A fourth bedroom behind the den looks out to the front atrium and is staged as an office. It has access to a bathroom with a shower; this room also opens to the pool area. A niche with washer-and-dryer hookups is here, as well.

    Outdoor space: The almost-half-acre lot is large and level for the neighborhood, with extraordinary views. If the property were bought by a developer and this historic home were torn down, as is happening frequently in the hot Los Angeles real estate market, it would be a veritable crime. Parking, for two cars, is in an attached carport.

    As we slide into a new decade, the kitchen of tomorrow is taking shape. And one characteristic above all dominates: low maintenance.

    Going back 20 years, kitchens were beautiful and functional, but they also required a lot of upkeep. They could be anxiety-provoking, too think pristine marble countertops that were prone to staining and scratching, or stainless-steel finishes that showed every fingerprint.

    Today's homeowners aren't interested in that kind of stress. Fortunately, manufacturers have responded with a slew of new products and materials that combine beauty and performance with minimal upkeep. Here are five to consider for your next kitchen remodel:

    Quartz countertops

    Spilled wine, oven-hot casserole dishes and razor-sharp chef's knives can wreak havoc on marble and other natural stones but not quartz. The engineered stone consists of stone chips, pigments and resins that combine to form an impervious surface, without the need for periodic sealing. Quartz also comes in an array of beautiful designs, including faux-stone patterns, so you can have the look of marble (or granite or soapstone or concrete) without all the upkeep.

    Black stainless steel

    Traditional stainless-steel appliances have endured for so long because they provide the perfect neutral backdrop in so many kitchen design schemes. The downside is the constant wiping of fingerprints, water marks and more. That fact is driving a ton of consumer interest to black stainless steel, especially among younger homeowners with busy families. The material's matte finish makes it virtually smudge-proof, and its soft, warm luster plays well in a range of kitchen styles, from transitional to mid-century modern.

    Porcelain flooring

    Natural wood has been the preferred kitchen flooring material for decades, conferring warmth and beauty throughout millions of homes. But as many of those homeowners will attest, wood floors are highly susceptible to scratching, denting and fading. Enter porcelain tile, a supremely durable material that's also moisture-proof a bonus in kitchen installations. What's more, porcelain comes in many very convincing faux-wood patterns, from weathered oak to the richest mahogany, so there's no compromise on style.

    Colored cabinets

    The classic white kitchen will never go away completely, but more homeowners have discovered just how much elbow grease goes into maintaining the all-white look. As a result, more people are applying color to their cabinets. The embrace started slowly, with beiges and grays, but we're now seeing deeper blues and greens find their way into the kitchen.

    Preferences around cabinet styles are also evolving. Twenty years ago, we saw a lot of ornate designs with raised panels and delicate moldings all of which trapped grease and grime and were a pain to clean. Today's homeowners are opting for simple, flat-front designs, epitomized by Shaker cabinets, in part because they're so easy to wipe down.

    Matte finishes

    For the same reason black stainless steel is becoming more common, homeowners are choosing low-maintenance matte finishes for their kitchen faucets, cabinet hardware and light fixtures. Smudge-resistant brushed nickel is particularly common on faucets, though more and more are choosing matte black to coordinate with their black stainless-steel appliances. Homeowners who are going for the popular mixed-metal look might do lighting fixtures or cabinet hardware in an oil-rubbed bronze finish. It requires a bit more upkeep, but most people are OK with that, provided the rest of the kitchen is super easy to clean and maintain.

    Weve recently repainted our kitchen cabinets and would like to update the countertops. Quartz looks nice, but is it really worth the investment? UNSURE ABOUT STONE

    DEAR UNSURE: Do the cabinets look good with a new coat of paint? If so, then go ahead with quartz counters . Quartz is a long-wearing choice that will look great now and can also offer a higher return on investment when it comes time to sell. Laminate is easy on the wallet by comparison but doesnt offer much in terms of wow factor. If the surrounding kitchen looks fresh, Id say go ahead with the upgrade and maybe even some new appliances.

    A few years ago, I may have answered this question differently. But with home values rising so quickly in our area, higher-end updates (like quartz) cost less than they used to in relation to the overall value of the house. The price of an entry-level home has doubled in the last decade, but the same cant be said for a slab of quartz. Thats why high-end details like this are showing up in unexpected places, like smaller, newly built condos .

    PRO TIP: My one red flag about quartz is that you should choose something with broad appeal instead of making a personal style statement. Bold shades and glitter may look great in the showroom, but if a potential buyer feels your choice is odd or dated, the added value of your high-end upgrade is lost. Ask your Realtor for input.

