Commercial Construction Costs Per Square Foot 2018 | ProEst

    - September 23, 2019 by Mr HomeBuilder

For anyone working within the commercial construction industry, figuring out the costs per square foot may appear somewhat elusive at first glance, even after conducting preliminary research. While there are no easy answers, compiling accurate data for the project including its location, the type of building youre looking to build, and the local economy all are vital factors to take into consideration when estimating commercial construction costs.

Keeping this information in mind, it is essential to understand the cost drivers for any commercial project and how building type, construction type, and location can all be huge variables thatwill drive your cost per square foot. These arealways a part of the initial programming discussions, and the architectwill play a crucial role in determining projected expenditures. In this article, well explore the different types of commercial construction costs based on the type of building, location, and other variables that affect a projects bottom line.

First and foremost, it should be noted that not all types of construction cost the same per square foot, and even more importantly, the cost of construction per square foot varies substantially with location throughout the United States. For example, in the instance of a single-story office building, location alone can represent as much as 70% of the cost driver, as the median range for this type of construction is between $160 and $170 per square foot. Not surprisingly, New York tops the charts for the most expensive city to build in for every type of structure.

On the other hand, convenience stores are generally less expensive to construct than other building types due to their more simplistic architectural nature. The median cost for this commercial building type is usually around $100 per square foot. However, with the new trends in fast-food becoming more of a boutique experience, the cost for a typical fast food restaurant is steadily on the rise. Expenses for kitchen equipment also drive the costs of this building type to a median of nearly $200 per square foot.

Additionally, climate also plays a big part when it comes to location-specific expenses for example, buildings in colder climates may need to handle large volumes of snow and therefore be engineered accordingly; the same logic would apply for structures that are built in areas prone to hurricanes.

With so many variables involved, price figures per square foot can vary radically in the instance of commercial steel buildings. While the interior and exterior finishes are the primary contributors to driving overall costs, local building regulations can also influence the cost of a steel commercial building. Before signing a contract for a prefabricated steel commercial building, it pays to check into local building requirements to ensure the building will satisfy building codes. Furthermore, most local jurisdictions require a building permit for the construction of a commercial steel building.

According to Statista.com, commercial property refers to property used for business purposes. A popular area for investors, commercial properties are often rented out to other individuals or companies, who then use the spaces to run their businesses. The U.S. commercial property sector is comprised of the following key segments: industrial, retail, office, lodging, and amusement. The value of private office construction starts in the United States amounted to 6.6 billion U.S. dollars in the first half of 2017.

The site also reports that the commercial construction industry in the U.S. has been steadily expanding since 2010. For instance, approximately 72.24 billion dollars worth of commercial buildings were constructed in the United States in 2016. The number of individuals employed within the industry has increased accordingly, and projected to continue through 2018.

Statistics have also shown that commercial rents are on the rise in all sectors: while average retail rent was projected to rise by 0.9% by the end of 2016, rental rates in the office real estate sector was set to increase by 1% in the fourth quarter of 2016. Most notably, vacancy rates in both the retail and industrial real estate sector have shown a declining trend, and were projected to amount to 11% and 6.3%, respectively, as of the third quarter of 2018.

Depending on the breadth and type of commercial construction project you are planning, there are a number of different ways to save and/or allocate your expenditures when pricing out materials and labor. Below, a general guideline to keep in mind when researching your options:

Based on the information covered in this article, it should come as no surprise that the cost of constructing new commercial spaces is changing in 2018. In fact, research indicates that it may be a good time to invest in commercial, industrial, and multifamily construction across the U.S. Below, some of the national and local industry factors that currently impact the cost of commercial construction in 2018:

Across the United States, the cost to insure non-combustible construction materials (e.g., concrete) is less costly than insuring combustible construction materials (such as wood and plastic). Insurance costs may also be higher in some regions of the country where environmental and geographic features can increase the risk of structural damage.

For example, in New Jersey, the cost to insure concrete is far cheaper than the cost to insure wood. Insurance premiums for commercial properties in Edgewater, New Jersey were estimated to cost over $52,000 to insure wood, compared to $22,120 to insure concrete. In commercial property construction, opting to construct with concrete instead of wood will lead to an average of 57.7% savings. Additionally, insurance rates can also be dependent on specific architectural factors, such as how a commercial propertys roof is constructed. Construction companies have different insurance pricing systems, so insurance prices fluctuate across the state. Therefore, its wise to compare contractors before you proceed with any commercial construction project.

