    Tree Removal – Development Services

    - January 11, 2019 by Mr HomeBuilder

Do I need a permit to remove one or more trees from my property?

In most cases, the answer is No. A permit, however, is required if one or more of the following conditions are true:

It is the vegetative or non-vegetative material that is covering the soil before the tree removal project, and which provides a barrier against erosion.

The bulk of soil cover that is lost due to tree removal is generally from the canopy of the trees that are removed. The tree canopy is the layer of leaves, branches, and stems that cover the ground when view from above.

The area of tree canopy can be estimated based on measurements at the ground level from directly below the tips of the outermost branches. A recent aerial photo can also be used to estimate canopy area.

Any other areas of soil cover loss during tree removal, such as removal of grass, landscaping, structures, etc. must be counted as part of the total removal of soil cover.

The city of Bellevue regulates six types of critical areas in its Land Use Code:

These areas are given special protection because they provide unique environmental functions that are difficult, if not impossible, to replace and because they ensure public health, safety, and welfare.

Visit Permit Processing in Development Services or contact them at 425-452-4898 or permits@bellevuewa.gov.

One of the leading reasons given for tree removals is safety. To ensure you are not needlessly removing an otherwise healthy tree, it pays to talk with a qualified certified arborist or certified forester. There are two websites that can help. Contact the International Society of Arboriculture at http://www.treesaregood.org or the Society of American Foresters at http://www.safnet.org.

Tree ownership is determined by whose property the trunk stands completely on. If the tree is a boundary tree (the trunk straddles a property line), it is owned jointly. In most cases, property owners may trim branches and roots which encroach on their property if they stay within certain guidelines: trim only up to the property line; do not enter the owners property without permission; do not destroy or damage the tree by trimming roots or branches.

If you have a dispute with your neighbor, call the Mediation Program at 425-452-4019. They can help you explore your alternatives, coach you on how to negotiate with your neighbor, or provide free mediation to help you and your neighbor find a workable solution.

2019 Asphalt Paving Costs – Install, Resurface, Replace …

    - January 11, 2019 by Mr HomeBuilder

    Asphalt Driveway Cost

The cost to pave, replace or resurface asphalt averages between $2,842 and $6,289, though the project can cost as little as $1,500 or as much as $10,000. Homeowners typically spend an average of $4,497. An asphalt driveway costs between $3 to $4 per square foot compared the $6 per square foot average to install concrete.

The material used matters, and asphalt is an economic, durable, safe, and recyclable building material. When properly installed, it provides a clean, safe surface for work and play. Paving a surface, whether it is a driveway, blacktop court, walkway, or parking lot, offers home and business owners a variety of advantages beyond enhanced aesthetics and an easier time removing snow in cold climates. Choosing to install asphalt paving is a major project, however, that requires the skills and tools of a professional contractor.

Driveway paving is the most common application of asphalt due to its many benefits and affordable cost. In fact, it is one of the most affordable options when it comes to driveway paving, costing $3-$4 per square foot on average. Choosing topave your driveway with asphalt is not only wise economically, but it is also actually the standard in many harsh climates, such as the Northeast, where plowing and variable weather tend to break down more expensive driveway surfaces.

For many homeowners, choosing to pave a driveway is a simple way to enhance their homes curb appeal by giving it a finished look. However, depending on the climate in your area, choosing the right material for the job can be tough. While there is a range of options from gravel at the lowest end to brick pavers at the highest, most homeowners consider just two: concrete and asphalt.

Asphalt is the more common selection in cold-weather climates because it adapts well to temperature changes, expanding and contracting as the mercury moves up and down. Concrete, if not properly treated, is subject to cracking in below-freezing conditions and is much more difficult and expensive to repair, making it a more popular choice in warm-weather climates.

One reason people in warmer areas choose concrete is because it lasts up to 30 years vs. the 20-year life span of asphalt. However, asphalt is markedly less expensive than concrete and is easier to repair, despite needing resurfacing and resealing every 3-5 years. It is also far better at concealing oil leaks and other stains commonly produced by motor vehicles.

