Plan your remodel carefully to minimize surprises.
Remodeling is a fine way to refresh a rooms look or to update dated elements like insulation and plumbing. Ranging in scope and difficulty from simply adding a new coat of paint, to tearing out the old walls and bringing the electrical components up to code, a successful room remodel follows some standard steps.
The planning phase of a room remodeling project is crucial. It narrows project goals, while establishing a timetable and keeping a budget in mind. The timetable is especially important when the project involves a kitchen. A few weeks of eating out gets expensive. This phase also includes prioritizing needs and desires, soliciting estimates from contractors, consulting an engineer if the project involves structural reconfiguration, and taking out a permit, if necessary.
For limited room remodeling that involves things like new carpeting, the demolition stage is typically simple; just remove the old carpeting. Larger projects that involve cabinet removal or tearing out walls can require extensive demolition. The caveat is to avoid removing any wall unless it is a partition, or non-load bearing wall, or unless an engineer makes provisions for weight load transfer before removing a load-bearing wall. If youre remodeling a room in an older home, the demolition stage might include removing old drywall or plaster and lath in order to run new wiring and upgraded insulation. The general rule is to remove everything unwanted during the demolition stage.
Framing follows the demolition stage. If you didnt tear anything out and youre not adding walls or built-ins, you can skip this step. The framing stage includes constructing new walls, framing openings for new windows or doors, and reinforcing floor joists. It could also include extending rafter width in an attic for insulation purposes if youre finishing a loft. If your project requires framing, this is the time to do it.
The mechanical stage includes the installation of new wiring, plumbing and ductwork. Not all room remodels call for this step, but if yours does, the time to do it is after the framing is complete. Depending on the extent and difficulty of the work, you might be able to do some or all of it by yourself. Check with your building authority for restrictions before tackling this step on your own.
If yours is an older house, it could have substandard insulation. This is the time to add new insulation in exterior walls for energy efficiency, or in interior walls for sound dampening. While walls are open, you can fit batt or roll insulation in stud and joist spaces.
The next step is to install new drywall panels and finish them with drywall tape and mud to create smooth walls. If youre installing new panels on the walls and on the ceiling, the best method is to hang the ceiling drywall first and the walls last. Applying joint compound is a task many homeowners can complete. But it requires practice to apply multiple thin coats of compound successfully and sand them smooth enough to create professional-looking walls.
After taping and filling drywall seams, its time to add the finish elements that will bring the whole project together. This includes setting cabinets, painting, trimming windows and doors, running baseboard and installing new fixtures. The last step is usually the installation of new flooring. When you follow the basic step guidelines, each phase leads to the next and the remodeling project flows without major interruptions.

When it comes to major home remodeling projects, few cost as much as a kitchen renovation. Its not hard to see why. Not only do kitchens come with costly components like kitchen cabinets and countertops, theres an array of expensive appliances youll probably want to replace.
Kitchen remodel costs are often so substantial that consumers save up the money for years to pay for their project or simply borrow the money they need from the start and commit to years of monthly payments.
Borrowing money for a kitchen renovation is a necessity for many homeowners given the average kitchen remodel cost. For example, Remodeling magazines 2019 Cost vs. Value study finds that the average upscale major kitchen remodel cost $131,510 this year. A major midrange remodel set homeowners back an average of $66,196.
Even a minor budget kitchen remodel cost an average of $22,507 this year, which shows how major a financial commitment this type of project is. Plus, a kitchen renovation could easily leave you unable to cook at home for weeks at a time, and that can mean higher food bills for dining out until the project is complete.
As youre considering kitchen remodel ideas, it helps to understand your options when it comes to financing the job. While there are borrowing options that rely on your home equity, another popular choice is a personal loan.
Personal loans let you borrow a lump sum with a fixed interest rate and a fixed repayment period. Youll have a fixed monthly payment as a result, which makes personal loans easy to plan and budget for.
Where other borrowing options like home equity loans require you to borrow against the equity in your property, personal loans are also unsecured. This means you dont have to use your home as collateral and put your home at risk of foreclosure if you fall behind on payments.
Personal loans tend to be a good option for kitchen remodeling projects because you may have a good idea how much cash you need before you start demolition. This is especially true if youre using a contractor for your kitchen renovation. They work a lot like credit cards since youre not required to borrow the full amount youre approved for and since they typically come with a variable interest rate. You also have to rely on the equity in your home to qualify for this type of loan.
While home equity loans and HELOCs can come with low interest rates and fair terms, its important to understand that not everyone qualifies. According to the FTC, you can typically borrow only up to 85 percent of your homes value with a first mortgage and second loan, for example. This makes home equity products a poor option for anyone who has been a homeowner for a short time and doesnt have a lot of equity built up.
The cost of remodeling your kitchen can be high, but youll be better off if you create a plan to borrow responsibly. Here are some tips that can help get the kitchen you really want without ruining your finances.
Are you planning a major kitchen overhaul or a budget kitchen remodel? It can help to have an idea of the depth of your project before you dive in. You may be able to keep costs at minimum if youre able to do some of the work yourself and dont need high-end finishes or appliances. However, youll need to plan a sizable budget if your project is a gut job or you have expensive tastes.
Before you apply for a loan, price out every component of your kitchen remodel cost including materials and labor. If youre working with a contractor, they may take care of this task on your behalf. Keep in mind that you may also want to factor in another 10 percent in costs for any construction overages, new kitchen decor or any related expenses that pop up.
Once you have an idea of your kitchen remodel budget, play around with a loan calculator to figure out your next move. Determine how much your monthly payment may be considering your credit score, how much you borrow and how long you are willing to pay your loan. Also consider how your new monthly payment will affect your monthly cash flow and personal finances overall.
Finally, make sure to compare loan offers from at least three companies before you commit. See how they stack up in terms of the interest rate you can qualify for, your monthly payment and repayment timeline and any fees they charge. Ideally, youll find a loan with a low interest rate and no fees, including prepayment penalties.

