Text description provided by the architects. The Coral House was located on a square flat site in a quiet residential neighbourhood in Singapore. Designed for a young couple with three small children, the house aimed to create dynamic spaces that encourage play and interaction. The house embraces Singapores tropical climate by creating open, well ventilated spaces in an interlocking composition of building, garden, pool, pond and roof gardens that integrates as much as nature as possible in the in the densely urban environment of Singapore.
The building plan opens up around a central water courtyard and has been oriented to capture the most of the prevailing breezes. The two-storey building is set out as an L-shape and is counter balanced by a single storey open verandah with an accessible roof garden on the opposite end. Main living and dining areas are located on the ground floor with service areas hidden behind the main staircase. The bedrooms and study room are on the first floor; the master bedroom and childrens bedroom are located at opposite end of the buildings L-shape, separated by the main staircase.
Water and garden make up the main component of the central courtyard. From the main entrance, the focal point is a water garden comprising a large fish pond with a tree-filled island. The movement of water and fish brings life into the courtyard and draw the eye away from the building. Further down the living and kitchen area the fish pond transforms into a shallow freshwater reflective pond which then merge into a 3m deep swimming pool. The swimming pool wraps around the verandah and is encased within a long raised strip of clear acrylic panel. The acrylic panel extends into the basement level and becomes a window to the subterranean media room, bringing nature light and movement to what would otherwise be a still and dark space.
Circulation is unrestricted around the courtyard, the main stair links from the courtyard on the ground floor to an open corridor which runs along the first floor joining the bedrooms and the roof gardens. Each bedroom looks onto the main courtyard and extends out onto a roof garden. The roof gardens allow a direct relationship with the garden, break down the 2-storey massing of the house and create an illusion of a single storey building. From the street the bedrooms are seen peeping above the edge of the roof garden which is softened by an abundance of overhanging vegetation and colour.
The house makes extensive use of passive environmental principle to minimize the need for mechanical cooling. Cross ventilation is maximized by the careful placement of the building on site, large roof overhang has been designed to shade the glazed area from the strong sun. The integration of extensive landscaping on all floors helps to reduce carbon dioxide and contribute to water retention, reducing the pressure of the surface water system at heavy rain times.

Introduction
This page provides technical information on carpet recycling. Given that carpet pad is typically used with broadloom carpets, some information is also provided on carpet pad recycling. By reusing or recycling your used carpet pads and carpets you may reduce overall disposal costs, save landfill space, and help achieve the diversion goals of your city or county.
For information on AB 2398, the carpet stewardship law and the California Carpet Stewardship Plan, visit the Carpet EPR Program Overview webpage.
Synthetic fibers make up more than 99 percent of the fiber used by the United States carpet industry. Each fiber has strengths and weaknesses that must be recognized and should influence how it is to be used and constructed. The following fibers, in order of importance, are used in the production of carpets:
Contamination is the primary reason why recyclable scrap carpet does not get recycled. Some contamination comes from careless handling of carpet during its removal, when other demolition debris ends up in the load. Carpet tack strips and nails are common and serious contamination problems because a piece of metal will tear up recycling equipment. A magnet might help, but not for bits of stainless steel or aluminum.
Other contaminants that are not easily removed and can make carpet unrecyclable include paint and drywall mud. Carpet must not be contaminated with body fluids, chemical or pharmaceutical contaminants, and asbestos.
Excessive moisture also impedes carpet recycling. It makes carpet heavier and interferes with fiber-testing devices and other machinery not to mention the potential for moist carpet to contain mold or mildew. Collectors must protect old carpet and pads from rain and snow by using closed containers and overhangs.
Carpet rolled, with fiber side out, cut in 6 foot widths, is ideal for processing.
The following websites have more information on carpet collection:
Recyclers use near-infrared spectroscopic analyzers (aka laser gun) to determine the carpet fiber type because each requires a different processing technique. These analyzers are expensive and are therefore mainly used by carpet processors. The following websites have further information on fiber analyzers:
Habitat for Humanity, which accepts like-new construction materials for affordable housing, is one organization that may find use for good reusable carpet, although it may require a minimum carpet quantity of about 800 square feet. Habitat for Humanity is listed in your local phone directory.
CalRecycle's California Materials Exchange (CalMAX) portal helps businesses find markets for materials traditionally discarded, including carpet and pad.

Very nice rental property. Well furnished and up to date. Had a little problem with AC changing temp--might have been on a pre programmed timer. Notified management.I do wish they would build a 2nd boardwalk on the west end of the property. Otherwise a great stay.