While the average cost for asphalt paving is relatively low, there are several factors that can affect the final price for any project involving this material, specifically if homeowners are laying down a new driveway or other paved surface. The following list outlines some of these common factors that can impact asphalt paving costs.

Because it only lasts about 20 years and requires regular maintenance every 3-5 years, homeowners need to consider what services they need performed routinely in order to maintain the integrity and performance of an asphalt driveway or other paved surface. Over the life of your home, this means choosing between a total replacement of the driveway and resurfacing, with the latter option being considerably less expensive.

Replacement of asphalt driveways is necessary when the existing material is badly deteriorated or the underlying gravel base shows signs of failing. Removing and replacing asphalt is also necessary if the proper drainage of the driveway cannot be achieved because the area is too flat. If your base is still sound, it is easy to repair cracks and add vitality to the surface by simply installing a new layer over the old to resurface the existing top.

While homeowners usually associate paving only with driveway finishes, there are several other common ways to use asphalt in and around homes and businesses. Choosing to apply it to common paved surfaces such as parking lots, sidewalks, and athletic courts is an equally economical and durable paving solution.

The cost to pave a parking lot obviously relies a great deal on the size of that parking lot. Other factors similar to those that impact driveways are also of consequence, including drainage, leveling, and local material and labor prices. The type of paving professional you use also impacts the price. More experienced and highly qualified pavers charge more for a job, but they generally have the advanced skills and knowledge needed to compensate for factors such as guarding against alligator cracking and milling old parking lots to increase the longevity and quality of their paving job. Typically, the cost to apply asphalt to a parking lot is less expensive than a driveway because the greater surface leads to a price reduction per square foot. A typical 50,000-square-foot parking lot in the Mid-Atlantic market, for example, costs $1.25-$1.50 per square foot for 1.5-2 inches of overlay.

Just like it is with driveways, the choice between asphalt and concrete is a common one when installing sidewalks and walkways around homes and businesses. Choosing asphalt in this case offers property owners the same benefit as it does in their driveways: providing them with an economical yet durable surface that can easily stand up to temperature fluctuations. However, the finish and detailing that you choose to add to any walkway directly impacts its final cost. Where the average cost per square foot of paved walkway is around $5-$10 per linear foot, including excavation, labor, and base layers, adding features such as a curb can increase that figure. Still, the overall cost of an asphalt walkway is much lower than any other paving project based on its relative size.

Asphalt surfaces are excellent for sports such as tennis and basketball, making a paved game court an affordable, active addition to any home or business lot. Whether it is regulation or practice size, the cost to install an asphalt court is generally similar to that of a driveway or parking lot based on local material and labor costs along with the total square footage. In general, plan on spending between $1.50-$4 per square foot for this type of paving job, with added costs for excavation and drainage work if needed.

Because so many factors influence the price of any asphalt paving job, determining your final costs without a professional estimate is tough. In addition to the labor and material costs specific to your area, there can be a number of add-ons and other factors that impact the bottom line.

Professionally installed and well-drained and maintained asphalt surfaces last for an average of 20 years before they require complete resurfacing. However, in certain climates, high-quality installations can last for up to 35 or as little as 10. Employing a reliable, honest paving professional to install and maintain your asphalt is the best way to get the longest life out of your paving job.

