    As spring nears, homeowners may find themselves thinking about the ways their kitchens fall short and begin to dream of a remodel.

    The National Association of Realtors 2015 Remodeling Impact Report found that 36 percent of homeowners reported the top reason for remodeling their kitchens was to upgrade worn-out surfaces, finishes and materials. Modernization of the kitchen was the second most common reason for remodeling, and ultimately it pays off: 82 percent of homeowners said they had a greater desire to remain in their home after completing such a project.

    Home Remodeling To Pick Up in 2017 – Valley News – Valley News

    Thanks to generational changes, economic improvement and necessity, contractors expect an uptick in remodeling this year.

    Heres some of the more important remodeling trends for 2017:

    As baby boomers and Generation X get older, they often see their family structure expand. They frequently move elderly parents in to more easily take care of them, and more college graduates are returning home and staying longer.

    With these generational changes, universal design, which focuses on accessibility and ease, has come to the forefront. Elements include critical facilities such as bathrooms and bedrooms on the first floor to avoid climbing stairs, adding accessories such as handrails to make tasks easier, and wider doorways to accommodate wheelchairs or other assistive equipment.

    Paul Verga, owner of Versatile Improvements & Remodeling in Port St. Lucie, Fla., says he includes such principles in much of his work. In any bathroom remodel we do for middle-aged or older customers, we beef up the walls and put more wood in there, he said. That gives more room and support to install handrails in the future.

    Kitchens and bathrooms remain the center of many remodeling projects. For the latter, Duane Ward, president of the David Hazen Group in Zionsville, Ind., said hes seeing a move away from bathtubs. Large walk-in showers are very popular now, he said. People dont use tubs anymore, and they appreciate the convenience. Walk-in showers have a cleaner, more sterile look.

    In kitchens and bathrooms, whites and shades of gray are the color tones of the year. Ward also points to luxury vinyl tile, or LVT, as a major trend in the future. Its been used commercially for some time and recently entered the residential market, he said. LVT is extremely durable, very thin, and virtually indestructible. It can look like tiles or wood. The product itself is a little more expensive than other materials, but installation is cheaper, which brings the price competitive with other materials.

    Kitchen and bathroom remodelers say quartz countertops have skyrocketed in popularity, and they dont foresee that slowing down. More so than ever, its a major product for us, said Pasquale Mignone of Able Construction in Oakland Gardens, N.Y. It just seems to be the choice of customers, and manufacturers are constantly developing new styles and designs of quartz.

    Quartz remains a more expensive choice, so granite has moved into less expensive projects.

    As improving technology brings prices lower, more and more homeowners are mulling tech improvements in their remodeling projects. Its one of the most popular things out there right now, Mignone said.

    In fact, new technologies drive many changes, ranging from HVAC systems you can program from your phone to minor improvements in convenience.

    Although even a few years ago home automation was a Jetsons-style dream out of reach of all but the most affluent clients, the technology has moved into many price ranges since then.

    Those higher-end products arent always in peoples budgets, Mignone said. But theyre making a lot of them now that have the same features but are aimed at a budget market.

    The James A. Farley Post Office Building is the main United States Postal Service building in New York City. Its ZIP code designation is 10001. Built in 1912, the building is famous for bearing the inscription: "Neither snow nor rain nor heat nor gloom of night stays these couriers from the swift completion of their appointed rounds." Formerly the General Post Office Building, it was officially renamed in 1982 as a monument and testament to the political career of the nation's 53rd Postmaster General.

    The Farley Post Office is home to "Operation Santa", made famous in the classic film Miracle on 34th Street (1947), and it is the inspiration for the post office in Terry Pratchett's novel Going Postal (2004), with its "Glom of nit" legend. It also made an appearance in the 2016 video game Tom Clancy's The Division.

