Two new medical office complexes are planned off Immokalee Road east of Interstate 75 in North Naples.
Southbrooke Medical Center is planned just east of Valewood Drive on more than 5 acres of undeveloped land on the south side of Immokalee Road. The proposed construction project includes two nearly 20,000-square-foot buildings for medical use, Collier County development records show.
Each of the identical one-story buildings is proposed to have 11 units ranging from 1,601 to 2,189 square feet, the site plan shows. The inline buildings will both front Immokalee Road and be built 30 feet apart by Naples-based Phoenix Associates of Florida.
Ground is expected to be broken soon for Southbrooke Medical Center. Construction will start once the project is 50 percent pre-leased, said Bill Young, senior associate for CRE Consultants, who is looking to sign medical and office tenants.
Were not too far off now, Young said. We have medical, dental, general practice and office uses lined up.
The tree-covered acreage was rezoned in November 2015 from estates residential to a commercial planned unit development zoning district to allow the project to be built. A swath of native foliage will be preserved between the rear of the development and Autumn Oaks Lane, a residential street to the south that runs parallel to Immokalee Road, the site plan shows.
The sole entrance into Southbrooke Medical Center is proposed from Immokalee Road to line up with the existing Executive Drive on the north side of the road, plans show. Turn lanes off Immokalee Road are proposed for both eastbound and westbound traffic.
Plans also show that 210 parking spaces for the medical offices will be divided between the north and south sides of the buildings. Medical offices require one parking space for every 200 square feet of building compared with one for every 300 square feet of general office space, according to the countys land development plan.

An unrelated development project by Equity Inc. recently broke ground on a 9,950-square-foot freestanding office building to be built on a corner lot on the north side of Piper Boulevard near the intersection of Airport-Pulling and Immokalee roads.
The property at 1035 Piper Blvd. is on the corner of Cypress Way East that was part of the parking lot space for the former Naples Dinner Theater, which closed a decade ago after an eight-year run. The new one-story commercial building will be built between The Lockup self-storage building and a medical office building with units for dentistry, dermatology, oral surgery, prosthetics and weight loss.
Suites from 1,500 to 5,620 square feet are available for lease in the proposed Piper Medical office building.
Declining vacancy rates in the area combined with the location make this new build an unsurpassable opportunity for office or medical tenants, according to a news release from Equity Inc., a full-service commercial real estate firm.

The lead developer on the Turner Park East project, which includes the area east of Midtown Crossing, said construction should begin in spring of 2018.
Brad Schoenfelder, President of the Midwest Region for Ryan Companies, said the company will spend the remainder of 2017 finalizing approvals and going through the city process to begin construction.
Mutual of Omaha has acquired the properties to be included in the Turner Park East project, and Ryan Companies will head up the development.
"We're very experienced in urban redevelopment and the challenges and the opportunities that come with that," Schoenfelder said.
Ryan Companies' plans include a 150,000 square foot office building on the south side of Farnam, which will include multiple tenants. On the north side of Farnam, the developers are planning for a mixed-use development including a hotel component, multi-family residential units and a city-owned and financed parking deck.
"We just want to make sure that we're continuing to activate the streets and how were doing that is more about residential, hospitality," Schoenfelder said.
Schoenfelder said Ryan Companies is working with the homeowners association at the remaining Twin Towers buildings, now named The Condominiums at 3000 Farnam.
They are also working with the Midtown 2050 group, which is behind a proposed streetcar that would run from Midtown into downtown Omaha and to the Creighton campus.

