The average garage door replacement job costs $3,611, and the average cost recouped for that project is $3,520, representing 97.5% of that initial investment. That's a pretty good deal.

While you can replace a garage door yourself, you may be better off hiring a contractor, especially if you're not experienced with that sort of task. Because garage doors are heavy, cumbersome, and tension-loaded, the risk of injury is somewhat high if you're installing one solo.

The nicer your home's exterior, the more curb appeal it will have, and that's something potential buyers are apt to notice and appreciate. The average cost to install manufactured stone veneer (which is fake stone thats made to look like the real thing -- more expensive natural stone) is $8,907, though your home's size will play a big role in determining your total expense. The average amount recouped for this project, meanwhile, is $8,449, representing 94.9% of your initial investment. Generally, this sort of project is something youll need a contractor for unless youre experienced in doing it yourself.

One of the most important home improvement projects you can make is updating your kitchen. Many buyers consider the kitchen the heart of the home, and sinking money into new countertops, nice-looking cabinetry, and energy-efficient appliances could spell the difference between commanding top dollar for your home when it's time to sell or getting less money for it.

The average cost of a mid-range kitchen remodel is $22,507, of which you'll recoup $18,123, or 80.5%. If you're flipping a house, it definitely pays to focus on updating its kitchen, and if you're renovating a home you still plan to live in, a kitchen overhaul could not only be a great return on investment, but be a source of enjoyment for you for years.

Keep in mind that you may be able to tackle certain components of a kitchen remodel yourself. For example, if youre refacing cabinets rather than replacing them, thats work you can do somewhat easily. The same holds true for installing new cabinet hardware. But when it comes to hauling and hooking up appliances or replacing countertops, you may want to hire a professional.

Outdoor living tends to be important to buyers, which is why a wooden deck addition is something worth considering for your home or a home youre flipping. The average cost of putting one on is $13,333, while the average recoup is $10,083, representing 75.6% of the cost.

That said, wooden decks are harder to maintain than decks made of composite material, and while they're cheaper to install, you'll need to weigh those savings against the potential work involved if you're doing home renovations on a property you still intend to live in. If you're flipping a home, consider that a composite deck could be a selling point to buyers who don't want a maintenance-heavy property.

Keep in mind that composite decks have a lower recoup value, percentage-wise, than wooden decks. The average cost to install one is $19,150, with a recoup percentage of 69.1% -- still a decent return on investment, but not as high as that of wooden decks.

Installing a deck is something you can do yourself if youre handy, but an elevated deck may be a job best left for professionals. And remember, there are always weather-related constraints to contend with when dealing with outdoor projects, so keep that in mind when making your decision.

Earlier, we talked about the importance of curb appeal. If your home's siding is damaged and worn, replacing it could be a smart financial move. The average cost to do so is $16,036, of which you'll recoup $12,119, on average, representing 75.6% of your initial outlay. Though its possible to replace siding yourself, it can be a time- and labor-intensive job, so you may want to consider outsourcing it.

Whether you're renovating a home you'd like to continue living in or are fixing up a home to sell quickly, it's important to understand which updates offer the best return on investment. As such, the above upgrades may be the best way to spend your money if your goal is to command top dollar for that property, whether immediately or in the future.

More than 1,000 items from the personal collection of the late New York interior designer Mario Buatta, who was known for bringing English countryside style to Manhattan homes, will be offered at Sothebys in January 2020.

A selection of furniture, fine art, and decorative objects from Buattas former apartment on Manhattans Upper East Side, as well as another one of his homes, the William Mason House, a historic gothic-style house in Thompson, Conn., will be sold from Jan. 23 to 24, with estimates ranging from $500 to $50,000.

Many pieces have long been exhibited in showhouse rooms and shelter magazines over the years, according to Sothebys.

Born on Staten Island, New York, Buatta attended Cooper Union and the Parsons School of Design, both in Manhattan. He opened his own interior design firm in 1963 at age 28 and was reputed to reinvent the English Country House style for high-profile clients such as Henry Ford II, Barbara Walters, Malcolm Forbes, and Patricia Altschul, among others, Sothebys said.

In 1985, Buatta was tapped to decorate Blair House, the official White House guest residence. In 2001, he decorated pop singer Mariah Careys Manhattan triplex in gold, peach, and silver tones, along with flashes of crystal. The project was featured in Architectural Digest in 2001.

Buatta died in 2018 at age 82 in New York.

The auction will be timed during the Winter Show, formerly known as the Winter Antiques Show, which Buatta chaired for many years.

His personal collection includes English and Chinese export porcelain; English pottery and Dutch Delft; English enamels, silver, and glassware; English and Continental furniture, as well as an ensemble of fine art, featuring his well-known collection of dog paintings.

Highlights will be open to public view beginning Jan. 16 in Sotheby's galleries in New York.

South Korean designer Teo Yang has created a set of sculptural birdbaths inspired by the philosophies of traditional Korean garden design.

Developed in collaboration with Mallorcan tile manufacturer Huguet, the three objects each comprise a cuboid-shaped pedestal made from white and peach terrazzo tiles.