It was projected that in 2018, fabricated steel would see a substantial drop in price. However, with President Trumps recent plans to place heavy tariffs on steel imports, this could impact the cost of fabricated steel dramatically. The US produces 5% of the worlds steel, one of the top five producers of steel in the world. China produces 49% of the worlds steel, followed by the European Union at 10% of global steel production.

Should the Presidents 25% tariff on steel imports be passed into law, the cost of steel in construction would see a considerable increase. While the U.S. produces a fair amount of steel, the U.S. construction industry still relies heavily upon imported steel. There would also be a 10% tariff on aluminum imports, another material that is fundamental to sustainable construction efforts. Whether or not the steel tariffs pass through legislation will determine how the cost of steel changes, both domestically and internationally.

According to reports as seen in Curbed.com, there is a shortage of skilled construction laborers across the United States. Even with tax reform and regulatory rollback increasing optimism many firms predict more business and new hires in 2018, according to a survey by the Associated General Contractors of America builders and developers are uncertain as to where they will find additional skilled labor.

With the U.S adding roughly 210,000 new construction jobs in 2017 according to the Bureau of Labor Statistics, and currently experiencing low unemployment, the industrys growth keeps it from getting ahead of rising demand for workers. Research has shown that part of this trend is due to the rise of younger generations pursuing white-collar careers over blue-collar careers. Explains Randy Strauss, owner of Strauss Construction in Amherst, Ohio, The number one issues is the cost and availability of labor. Generation Z, which reflects individuals under the age of 21, are increasingly attending higher education over vocational schools. Frank Shaw, an economist with Fannie Mae, says that the data shows hiring and wages are up for construction workers, but building is still slow overall, based on pre-recession numbers.

In fact, ever since the recession, more than 1.5 million residential construction workers have left the industry, and those in todays building trades have an average age of around 50, which in turn drives up the cost of labor. Since there are not many young professionals moving into a career as a construction laborer, the price of construction will continue to be more expensive than in years past. Therefore, the cost of employing skilled construction laborers will need to be a factor in your projects budget.

With todays ever-increasing popularity to comply with environmentally-friendly designs, modular construction options remain a popular choice for commercial construction. These green options consist of pre-fabricated pieces of a building, which are built off-site and consequently lead to minimal site disruption, as well as an efficient construction completion. The price of modular commercial construction can vary substantially, from costs ranging from $35 per square foot to as much as $100 or more per square foot.

On a national scale, modular construction costs average between $35,000 and $200,000. Research has shown that the cost of modular commercial construction across the country will be impacted by the labor shortage and cost of construction materials. However, since the site for construction is shorter, the expenditures for skilled laborers will be less costly than in other projects.

As the rise of e-commerce giants such as Amazon and Blue Apron increases, the demand for new industrial spaces across the country continues to grow. Because of the heavy demand, the cost to rent industrial spaces is extremely expensive, with some spaces costing as much as $88 per square foot. Although constructing a new space may seem costly at first glance, it will be a wise investment in the long run.

Due to the reliance upon more expensive materials (such as steel), a larger industrial space will cost more to construct at the outset; however, the cost per square foot will be more attractive to new clients. New industrial warehouse construction will, therefore, find tenants easily due to the increased demand for more space.

In summary, the cost of commercial construction will be heavily impacted by the fluctuating costs of building materials. The shortage of skilled construction laborers will also impact construction expenditures. However, according to statistics and current industry trends, the United States is poised to see growth in construction efforts throughout 2018 and beyond.

The 7 Best Home Remedies for Carpet Stains

    - September 22, 2019 by Mr HomeBuilder

A wine stain on a light-colored carpet such a horror! Acting fast and knowing what to do will be the key to saving expensive rugs and getting rid of even the most stubborn stains. You can try several home remedies for carpet stains that will be incredibly efficient. The following list will give you a few ideas.

White vinegar is the perfect option for carpet cleaning and deodorizing. You can dilute half a cup of white vinegar with one cup of water. Pour in a spray bottle and do a spot treatment of the stain. Let the vinegar act for 10 to 15 minutes and blot with a paper towel.

It is usually a good idea to test the cleaning solution before getting started. Spray on a small portion of the carpet to make sure that no discoloration occurs. White vinegar is great for all kinds of fabrics but this test can help you rest assured that your carpet will remain looking brand new.

Dishwashing liquid is great for getting rid of water-soluble stains and for some kinds of greasy carpet stains.

Choose a clear liquid detergent because the coloring used in some varieties could stain the carpet. Dilute with some warm water and pour in a spray bottle. A good ratio is half a teaspoon of dishwashing liquid to one cup of water.