The Los Angeles Police Department's former headquarters, Parker Center, will be demolished and replaced with a $483 million office tower to house city employees under a plan approved by the City Council.
The council voted 12-0 Friday to greenlight the Bureau of Engineering's proposal to replace the eight-story Parker Center with a 27-story tower. The first floor will include commercial and exhibition space, according public works officials.
Preservationists from the Los Angeles Conservancy had been advocating for the city to rehabilitate the building, at 150 N. Los Angeles St., instead of demolishing it. But the council last month denied giving it a historic-cultural monument designation.
Those in favor of keeping the building intact pointed to the complex history of the building, which served as the LAPD's administrative building, with a jail and crime labs, from 1954 until 2009. That era represented both some of the controversial chapters in the Police Department's relations with the African-American community, as well as some of the improvements and efficiencies achieved in the department.
The building was originally called the Police Administration Building, but later renamed for Police Chief William H. Parker when he died in 1966. Charles Manson, Sirhan Sirhan and the Hillside Strangler were among the most notorious criminals booked at the facility.
The building also helped to shape the popular imagination about the LAPD, through its appearances on the television show Dragnet in the 1950s and in the more recent police procedural, The Closer.
Parker Center is the work of architect Welton Becket, who also designed the Music Center and the Capitol Records building.
Councilman Jose Huizar said Friday the building should be demolished because it is not a good example of Becket's work, and its existence dismisses the history of the Japanese-American community and businesses that were displaced when Parker Center was built.
Some artwork from Parker Center will be preserved, including a bronze sculpture by Bernard J. Rosenthal and a mosaic mural by Joseph Young.
Huizar said funds are still being gathered to move ahead with the demolition and office building project.
The existing building has structural deficiencies that make it unsafe for use, and due to asbestos in the building, the demolition would likely occur slowly, with the structure being taken apart bit by bit, public works officials said in a recent committee meeting.
The offices at the Parker Center site are expected to serve as the first project in a larger plan to revamp the Civic Center where City Hall sits. The council voted to begin studying a Civic Center master plan that aims to bring more housing, office and commercial space to the area, as well as better integrating the Civic Center into the surrounding communities, which include Little Tokyo, Chinatown, El Pueblo and the Arts District.

Bend roofing companies are still busy helping residents fix the damage caused by the winters historic storms.
The most prominent damage was created by ice dams, which form when ice buildup on the edge of a roof causes melting snow to back up and leak into a home.
Really, ice dams affect roofs of all levels, style and build, Craig Blanchette, project manager at Northwest Quality Roofing in Bend, said. Ice dams dont discriminate to say the least.
Blanchette said his company is booked until Memorial Day with people still needing roof assessments and repairs.
Northwest Quality Roofing, which serves all of Central Oregon, usually sees most of its business come from Sunriver and La Pine during a typical winter. This past winter, Blanchette was surprised with how many calls came from Redmond, Madras and Prineville, areas that normally have milder winters.
Our phones were ringing off the hook, Blanchette said.
Blanchette jokes the only way to avoid ice dams is to move to Los Angeles or Phoenix. Joking aside, he said, proper insulation and ventilation are a homeowners best defense against ice dams.
If we can eliminate our heat loss, and make sure our attic space is properly ventilated that is really going to help, Blanchette said. We cannot in our area completely prevent ice dams, but that is going to be a great start.
He also suggests heat tape or deicing wires but recommends having a licensed electrician install them. Another option is using roof rakes to rake off as much snow as possible once a storm stops. Residents should avoid going up on their roofs because it is not safe, and their weight could actually cause more harm to the roof, Blanchette said.
Blanchette, who has been working in the roofing industry in Central Oregon since 2000, said he has never seen the likes of this years winter storms. Every day he sees the toll the winter took on the region.
We have all been in it together, whether you are the contractor or homeowner or tenant, Blanchette said. It has affected us all.
Thomas Hunziker who co-owns AM-1 Roofing in Bend with his wife, Jennifer said this past winter tested all the new housing built recently in the High Desert. Hunziker, who moved to Central Oregon in 1989 and started his business in 1993, said he has seen many houses in the area not built to handle such a severe winter.
We had two months of way below average temperatures and it threw everybody for a loop. No one knew what to do, Hunziker said. What it did is it exposed every shortcoming in design and every mistake ever made.
Much of the work Hunziker is doing now is making visits to damaged homes, and educating the homeowners on what they can do in the future. He offers advice about adding insulation and ventilation to help avoid ice dams.
Like other roofing companies, AM-1 Roofing also has a full schedule of roof repairs and replacements. Most problems Hunziker finds are not roofing issues, but rather condensation issues inside an attic.
Hunziker worries other roofing business, some coming from out of town, are gouging people, and making promises they cannot keep.
Anyone who guarantees an ice dam will not be a problem again is crazy, Hunziker said.
Roofs are not designed to go underwater, he said.

