Measure any areas where you will need to add fill material to grade and smooth the existing site. Look for other areas you can "cut", or take some soil off to spread to these places. Often in large landscaping projects you will find that you have to "import", or haul in additional soil to level out the lawn, and it is best to bring this material in before any underground utilities are installed.

Calculate how much fill you will need to import. This is a math problem, and if the area is irregular in shape, try to imagine it as a square or rectangle, multiplying width X length X depth, to give you a cubic volume of material. Large volumes are measured either in tons or cubic yards or meters. If the amount is very large, you will need to hire someone to haul your material in with a dump truck, smaller amounts may be brought in with a pickup truck or utility trailer.

Spread the new fill material and level all areas of the yard. If you have a large amount to move, you may want to rent a small tractor with a front end loader bucket and a grader blade or box blade to do this job for you. Very large projects may require a bulldozer or other heavy equipment, but this may be too much for the average homeowner to attempt on their own.

Mark off any flower beds, tree plantings, or other features you are putting in your landscape, and also consider any permanent structures you may want to add now or later. After the landscaping is complete is not the time to build a swimming pool or utility shed!

Leave some additional soil in areas where you want raised flower beds, garden areas, or other features that need it.

Remove plants, bushes, or undesirable trees from the area so that areas to receive grass will get maximum sunlight.

Plant all the shrubs, bushes, and trees that you have planned for each area, and remember, it is often easier to start working one area and finish it before moving to the next. Large landscaping projects can be overwhelming if they are not broken down into a series of smaller projects.

Lay out and install whatever irrigation piping you have planned, install conduits for underground electric to power landscape lighting and to operate pumps for fishponds or fountains you are building. If you use an electric mower, leaf blower, weed eater, or edger, you may want a couple of remote ground fault receptacles to eliminate the need for long extension cords. You will need to mount these with weatherproof boxes and covers on posts or attached to some type of structure.

Work out your flower beds and other permanent landscape features, such as patios, permanent barbecue pits, fountains, etc. Use landscape fabric in planting areas to keep the weeds from becoming a problem, and mulch all these areas to conserve water.

Finish grading the areas to receive grass. This is often done by dragging a section of fence material behind a lawn tractor or ATV, passing back and forth over the area until it is smooth.

WHAT ABOUT "DORMANT OIL" SPRAYS?
We are often asked about dormant oil sprays. They are still routinely applied by many companies and can be beneficial in some cases. We have largely abandoned the use of oil sprays for a number of reasons:
1. Dormant oil sprays are promoted as a less toxic alternative to the use of insecticides and miticides. In fact, they are less likely to harm beneficial insects and if applied properly, with correct timing and technique can help to control scale insects and possibly cool season mites. They may also be effective for some adelgids. Our experience has been that even with good equipment and good technique, control has been limited and disappointing to us and our customers.
2. Oils work by "smothering" the insects or mites. In order for this to happen, a continuous layer of oil must be applied to all the plant tissues and must persist for long enough to kill the pest. The optimal conditions for this to happen include a specific temperature range at the time of application, correct humidity conditions and the timing has to be right to contact the pest during a vulnerable stage of its life cycle.
3. Oils can cause damage to some evergreens and some tissues and young foliage on deciduous trees. In many cases, this damage is worse than the damage of the pest being treated.
4. Oils can damage surfaces of houses, lawn furniture, vehicles, swing sets, etc. and it is difficult to keep the spray off of those surfaces when spraying even smaller trees.
5. It is virtually impossible to get adequate coverage of large trees for oils to work, even with excellent equipment and experienced applicators.
We have found that we can achieve excellent control of soft scale insects on very large trees with trunk injection of insecticides. There is long term control, no adverse effects on beneficial insects, and no environmental toxicity.
Mites can be treated with specific miticides. Adelgids can be treated with systemic, soil injected or drenched insecticides that have very low toxicity and do not damage surfaces or healthy foliage.

Architectural drawings provide important construction details for a project, but in most cases are not required to acquire a building permit for a room addition, or to complete construction. Having your addition built without drawings may cost $46171 on average, and requires your builder to prepare his own plans. Providing architectural drawings to your contractor can simplify planning, pricing, and executing construction. The use of drawing impacts overall project prices, with a national average of $58043 to complete an addition.
Building permits are required for room additions, and are granted by the municipality in which construction takes place. The process of securing a permit involves submitting an application and paying a fee, then awaiting approval for your project. With permits secured, construction on your room addition can begin without delay, costing an average of $38942 overall. Without permits in place, fines, suspensions and other setbacks can delay construction and increase costs, resulting in average prices of $45116. Discuss the permit process with your contractor to ensure your application is in order and that permits are secured before construction begins.
Room addition projects for which contractors include materials in their pricing cost an average of $39157. Contract pricing is often used when the parameters and scale of the project are clear, and usually includes buffers to ensure flexibility for changes or complications that may arise during construction. Your contractor may choose to price your materials on a cost plus basis instead, providing them as needed while the job progresses. Cost-plus pricing helps maintain a standard of quality while covering all expenses, and may be used on projects with incomplete designs, unclear scope, or when several contractors overlap. Using cost-plus pricing for materials typically averages $22057 for total room construction costs.
Special considerations for different types of additions affect construction and finishing costs. In addition to framing and exterior components, most rooms have several common requirements such as insulation, drywall, electrical, HVAC, and flooring. These elements combine for average addition prices of $24322 for bedrooms, $40237 for living and family rooms, $18643 for lofts, and $21774 for office space. The added plumbing and ventilation requirements of some rooms contribute to average prices of $22071 for bathrooms, $19158 for laundry rooms, and $58743 for kitchens. Other additions may have minimal finish and fixture requirements that affect construction prices, such as garages, which cost about $42901, and sun rooms and screen rooms, which carry installation rates of about $24513 and $16047, respectively.

Regardless of the type and size of addition built for your home, several important factors affect the difficulty and expense of the project. Seeding a New Lawn
Using seed is the most common method of planting turfgrass. Whether you have an established lawn or you are starting a new one, the basic principles are the same.
1. Dig or till to a 3-inch depth.
2. Rake to remove clumps and clods.
3. Smooth and level the surface. Remember, you are establishing a finished grade so include any contours needed for drainage.
4. Add compost, topsoil and starter fertilizer and work them into the soil.
5. Roll with a weighted lawn roller.
6. Spread the seed. To ensure even coverage, sow half of the seed in one direction and the other half at a right angle.
7. Rake and roll again.
8. Mulch with a weed-free straw, such as wheat straw. As an alternative, you can use a seed starter mat or seed blanket to help keep the seed and loose soil from washing or blowing away.
9. Water frequently to keep the seeds moist (don't saturate). Cut watering back to once a day when the grass reaches about 1 inch in height.
10. Mow when the grass reaches 2 1/2 inches - 3 inches.
11. After it's been mowed three times, use a regular watering schedule of 1 inch per week.
12. Apply a pre-emergent crabgrass control to stop germination of unwanted grass.
Overseeding an Existing Lawn
To fill out an otherwise healthy lawn or to add extra green for the winter months, you can overseed:
1. Mow lower than usual.
2. Dethatch if needed or rake to thin the existing turf.
3. Aerate to reduce soil compaction.
4. Amend with compost.
5. Add starter fertilizer.
6. Apply seed.
7. Rake in loosely.
8. Top-dress with mulch, compost or peat moss.