Your best time for planting grass seed depends on the type of lawn grass you grow and where you live. Understanding your options and getting timing right helps you seize every opportunity for seeding success.Why Timing Matters
Grass grow fastest and strongest when your planting season aligns with the seeds' natural periods of active growth. Just as with other kinds of plants in your landscape, lawn grasses vary in their growth cycles and regional climate preferences.
Cool-season grasses such as Kentucky bluegrass, perennial ryegrasses and tall fescues, including Kentucky 31 fescue, grow most vigorously during the cool temperatures of late summer and early fall. These grasses flourish across cooler northern climates and into the challenging transition zone," where cool and warm regions overlap.
Warm-season grasses,such as Bermudagrass, Bahiagrass,Centipede grassand Zoysia grass, peak in growth during the warmer temperatures of late spring and early summer. These grasses thrive in southern and western regions and up into the transition zone's southern reaches.
Whether you grow cool- or warm-season grasses, timing your seeding to take advantage of your grass type's natural periods of peak growth helps seed germinate and establish quickly. Your seed gets off to the best possible start and on track for both short- and long-term success.
Fall seeding complements the natural growth cycles of cool-season grasses.
Cool-season grass seed germinates best when soil temperatures are between 50 and 65 degrees Fahrenheit. This roughly corresponds to daytime air temperatures in the 60 F to 75 F range. An inexpensive soil thermometer, available at most garden stores, can help eliminate the guesswork.
The farther north you live, the earlier cool fall temperatures and ideal planting time come. For example, Minnesotans in the Upper Midwest seed cool-season lawns from mid-August to mid-September.1 For transition-zone lawn owners in central and northern Arkansas, September and October are the best time for seeding cool-season lawns.2
As a general rule, plant cool-season grass seed at least 45 days before the estimated date of your first fall frost, before soil and air temperatures drop to less favorable levels. Your grasses will enjoy a full fall season, plus a second cool, growing season come spring.Your local county extension agentcan help with advice on average frost dates and optimal timing for seeding lawns in your area.
Newly planted seed needs consistent soil moisture, and fall planting offers benefits on that front, too. Fall typically brings more precipitation, which lessens the chance that cool-season seeds may dry out, and reduces the need for extra watering on your part. Using premium drought-tolerant, water-conserving grass seed products, such asPenningtonSmart SeedandPenningtonOne Step Complete, lowers the risk of problems even more.
The second best time to seed cool-season lawn grasses is in the spring, once soil and air temperatures warm back up to their optimal range. However, late-melting snows and early spring rains can keep soil cold and overly wet, giving early weeds an advantage. Grasses also have less time to settle in before higher temperatures inhibit germination and cool-season grass growth begins to slow.
Moderate spring weather helps spring-planted grass seed flourish.
As with cool-season grasses, best warm-season planting times vary by location. In California, mid-April to mid-May is prime time for seeding warm-season lawns.3 In central and southern Arkansas, lawn owners plan their warm-season grass seeding for late May through June.2 It's tempting to get out and seed at the first hint of spring, but patience pays off. Wait until all danger of frost has passed and soil warms. Cold, wet soil is a recipe for poor germination, rotting seed and disease. Your county extension agent can help with expected frost dates and timely advice when unexpected weather conditions factor in.
As a general rule, warm-season grasses planted at least 90 days before the first fall frost have time to establish well before winter. These summer-loving grasses go dormant once temperatures drop near 55 degrees, so late-planted seedlings can't prepare for what's ahead. With proper timing, warm-season grass seed gets a natural boost from summer's warmth and a full season of active growth and development before cooling temperatures bring on winter dormancy.
One exception to the spring seeding rule for warm-season lawns is when overseeding with a cool-season grass, such as perennial ryegrass, for temporary winter color. Do this in fall, once temperatures drop and warm-season lawns begin to go dormant and lose color.
Grass types and varieties vary in their natural germination speeds. For example, cool-season Kentucky bluegrass germination can take two to three times as long as tall fescue varieties. Similarly, warm-season Zoysia grass may take two to three times longer than Bermudagrass. In addition, many seed products include a mix of seed types that germinate at different speeds.
Whether you're repairing bare spots, overseedingan existing lawn or starting from scratch, you can generally expect grass seedlings to emerge within seven to 21 days when grown under proper conditions. It may take another three to four weeks of growth before grass is long enough to mow. For fall-planted seed, this can mean waiting until spring for your first mowing. Some grasses, such as Zoysia grass, may need several months of growth to fully establish.
Much of the initial growth of new grass seedlings happens underground, where you can't see it. New roots get grass firmly established, prepared for the seasons ahead, and positioned for strong, rapid growth when their peak season arrives. With proper timing, new grass seedlings compete well for light, water and nutrients and fight off lawn diseases and pests, including lawn weeds.
Time your planting so that new seedlings become established before stressful seasons.

Alex and his partner did an amazing job, super professional and respectful. Covered their shoes, brought a towel to place AC upon, removed and reinstalled AC perfectly. They were on time and well priced. Cant ask for more!
These guys were great! Not only do my windows look AMAZING (I never thought they could be so clean), but they are also so easy to work with.