SAFFORD - A March 3 break-in at ABC Supply Company, 1456 E. Highway 70, led to a Safford mans arrest and the recovery of thousands of dollars in roofing material stolen from two businesses after the man reportedly left behind his wallet.
Early that morning, Safford Police officers responded to an alarm at ABC Supply. The store had been burglarized twice this year, with almost $10,000 in roofing material taken.
On March 3, a male subject at the scene apparently escaped by climbing a fence, but responding officers found a vehicle reported stolen parked outside. An ABC Supply employee later found a backpack containing the wallet.
The wallet belonged to a man named Daniel Mendell.
Mendell, 37, was arrested that day by Safford Police. He was charged with trespassing, auto theft and possession of a dangerous drug for meth reportedly found in his trailer. He allegedly admitted having the drug, and using heroin, but denied being at ABC Supply or stealing the vehicle. Mendell allegedly claimed his wallet had been stolen.
However, the case didnt end there.
According to police reports, the investigation tied Mendell to the ABC Supply break-ins and a Dec. 2016 theft of titanium roofing rolls from Rhodes Construction, 1420 S. 1st Ave. Apparently, the reports continued, he had been selling the stolen material locally at a discount.
Safford officers eventually collected over 350 bundles of shingles and a host of other roofing material from several properties. Much of it was found to be from ABC Supply and Rhodes Construction and returned to those businesses, which recovered roughly $11,000 in goods.
Mendell was arrested again March 13 on charges of burglary, theft and trafficking in stolen property.

The present owners of an antique colonial home that sits off quiet Low Road in Sharon, only about a mile or so from the central village area of this quaint and quintessential Litchfield County town, thought they had found their ideal second home, a place where they could retreat from their hectic weekday lives in New York City and allow their small children to enjoy the fruits and joys of rural living.
Well, the familys dream will have to be that of others as the young couple both changed jobs and will be relocating, making a weekend home in Sharon impossible.
They are very disappointed that they have to sell this home, explained Graham Klemm of Klemm Real Estate, as he showed the charming dwelling that is embraced by pines and other trees. They continue to spend time here when they can, but they wont be able to continue to do so with their new careers. They loved it because it has old world charm, but is also located on such a quiet road and is surrounded by nature.
The home is indeed charming and noble in character without being ostentatious. The grounds are lovely, with tall pines that hover near a huge screened in porch to the rear of the home, the trees backlit so as to give one the impression of being immersed in the woods. The six-acre property sweeps back to a small pond and wetlands beyond, while there is a mowed lawn below one side of the dwelling. As mentioned, mature trees, some of them specimen, give the home a protected feel and imbue the house with an atmosphere of being one with the surrounding countryside.
Klemm said that a portion of the home dates back to the 1800s, but the majority of the present structure was created in the 1930s during a major renovation and expansion.

The home also underwent a fairly recent renovation and modest expansion under the talented guidance of former owner Nicholas Miles Pentecost, a famed New York-based interior designer, who brought the interior a new luster, while keeping true to original structure and the 1930s work. After a brief career in the financial industry, Pentecost joined the firm Parish-Hadley in 1975, where he remained for 10 years, leaving in 1985 to go out on his own.
One of the most interesting additions to the homes interior in recent years is unique wallpaper that graces a large family room on one side of the entryway. It appears silver in color at first glance, but as the light moves about the space it turns greenish and gold and is luminescent. This room is indeed quite pleasant, with a fireplace and several windows, including a bay window that lets afternoon light stream in to bounce off the somewhat magical walls. Outside one side of the room as a small, cozy patio that overlooks the propertys heated saltwater swimming pool.
The 2005 restoration included such state-of-the-art creature comforts as a custom kitchen, replete with a Subzero refrigerator, Miele dishwasher and range, bar dishwasher and a full pantry. In addition to the kitchen, the first floor contains an 18-by-16 foot dining room, a 25-by-15-foot living room, a 10-by-15 foot study, and a 17-by-17 foot master bedroom, as well as a full bath.
The 3,447 square foot two story home, which rambles in a pleasing way due to the several renovations onto the existing structure, contains four bedrooms and three full and two half-baths in all, ideal for a family with children. The bedrooms are located so as to afford each occupant, or occupants, privacy and are quite attractive in scale and design. The bedrooms include a generously-sized ground floor master wing, which features a large master bath, a wood-burning fireplace, a spacious walk-in cedar closet, and a separate cedar shoe closet.
A graceful, winding stairway leads to the second floor and has some nice touches, such as built-in bookcases. It should be mentioned that the house features custom millwork and other high-end finishes throughout, in addition to those lovely walnut wide-plank floors.
The inviting three-sided screened porch referenced earlier overlooks the pool, lawn and backlit pine trees, which have been pruned so as to not distract the eye. A three-bay garage was designed to look like a carriage house when seen from the main home, another nice feature that is in keeping with the subdued presence of the house on one Sharons prettiest roadways.
One of the real nice qualities of the property is its location, said Klemm. You feel like you are living in the quiet of the woods, but its a short walk or bike ride to town and also to Mudge Pond, where there is a town beach. Low Road is one of the least travelled roads in town, which also makes for a special setting. And its only 80 miles from New York City, making it easily accessible on the weekends and other times.