    The Farley Building consists of the old general post office building and its western annex. The Farley building is listed on the National Register of Historic Places and occupies two full city blocks, an 8-acre (32,000m2) footprint straddling the tracks of the Northeast Corridor and the Farley Corridor (sub-district B)[2] in western Midtown Manhattan. The building fronts on the west side of Eighth Avenue, across from Pennsylvania Station and Madison Square Garden. It is located at 421 Eighth Avenue, between 31st Street and 33rd Street in the New York City borough of Manhattan.

    The Farley Post Office once held the distinction of being the only Post Office in New York City open to the public 24 hours a day, seven days a week. But in 2009, due to the economic downturn, its windows began to close at 10:00p.m.[3]

    The James A. Farley Building was constructed in two stages. The original monumental front half was built in 1912 and opened for postal business in 1914; the building was doubled in 1934 by the then Postmaster General, James A. Farley, and replaced the 1869-80 Post Office at Park Row and Broadway. Postmaster General Farley's historical association to the landmark is due to this expansion. Farley's building supply firm, the General Builders Supply Corporation, had received a federal contract under the Hoover Administration to provide building materials for the construction of the Post Office Annex. The General Builders Corporation supplied building materials toward the construction of such landmarks as the Empire State Building, Rockefeller Center, and the United Nations Headquarters. Farley was accused by then Senator Huey Long of Louisiana of receiving preferential treatment from the Roosevelt Administration, a charge that later proved to be false, as Farley would be cleared by the Senate of any wrongdoing in what would be known as "The Long-Farley Affair of 1935".[4][5]

    Where the landmark backs up to Ninth Avenue: along the side streets, McKim, Mead, and White's range, which continues its Corinthian giant order as pilasters between the window bays, was simply repeated in order to carry the facade to Ninth Avenue. The original building was one of the last built under the Tarsney Act. Up until 1893, all federal non-military structures were designed by in-house government architects in the Office of the Supervising Architect in the United States Treasury Department. The 1893 act introduced by a Missouri Congressman permitted the Supervisory Architect to pick private architects following a competition. Supervisory architect James Knox Taylor picked McKim for the New York post office. In 1913, the act was repealed partially in light of a scandal in which Taylor had picked his former Minnesota partner Cass Gilbert to design the Alexander Hamilton U.S. Custom House.[6]

    The monumental facade on Eighth Avenue was conceived as a Corinthian colonnade braced at the end by two pavilions. The imposing design was meant to match in strength the colonnade of Pennsylvania Station (McKim, Mead, and White, 1910) that originally faced it across the avenue. An unbroken flight of steps the full length of the colonnade provides access, for the main floor devoted to customer services is above a functional basement level that rises out of a dry moat giving light and air to workspaces below. Each of the square end pavilions is capped with a low saucer dome, expressed on the exterior as a low stepped pyramid. Inside, the visitor finds an unbroken vista down a long gallery that parallels the colonnaded front. The north end of the gallery houses a small Museum of Postal History.

    The building prominently bears the inscription: Neither snow nor rain nor heat nor gloom of night stays these couriers from the swift completion of their appointed rounds, which is frequently mistaken as the official motto of the United States Postal Service. It was actually supplied by William Mitchell Kendall of the firm of McKim, Mead & White, the architects who designed the Farley Building and the original Pennsylvania Station in the same Beaux-Arts style. The sentence is taken from Herodotus' Histories (Book 8, Ch. 98) and describes the faithful service of the Persian system of mounted postal messengers under Xerxes I of Persia. The U.S.P.S. does not actually have an official motto or creed, but nonetheless the inscription on the building is often cited as such.

    The ceiling of the front reception hall is decorated with carved national emblems or coats of arms of ten major nations at the time of the building's construction: the United States, the United Kingdom, the German Empire, the French Third Republic (represented by the cipher "R.F." for Rpublique Franaise since lacking an official national emblem), the Russian Empire, the Kingdom of Italy, the Kingdom of Spain, Belgium, Austria-Hungary, and the Netherlands.