12 Bathroom Trends For 2019 – Sebring Design Build

    - January 9, 2019 by Mr HomeBuilder

Last year we talked about smart toilets, but this year the whole bathroom is getting a high-tech upgrade. In our 2018 articles we discussed high-tech toilets increasing popularity as a trend lead by Japan. The toilets saw things like seat warmers, automatic lid openers, adjustable air dryers, built-in deodorizers and more. If you were impressed with that technology, just wait till you hear about the rest of the bathroom. In 2019, bathrooms will see smart showers, mini fridges, and automatic sinks. We recently remodeled a home that allowed for the homeowner to set his shower to start automatically. This means by the time he got home from work, his shower was hot and ready! Another more common trend is the built-in blue tooth speaker system. Now you can easily jam out or wind down with the sounds of your shower. Voice activated features for lighting and temperature, smart mirrors that talk to you, and increased TV installments are just a few of the other fun trends weve seen, but the possibilities are endless. Modern day bathrooms are transforming into personalized day spas, and these technologies make the experience more relaxing and convenient than ever before.

This shower setup allows users to easily customize their lights, temperature and more!

Gold fixtures are back and better than ever! Shades of brass and gold are taking over sinks, toilets, and basically anything and everything in your bathroom this year. Erase the memories of your Grandparents bathroom brass faucet, because this lovely new warm toned gold plumbing fixtures will become your new go to, adding just the right amount of depth, dimension, and luxury feel to any space.

Homeowners love the change to warmer accents with the brass/gold tonedbathroom fixturesversus the traditional shiny polished chrome which conveys amore cool, modern, and sleek feel. Offered innew finish options like in satin, matte, and spun gold this subtle change is just what was needed to add that classic traditional element to any space. With the added bonus of keepingfingerprints and water spotshidden.

This warmer tone hasbecome the accent pieces of a room, withcomplimenting hardware, light fixtures, and mirrorsas well.

Look around and you will find more gold tone items thanyou think. The reason for the comebackit just looks great in so many different style settings.

DIY Bathroom Remodeling Tips | This Old House

    - January 9, 2019 by Mr HomeBuilder

Read This Before You Redo a Bath

    2No-Regret Tile Floors

Photo by Don Penny/Time Inc. Digital Studio

If you want an easy-care floor: Go for porcelain or glazed tiles, and avoid porous natural stone tiles like limestone. Unless sealed vigilantly, they'll absorb drips and spills and become stained over time.

If you want a nonslip floor: Choose tiles with textured surfaces, matte finishes, or sand-containing glazes. Another option: small tiles with lots of grout lines, which offer better "grip" than large tiles.

    3The Best Caulk to Use

Go for an acrylic or hybrid formula you can remove without the use of harsh chemicals so that replacement is easier. And make sure it contains a mildewcide that offers protection for five years or longer.

4How Much Room Do You Need for a Half Bath?

Theoretically, you can fit a sink and toilet into an 11-square-foot spot and still meet national building codes. But for comfort's sake, look for an area that's 3 to 4 feet wide and 6 to 8 feet long. Check local codes for additional requirements, and be sure to check out TOH's details on dimensions and clearances.

    6The Right Height for Accessories

There are no hard-and-fast rules about how high to hang towel bars and robe hooks. Designers use the dimensions above as a starting point. Decide where to put things early on so that you can add extra blocking where needed before finishing the walls. If you can, mark potential spots with painter's tape first, then adjust for comfort.

    7Make Niches for Toiletries

Unlike clunky over-the-showerhead organizers, a recessed cubby in a tub or shower surround gives shampoo and soap a permanent home and doesn't take up stall space. Size it to minimize tile cuts, and line the bottom with a leftover piece of stone or solid-surface countertop, not tile, so that you won't have to scrape away scum from grout lines. If you have kids, add an extra cubby around knee height so that they can suds up on their own.

    8Get a Top-Tier Toilet

Don't settle for a wimpy flusher. Maximum Performance testing (MaP) gauges a toilet's ability to get the job done with just one push of the handle. Look for a loo with a MaP score of 500 or higher; this group includes many WaterSense-rated toilets, high-efficiency models that use as little as half of the 1.6-gallon-per-flush legal limit. Go to map-testing.com for more info.

    9Sinks, Storage, and Workspace

Every sink style has its trade-offs. Go for the one that best suits your needs.