    My uncle had a stroke recently. He has some physical challenges to deal with but is OK mentally. Hes currently in hospital and does not have a financial Power of Attorney. How do we pay his mortgage, utilities and credit cards? PAYMENT PRESSURE

    DEAR PAYMENT: Im sorry to hear of your uncles setback. Powers of Attorney relating to finances and property are separate from those that relate to health care. If either type has not been arranged for your uncle, I encourage you to call a lawyer immediately.

    A General Power of Attorney is the legal document that grants limited authority over finances and property to a specific person. With this document in place, you can accomplish such tasks as writing cheques on your uncles behalf or dealing with his financial institution.

    Technology can be a godsend, given that your uncle is mentally capable. With mobile phone apps, customers can bank from just about anywhere, including a hospital room. This can make things easier for both of you.

    PRO TIP: This medical scare should be a wakeup call to have Powers of Attorney in place. If required, a lawyer will come to the hospital to complete the paperwork. If a stroke (or other factor) were to render a person incapable under the law without a POA, their expenses would need to be covered until the necessary powers could be granted by a judge. #AskDavid #Advice

    Whether you're looking to buy a home, rent an apartment, or invest in a second property, you've probably read your fair share of real-estate listings.

    In the midst of an industry flooded with new tech, words used to market properties continue to hold importance and influence first impressions.

    A recent study by the online real-estate marketplace, Point2Homes, has revealed the most popular words and phrases used in real-estate listings in the US in 2019. To compile this data, the company analyzed 1.2 million listings across the country along with 65 million words.

    These words were broken down into eight categories: the most-used keywords, the most-used features and amenities, the most-used luxury features and amenities, the most-used keywords by room, the most-used adjectives, and the most-used brand names. The most-used features and amenities category was also further broken down by listing price range and region.

    Of the 65 million words analyzed in this study, the five that are used the most in listing descriptions across all price ranges and regions are "home," "room," "bedroom," "bath," and "flooring." The study also found that of all the features and amenities described in the 1.2 million listings, the five that appear the most are "granite countertops," "hardwood floors," "stainless steel appliances," "open floor pan," and "fenced backyard."

    When it comes to word choice broken down by price range, the study revealed that despite a major price jump, the two most popular features and amenities that appeared in listing descriptions for homes between $250,000 and $999,999 are "granite countertops," and "hardwood floors."

    For homes priced between $1 million and $4.9 million, the top two most popular features and amenities used in listing descriptions are "hardwood floors" and "gourmet kitchen."

    On the contrary, for listings over $5 million, the top-word rankings clearly showcase the level of luxury that's expected with a higher price tag. The top three features and amenities used in these higher-end listing descriptions are "chef kitchen," pool and spa," and "ocean views" the third of which has been increasingly valued by ultra-high net worth homebuyers in recent years.

    The study even breaks down word choice according to region. For example, in the Northeast and the Midwest, the three most popular features and amenities in listing descriptions are "hardwood floors," "granite countertops," and "stainless steel appliances."

    Commonly used words in real-estate listings often reveal market trends that can be broken down by budget, location, and even rooms. In fact, Point2Homes found that of the most popular keywords used to describe kitchens, the top two are "open kitchen" and "updated kitchen."

    And, while using certain language in listing descriptions can prove to be successful, good descriptions showcase more than just careful word choice. According to Zillow, a successful listing description should also mention popular brand names of things like appliances, upgrades, and unique features. It should also be checked for both grammar and accuracy.

    Along with her new social life is her desire to completely remove herself from her soon-to-be ex-husband. Though she has to cough up some of her hard-earned fortune to her ex in their settlement, shes not looking back. Williams recently re-listed their marital home and is eager for a buyer.

    Williams is ready to rid herself completely of all things related to her old life with Hunter and that includes their marital home. The media maven initially listed her and Hunters Livingston, New Jersey home for sale shortly after filing for divorce last year. She took it off the market to handle personal drama between her husband and son. Williams re-listed the home on Jan. 15, according to The Blast.

    The 5,700 sq ft mansion is luxurious. This custom-built home has five bedrooms and 4 and a half bathrooms, as well as an oversized full finished basement with that adds on 2500 sq ft. The gourmet kitchen is equipped with granite countertops and high-end appliances, custom cabinetry and a center island. The kitchen also has a large walk-in pantry.