    Upon opening in 1914, it was named the Pennsylvania Terminal. In July 1918, the building was renamed the General Post Office Building, and in 1982, was dedicated as the James A. Farley Building. (97th Congress, H.Res. 368 3/2/1982). James Farley was the nation's 53rd Postmaster General and served from 1933 to 1940. He was also the supreme democratic party boss of New York State[7] at the time, was responsible for Franklin D. Roosevelt's rise to the Presidency,[8] and is the first Roman Catholic politician in American history to have crossover appeal as a candidate for the office of the Presidency of the United States of America. Farley (a native New Yorker) was instrumental in the political careers of Alfred E. Smith and Franklin D. Roosevelt (having served as campaign manager to both). Farley was a Democratic Party candidate for President of the United States in 1940 and opposed the F.D.R. third term.

    The building was designated a New York City Landmark in 1966.

    The Farley Building was instrumental to maintaining service levels in the New York City area following the September 11 attacks, when it served as a backup to operations for the Church Street Station Post Office located across the street from the World Trade Center complex. Advances in automated mail processing technology, coupled with adjustments to postal distribution and transportation networks, now make it feasible to absorb associated mail volumes at the Morgan Center.[clarification needed]

    The Farley post office stopped 24-hour service beginning on May 9, 2009, due to decreasing mail traffic.[9] Effective May 9, 2009, the new hours at the James A. Farley Main Post Office are: Mon Fri: 7 a.m. 10 p.m., Saturday: 9a.m. 9 p.m., and Sunday: 11 a.m. 7 p.m. There is no window service on federal holidays, but the building is open and self-service kiosks are accessible.

    Portions of the landmark James Farley Post Office are being adaptively reused and converted to house a new concourse for Amtrak. The Amtrak facility within the historic Farley Post Office will be named the Daniel Patrick Moynihan Station.[10] Beyond retail lobby services, other postal operations that would remain in the building will include Express Mail, mail delivery, truck platforms, and a stamp depository. Administrative offices for the Postal Service's New York District will also be headquartered within Farley, and Operation Santa Claus will remain at the landmark post office.[citation needed]

    In the home where I grew up, a rambling Queen Anne Victorian in suburban New Jersey, the washer and dryer were located just off the basement boiler room, next to a plastic slop sink. Two dingy hopper windows looked out onto the driveway where we shot hoops and played street hockey. I can still smell the potpourri of detergent, dryer exhaust, and mildew.

    A few decades later, in the midst of a gut renovation of an 1882 Brooklyn brownstone, it was my turn to plan a laundry room. Given the presence of a garden rental apartment in the building, the basement wasnt an option. Thats just as well. Like most Americans these days, my wife and I wanted the washer and dryer on an upper floor, closer to where laundry is actually produced.

    We didn't have a lot of room to work with in what will become an owners duplexabout 1,500 square feet. That precluded a full-sized laundry room along the lines of what you see on HGTV and design websites, with storage cabinets, a sink, drying rods, and other accessories. A laundry closet, with a stackable washer and dryer, was more realistic.

    After several meetings with our architect, we decided to locate the laundry closet at the top of the staircase, by borrowing a few square feet from the master bathroom (see the Before plan below). But as one astute viewer pointed out during a Facebook Live chat devoted to the project plan, a single false step could send an unsuspecting laundry-doer tumbling backward down the steps.

    At first we thought about moving the laundry downstairs. But after some back and forth, we hit on a suitable compromise: sliding the laundry a few feet to the right to eliminate the falling hazard (see the After plan). It seems obvious now, but in the heat of the moment, we worried that one design tweak would have a domino effect on the rest of the project. In the end we learned that sometimes on a major renovation, you have to make a few left turns to get going in the right direction.     Muskegon man refuses to pay for remodeling to get smart meter

    MUSKEGON, MICH. - A Muskegon man says he doesn't want a Consumers Energy smart meter, but its not for the reason you might think.

    Tony Driscoll called 13 On Your Side after the utility company told him he would have to pay for the installation. "I told them I shouldn't have to pay for somebody to do that, when it's their meter, says Driscoll.

    Driscoll says his current meter is in an odd place. Several years ago, it was installed in the corner of his house and its not enough space for a new smart meter. "We bought the house 23 years ago. I haven't moved it."