Pedestal SinkThis slim silhouette is a favorite in diminutive powder rooms and small-scale baths, but offers zero hidden storage and negligible deck space.

    12Countertop Choices: A Cheat Sheet

    Natural Stone

Best for: High-end baths cared for by vigilant homeowners.

Pros: Natural beauty in every slab; allows for undermount sink; polished granite is highly stain and scratch resistant.

Cons: Must be sealed regularly; porous types, such as marble and limestone, will stain and etch if spilled toiletries and cleaners aren't wiped up fast; honed surfaces can show water and oil marks.

    Price: $$-$$$

    15Light a Vanity Right

Flank the mirror with fixtures placed at eye level (around 66 inches), ideally spaced 36 to 40 inches apart. Try to see fixtures in action before you buy to make sure the amount and quality of light is sufficient. If there's no room for side sconces, install a long fixture on the wall above the mirror. Don't rely on a recessed ceiling fixture (think Dracula face).

    16The Best Grout to Use

Bostik's TruColor premixed grout is pricey and sets quickly, but the nonporous urethane formula resists cracks, won't stain, and needs no sealing.

    About $85 for a 9-pound bucket; csnstores.com

17Wake Up to a Warm Floor

Radiant heat beneath tiles makes them toasty underfoot. But you don't need to have it throughout your house; you can simply add an electric mat to boost a bath's existing heating system. It can take as long as 45 minutes to warm up, so put it on a programmable thermostat to chase away the chill by the time your alarm clock goes off.

18Don't Run Out of Hot Water

Adding a soaker tub or multi-head shower? You may need a bigger water heater. Tank-style heaters are labeled with a first hour rating (FHR), a measure of how much hot water it produces in an hour. To help determine your FHR, use the list below to calculate your family's hot-water consumption in the bath each morning. Visit the U.S. Department of Energy for more info on FHR.

Showering: 12 gallons per personBathing: 9 gallons a personShampooing hair: 4 gallons a personWashing hands and face: 4 gallons a personShaving: 2 gallons a person

    19Design for Accessibility

Handheld showers and easy-to-grip lever faucets suit people of all abilities and can be put in any time. But plan permanent features early on. Grab bars should be secured to blocking between wall studs and placed 33 to 36 inches off the floor. Other things to consider: a barrier-free shower, a wider doorway, and a lower sink height. Visit the National Kitchen and Bath Association's website for more guidelines.

22How to Get Replacement Parts for Free

If you have trouble with any part of a brand-name plumbing fixtureno matter what may have caused itcall the manufacturer's toll-free number and explain the problem. Most will rush you replacement parts at no charge.

23What Should Go Under a Tile Floor

Don't lay tile over plywood, which can swell with moisture and break the tile bond. If you're not pouring a new floor, mortar and screw -inch backerboard over a level subfloor, then lay tile on top. Another option: Put in a DITRA flexible underlayment, which helps prevent cracks in ceramic and stone tile by evenly distributing the weight they carry.

A fan is a must, but don't let it be an afterthought.

For a master bath: Splurge on an ultraquiet unit that won't wake up your mate during night trips. Make sure it has enough power for back-to-back showers, and put it on a timer so that you can let it run for 20 minutes to banish steam after you're done.

For a family or guest bath: A model with mid-range noise level and power will save you a few bucks. Or, spend a bit more for one with a humidity sensor so that you don't have to rely on kids or guests to turn it on.

For a powder room: Install a loud fan for maximum sound privacy near public areas. Opt for one with a built-in light, or wire it to a light switch so that it will turn on automatically.

25Three Ways to Keep Your Pipes from Freezing

    1. Arrange your bathroom so that there are no fixtures, and therefore no plumbing, on exterior walls.

    2. Bring pipes up through the floor instead of the wall if it's a first-floor bathroom.

    3. Run pipes in the wall on the interior side of the insulation. If codes allow, use flexible PEX tubing, which doesn't crack at low temps.