    The first floor of the mansion lives the private master suite with a marble master bathroom featuring both a jacuzzi tub and steam shower, and a private sitting room. Williams former home has every additional perk youd imagine a celebrity home to include, such as two oversized walk-in closets and a space used dually as a library home office.

    With the new listing came a new price tag. Williams initially asked for almost $1.9 million but slashed the price to $1.7 million this time around. Normally, a lower cost is a hint that the seller is looking for a quick turnaround. Interested buyers can check out the home on the Zillow listing.

    Williams isnt letting her divorce slow her down. Despite the heartache and public shame having to endure a cheating scandal and a divorce after over 20 years of marriage, she is pressing forward in a positive way. Her talk show has been renewed for several more seasons and for the first time, shes running the show. Her ex was removed as an executive producer of the show, as well as released from his managerial duties, following their split.

    Williams hit the town when she became free of Hunter and spent the summer of 2019 traveling and hanging out with celebrity friends. She spent a lot of time between New York, Los Angeles and, Miami and was spotted enjoying time with everyone from Blac Chyna to Kim Kardashian West. She even took a trip to Atlanta to reconnect with RHOA star, Nene Leakes. Leakes and Williams had a public fallout that Williams made it her duty to rectify post her divorce filing.

    One of the first things Williams did was move out of her New Jersey home she shared with Hunter and their son and into her own New York City bachelorette pad. The $15,000 a month apartment is in the Financial District of the city. According to Page Six, the three-bedroom, three-bathroom apartment is 2,304 square feet and sits on a midlevel floor of a luxury building.

    Williamstwo-floor unit features one bedroom on the main level and the two others are on the second level, as well as a beautiful view of the Hudson River. Its more than enough space for the star as her son is living independently in Florida where he attends college.

    Williams received a star on the Hollywood Walk of Fame for her contributions to television and radio last fall. Her Lifetime biopic is also slated to air this year and she promises to reveal all in the movie!

    Denver health officials see Lincoln Park across from the Colorado Capitol as a rat-infested, disease-harboring public danger they need to clean up.

    The few dozen people experiencing homelessness, who have been living there in tents, some for weeks, see it as home.

    On Wednesday morning the city used its public health authority to shut down the highly trafficked park and clear out a growing encampment lining East 14th Avenue and Broadway. The Denver Department of Public Health & Environment says the extent of the public health hazard is unclear, but that its seen enough concerning conditions and heard enough complaints that the agency felt it needed to take action.

    The park is actually owned by the state, but since its in Denver, city officials are handling the closure and cleanup.

    Starting about 8 a.m. on Wednesday, police officers and health workers went tent by tent to about a dozen in all informing people they needed to leave and posting notices that the park is being closed. They handed out plastic bags for people to pack up their belongings.

    When we have encumbrances and people staying in this park we cannot see whats going on on the surface here, said Ann Cecchine-Williams, deputy executive director of the Denver Department of Public Health and Environment. We have to have full access so we can do a deep evaluation of the grounds here and identify all the concerns.

    Later in the day, the city posted photos on Twitter showing syringes, propane tanks and blood that they found during their initial cleanup work. Cecchine-Williams said the city has been trying to ensure people living in the park have access to services.

    But those camped along the parks periphery said they were shocked by the citys action on Wednesday.

    I think this is an excuse to get us homeless people out of here, said Misty Splude, who said she was pregnant and had been living in the park for about three weeks. Where are we going to go now?

    Splude said she picked the park to camp at with her partner because its the safest place to be.

    You wont get beat up. You wont get robbed. I feel sometimes its safe to be near the cops, she said.

    Reiko Nunez said he thought the parks closure was an excuse to evict the people experiencing homeless who have been living there. They have to find us some way to get us up off the property, he said.

    Denver public health officials say the park will likely be closed for weeks. Clean-up was expected to begin Wednesday afternoon with power washing. People can still walk along the sidewalks that go through Lincoln Park and around it during the process.

    Its not healthy, Cecchine-Williams said. Its not safe and its not humane. As the public health department for the city of Denver, we have a responsibility to address these issues.

    She denied that the parks closure was aimed at removing the homeless amid the citys on-again-off-again and now on again enforcement of a camping ban. Thats not whats happening here, she said.

    Cecchine-Williams said the city has done two other similar closures and cleanups in the past two years, including one in October 2018 around Catholic Charities downtown and another in April 2019 near the Denver Rescue Mission.

    Well reopen the park when we feel that the environment is safe and stable, she said.