    The house used to be masonry brick and 10 years ago tony says he had a contractor put siding on it for better insulation. Consumers Energy says the meter is in an unsafe location. Driscoll says the meter-readers never had a problem until recently.

    Consumers Energy started installing smart meters in 2012. The device allows Consumers to read meters remotely.

    "They want to eliminate a meter reader position, which makes them more profitable. I understand that, but I shouldn't have to bare that brunt," Driscoll says.

    Drsicoll says he can either get a smart meter or opt-out -- meaning he would pay an initial fee of $69, then $9.72 a month to pay for the meter readers to come to his house.

    Right now, there is proposed legislation that would allow residents to choose whether they want one and not be penalized, but Driscoll says "I never said I'm opting out, I'm saying I'm not paying for something you want to do."

    Driscoll called 13 On Your Side when he says he wasn't getting anywhere with Consumers Energy. If he didn't opt-out, the company was threatening to shut off his service. He says a fair solution would be to let him keep what he has or do what they need to do at their cost.

    Consumers Energy Spokesman, Roger Morgenstern says the company is willing to work with Driscoll. Morgensternsuggested he get an estimate on the work and when he know how much it will cost, Consumers Energy can try to come up with a fair solution.

    In the meantime, the proposed legislation allowing people to opt-out of program without penalty is still making its way through the Michigan House of Representatives. Another hearing is scheduled for March 7, 2017.

    Repair companies should be vetted thoroughly, say agents

    Tuesdays hailstorm did some damage in Chanute. Local insurance agents and others involved in the business of roof and vehicle repair talked about the extent of the damage and warned people to be careful about who they pay for the jobs.

    Farmers Insurance Agent Mitch Love said there have definitely been a lot of calls about building and vehicle damage. It seems that the west side of town generally got hit a bit harder than the east side, but damage is scattered all over.

    Weve filed quite a few claims, he said.

    Love recommended that those who think their roofs have been damaged contact a local, licensed roofing contractor and have them look at the roof.

    State Farm agent Ryan Disbrow said that business has been brisk.

    Weve found that a large majority of our customers have fairly significant damage to their roofs, he said, and on the cars, weve had a lot of damage as well.

    Disbrow said he knew the numbers were going to be pretty significant. He said his agency is already looking at 50-100 roofs and a couple hundred cars.

    State Farm assessors are doing estimates for their customers and they are telling customers not to take their cars to someone they dont trust.

    Disbrow has local contractors he will recommend. Insurance companies cannot steer customers to one contractor or another, but they do recommend that customers contact them if a roofer comes to their door wanting to do an estimate or repairs.

    The biggest issue in these situations is a lack of communication, he said.

    Chris Cleaver with Cleaver Farm & Home, which provides roofing and other exterior supplies, said it is still early to know the full extent of hail damage in Chanute and business has been slow so far on that front.

    We havent really sold any roofs, he said.

    Cleaver said they have sold some shingles to people, but in talking to local insurance agents he thinks it will be a good year to be in the shingle business.

    Eighty-five percent of roofs might be a total loss, he said.

    Cleaver said he hopes that hail is as bad a storm as Chanute gets this year, as fewer people are hurt by hail than by tornadoes.

    Cleaver said that roofing contractors should be vetted carefully before any money is exchanged, and he would personally prefer to know a little about a contractor before allowing them to look at a roof or a house.

    The state of Kansas has a roofing license through the Attorney Generals Office, he said. In order to legally shingle in the State of Kansas, you need to be licensed.

    The web page at http://www.ag.ks.gov/in-your-corner-kansas/resources/roofing-registration/roofer-search is a searchable database of all licensed roofers in the state.

    They can be searched by name, contact person, city and registration number. Information displayed includes the company name, registration number, contact person, city and state and whether they are in good standing.

    After determining if they are licensed with the state, Cleaver recommends ensuring they have insurance and making sure they have a Chanute business license.

    Do a little research on your own and make sure, before you spend your money, that you know what kind of work youre going to get, he said.