This is an extremely nice and spacious condo. Huge garage area and the elevator is a plus since there are three floors. There were 5 adults and 3 kids that stayed here for 6 nights - and there was more than enough room for all of us. The bedrooms and baths are very large, and the furnishings are very nice. There are two full floors of living space and the air conditioner did not miss a beat. The entire condo stayed cool all week. My family will definitely stay here again. Beach access was outstanding!
Only a few minor issues: (1) set screw was missing on entrance door - door handle would not stay on (2) same with kitchen sink faucet (3) there should be a broom/dustpan available to renters (4) sliding glass door on bunk room was off track and lying on the balcony (5) should have at least one large stockpot for cooking since this condo will sleep 12 people.

We had a wonderful vacation at this property. The condo is very well maintained and is supplied with most everything we needed. We came to the property before it was ready, and we were allowed to drop our things in the garage and go to the beach to watch the Air Show. We were notified as soon as the property was ready, around 1:30. The keys were delivered to us while we were at the beach. We also had a problem with the TV in the den, but someone came over to help in a timely fashion. The manager was very helpful and friendly, both when I called the day before we left, and when I went to the office to check in.

This is absolutely perfect. My only concern is that because it is so perfect it will be hard to get a reservation here next time. We had a little battery backup problem, the manager of the properties came out immediately and fixed it. The owner, manager, and property are everything you could ask for.

Nice accommodation and location for beach access and time. Elevator was nice for heavy luggage and coolers. Major bummer was big screen in living had to be reset ? By cable company several times and it was a big football Wkend. The grill needs replacing and should not be used.

Thouroughly enjoyed the location. However, beach area in front of the condos was temporarily closed due to rebuilding beachfront. Accomodations were excellent. Main complaint was the pantry was locked so we had to put a lot of our stuff on the counters or in the laundry room.

We loved the proximity of the home to the beach. The home itself was laid out well. The home was not furnished to accommodate a large group. We had 8 adults and 6 children. There was not enough storage space for clothing, as far as dressers, chest of drawers, etc. One bedroom didn't have anything to put your clothes in. The home was not clean. This is a must when renting a home that others have stayed in. Also, the pantry was locked and this should have been disclosed in the home information.

We had a wonderful weekend. The condo was spacious and beautifully appointed. It was clean and we could not have asked for more guest friendly accommodations. We have a 1 year old, so the cart was especially useful for moving our considerable beach paraphernalia. We are old, so it was wonderful to be able to watch our family from the balcony when we chose not to make the short trek to the water. We knew the restaurants would be packed on a holiday weekend; but had planned food and found the kitchen to be well supplied, allowing us resources to prepare our own meals. We enjoyed being immediately on the beach, and loved every minute at Regency. It was chilly so the kids spent more time than we'd have expected at the pool, which was also up to par. We had an elevator problem when we arrived, but called Paradise, and a service man was there quickly and we had elevator access the rest of our stay. We look forward to staying with you again at B8.

My family stayed here in April. This condo was hands down the most beautiful I have ever stayed in. It was clean upon arrival, it is open, airy and looks out upon the gorgeous gulf beach. The beach is sensational and not crowded at all. The location is just the best I've seen on the beach. I would bring my family here again and again!! Delightful!!!

Our condo was perfect for our family of 8 adults and 3 babies under 1 1/2 years. The kitchen was huge which helped also with seating and hanging out with everyone which also looked out over the ocean from our balcony! Plenty of garage paring for our four cars. The bedrooms were perfect! Our master bedroom was the best! Huge closet and great view from the ocean front balcony. TV's in all bedroom but one. Not that anyone watched tv but nice to have them in there. The condo had everything we needed. Decorated beautifully. There were 2 pools which was nice to swim in after being at the beach all day. Paradise Beach homes were very accommodating and very friendly! The only downfall was the construction going on at the condo beside us. With the 3 babies, the noise during the day was extremely loud. Loved the place and would defiantly go back!

Our family has stayed in this townhouse for two years now. We liked it so much last year, we decided to return. One of the main reasons is the elevator. It is very convenient for loading and unloading and this year, I had had knee replacement surgery so it was great to have the elevator. When we got there it didn't work but management soon had it working. Our only other complaint, was a cleaning issue which was resolved immediately. I would definitely recommend this property. There is lots of room for large groups. The pool is very nice and easy access to the beach. We also liked that we were a little away from the activities, but close enough if desired.