The surfaces are punctured by circular openings that reveal a ribbed terracotta pipe for transporting water to the upper basin.

Two of the designs feature spouts that allow water to overflow and trickle along external channels to reach the ground.

The main source of inspiration for the Three Isles birdbaths is the symbolism found in Korean garden design, where the number three is commonly used as the basis for the landscape design.

"It is fascinating to see how often things in Korean gardens come in a set of threes," Yang pointed out. "Three islands in ponds, three trees on each island, and three rocks on islands."

In addition to the symbolic importance of triplets in Korean culture, Yang's design is informed by the history and functional requirements of birdbaths.

"Three islands are created based on the utopian ideology, and also function as a resting ground for birds and other small creatures," said the designer.

"Thus, we hope to deliver the idea of coexistence between nature and humans by building three modern architectural islands for birds to rest," he added.

Yang's Seoul-based interior design studio created the Three Isles birdbaths for Wallpaper magazine's annual Handmade project, which pairs emerging and established designers with premium manufacturers.

The theme for this year's Handmade project was Love, which made the designer think of lovebirds.

His birdbaths also aim to evoke the attributes of generosity, forgiveness and kindness that are essential in a loving relationship.

Yang had never worked with terrazzo or terracotta before, but he was able to use the materials to create playful and original forms that evoke both Mediterranean and Asian influences.

Robin Grasby also utilised terrazzo in a collection of tables made from a self-developed material called Altrock, which comprises marbleoffcuts suspended in resin.

If youre not familiar with Nikki Hunt, its not too late to get acquainted. Shes the founder of an award-winning interior design firm, Design Intervention, and one-half of the design duo that hosted HGTVs home improvement series Come On In, along with former model and fellow designer, Andrea Savage.

Unlike most local designers who gravitate towards Scandinavian, Industrial or Minimalism styles, Nikki is all about a maximalist way of life, a design philosophy she wholeheartedly applied to her own home. Maximalism is all about celebrating life, celebrating love. Celebrating everything that you like and that makes you feel good, she attested.

Shes quick to remind us that maximalism doesnt mean you can just throw everything in the pot and hope for the best. It must be done with taste, combining elements that work together well, even though they may seem contradictory. Maximalism definitely isnt chaos. Its a finely calibrated balance between competing elements that ooze fun. Thats really what I try to do, she affirmed.

Like all great work, the maximalist style must be driven by a concept. For Nikki's recently refurbished home, tropical flora became the central theme of her house because of the lush vegetation that surrounds it.

One of the concepts Ive embraced in the design of this house is biophilia. I love that wordit literally means love of life!

This was Nikki's third renovation since moving into the house 15 years agoa project that she embarked on after her son and daughter left the nest to study overseas. The aim of this latest remodel was to update the look of the communal rooms, but keep areas like the entrance foyer, childrens rooms and study room intact, so her kids can maintain a sense of familiarity when they return for the holidays.

Because the house was so quiet after the children left, I really wanted to fill it with an energy and a life, and just a sense of vitality.

Venturing into the black-and-white mansion, your senses are sent into overdrive with a barrage of vibrant prints, bold colours and contrasting textures. Each room looks different, yet there is a purposeful cohesiveness thanks to the over-arching tropical theme.

The wallpaper in each room is the main differentiating factor. Her living room, for example, is adorned with Pierre Frey wallpaper that features a kaleidoscope of random brushstrokes as if a mad painter was let out of an asylum. I really like to take a multi-sensory approach, stimulating all our senses to different degrees, said Nikki.

Her reception roomfilled with sofas of various textures and prints, and juxtaposed against lime green drapesis a whimsical masterpiece of excess that most certainly spark joy. When you have a room like this, where the proportions are so grand, I think the challenge is to make your guests feel relaxed. And one of the ways I do that brings a bit of humour, bring in a bit of mismatch. Things that arent so perfect, so that it just calms everything down, she explained.

Next to it is a verandah where youll find her husbands private sanctuary that features a bar, informal dining and sitting area. Its dressed in floral-printed wallpaper to complement the view outside and decked with his favourite sports memorabilia.

Nikki's favourite place to enjoy her morning paper and breakfast is the air-conditioned verandah next to the swimming pool, that features floor-to-ceiling glass doors. While the chairs and walls are emblazoned with leafy motifs, the ceiling is given some texture with a stretch of hanging satay fans. I tried to put in local flavour and celebrate the best of Singapore life, enthused the British national, who has lived here for 26 years.

As you move upstairs, the colour palette quietens down with calming pastel hues. The master bedroom is awash in pastel yellow and pink and softly accented with fluffy chairs and flowing linens. I want this feeling of relaxation so we sleep better, and also a little bit of romance. Pink is such a delightful colour, and it makes everybody look better! she quipped.

Her piece de resistance is her bathroom, where a bathtub sits in a little oasis surrounded by a tropical mural backdrop. It overlooks the outdoors through tall glass windows which she discreetly concealed with decals of palm trees. It gives me the privacy I need and yet I still have that real feeling of bathing in the forest.