Dip a sponge into the cleaning liquid and rub gently into the stained area of the carpet. Blot with a paper towel and allow the carpet to dry. Vacuum clean it thoroughly to get rid of any residue.

A combination of white vinegar and baking sodais great for getting rid of stains and bad smell from your carpets.

Mix equal parts of white vinegar and baking soda. You should get a very thick paste. Dilute it with some warm water until you get the rid kind of consistency it should be thin and runny. A toothbrush or a sponge can be used to get some of the cleaning liquid into the stained area. Allow the carpet area to dry and vacuum clean thoroughly. Here are more uses for baking soda.

This is a dry cleaning option that you can try if you are adamant on preventing the carpet from getting wet.

Mix a bit of baking powder and a small amount of corn flour or corn starch. Corn starch is great for the extraction of greasy stains from the carpet. The baking powder will remove any strange or unpleasant odors.

Get started immediately after the carpet has been stained to see the best results. Sprinkle the dry cleaning powder on the stained area and keep it on for some time. The starch will absorb the greasiness from the carpet fibers. Vacuum clean the powder and take a look at the spot. Repeat the cleaning procedure if the spot is still visible.

Something as simple as club soda can be a great option for water-soluble stains. Soak a white cloth in club soda and blot the stained carpet area. Keep on soaking the cloth with club soda and repeat until you extract all of the stain from the carpet fiber. Make sure that the carpet has been thoroughly dried after you are done. Moisture stuck inside the fiber will result in unpleasant odor because it will create good conditions for mold and mildew.

Having some kind of strong carpet cleaner at home is always a good idea. You can use it on its own or you can apply the carpet cleaner after trying one of the DIY stain removal options.

Commercial carpet cleaners can be used for a wide range of stains and carpet fabrics. Simply follow the instructions and choose a high quality product that will protect the carpet while extracting verystubborn stains.

Using a carpet cleaning machine is the most effective way to get rid of pet stains and odour. Use a pet carpet cleaner with a cleaning solution specialized on pets. The cleaning solution will remove the stain and the odour, and will contain fragrance that makes your carpet smell better.

To handle pet hair they often have pet hair baskets to collect the hair.

Steam is a very powerful cleaning possibility that will help you get rid of water-soluble stains and it will disinfect your carpets.

If you have a steam cleaner, you can use a commercial cleaning product or a vinegar solution to get rid of the most common types of stains. Both of the possibilities will deliver great results but the commercial cleaner will be a bit better when it comes to handling tough stains and accumulated residue in the carpet fibers.

Now that you know which remedies for carpet stains are best, it is time to explore the best cleaning techniques. Always start working from the outside towards the center of the stained area.

Be gentle and refrain from scrubbing the carpet aggressively. This cleaning approach will simply get the stain deep into the carpet fabric, making it almost impossible to remove. Blotting is the best possibility and it should be used instead of back and forth cleaning. Gentle brushing in the same direction is permissible for really stubborn stains.

Use a white towel or a white piece of fabric to apply the cleaning solution. Color migration is a viable option, if you use a dark-colored piece of fabric on a light carpet. Paper towels and corn starch are the best options for removing excess moisture.

Bleach and bleaching products should never be used on carpet stains. Though they will dissolve the spot, such cleaning agents will also lead to carpet discoloration.

Some of the best home remedies for carpet stains are really simple and inexpensive. They will work great for the common stain varieties but if you are dealing with something really stubborn like blood or grease, try a commercial cleaner. These products are especially formulated to protect the fibers and to get rid of even the oldest and most stubborn carpet stain.

Dry vs. Wet Carpet Cleaning Which Is Really The Best …

    - September 22, 2019 by Mr HomeBuilder

This is an ongoing debate in the carpet industry. The companies that promote truck mount hot water extraction or often referred to as steam cleaning claim that dry or low-moisture methods dont clean as deeply as wet cleaning.

Companies who use the new low-moisture or dry cleaning systems often point out the fact that hot water extraction, or steam cleaning, typically over wets the carpet, penetrates the padding and leaves a soapy, crusty residue.

The Big Problem With Steam Cleaning or Hot Water ExtractionIf you think about it, if dirty water is removed from the carpet, but the carpet is left wet, isnt the moisture remaining in the carpet the exact same dirty water? Tests have proven that to remove the dirty water to an acceptable level with hot water extraction (or steam cleaning), the carpets would need to be thoroughly rinsed as many as 16 times.