Houston Rockets forward Ryan Anderson injured his ankle Friday against the New Orleans Pelicans, and it is uncertain when he will return to action.
Jonathan Feigen of the Houston Chronicle reported Anderson will be out Tuesday against the Golden State Warriors and will miss the Rockets' three-game road trip, which will end April 2 against the Phoenix Suns. Feigen noted Anderson is expected back before the end of the regular season.
Rockets coach Mike D'Antoni told reporters it will take two weeks for Anderson to return and that the team will be cautious.
Anderson, 28, was excellent for the New Orleans Pelicans in 2015-16, averaging 17 points and six rebounds per contest. Few players on the Pelicans were more productive, making Anderson an intriguing option once free agency hit over the summer.
The Rockets swooped in, signing him to a four-year, $80 million deal. He was a huge addition for a team that underwent an identity shift with D'Antoni taking over and the additions of shooting guard Eric Gordon (who was also on the Pelicans last year) and center-forward Nene. Dwight Howard also left to join the Atlanta Hawks.
Anderson was the perfect addition to the high-tempo, floor-spacing system D'Antoni installed. With James Harden as the focal point and Anderson putting pressure on defenses from his stretch-4 role, the Rockets have attacked teams and rank second in the league with 115.5 points per game.
Anderson's notched 13.5 points and 4.7 rebounds per contest this season while shooting 39.8 percent from three-point range, and Houston has emerged as one of the primary threats to the Warriors in the Western Conference. Golden State is averaging 116.1 points per game.
With Anderson sidelined, Montrezl Harrell will see more minutes, and Sam Dekker's role will likely expand as well. Certainly, the Rockets have options. But replacing Anderson's production will be difficult.

Dear James: The wood frame windows in my vintage house are pretty deteriorated. I want to repair them, not replace them, to maintain its character. What repairs to them can I do myself? Don H.
Dear Don: People are often surprised by the significant impact of window style on the overall appearance of an older house. Unless the frames are totally rotten, you should be able to repair almost any part to return them to almost like-new condition.
If a lot of them are in very bad condition, get a quote on having them all replaced. It might end up being less expensive than repairing them. Some of the major replacement wood window manufacturers may be able to closely match frame profiles and styling of the old windows.
It can be hazardous when inspecting and repairing windows, so take proper safety precautions. Wear heavy work gloves because cracked window glass may splinter when you move a window sash to check it. When using a ladder, make sure it is supported on solid level ground and always have a helper steady the ladder.
Typical problems to inspect for are rotten areas in the sill and joints in the frame where moisture may have collected. Also be sure to look for gaps where the frame meets the house walls and for deteriorated and missing putty. Slide double-hung windows up and down to check for broken ropes on counterbalance weights. On hinged windows, check for rust and frozen hinges.
Wherever you find a spot where the painted finish is broken, probe it with a screwdriver. It may be rotten under the paint from years of trapped moisture. Chisel out all the rotten wood. Use a wood repair kit, which consists of a hardening resin and wood filler. When the rotten spot is filled and sanded, paint it with sealer to block any more moisture.
You will no doubt find some hinged casement windows that won't swing open. This is most often caused by a buildup of many coats of paint, which makes them stick closed. If you find frozen or rusted hinges, it is best to replace them. Replacement hinges should be easy to find.
If you find gaps between the frame and the wall opening, check it for rot first. If the wood is sound, caulk the gaps. Use standard acrylic latex caulk on narrow gaps. It accepts most paint very well. If the gaps are fairly wide, either fill them with foam caulk or backer rope and then caulk over it.
The most difficult task will be replacing broken counterbalance ropes on double-hung windows. This requires removing the sashes and disassembling the window frame to get access to the weight well. To remain authentic, install new ropes and rebuild the window.
Another option is to install spring-loaded tracks that hold the window in any open position. These are fairly simple to install and they look almost the same as the original setup. If you do this, fill the weight well with insulating foam to be most energy efficient.
Take your time and chip out any old cracked putty and replace it with new putty. Don't rush this task and just cover some bad old putty spots with new. You will just end up having to do it again properly in a year or two.