After the new State Route 99 tunnel opens to drivers, the Alaskan Way Viaduct along Seattle's waterfront will be removed to make way for a new surface street built by the City of Seattle. This project will help transform Seattles waterfront while removing a vulnerable structure from our road network.
On May 16, WSDOT announced Kiewit Infrastructure West Co. as the apparent-best-value contractor, which means Kiewit submitted the best combination of technical proposal and price for completing the work. We will have more information to share late summer/early fall about the contractors schedule and approach to the work.
The Alaskan Way Viaduct was built in the 1950s to carry roughly half the number of vehicles it carries today. After the 2001 Nisqually Earthquake, WSDOT repaired and strengthened the viaduct, but the structure is showing its age. While it remains safe for daily use and is inspected twice a year, it remains susceptible to damage or collapse in a future earthquake. The viaducts functionality will be replaced by a new tunnel that provides a direct route between the stadiums and Seattle Center, and a new waterfront Alaskan Way surface street being built by the City of Seattle.
WSDOTs primary goal is to remove the viaduct safely and with as little disruption as possible. The contractor will be required to adhere to a variety of safety standards and industry best practices in conducting the work, and WSDOT will monitor their work to ensure it is done safely.
WSDOT is combining three projects into one in order to save overall construction time, lower costs and improve efficiency. The scope of the combined project includes:
Removal is expected to take approximately six months, with the viaduct being removed in sections. We will have more information to share in the coming weeks about the contractors proposal for the work, but their work plan will adhere to the requirements of the contract (PDF).
*These timelines are early estimates from the contractor. All schedules are subject to change.
WSDOT used a best-value approach and a design-build contracting method to select a contractor for the work. Best value means we selected the proposal that was the best value for the price, not simply the lowest price. Design-build is a contracting method that asks the bidding contractors to propose how they would design, schedule and conduct the work (within restrictions and limits).
This approach encourages innovative and cost-effective proposals, and allows the state to benefit from the contracting industrys expertise and experience. This is also why we didnt know the methods and schedule for viaduct removal prior to awarding the contract.
Under a design-build contract, the contractor is responsible for both project design and construction. By WSDOT issuing requirements for the finished product instead of outlining a particular approach for the work, the contractor gets increased flexibility and efficiency, and WSDOT gets a better product at a better value. Design-build is an alternative to the traditional design-bid-build project delivery method, in which the contractor is hired to build a design that we have fully completed.
WSDOT has used design-build successfully on several projects, including the SR 99 Tunnel Project, the SR 520 Bridge Replacement and HOV Program, Tacoma Narrows Bridge, I-5 Everett HOV, SR 519 and several I-405 projects.

When is Review Required?
Demolition permit applications for non-designated buildings over 50 years old requires review and approval by the Historic Preservation program. The intent of the demolition review process is to prevent the loss of buildings that may have historic or architectural significance and to provide the time necessary to consider alternatives to demolition.
The fee for the review is based on the age of the building. Once approved, submit the demolition permit application to a Project Specialist.
For the purposes of reviewing applications, Section 9-16 Definitions, B.R.C., 1981defines"Demolition (Historic)" asan act or process that removes:
50 percent or more of the exterior walls of a building as measured contiguously around the building coverage; or
50 percent or more of the roof areas as measured in plan view; or
any exterior wall facing a public street, but not an act or process that removes an exterior wall facing an alley.
Approximately $282 for primary buildings built before or during 1939.
Approximately $51 for primary buildings built between 1940 and 1968(50 years) and accessory buildingsover 50 years in age.
If the building is determined to bepotentially eligiblefor landmark designation, the application is referred to the full Landmarks Board for review. An additional fee of approximately $1,504 is required.
Initial Review: Staff or the Ldrc determines whether there is probable cause to believe the building may be eligible for landmark designation.
Landmarks Board Review: The criteria for the Landmarks Boards review of a demolition permit is found in 9-11-23(f) B.R.C. 1981:
When considering the condition of the building and the projected cost of restoration or repair as set forth in paragraphs (3) and (4) above, the board may not consider deterioration caused by unreasonable neglect.
The Landmarks Board may 1) issue the demolition permit, 2) place a stay of up to 180 days to explore alternatives to demolition or 3) Initiate landmark designation.
The historic preservation signature is valid for 180 days and cannot be extended. If the application isnt finalized within this period, a new demolition permit application is required.