Interestingly, a tactic some steam cleaners use in an attempt to prove that the previous steam cleaning company didnt do a good job is a demonstration of this fact. They simply go back over an area that has recently been cleaned and show the dirty filthy water that came out the carpet. Are you serious? We just had this carpet cleaned! is the typical reaction from observers. This demonstration is especially common in commercial carpet cleaning but the result is the same for residential carpet. You can prove it to yourself by renting a rug doctor at your local grocery store and re-clean an area that was steam cleaned just a day or two before. You probably wont be happy with what you see.

In a national surveyquizzingconsumers about their most bothering issues when it comes to carpet cleaning, the overwhelming #1 complaint was that the carpets were left too wet and took way too long to dry. The #2 complaint was that spots and stains resurfaced after the carpet had finally dried.

Most carpet cleaning companies are still trying to clean carpet the old way, utilizing traditional steam cleaning (or hot water extraction). Youve seen them with the big van out front with hoses running across the yard and into the house. Steam Cleaning (actually its really not steam its just hot water) is a 40 year-old process that can leave the carpets wet for many hours (or even days).

It is an old system that relies on high water pressure, high alkaline detergent and hot water to clean. This process easily forces water, chemicals and dirt through the base of the carpet into the pad and even onto the subfloor. The water and detergent is then vacuumed out of the carpet (only 60-80% actually comes out), but because the pad and subfloors are so wet, it takes a long time for the carpet to become totally dry. This can cause wicking issues (spots and stains rising up the carpet fibers through evaporation), mildew and mold, odor problems and quick re-soiling not to mention a total inconvenience. No wonder there are so many consumer complaints!

Not Environmentally FriendlyHot water extraction or steam cleaning is certainly not an eco-friendly process. The equipment used for wet carpet cleaning is costly, heavy, noisy, high maintenance, large, complicated to use, burns a lot of fuel and puts out toxic exhaust fumes. It takes a lot of fuel to power the equipment and after cleaning, hot water cleaners have to find a place to legally dump the chemical laced dirty water otherwise it ends right back in the citys water supply. Not a pleasant thought.

The Advantage of Dry Organic Carpet CleaningThe carpet cleaning industry has come a long way in 40 years. With modern low moisture carpet cleaning systems, carpets can be left thoroughly clean and completely dry in 30 minutes or less; stains will not come back, and carpets will repel dirt after cleaning, allowing your carpets to stay cleaner much longer. The equipment is far less expensive, light weight, quiet, maintenance free, easy to use, easy to transport, easy to store, and there are no freezing issues. There is no fuel consumed or smelly toxic exhaust, and there is no chemical laced water to dump back into the citys water supply.

Dry (or low moisture) carpet cleaning systems also utilize eco-friendly green cleaning agents (chemical and residue free). Think about it. Would you prefer to be left with wet, gushy, icky carpet or totally dry, clean, soft and fresh carpet?

So which system is really the best?More than anything else, it depends on the circumstances. For situations where there is water damage caused by leaking pipes, flooding, severe weather, improperly sealed windows, a leaking roof, overflowing sinks, improper drainage, as well as many other sources, truck mount hot water extraction is definitely whats called for. Its what we recommend 100% of the time for our customers that find themselves in this unfortunate situation. But for routine residential as well as commercial carpet cleaning we feel dry organic carpet cleaning is the only way to go. Why? This system is eco-friendly, your carpet will be completely dry within minutes, and it does an AMAZING job of removing soils, spots and stains even those left behind by the previous cleaner. We cant always put the new back into your carpet, but what we do is amazingly close.

Experience & Training Is The KeyJust like any other process or tool, the outcome depends not on not only the method but on the training, experience and knowledge of the technician using the cleaning method.Rest assured that your carpet is in experienced and professional hands when you call Southern Dry Carpet Cleaning. Youll love it We Guarantee It!

Powered Water is applied to your carpet fibers by our patented high-pressure, controlled spray process that loosens embedded dirt and removes it through our patented extraction zr wand. Your carpet is clean with No Residue and the dry time is dramatically reduced because we don't flood your carpets with water, unlike most other carpet cleaners. Our zr wand combines the joint properties of fluid mechanics and pressure dynamics. This means that we clean down to the bottom of your carpets fibers-removing embedded dirt, soils, dried soaps (when previously cleaned by another carpet cleaner) and other debris.

Another great benefit of the Zerorez cleaning process is that spots are much less likely to reappear. Reappearing spots are often the result of wicking action from the back of the carpet to the tips of the carpet fiber as the carpet dries. We eliminate this and de-lamination (caused by conventional hot water extraction cleaning methods) because we do not penetrate the primary backing.
