara Region Chamber of Commerce. His pool of clients consists of an array of public and private institutions, including the city and county of Santa Barbara, UCSB, Westmont, SBCC, as well as a number of private corporations and high-tech start-up companies.

Mayor Helene Schneider said, “Santa Barbara is extremely fortunate to have someone of Michael Holliday’s caliber, integrity and deep care and compassion in our community.”

Of Holliday, county Supervisor Janet Wolf said, “Mr. Holliday is a forward thinker with a dedication to environmental issues. He has always been vocal on the importance of building green.”

Holliday designed a commercial office building at 1100 Santa Barbara St., which his colleague Bill Mahan called “one of the nicest designs that’s been done in Santa Barbara since the 1930’s. It’s just a wonderful building, beautiful composition, simple, incredibly compatible. It’s a standout.”

Holliday is a past president of the AIA Santa Barbara Chapter and has served as the government relations chairman for the group. He has helped the organization lead various planning, energy conservation and “green” environmental initiatives to benefit the community. He serves on the boards of the UCSB Economic Forecast, the Santa Barbara Region Chamber Commerce, the Central Coast MIT Enterprise Forum, Kids Helping Kids, and is chairman of the South Coast Business Forum.

American Institute of Architects Honors Santa Barbara Leader

SARASOTA SchenkelShultz Architecture in Sarasota received two first- place awards in the high school and elementary school categories presented by the Florida Educational Facilities Planners’ Association at its Winter 2012 Conference in February.

The company received awards for its design of Hernando County School Board’s Weeki Wachee High School in Weeki Wachee, and Lake County Schools’ Sorrento Elementary School in Sorrento. Home Resource named retailer for furniture designer

SARASOTA Home Resource has been named the Florida Gulf Coast retailer for Filipino furniture designer Kenneth Cobonpue, whose pieces have been showcased in several Hollywood films. The multi-award-winning designer offers a complete line of signature creations, including bedroom, dining, living room and outdoor groups.

Home Resource will carry the new introductions of his 2012 line in addition to classics like the Yoda easy chair, Ying & Yang easy armchair and Wave dining table.

Cobonpue takes his inspiration from nature and is known for his use of organic fibers. His furniture has appeared in such Hollywood films as “Ocean’s Thirteen,” “Maid of Honor” and “Spread,” and can be found in leading hotels and resorts in Paris, London and the Caribbean.

Solar Direct to work with Manatee firefighters

SARASOTA Solar Direct, a provider of residential and commercial solar power solutions, has agreed to work with Manatee County Fire District to assist in the training of firefighters on the basics of solar power systems.

The training is scheduled to take place at Solar Direct headquarters, in March and is designed to expose firefighters to solar power systems in a commercial setting. The training will cover commercial solar system basic design, electrical principles of solar systems including disconnection in case of fire, safety including accessing roof with solar modules installed.

Forks & Corks festival draws record crowds

SARASOTA Forks & Corks, the four-day food and wine festival presented by The Sarasota-Manatee Originals, attracted more than 1,500 attendees to its grand tasting. The Grand Tasting featured signature dishes from over 40 Originals member restaurants, wines from more than 80 vintners, live entertainment, and a charity wine auction to benefit The American Red Cross.

The silent auction raised more than $6,000. The event also raised more than $25,000 for The John & Mable Ringling Museum of Art. New this year was a retail wine area where guests were able to buy bottles of wines sampled at the event.
